My concern is not simply that an underlying problem may have already existed. With 30 years of experience, he should have warned us before accepting the job that pressure washing and removing the old joint sand could reveal or potentially worsen instability in loose pavers, and that re-sanding and sealing would not correct an underlying base problem. Had we been told this risk existed, we could have paused the project and had the apron evaluated before spending nearly $2,000 on cleaning and sealing. Instead, the work was completed, and we were then told that another $8,000 would be needed for repairs and that there was nothing he could do about it. What has been especially disappointing is the lack of remorse, concern, or even basic acknowledgment that we are now left with loose pavers that present a genuine trip hazard. Rather than showing empathy or trying to help find a reasonable solution, his response has largely focused on explaining why he is not responsible. I am not claiming that he definitively caused the underlying failure, but I believe an experienced professional should have communicated the risk beforehand and shown more concern once the safety issue became apparent. The lack of advance warning, accountability, empathy, and willingness to help has left us extremely disappointed. I will not hire this contractor again.

The fill in between them in not done evenly and it is overfilled and underfilled in certain areas. I had dirt leaking everywhere during rain because they made the one retaining wall way too low. They also cut corners and used my fence to hold a lot of dirt weight and I'm worried that will be an issue in the future if there is a storm that takes out the fence on that side. There were proposed changes made to the project and I kept asking with each change I asked for what it would cost. Instead of giving me an answer, he kept saying he would let me know, he would let me know. Fast forward to the end and instead of letting me know they completed the work. Imagine getting an additional bill for $11,000 on top of the $27,000 we agreed upon. A 40% increase. Then he tried to charge me an additional $1900 on top of what he had put in writing. Get everything in writing before they do anything or you will have a surprise.

The work I needed was a bit complicated, because I needed to retrofit a new LED system onto existing wiring, that ran all throughout existing hardscape and had been cut / not visible in many areas. This was no challenge for Todd and his team, however, and they were able to trace all the existing wiring and plan out the new layout. On top of everything, Todd suggested we move the existing transformer to the complete opposite side of my house, where other utilities sit, so that I don't have an eyesore in my driveway. He provided me several options for lighting and everything was installed quickly and professionally. Wow, these guys are true professionals. We recently purchased an old home that passed inspection…read more We had Ben Grano come in based on a referral from a friend for an estimate on concrete work. He immediately noted issues in the basement that the previous owner covered up with lots of Drylock paint that were not caught by the home inspector. He recommended replacing some columns under the main beam as well as adding in three pilaster columns to support the main beam and the walls after he noted cracking in the concrete blocks. We also decided to do a french drain at the same time. Ben gave us a written estimate that was incredibly detailed and easy to understand. On the first day of the job, Gene Grano arrived with the crew and emptied our basement before setting up, covering anything left there and laying down plywood in our driveway and on the grass. Once the crew started breaking the floor near the walls, they found that our home had no footing and the walls were built right on top of the dirt. The central columns were also laying on top of the floor with no footings. Ben and Gene explained everything to us and went over options. We were very upset about the situation but they reassured us and went over the game plan. The crew was awesome. They worked nonstop Monday through Saturday and were very polite and professional. The entire job was complete in just under three weeks and we are incredibly happy with the outcome and we know that the job was done right and our home will be safe and secure for years to come.
