To start things off. DO NOT APPLY TO LIVE HERE! THEY ARE TERRIBLE BUSINESS! Me and my roommate applied to Mezzo on November 4th, 2025.....it is now November 20th, 2025 and we are still not in the unit we got approved for! From day 1 this was the worst experience with an apartment complex I have ever experienced with. We scheduled a tour with Mezzo for a unit they had listed online via text message because they DON'T even have a real leasing office where you can go and actually talk to someone! The Ai text message person we were talking to suggested the date and time we should arrive and we agreed on it. The day of the tour we received a txt saying "we look forward to seeing you tomorrow". Now I didn't catch this and thought we were still scheduled like they had suggested and we showed up and nobody was their to give us a tour! We called around and finally were able to talk to someone who said "oh no they changed it to tomorrow". Now why would they change the date and time to our scheduled tour that THEY SUGGESTED without clear communicating that!? And how did they know if we would even be free for the next day without asking?? So we drove 40mins there for no reason! My roommate wasn't even able to come the next day for the new schedule tour because he had work so I had to go view the apartment alone. Danny the property manager shows me the unit and tells me that if we put $1,000 down they will take the unit we want off the market until we get approved for it. So we put the money down for the unit! The very next day Danny text me and says "Hey someone put $1000 down at the exact same time as you for that unit". Now what are the odds of that??? I ask him why would yall let us apply (which was also $75 per person) and put $1000 down if someone else had put money down for the same unit already!? His response was "oh sorry". So I asked we were getting the unit or was the other party getting it. His response was "whoever gets approved first gets it, but your application is ahead of theirs so it should be yours". SO NOW EVEN THOUGH WE PUT $1,000 DOWN TO HOLD OUR UNIT, WE ARE NOW IN A RACE WITH SOMEONE ELSE TO GET APPROVED FOR IT?? What the hell type of business is that?? So then that weekend we get an email saying "Hey you have been approved!". I went ahead and double checked and emailed multiple "help support" email addresses they have listed to make sure this was correct and they all responded back saying "Yes" with our move in date being that Tuesday!. Well come Tuesday Danny txt me and says "hey you were approved, but not for the unit you applied for. We assigned you to a different unit". NOW HOW THE HELL DO WE GET APPROVED FOR SOMETHING WE DIDN'T EVEN APPLY FOR AND YOU JUST ASSIGN US TO IT WITHOUT ASKING!??? Not to mention this unit was almost $300 more a month than the one we actually applied for!! At this point my roommate had already broken his lease at the current apartment he was staying at and had to pay extra to do this because we had been told over the weekend that we were approved!! So to make a long story a bit shorter we had no choice but to try to make this new unit work, but we told Danny we need it in our lease that we could transfer to the actual unit we applied for without any fees. He agreed and said "no problem". Now it comes time to sign the lease and we read over it (Thank God) and it has all these fees and consequences if you transfer units!! Well tell Danny we are not signing this unless it's taken out because that what we agreed upon. He says no we can't do that but I can just send you an email saying we will allow the transfer! We ended up telling him hell no and we need our $1000 back we put down for the hold and to just forget everything! So now we have waisted $75 each on applications, tied up $1000 with these people that we HOPE to get back, and OUR CREDIT SCORES ARE ABOUT TO TAKE A HIT FOR APPLYING TO THESE PEOPLE JUST TO GET APPROVED FOR A UNIT WE DIDN'T EVEN WANT OR GET!!! Also keep in mind this whole process started on November 4th.....it is November 20th! ABSOLUTELY DO NOT APPLY HERE!!!! read more

This is one of the saddest things that I've seen. They managed to take a high-end building and turn it into a Walmart type level of no service. The new manager keeps her head down to keep from speaking to the residents. She has yet to introduce herself after two weeks on the job. Concierge services have been completely eliminated yet they have raised fees across the board. Think long and hard before making the decision to move into this environment. read more

I went today with my husband for a walk through of the 3 bedroom penthouse unit and we thought it was a nice place but was rudely mistaken when we ran into the property manager. Daniel Lopez the property manager was extremely disrespectful and unprofessional and made me feel very uncomfortable. He was staring at me all weird while my husband was trying to say we were looking to move in immediately and made the whole situation awkward I came with my husband and brother and the whole time he was aggressively staring at me and making me super uncomfortable. He was giving off very creepy and weird energy. Someone like that should not be representing your company at all. I'd like the corporate number to your business and to speak to the owner or highest up representative. read more

I am very happy with my decision to move here. Ashley, the property manager is very kind and made my move here seamless. Blake in Leasing is also awesome and helped me get a good unit last minute. Jay concierge director and the Concierge staff are beyond helpful and friendly. They have help me through many issues! Nate and the entire maintenance staff are friendly and responsive. The building is kept in great shape and the units are breathtaking! Views are unrivaled. Very safe and secure building. Secure parking with crazy beautiful cars. I recommend this place! I was planning to be here a short time but will likely stay longer because it's hard to find places like this. read more

If you go here as a guest MAKE SURE your elevator code is CORRECT and you understand how to use it before you get on OR YOU MAY GET STUCK! The elevator will not open doors or go to lobby level without it, had to pry the doors open with my hands and walk down the emergency stairs, where the concierge treated me like I was less than competent and said she was watching me on the camera as I called for help to get the doors open... read more

WE recently moved from Mezzo, the level of unprofessional service from the office to the concierge was unreal. please dont look to recieve a deposit back from them. they add unreal charges and then threaten your real history by reporting the incorrect information grateful we made it out.. the apartment and views are beautiful though read more

Went here for a walk thru hoping to find my new home. This place looks sooo bomb online and from the outside, but when u walk in...it's old, dingy, and depressing af. This place is a hot ass. Amazing building to live in, the apartments are not just spacious but also really well designed with great attention to detail. The kitchen and the bathroom are what you would like to have at your own home, they are not like your typical rental, they are nice and modern. Besides the great facilities plus the amazing club house with sauna, steam room and gym, the staff at the building is amazing, with a great sense of customer service and always willing to help in any way possible. I am on the fence between a 3 and a 4. I would say 3.5 rounded to a 4. There are so many positives about this place but the one negative I have has been a total pain. Mezzo is a very nice complex with all the bells and whistles. The building is starting to show its age as the finish out colors and materials are not the current trend, but the building is very well maintained. Pros Real wood floors High end Viking refrigerator and range High end Asko full size dishwasher Good quality GE front loading washer and dryer set included Floor to ceiling windows Good views, especially at about floor 6 and higher Very nice bathrooms with granite or limestone counter tops (varies by unit), walk in showers, and soaking tubs 24 hour front desk concierge/doorman Heated year round outdoor pool Quick and friendly maintenance team. Everything I have turned in was completed or responded to in 24 hours Very secure. Fob required to get on elevator and your fob only works on your floor and amenities floor, stairs only allow you to go down to lobby or garage. You cannot go up past the first floor even with a fob. Garage is access controlled and the gate has never been broken / stuck open. Good amount of restaurants at various price points within walking distance Fresh Market grocery store next door if you need something fast Cons: I really have just one, but it has been a huge pain for us. Every unit comes with a building fee that is NON-NEGOTIABLE regardless whether you need or use the services in the bundle. It is $160 for 2 bedroom units. On the surface this sounds fine as it includes the following services: Sewer, water, common area electricity, internet, cable, and home phone line. Now for the bad 1. Internet - only 3 MBPs included. Only provider is AT&T. Building has not been updated with fiber so the highest available speed is 18 MBPs. I very much miss my 45 and 100 MBPs at prior homes and apartments. If you need fast internet, don't lease here. 2. Cable: DirecTV, but offered through an awful company called Access Media. Just Google them and you will see how terrible they are. The "TV" package in the $160 does not include ANY HD channels, movie channels, DVR, Genie box, and only 1 TV box. HD, DVR, Genie, extra boxes, movie channels, extra boxes ALL COST EXTRA, at hugely inflated prices then what you can get through DirecTV. Also, you have to sign a 1 year contract or they will make you pay a $200 install fee - $500 for Genie and charge you other monthly fees. Access Media installs the system, not DirecTV. They are unprofessional and should be watched. Again, you can google the company to read the horror stories and lawsuits across the US. We pay the $160 and decided to buy an antenna for HD local channels, bought a Roku 3, and subscribed to Hulu plus, and Netflix. It would cost me more to have Access come out and sell me inflated DirecTV service. Also every phone call with Access will include a 30 min to an hour hold time. 3. Home Phone - AT&T includes local and long distance. Who has a home phone in 2015? No one I know except my parents. Some of the building residents are older, so perhaps they enjoy this feature. Again, you are forced to pay for this regardless of use. I did not plug in a home phone as I don't own one nor do I care to own a telemarketer magnet. Overall Mezzo is a good place to live and has the nicest kitchen appliance package of any rental property in Atlanta. Mezzo would be even better if they got rid of the ridiculous building fee or at least removed the internet, phone, and cable portion. I would rather get those services on my own at a better price. read more

Just moved in! And HANDS down best apartment experience for me so far! I love the small boutique feel. Applying and discussing terms of the lease was so hassle free thanks to the Leasing Manager Stephane. The fact that she even gave me her cell phone number to call her after hours with any questions and concerns I had, meant alot to me, and made moving in really easy. I appreciate how she really went above and beyond for me. The entire concierge staff is extremely motivated to help with anything I have needed thus far! The building is always very clean and I love the chic decor! Having lived in a few high rise communities here in Atlanta, nothing felt like home like the Mezzo immediately felt for me! read more

Living at Mezzo is fantastic. I don't know what else is going on in the world of rental apartments but this is truly the definition of "Luxury," a word you see in describing most all apartments on the market. If you like a smoke free environment, loads of natural light, Viking appliances with gas cooking, hardwood floors, pet walk area, and a 24 hour concierge, secure parking and a clean and well maintained building, you will be impressed. I've been living at Mezzo for couple months now and the experience has been more than great, but the best. First, this apartment provides amazing view of the city or green forest with window walls. Second, all the appliances that are furnished are from the top of the line products. Moreover, I absolutely love the wood flooring done in the living room. Great amenities, great restaurants and attractions nearby: Houston's and Bobby Jones golf course across the street, Varasano's (great pizzeria) on the first floor, Tanyard Park within 1 mile, Buckhead avenue within couple of miles: It's got everything. Lastly, staffs and maintenance at Mezzo are friendly and efficient. I recommend with five stars. read more

Previously I would have given a 4.5-5 but things have definitely changed at Mezzo, and not for the better. There is continual turnover of management and concierge services which has lowered the quality significantly. Repairs to parking gate are ongoing for over 2 months now, so you can't really call it "secure parking". And be VERY careful with the wording on the lease; what used to be a 60 day out clause for early termination is now 60 days plus 400% of rent. This was slipped in there by new management with no notification. While the property, location, and amenities are all very nice, there is much competition now with all the new buildings nearing completion on Colonial Drive, and I would definitely suggest checking them out before Mezzo. read more

The Mezzo Apartment property is beautiful and perhaps one of the top ten boutique apartments in Atlanta. Their adept and charismatic staff made looking for an apartment an enjoyable experience. All were bright, energetic, and genuine in their enthusiasm for the physical property and it's culture. Stephanie, the property's Leasing Manager, has made The Mezzo hard to ignore. She is a maverick. I have the strong impression she'd be successful in all communications roles, from PR to sales to brand messaging. Stephanie embodies the Mezzo brand. I moved in at the end of June 2014 and my time at Mezzo has been nothing less than class, style and professionalism. Everyone is so helpful and friendly. Even though, I had a couple of issues when I moved in they handled them very quickly and with the most understanding and diligence. Stephane Anty is the leasing manager at Mezzo and she made sure everything was taken cared of the first couple of days I was there. She is so caring and she definitely went out of her way to make sure that all my concerns were met in a timely manner and done to the highest regard. Do not live here. The new management team is horrendous. Our apartment was infested with roaches and after two and half months of pest control coming 1-2 times a week, they were still unable to fix the problem. On top of that, the dishwasher did not work and after two months of not fixing it, they told us they could "give us a key to another unit and we could use that dishwasher". We were beyond patience but finally gave up and decided we had to move out. The day after we moved out they emailed us a bill for $1200 because we were 10 days short our 60 day notice, even though we had been telling them for two and half months that we would have to move out if they could not rectify the problems listed above. Also they never informed us we were short the 60 days when we gave the notice. Management rarely responds to emails and phone calls. This experience aside, overall the individual unit was not well maintained and could not stay heated in the winter and cooled in the summer. The building often smelled of weed/cigarettes. read more
