Email communication often felt passive aggressive and any time I asked a simple question, I got long policy explanations instead of a real answer. I had to follow up several times just to try to renew my lease and kept getting the runaround. I eventually moved because paying rent on time should not come with that much hassle or uncertainty. I rarely needed maintenance since I handled most things myself. Getting my security deposit back took far too long and every time I asked about it, I got more excuses. They charged a 250 application fee, a 25 per person monthly service fee on top of rent, and even offered a 95 option to fast track the return of my own security deposit. On top of that, they offered to charge 495 for move out cleaning. No thanks I can do that myself. I've never ever not gotten back a security deposit. I'm not that person. Everything felt transactional and unnecessary, which honestly pushed me toward leaving. Right before my lease ended, I sent notice that I was moving. Even then, I got what felt like an automated message telling me my renters insurance needed to be confirmed for the next year. I replied saying I was moving out in a few days and still had insurance, and the response I got back basically told me to send proof or be charged 10 dollars. I am not letting anyone nickel and dime me over things like that. 10 dollars. Please quit the shit. Owners may have a smoother experience, but tenants deal with a very different side of things. Best of luck if you decide to rent from them. I will not be using them again. As a property owner and a renter, this definitely isn't the way people should be treated ever. I only have 2 stars because after 30 plus days I got my deposit back. Minus a f*+^€n 5.00 e-check fee. Yall needed that I guess.

Every…read moretime I've spoken with him, it seems there is little understanding of the status of our maintenance requests. For example, the company has stated they have a tracking number for the part needed to repair our AC, yet no one can tell us where it is or provide a realistic timeline for when the repair will be completed. Communication has been consistently poor. Calls often go unanswered, and when someone does respond, it feels like no one has the information needed to actually help. As a tenant, it is incredibly frustrating to repeatedly explain the same issues without receiving clear answers or meaningful updates. What has been most disappointing is the lack of empathy. We have been dealing with property damage, concerns about the condition of the home, and the discomfort of living without air conditioning for an extended period. While window units were eventually provided, they have not adequately cooled the home and have instead made the rooms feel even more humid. Throughout this experience, it has felt as though collecting rent is treated as a higher priority than fulfilling the landlord's responsibility to provide a safe, habitable, and properly maintained home. This has been, without question, the worst experience I have had with a property management company or landlord.

My experience at University Oaks Townhomes has been nothing…read moreshort of distressing -- not only as a tenant but as a human being concerned for my health and safety. Behind the modern finishes promoted online is a reality of serious infrastructure issues, poor management, and deeply concerning negligence. My unit tested positive for hazardous mold (Penicillium & Aspergillus), confirmed by a certified environmental inspector. Despite repeated documentation, maintenance requests, emails, certified letters, and even legal involvement -- management, led by Vicky Upmann, has done nothing to remediate the mold that is actively harming my health. Here's what's worse: I legally cannot hire a mold remediation team myself. The protocol must be requested by management or ownership. Vicky is fully aware of this and knows I am actively trying to resolve the issue -- yet she refuses to initiate remediation or release me from my lease without penalty. I've now been left to live in an environment confirmed to be unsafe. To make matters worse, I've experienced blatant retaliation. After requesting reimbursement for the $600 mold inspection, my account was suddenly charged a fabricated $500 pet fee (plus $10/day), conveniently totaling the same amount I'm owed. I do not have a pet, and I was out of town on the date they claimed one was seen. Despite providing proof, the charge remains -- and was used to reduce my rent payment, pushing me into "delinquent" status and opening the door for late fees and possible eviction. This isn't just neglect -- it's financial and emotional manipulation. I now suffer daily in an uninhabitable space, where my concerns have been minimized, denied, and punished. I've involved the City of Houston, consulted legal support, and documented everything. Still, the mold remains. The health risks remain. And the silence from RPM and University Oaks is deafening. There are other residents with similar stories. We're coming together to support each other and make sure the truth is not buried. I'm deeply disappointed, emotionally drained, and increasingly concerned that my experience is not just mismanagement -- but something more targeted. I hesitate to call it discrimination, but I can't ignore how I've been treated in comparison to others. I just want safe housing, fair treatment, and accountability. Until this is resolved, I will continue to raise awareness and advocate for my right to breathe clean air in my own home.

They told me many different things like they would tell me if any charge was done during the eviction process and they did until they charged me $2,495.00 for the writ execution. Which was conveniently left out of our conversations. It took them 9 months to finally get me to the manager in which she told me basically that they don't care and they are gonna charge me pretty much. They don't care that their employees told me different things. Now they want to charge me 3 months termination fee for every unit even though they didn't lease a single one of my units. They are all my own leases. WORST COMPANY I HAVE WORKED WITH IN YEARS!!!

Come June 1st, i found out Evan and Shana would be my new management. These guys are AWESOME!! With my first management company which was a large company, i had to drop off a check downtown. This is 2018. With Evan, I paid online. So easy! When my unit has had issues, instead of calling someone or a lengthy email, i just use an online portal to submit issues. The responses are super quick- either someone coming to repair or scheduling a repair. I see lots of reviews from the people who hired Evan Howell, they are completely correct with how they treat everyone. If I could do it all over again, I'd look for a rental these guys managed. Or maybe i will have them as my realtor when i decide to buy a home. Either way, I'd like to continue to use their services any way i can.
