There were a lot of instructions but it was very clear what was needed and it was rather an easy process. It was a little weird emailing a selfie of myself but fine if that was all they needed for proof of who I was and that we had checked in. The room/apartment was amazing. It felt like a home and large enough to feel comfortable. We used the kitchen and dining area as we were there a few days. Everything was available from plates and cups to sponges and dish soap. However, there were only bath samples enough for one use so if you are planning on staying more than one night then bring your own shampoo, conditioner, soap, and lotion. The white towel situation is very strict so if you don't want to be charged for soiling the linens in any way, bring your own towels. The location is central and private parking is available right in front of your apartment unit. I never heard any noise from neighbors and we were required to take out our own trash since it was basically an apartment complex. I had no issues with any of the rules and would gladly stay here again. We really loved it and it was way cheaper than any of the hotels in downtown Atlanta.

I booked through Booking.Com, and the only room option was the "STANDARD" studio when I booked. I…read moredid not realize there would be a difference between the pictures posted online and what I would actually be renting. While the "bedroom/living room" portion was updated, I was surprised to learn that the kitchen and especially bathroom were not. I don't feel like anyone should be surprised when it comes to a purchase, so this review is accompanied by actual pictures of the Studios on 25th (standard) located at 47 25th Street Northwest in Atlanta. TIPS: -Be prepared for TONS OF TRAFFIC at this location (not the hotel's fault) -Bring your own towels and toiletries. You'll arrive and find two bath towels, and two hand towels. There are palm-sized containers of a shampoo, conditioner, and body soap -- good for one use only. -There is no on-sight front desk, so check in will require you to take photos of the following and submit them online to complete your virtual check-in experience: Picture of self holding your DL, Picture of your credit card that you used to book, and picture of the credit card you'd like to use for damages -Speaking of damages, while I was not charged for anything extra, please be very careful. There are lots of rules, including warnings about soiling their towels, or throwing away empty cleaning supply bottles. There is a minimum damages fee if any damages are assessed, so just read all the fine print. And don't forget to take your garbage out at the end of your stay! That's part of your check out list. By the way, the minute I stepped into the room and realized it was nothing like the pictures, I immediately contacted management. They advised me that I booked the **standard** room, so I was in the right place. It's just too bad that the pictures advertising the place did not match up to the actual room. Anyway, it's not a bad place, but since this trip was a graduation present for my daughter, I was sort of embarrassed at the accommodations I'd unwittingly chosen. I don't know why there are no photos available of the standard studio, especially the bathroom. Anyway, I've included them so future potential guests can be truly informed before making a decision. If you just need a clean, quiet place to rest your head and you hate hotels, this might work for you. EDIT: In response to the owners notes below, I would add that (1) The room was well over $100 a night. I stayed three nights and paid $451 with tax. It is currently advertised on booking.com for $126 a night for the standard room. (2)The pictures I've posted are of the actual room I stayed in. I did not do any sort of photo magic or editing. That's the room I had. What about the pictures is inaccurate? The bathroom has not been renovated since the 60's. It could be upgraded using vintage styled finishes if one was truly going for a vintage look and there would be no need to tear the building down to renovate the bathroom. The way it is now, some choose to call it "vintage", I call it old and outdated. It needs way more than some caulking. (3) The one star review reflects the bait/switch tactics that made me feel like I'd been fooled. The pictures on booking.com are, at the very least, misleading. The photos of the upgraded units are mixed in with the standard units, and not one advertising picture *accurately* depicts the bathroom. Yes, the unit is quiet, clean, and a unique departure from the standard hotel. However, the consumer has the right to know the whole story. For some people, even with the un-renovated bathroom, the unit would be fine. The goal of my review was simply to make potential guests fully aware of all aspects of the room. (4) This company has a few properties in the area. Not only that, but they have normal, updated studios in the very building I stayed in. I imagine the good reviews are from people who've had the benefit of better accommodations than I had.

The unit is beautiful, quartz countertops and gorgeous color schemes. The living area in the unit is large which is perfect for entertaining, since the majority of your time is spent in this area. Building is quiet. Only complaint is that since there is no carpet, the noise can travel and you can hear neighbors above you. Typically a non issue though. Overall it's been a great move, plus having the option to rent a garage is a bonus!

Despite the extra cost, the leasing office back then--especially Jessica and another white female staff member--was responsive, empathetic, and organized. I renewed my lease after the first year with zero hesitation. But things have changed dramatically. The new leasing team, particularly Caleb and Isaiah, has made my move-out experience deeply frustrating. I sent a written notice to vacate in April, well before my lease ended on June 3, yet I was hit with a surprise "Notice to Vacate" form assigning me a false move-out date of June 20 and charging me rent and month-to-month fees I never agreed to. Caleb sent me a handwritten PDF dated incorrectly (signed as 2029), ignored my lease's actual end date, and now insists that I owe prorated rent and additional fees all the way through June 30--despite my lease ending June 3 and the unit being cleaned and vacated on time. As if this wasn't enough, Building 1's elevator breaks constantly, and the office repeatedly sends inaccurate maintenance notices. They even sent two emails about the same holiday closure--one with the wrong date. The professionalism is gone. It's disappointing to see how far this property has fallen. I once viewed The Monroe as home. Now, I'm gathering documentation and speaking with legal counsel to contest these fees and protect my rights. I hope no other tenants--especially international ones--are taken advantage of like this.

I am on the fence between a 3 and a 4. I would say 3.5 rounded to a 4. There are so many…read morepositives about this place but the one negative I have has been a total pain. Mezzo is a very nice complex with all the bells and whistles. The building is starting to show its age as the finish out colors and materials are not the current trend, but the building is very well maintained. Pros Real wood floors High end Viking refrigerator and range High end Asko full size dishwasher Good quality GE front loading washer and dryer set included Floor to ceiling windows Good views, especially at about floor 6 and higher Very nice bathrooms with granite or limestone counter tops (varies by unit), walk in showers, and soaking tubs 24 hour front desk concierge/doorman Heated year round outdoor pool Quick and friendly maintenance team. Everything I have turned in was completed or responded to in 24 hours Very secure. Fob required to get on elevator and your fob only works on your floor and amenities floor, stairs only allow you to go down to lobby or garage. You cannot go up past the first floor even with a fob. Garage is access controlled and the gate has never been broken / stuck open. Good amount of restaurants at various price points within walking distance Fresh Market grocery store next door if you need something fast Cons: I really have just one, but it has been a huge pain for us. Every unit comes with a building fee that is NON-NEGOTIABLE regardless whether you need or use the services in the bundle. It is $160 for 2 bedroom units. On the surface this sounds fine as it includes the following services: Sewer, water, common area electricity, internet, cable, and home phone line. Now for the bad 1. Internet - only 3 MBPs included. Only provider is AT&T. Building has not been updated with fiber so the highest available speed is 18 MBPs. I very much miss my 45 and 100 MBPs at prior homes and apartments. If you need fast internet, don't lease here. 2. Cable: DirecTV, but offered through an awful company called Access Media. Just Google them and you will see how terrible they are. The "TV" package in the $160 does not include ANY HD channels, movie channels, DVR, Genie box, and only 1 TV box. HD, DVR, Genie, extra boxes, movie channels, extra boxes ALL COST EXTRA, at hugely inflated prices then what you can get through DirecTV. Also, you have to sign a 1 year contract or they will make you pay a $200 install fee - $500 for Genie and charge you other monthly fees. Access Media installs the system, not DirecTV. They are unprofessional and should be watched. Again, you can google the company to read the horror stories and lawsuits across the US. We pay the $160 and decided to buy an antenna for HD local channels, bought a Roku 3, and subscribed to Hulu plus, and Netflix. It would cost me more to have Access come out and sell me inflated DirecTV service. Also every phone call with Access will include a 30 min to an hour hold time. 3. Home Phone - AT&T includes local and long distance. Who has a home phone in 2015? No one I know except my parents. Some of the building residents are older, so perhaps they enjoy this feature. Again, you are forced to pay for this regardless of use. I did not plug in a home phone as I don't own one nor do I care to own a telemarketer magnet. Overall Mezzo is a good place to live and has the nicest kitchen appliance package of any rental property in Atlanta. Mezzo would be even better if they got rid of the ridiculous building fee or at least removed the internet, phone, and cable portion. I would rather get those services on my own at a better price.

To start things off. DO NOT APPLY TO LIVE HERE! THEY ARE TERRIBLE BUSINESS! Me and my roommate…read moreapplied to Mezzo on November 4th, 2025.....it is now November 20th, 2025 and we are still not in the unit we got approved for! From day 1 this was the worst experience with an apartment complex I have ever experienced with. We scheduled a tour with Mezzo for a unit they had listed online via text message because they DON'T even have a real leasing office where you can go and actually talk to someone! The Ai text message person we were talking to suggested the date and time we should arrive and we agreed on it. The day of the tour we received a txt saying "we look forward to seeing you tomorrow". Now I didn't catch this and thought we were still scheduled like they had suggested and we showed up and nobody was their to give us a tour! We called around and finally were able to talk to someone who said "oh no they changed it to tomorrow". Now why would they change the date and time to our scheduled tour that THEY SUGGESTED without clear communicating that!? And how did they know if we would even be free for the next day without asking?? So we drove 40mins there for no reason! My roommate wasn't even able to come the next day for the new schedule tour because he had work so I had to go view the apartment alone. Danny the property manager shows me the unit and tells me that if we put $1,000 down they will take the unit we want off the market until we get approved for it. So we put the money down for the unit! The very next day Danny text me and says "Hey someone put $1000 down at the exact same time as you for that unit". Now what are the odds of that??? I ask him why would yall let us apply (which was also $75 per person) and put $1000 down if someone else had put money down for the same unit already!? His response was "oh sorry". So I asked we were getting the unit or was the other party getting it. His response was "whoever gets approved first gets it, but your application is ahead of theirs so it should be yours". SO NOW EVEN THOUGH WE PUT $1,000 DOWN TO HOLD OUR UNIT, WE ARE NOW IN A RACE WITH SOMEONE ELSE TO GET APPROVED FOR IT?? What the hell type of business is that?? So then that weekend we get an email saying "Hey you have been approved!". I went ahead and double checked and emailed multiple "help support" email addresses they have listed to make sure this was correct and they all responded back saying "Yes" with our move in date being that Tuesday!. Well come Tuesday Danny txt me and says "hey you were approved, but not for the unit you applied for. We assigned you to a different unit". NOW HOW THE HELL DO WE GET APPROVED FOR SOMETHING WE DIDN'T EVEN APPLY FOR AND YOU JUST ASSIGN US TO IT WITHOUT ASKING!??? Not to mention this unit was almost $300 more a month than the one we actually applied for!! At this point my roommate had already broken his lease at the current apartment he was staying at and had to pay extra to do this because we had been told over the weekend that we were approved!! So to make a long story a bit shorter we had no choice but to try to make this new unit work, but we told Danny we need it in our lease that we could transfer to the actual unit we applied for without any fees. He agreed and said "no problem". Now it comes time to sign the lease and we read over it (Thank God) and it has all these fees and consequences if you transfer units!! Well tell Danny we are not signing this unless it's taken out because that what we agreed upon. He says no we can't do that but I can just send you an email saying we will allow the transfer! We ended up telling him hell no and we need our $1000 back we put down for the hold and to just forget everything! So now we have waisted $75 each on applications, tied up $1000 with these people that we HOPE to get back, and OUR CREDIT SCORES ARE ABOUT TO TAKE A HIT FOR APPLYING TO THESE PEOPLE JUST TO GET APPROVED FOR A UNIT WE DIDN'T EVEN WANT OR GET!!! Also keep in mind this whole process started on November 4th.....it is November 20th! ABSOLUTELY DO NOT APPLY HERE!!!!

I lived here from October 2024-October 2025. I moved in right after the building reopened (formerly…read morethe Darlington), when occupancy was around 25%. The first 2-3 months were good. I lived on the 5th floor for reference. Elevators: All 4 elevators only worked during my first few weeks. The freight elevator can't be reserved, so moving in/out can take an entire day. You must go through the basement and up two flights of stairs to reach the main elevators--no lobby access during moves, even if elevators are down or crowded. Rec/Game Room: Reserved parties regularly went past the 11pm cutoff. "Security" would show up but didn't enforce anything. Noise carried as high as the 2nd/3rd floors, and residents had no real way to address it. Pool Area: The pool and courtyard looked great at first but quickly became chaotic. Residents and guests brought dogs inside, threw late-night parties, and used glass items (including hookahs). I could hear and see the noise from my 5th-floor unit with no balcony or open windows. Pets: Dog waste on sidewalks was a constant issue despite posted signs. Many residents ignored leash laws. Pets frequently urinated near elevators, causing strong odors (especially on the 5th floor). Some residents were also breeding dogs in units. Gym: Within my first month, most of the rented "state-of-the-art" equipment was removed. Some machines stayed broken my entire lease despite reports. The space is large and generally clean, but equipment maintenance is lacking. Leasing Agents: Mostly positive experiences. Deja (my original agent), Sam, and Louis were consistently helpful. My agent changed twice before Alexandra took over and made sure everything was handled. Newer staff toward the end seemed less engaged. The helpful staff is honestly the reason this isn't a 1-star review. Package Room: Residents pay monthly for notifications, but couriers often just dump packages. The code system was unreliable, though staff helped when needed. If it's a paid service, it should work consistently. Misc.: The coffee shop is a nice touch. Office spaces are useful, especially the private ones. The bike rack area was improved near the end of my lease. There are also plenty of nearby food options. Mold & Maintenance: A coworker in the same building had severe mold issues on the 2nd floor and was only relocated after weeks of back-and-forth. Management initially tried to paint over it while residents were getting sick, and language barriers made the situation worse. My own unit had multiple leaks, which raises concerns about hidden damage throughout the building. Overall, many of these issues could have been prevented with proper inspection and management--especially considering the building had been closed for years. Instead, cosmetic updates (like repainting the exterior) seemed to take priority over core living conditions

One word: GHETTO. STAY FAR AWAY. Will forever be the DARLINGTON no matter how cute you place the…read morefurniture or paint the wall or get a front desk concierge. The building is extremely old and soon as you walk in there's an immediate old stench. Kinda like a nursing home smell. The ENTIRE BUILDING STINKS. If you rent ,stay on the same floor as the leasing office but even that level stinks. Moving to this property was one of the biggest mistakes I've ever made. You truly get what you pay for when it comes to cheap rent. ($900-1,000), yeah....one word : prepare. The hallways smell horrible all the time. The trash chutes are constantly overflowing to the ceiling, and there's frequent animal urine and feces in the hallways, which only makes the smell worse. Day 1 of move-in, I put an Febreze plug-in into the hallway by my door and someone stole it LMAO. There are no peepholes on the doors, so I highly recommend getting a Ring camera or some type of door camera for your own safety.Within my first week of moving in, someone tried to break into my apartment. These individuals constantly banged aggressively on my door -- loud enough that you'd think it was the police. According to the leasing staff at the time, it was typical behavior from the "YNs" around the property. Between the lack of security, doors constantly being propped open, random people roaming the halls, and management doing little to address residents' concerns, I never truly felt safe living here. The elevators are another nightmare. All three elevators are almost never working at the same time -- usually one or even two are down. On top of that, they're extremely small and outdated. You will absolutely be shoulder-to-shoulder with your neighbors, Oh and don't let there be someone that has groceries or laundry. Safety is also a major concern. Residents constantly prop open the doors, allowing random people to wander through the building and halls freely. Tons of "Isolated" crimes going on, the day I moved out, the property received safety threats which caused all the leasing agents to pack up and go home early. I never received a proper move out because of this specific "isolated" crime that they didn't share with residents. The previous management company, Harbor Group Management, terrible! The current company, TI Asset Management, even more terrible! Communication is awful, and they drag their feet on everything. If you have to repeatedly call a leasing office just to get basic assistance, that's a huge red flag and you should look elsewhere. During my stay, my apartment became infested, and TI Asset Management refused to let me terminate my lease early despite the conditions. I ended up wasting five months of rent while staying with family instead. Trying to contact corporate was pointless. Trent Dunn, Marc Pollack, Darion Dunn, and Margaret Stagmeier offered no real help or concern whatsoever. Don't even bother. I would strongly advise anyone considering this property to look elsewhere.
