I had to pay for a new key to the neighborhood mailbox and it's not my responsibility. They claim that they are concerned about identity theft but millions of houses still have a sidewalk mailbox. They didn't provide me any pool information s I never used the pool a all. They want me to pay for a garage remote which is the owner responsibility. They have roach and large rodents problem and want me to pay for pest control. The neighbors tell me that rodents have been a problem in the subdivision for many years and they had to pay for pest control because they own the property. They claim that the property had pest control service done prior to me occupying the property but within 30 days I spotted large rodents running around and I bought sticky traps to catch them. some are so big that they can wiggle off of the sticky traps. I saw rodent droppings on the countertop by the stove, in my closet, and in the guest bathroom. During the storm power outage, I could hear them running around in the walls behind my headboard. The hurricane knocked the fence down on July 8 and today is September 4, 2024 and the fence is still down. I have done several maintenance request and they are slow to do anything. The property manager has talked very unprofessional to me and i reported her so I am so done with this management company and the property owner. The owner tries to justify all of the things that she neglects to do but I'm not paying money for rodent and roach problems that were there before I moved in. There is no way that they did pest control prior to me moving in in 2/24 when I saw roaches galore all over the house even in the refrigerator. The refrigerator was infested with roaches and they crawled inside, outside, and in the freezer. I should not have to buy a garage remote either. I hate dealing with all these guys and the owner encourages letting me out of my lease and my question is who is paying for my move ? I have only lived there 7 months!!!!!!! It cost me thousands to move there by the way Thanks, Ms. Hutchison

    I finally sold my rental property and closed escrow today, after listing with another realtor for 9…read moremonths with no offer, and got an offer in two weeks after switching to Kristi. While to be fair to the previous realtor, who was diligent and helpful, the listing price now was lower. However, the real difference is not the price, but the fact that: (1) Before taking the listing photos, Kristi proposed the improvements needed to improve the curb appeal, when the previous realtor did not do so after 9 months (2) Kristi set up virtual staging so that the house looked marvelous like a designer house in the listing, instead of a vacant home with huge blank spaces that people didn't know what they're for (3) Kristi promoted the listing through online marketing to generate more buyer interests, when none of the realtors that I've worked with before ever did that. Moreover, from day one Kristi was extremely responsive and always kept me up to date on the process together with the help of her assistant, which was reassuring for a remote seller like myself. She was also very supportive and never gave me any pressure during the negotiation process with the buyer, which allowed me to negotiate the terms and make the decision that I was comfortable with. I was glad that I chose Kristi based on the great yelp reviews here and I'd wholeheartedly recommend her if you are looking for a great realtor!

When we interviewed Kristi, she came prepared, was very professional and had a very specific plan on how to sell our house quickly and at the best asking price, not too high and not too low, the perfect sweet spot. Kristi was very involved when the photographer came out to take pictures of the property and brought her marketing staff with her. She had recently had knee surgery and had a leg brace and crutches but was still moving things around the house...now that's commitment! Well, the pictures and pricing strategy worked great, because we quickly had several offers and one over asking! Kristi is all about communication and constantly texts and emails. She also has an excellent team and Deb, the Client Care Coordinator, is someone that we worked with a lot to get questions answered. Deb made an electronic Timeline that was emailed daily and kept us updated to the status of the sale. Whether is was Kristi, Deb or someone else on the team, there was always someone available for questions as needed. We are so happy we chose Kristi and her team.     I loved the location of my apartment rental however my experience with Ballard and Associates was…read moreterrible! The only redeeming factor was that my Real estate agent Christine was so kind and the receptionists who answered the phone in the office did there best to be helpful. The property was very ill maintained. Within the first month the garbage disposal, air-conditioning, and dryer all went out. I had to take off of work 5 times the first month I moved in so that a maintenance person could come out and review the situation. This was only the beginning. The electrical in the house was outdated and was always going out. The AC unit was terrible and had to be shut off for 4-5 hours at a time to "cool down" which the repair man tried to tell me was normal. My neighbors ceiling fan fell out of the ceiling smashing their coffee table, Shortly there after the ceiling fan in my daughters room started to come loose as well. The last month we lived there she never slept in her own room since we were afraid it may also fall. When I finally moved out they nickel and dimed my deposit for the ceiling fans ($45) and instead of deducting dog scratches on the door ($90) from my pet deposit they subtracted it from my regular deposit. Outrageous! This is the cost of a complete new door, which was not needed ,and a new ceiling fan! They also charged me for pest control, painting, and cleaning. Overall my deposit was deducted $430 for things most consider regular wear and tear. I was very disappointed and have never been treated so badly by a management company. Look at Olympus Nelson before turning to these guys!
