They have sent their sub out numerous times to fix our roof where whole sections were falling off. Their said they thought it was " glue" issue but all fixed. Then again, again and again the roof came off in pieces. Now larger and larger sections.... My house is THREE years old and needs an entire NEW roof. Why? Because mandalay used defective shingles. They were aware of this after put on. But instead of fixing correctly they just string you along. Longer and longer and don't return calls or emails because they know they messed up. Their own contractor they sent out said he would NOT repair, they needs all new shingles because the glue is defective and not even stuck to other shingles. We got another opinion just to have a second one and same, new roof, they are crap defective shingles these roofers never even heard of. Now we are waiting for their response for a " report" they were waiting for. From their guy for over 2 weeks!!! Their guy said nope needs entirely replaced

Even then, it still took Capstone 5 months to fix all my issues. Additional advice would be to record all conversations you have with Capstone employees. We were lied to at every step of the way: Sales (we can make whatever changes you want because we're a custom homebuilder; you can order anything off of the build.com site for your home), Construction (we'll tell the drywall contractor to make the walls as smooth as possible; I think the walls meet the 75% smooth criteria), Customer Care (you know we'll always be here for you). Workmanship had a lot to be desired. Nearly all inside corners were not square. Capstones response was, no problem, we'll just put caulk in there. Gaps between the baseboard and drywall? Caulking will take care of that. I've never seen a house with such wavy walls, or walls that weren't straight vertically. I have some walls that I cannot hang pictures on because the bottom would stick out due to the bulge in the wall. We had areas in the house which were never painted until the walls were smoothed 1.5 years after moving into our home. Capstone's response is that labor was hard to come by during Covid, but we didn't pay over $1M for a house with such shoddy workmanship. I've included some pictures. The dryer vent box opening was a rough cut and the wall was never painted. The box has a 1/2" gap between the box and the drywall. We first reported water leaks under our sliding doors on 7/2023. We were without the use of our master bedroom (3/2024-9/2024) and study (3/2024-10/2024) due to the removal of the flooring in the rooms. After those rooms were completed, Capstone then proceeded to smooth the wall texture in phases: the great room and main hallway; the laundry room & hall bath; middle bedroom & bath; front bedroom & bath. During each phase, furniture was stored in the study, great room, and hallway. We were finally able to use our study at the end of 3/2025. When my 87 y.o. mother came to visit for 3 weeks in 2024, my wife and I had to sleep on couches in separate rooms because our mater bedroom furniture was being stored in the master bathroom. I asked for hardship compensation, I was told that I wouldn't get it because Capstone didn't have a policy regarding hardship. After work was finally finished to my satisfaction in 6/2025, I again requested a hardship payment from the Capstone president who happens to live across the street from me. My request was again denied, but he wanted to emphasize that they would always be here to support us. Nice try Capstone, but your actions mean a lot more than your words. Thankfully, we are surrounded by great neighbors. If it wasn't for them, we would have gone out of our minds.

I just bought into Granville August 29, 2023. So far everything's been great…read more I got a 2600sq ft, 4 bed, 3 Bath, 3 car garage. it was built in 2017 so everything's pretty good shape. The only thing I feel is lacking is the heating is weak for 2600 square-foot I think you should have a 5 ton system and this only has a 3 ton system. Other than that it's a great house. I paid 665,000 and in five months it's now worth 682,000 I am happy. Universal you have to be more responsive to service requests. I shouldn't have to approach your superintendent to get answers.

We have contacted customer service with many calls, emails and service requests going on 19 months and have been told they would correct problem. This past week got a phone call saying that they thought was okay and no further action would be done. This yard was pristine when we bought it and now they determined that is ok according to Universal standards which we have found they really don't have any. My next action is court.
