Rude, obnoxious, no manners. We were trying to help a tenant out & told then they'd have the letter by 8pm. Sharon Petty sounded drunk, changed her title in a new email & demanded a letter NOW. She actually told us "wow, I thought y'all were landlords" and I have the emails to prove it. We got the letter for our tenants within 2 hours as a favor to our tenants, not this company. I literally had to ask her not to speak to me in the manner in which she was speaking to me. Worst experience ever. read more

I was so disappointed with the service of this company! I own a rental property in Houston and they promised me that they could fix it up and get a renter within 30 days without a problem. It took 2 1/2 months to complete the work on my property and to finally list it. Then I wasn't even able to locate the listing. Then when they found it, it had old pics on there without any of the updates I spent a ton paying for. I also feel the cost for repairs was pricey. They barely returned my emails or phone calls. It seemed like only 1 person could answer my question depending on what the question was. That person was never there. And I don't think anyone from the company ever went out to visit the property! Once I finally decided to cut my losses and terminate my contract, they conveniently found a renter. This was about a week after I gave notice. So I thought about staying. However, decided to pay the termination fee (which they get if they find a renter...again convenient) because they still didn't return my emails or answer my questions when it came to repair requests of my tenants. My thoughts were, if they can't return my phone calls or answer my questions then who knows how they are treating my tenants! I am a good and fair landlord and plan to stay that way. I still don't know if the repairs were made and its been almost a month. I would not believe a word they say. Don't use this company. Learn from my mistake! read more

Worst property management company ever! Tenants and homeowners beware! I moved into a house in San Antonio, on August 1st. I am still waiting on repairs. Some of the repairs effect the health and safety of myself and my family. It looks as though, I will have to consult with an attorney in order to get these repairs made. The repair person, Debi doesnt return calls or emails. When she does get back to you, she is rude, and acts if though you are totally inconveniencing her. Then she will lie and tell you that she has contacted a contractor. BS! read more

Horrible company. The new owner "Sharon Petty" held my rent disbursements for not resigning a new agreement with her ( the new owner) until I did. This caused me financial hardships. I ended my business arrangement and she kept 658 dollars which belonged to me. Very poor customer service. Do not use. Being investigated no by TAR and TREC! read more

I got STUCK with ZingPM when my Austin/Dripping Springs property manager sold out to them several years ago. They are expensive, did not keep on top of my rental property, have lots of hidden fees (I had to pay $700 to get out of the rental management contract with them, even though it had already ended). I was charged a high fee to use my credit card to pay for emergency installation of a new AC system that quit suddenly during hot weather. While Lauren has always been helpful, Sharon Petty is rude and apparently has no concept of what customer service means. Zing neglected to pay bills resulting in one company refusing to service my property any longer. They sent a 1099R to an old address, even though I had updated it years before. Thankfully I have found a new and wonderful property management company near Dripping Springs--suddenly life has many fewer hassles. read more

Please stay away from this company they don't tell you that the house is as is until you get to the last page of the contract. They don't return emailes or phone calls and the are penny pinchers they will try to find anything to make you pay late fees. Worst company ever read more

Firstly I give them one star as I couldn't give them none. I took what little money I had out my pension last year and financed the rest to buy a rental property, I'm to busy at work to look after it myself so thought I'd use Zing, a terrible decision I made, they are nothing more than a cash collection agency and have NO interest in looking after you property. Even though they had a quarterly inspection (which they charge for) if the place is a mess the just tell you that 'the place is a mess' but don't hold the renters responsible! I just got my property back and just to repaint and replace the filthy carpets it's costing me $8,000 I'm going into my 4th week of cleaning and painting. The people that signed the lease were not the people that lived there and they don't care The garden was not touched in a year, even after inspection The house was not cleaned in a year, even after inspection The only interest they have is cashing in on your property, there is NO management what so ever Stay well clear or your property will be left to the mercy of which ever awful people they chose to put in it read more

Beware!!! Do not rent from this company! They will try to keep your security deposit and charge you for repairs that do not exist and normal wear and tear cleaning and painting. My son and daughter rented a house from them in Nov 2015 for a year. They were perfect tenants, paid their rent on time, kept the house and yard clean, gave all the required notices of move out, cleaned the house better than when they received it (the house was filthy upon move in) and did a final walk through with a Zing rep. A full security deposit refund was expected by November 30th. More than 30 days past since move out and nothing had been received from Zing so we contacted them. They gave an excuse that no forwarding address was given (a lie) and they would have the refund processed now. Finally on January 7 we receive a certified letter with an itemization of charges for cleaning, painting and repairs with an additional $600 charge over and above the security deposit. They were keeping the security deposit and demanding we pay them $600 more for what should have been considered normal wear and tear. There were absolutely no damages to the property and the property was given back to them much cleaner at the end of the lease. We disputed their charges and ended up filing a small claims suit against them and the owners of the property. They breached their own contract and the Texas Property Code by failing to return the deposit. Because we had pictures, witnesses, move in and move out documentation, we received our deposit back plus court costs! It was absolutely ridiculous that we had to go through all of this hassle just to get back what belonged to us to start with. They thought they could bully two inexperienced young people and get away with it. We were not going to let that happen and ruin their very first rental history. From the research I have done on this company, its owner and other court cases I have found in Harris County, this is common practice for them. Beware!!! I moved to San Antonio From Chicago and rented a house that within the first 60 days of living there was taken over by Zing. They are the WORST management company I have ever had to deal with. First of all, they didn't repair any of the issues with the house, many of the issues allowed full access to the inside for roaches. The fence was falling down and I had 2x4s places to help keep it up! The electrical work was not up to code or any level of acceptable inspection (my father is a retired union electrician of 40+ years), they never came to even take a look at it since it could at any time start a fire. We ended up rewiring some of it ourselves TO CODE. The foundation of this ranch house leaked whenever it rained and my master bedroom carpet and all of my throw rugs would be SOAKED with gross water. It took me 3 storms to figure out what the heck it was from! And by then, the legs to my king size four post bed and both nightstands were warped from water damages. It only cost me several thousand for the bedroom set...Thanks Zing. But the kicker and what made me terminate my lease was 3 months after Zing took over the property management end, I started receiving a bill for $5 stating no other info. Then even though I paid my $1400 rent on time, every month, I received a letter from Zing's attorneys office stating that I had not paid 'last months' rent and had 48 hours to vacate myself and all personal belonging. I run and check my bank acct thinking maybe the first check got lost in the mail or something...nope, it was cashed and days before my rent was even due. The following month, the same thing! They claimed yet again that I hadn't paid my rent and gave me another 48 hour vacate notice! I checked my account again, money had been taken out. Furious I called Zing and they had 'no record of any notification going out'. 2 business days later I receive a notice that I owe a ridiculous amount in late fees for the late rent. After several calls to Zing no one seemed to have any clue if I was being evicted or not, where my money was, a record of anything including my original lease and that's when I decided it was time to terminate my lease. I pull out the original lease agreement and follow everything related to their termination process, I call to make sure that the new property management company's early termination process is the same and I'm told it is. So I follow through with a notarized letter stating my wishes to terminate with a 90 notice, and reasons as to why. I hear nothing from anyone, I assume that things are good to go as their communication process in general is horrible. I move out and a week later call them to see what they would like me to do with the garage door remote and keys to the house. NO return call, NO return email. I get an envelope and post mark it with the only address I have for them in Folsom and have it on the counter ready to go. However, I ended up adopting horses in FL and was going to make the trip to go get them, making me drive right through San Antonio and within 10 mins from the house so I figured I would call them one more time to see if I could leave the keys and garage door opener in the mailbox at the residence. Again, I leave messages and get no call back...until 6 days later, after I'm already back in TX and back at my house, with my new horses (5.5 hours west of San Antonio). I received an email stating that I could leave the items in the mailbox...well I'm not driving back to SA so I emailed the rep back and explained to her that they were already mailed out and since no one cared to give me the appropriate address, I mailed it to the same one I mailed my payments to and they could figure it out. Well, another 60 days goes by and I get a bill from low and behold I get another bill...it says I owe over $4000 for the garage door opener, new door locks, cleaning (it was professionally cleaned when I left, which I paid for out of pocket at almost $300), yard cleanup, garbage removal, some unknown damages to walls, oh and my favorite...pest control. WTH, there was no damages to ANYTHING! And I sent them their keys and garage door opener. I emailed them over a dozen times and left countless voicemail messages for multiple staff members. They gave me 30 days to pay it and I refused, I have pictures of how everything was when I moved in, and what it looked like when I moved out and I REFUSE to pay them for this BS bill! If anything this company should be paying their tenants to put up and stay in their properties...frustrating and ridiculous beyond belief! They should be shut down for fraud and the fact that they are incompetent as a functioning company!!! Don't EVER rent from them! read more
