This includes broken furniture, large debris, bags of trash, old household items, and what appears to be electronic waste, including TVs. Half of this trash has been sitting outside for over three weeks. This is a nice residential neighborhood. Families live here. Homeowners maintain their properties. No neighbor should have to live next to a front-yard dumping site because a property management company failed to properly haul off debris from a home they manage. This is more than an eyesore. It attracts pests, lowers the appearance of the neighborhood, creates possible safety hazards, and shows a lack of respect for nearby residents. A professional property management company should know better. If they remove items from a home, they should arrange proper disposal, not leave piles of trash in the front yard for weeks. Based on this experience, I would not recommend this company to homeowners, investors, tenants, or anyone who expects basic property care and neighborhood respect.

This property costs nearly $2,000 PER MONTH, not including utilities, and we expected a clean, safe, and move-in-ready home. Instead, we traveled approximately 14 hours to Texas and spent thousands of dollars relocating, only to arrive at a property with serious pest, cleanliness, and maintenance issues. Immediately upon arrival, we found dozens of dead German cockroaches throughout the house, along with live ones, despite being told the property had been treated before move-in. We were afraid to unpack our belongings because we do not want our furniture, clothing, boxes, or personal belongings infested. Other issues included: * Dead roaches left throughout the home along with live ones * Overgrown grass and wasp nests around the property * A back door that would not properly latch * A large gap around the garage door * A/C that could not get the home below approximately 76°F * A filthy air filter * Cobwebs, hair, dirt, and dust throughout the home * Personal belongings left behind, including razor blades * Sharpie marks and other wall/paint issues * Dirty bathrooms, showers, soap scum, and leftover soap * A leaking sink faucet * Broken blinds that we were specifically told would be repaired before move-in * Numerous additional cleanliness and maintenance issues For almost $2,000 a month BEFORE utilities, we should not have had to walk into a home in this condition. This was not just a couple of minor move-in issues, the property was not properly cleaned, inspected, or prepared for occupancy. Another major issue was the lack of communication and support. We had been communicating by email with representatives (Jay and Nelly) who, as we later discovered when we physically went into the Houston office, are located outside of the United States and work remotely from other countries. We were not made aware of this beforehand. The people we had been communicating with were not able to directly help us with the situation, and it appeared that important information about the problems we were reporting had not been communicated to the staff at the actual Houston leasing office. We essentially had to show up in person to explain the situation all over again. We had been in Texas for less than 24 hours before having to make other housing arrangements and move our belongings into storage. After spending thousands of dollars and traveling 14 hours to relocate, having to immediately find somewhere else to stay has been incredibly stressful and expensive. If you are considering renting from Real Property Management Preferred, especially the property on Lexington Woods Dr, PLEASE do your research and thoroughly inspect the property before signing or moving in. Paying nearly $2,000/month should come with the expectation of a clean, safe, properly maintained home and effective communication when serious problems arise. Email communication often felt passive aggressive and any time I asked a simple question, I got long policy explanations instead of a real answer. I had to follow up several times just to try to renew my lease and kept getting the runaround. I eventually moved because paying rent on time should not come with that much hassle or uncertainty. I rarely needed maintenance since I handled most things myself. Getting my security deposit back took far too long and every time I asked about it, I got more excuses. They charged a 250 application fee, a 25 per person monthly service fee on top of rent, and even offered a 95 option to fast track the return of my own security deposit. On top of that, they offered to charge 495 for move out cleaning. No thanks I can do that myself. I've never ever not gotten back a security deposit. I'm not that person. Everything felt transactional and unnecessary, which honestly pushed me toward leaving. Right before my lease ended, I sent notice that I was moving. Even then, I got what felt like an automated message telling me my renters insurance needed to be confirmed for the next year. I replied saying I was moving out in a few days and still had insurance, and the response I got back basically told me to send proof or be charged 10 dollars. I am not letting anyone nickel and dime me over things like that. 10 dollars. Please quit the shit. Owners may have a smoother experience, but tenants deal with a very different side of things. Best of luck if you decide to rent from them. I will not be using them again. As a property owner and a renter, this definitely isn't the way people should be treated ever. During that time we were told three separate times that the property had been cleaned and was move-in ready. Each walkthrough showed otherwise -- no professional cleaning had been completed. We later learned there had been a water leak, which may have caused delays, but this was not clearly communicated upfront. When we first viewed the home, there were spider webs throughout and both dead and live roaches present. We raised these concerns and were repeatedly assured everything would be addressed before move-in. By the final walkthrough, the condition still had not been resolved, and an additional issue had come up. During that final walkthrough (yesterday), we were told that if we did not immediately pay the deposit, the owner wanted to move on to the "next applicants," even though the property issues had not been fixed. We were also told the owner had already "bent" by approving us, so it was essentially now or never. Once we confirmed we would not move forward under those conditions, we were then offered money off and the option to inspect the property after completion. At that point, it felt less like a proactive solution and more like pressure followed by a last-minute change in approach. There were also inconsistencies during the application process. When I initially called to ask about our application status, I was told there were other applicants ahead of us and we would be processed if they fell through. After I provided the address, the associate confirmed we were actually the only applicant. That kind of misinformation made the process feel disorganized. I understand that maintenance issues can happen and that properties owned by LLCs can sometimes add extra layers to communication. However, clear, accurate updates and accountability are essential when people are planning a move on a tight timeline. I've attached photos of the stuff that comes out EVERY DAY. I've had to use cheese cloth to filter it out. THIS IS A SAFETY & HEALTH HAZARD! I will admit that the apartment is doing a great job fixing the physical looks of the apartment, but it's the internal things that need a serious upgrade. I hope this gets fixed soon and no one gets sick. Especially children, because then it'll be a serious lawsuit issue.
