THE BEST IN TOWN! I have had experience dealing with multiple title companies in the Houston area…read moreand Riverway Title has been the best. Damian Smith is a extremely professional Escrow Officer, always available over email, phone and always answers your questions - no matter how many. Moreover, even after the transaction, Damian and Michelle Russell have kept the professional relationship going and always helps us out with property & title related questions, that took usually in less than a day. They have a good staff that can quickly perform title search so they do not leave it for the last minute and avoid surprises before closing (unlike some other companies that search 1-2 days before closing then ask you for bunch of document proofs or releases to chase down). Even when it comes to complicated questions or scenarios - they check with their underwriters within a day and get the correct response, instead of stock or no responses from some other companies. They have a wonderful office and closing processes are always fast and efficient. We did not see any mistakes in our forms or documents. Riverway title really prioritizes you as a customer and ensures that the transaction is as important to them as it is to you. We will be coming back to them for ALL of our teams future title needs. I've never written a bad review before about a title company, and I've dealt with dozens of them…read more Riverway is absolutely, hands down the worst title company in Houston. I've had the misfortune of struggling through two torturous transactions with Riverway. Both closed way past the contract date, in large part due to lack of communication from title. They make it pretty clear that they do not value their customers, alternating between an attitude of complete disinterest or annoyance when either the seller's or buyer's agents or even the lenders call with questions (questions such as: did you receive the contract? Earnest money? Survey? Are we on track to close?) With so many good title companies out there, it's amazing that Riverway stays in business. When choosing a title company, RUN from this one.

I was really impressed by the coordination between the Mark Dimas Team. There were numerous individuals that interacted with me and each other to list my property, including putting on the lock box, taking pictures for the virtual staging, having the open house, doing the due diligence when considering any offers and all the stuff you need to do to close. Buying and selling a house is very stressful and I am very thankful for all the support.

1 Star - Extremely Unprofessional & Failed to Represent Me I…read morehad a very disappointing experience with this realty firm as a landlord. A lease was terminated before the tenant ever moved in, yet the firm is refusing to return the payment I made to them for a security deposit that was given by the tenant. They are claiming they do not need to provide specific details regarding payment handling or refunds in the contract, which is concerning and unacceptable. Even worse, during the termination process, the tenant became threatening, and instead of representing my interests as their client, my realtor openly took the tenant's side, telling the tenant she was "on her side." The realtor also rewrote the contract in the tenant's favor, rather than advocating for me as the property owner. I was repeatedly pressured to rush and sign documents, including receiving emotional phone calls urging me to sign quickly, without proper explanation or protection of my interests. This is not how a professional realtor should behave, especially when they have a fiduciary duty to their client. I felt completely unsupported, misrepresented, and financially put at risk. I would strongly caution any landlord or property owner to think twice before trusting this firm to represent them.

Nicole and Doug came over the same day to view our home and we hit it off. They were the right fit for our style and personalities. Each day of the open house, we had 40+ families walk through our home with multiple offers and an accepted offer in a week. Our new home that they negotiated on our behalf, still holds the record for the highest appraisal over purchase price to date. 2/6/21 This review is for Shannon Thomas. This is for the…read morerealtor service for my home purchase She was referred to me by Michael Moh at Chase bank. But Michael has not used Shannon for realtor service before-- but his client has. When Shannon called me to introduced herself, I made it clear that I would have to see the houses in the evening after work or the weekends. She was fine with that. Throughout the process before things changed, her service was "ok". In one month's time, we went and looked at 5 houses and sent about 5 offers. As my realtor, I do not pay her directly, but she earns a 3% commission through my home purchase and this equal to $6,450. What changed? As the option period ends on Friday (2/5/21), Shannon seemed to withdraw. So far, we went and view the house 2 times from the time we signed the contract till now (viewed on 1/31/21 and 2/1/21). Shannon does not seemed to make effort to let me get in the house this weekend when I texted her on Friday morning telling her that I need to get in the house this weekend. I do not understand why my realtor can't make arrangements to let me get in the house. Is it too much to expect from a realtor? What do we expect from our realtor service when they earn 3% from our home purchase? Is it too much to ask if we need to have access to the home for 2-4 more times before closing? If the realtor can not be at the house, do we expect her to make arrangement to get someone to let us in? I know the scope of tasks is not clearly defined as for what the realtor should provide to aid us through the complete purchase process. Our home search started in the beginning of January 2021 and I signed the contract on 1/31/21. This is roughly 1 month and the commission is $6,450. Getting access to the house is one issue, but the other one is the lack of help or guide. As her client, I expect her to look out for my interest. I was frustrated with the mortgage paperwork at Chase bank when I was dealing with Micheal Moh and I could not get Shannon's help on the matter. I could not understand why my discount point kept on changing. Discount point changed from pre-approval on 12/31/20 to 2/1/21 (signed edoc) and changed again on 2/3/21 (discount point -.25 and then .365 on 2/1/21 and then .44 on 2/3/21). When I asked Shannon about it, she said she is not familiar with the discount point and don't know. The rate on the pre-approval letter is much lower compared to the edoc I signed. I could not get any clear explanation from Michael Moh at Chase bank and could not get Shannon's help on the matter. The closing cost estimate on the pre-approval letter is much, much lower than the document I signed on the 2/1/21. Rating for Shannon Thomas: Negative: 1)withdraw help on Friday's request 2/5/21. Not willing to make arrangement to let me get in the home for this weekend. Had to write her an email about the matter. 2) Did not provide enough information ahead of time to guide me with the process. I did not realize the option period is the most important time for negotiation and get all inspections done prior to negotiation. Not a good idea to shorted option period to 5 days. 3) Was not able to get simple guide from realtor regarding loan paperwork that does not look right. (rate changed twice after signing edoc on 2/1/21.
