I just bought into Granville August 29, 2023. So far everything's been great. I got a 2600sq ft, 4 bed, 3 Bath, 3 car garage. it was built in 2017 so everything's pretty good shape. The only thing I feel is lacking is the heating is weak for 2600 square-foot I think you should have a 5 ton system and this only has a 3 ton system. Other than that it's a great house. I paid 665,000 and in five months it's now worth 682,000 I am happy. Universal you have to be more responsive to service requests. I shouldn't have to approach your superintendent to get answers. read more

Bought home 1-27-23. Customer service is nil. Basic items like roof, gutters, door and land scape. Front yard was completed since March of 2023 THEN LANDSCAPERS CAME TO FIX MAJOR WATERLEAK THAT THEY CAUSED! We have contacted customer service with many calls, emails and service requests going on 19 months and have been told they would correct problem. This past week got a phone call saying that they thought was okay and no further action would be done. This yard was pristine when we bought it and now they determined that is ok according to Universal standards which we have found they really don't have any. My next action is court. read more

We had several construction defects on our new home, We reported the defects within the warranty period given by the Developers. They did repair the very easy and inexpensive repairs but DID not repair the cracked tile flooring and the stained Granite Counter tops. The developer knows that a very large majority of us here in Granville would not have the means to take them to court, so they just have a Say No attitude. Really disappointed because most of the home is nice, still a track home but nice. I would not buy in Granville again. W. M. P. As someone who has practiced construction law for nearly two decades, I routinely receive calls from homeowners who live in homes that are just over two years old where the builder refuses to fix shoddy construction also referred to as "construction defects". Typically, the homeowner has contacted the builder, only to be told "we're sorry, your two-year warranty has run out." Thankfully, not all homeowners stop there. Arizona law imposes a homebuilder "implied" warranty that can not be shortened or waived. It is six years from the date you discover the problem or eight years maximum. There is also a ninth year if damage is discovered during the eighth year. Keep the implied warranty in mind when deciding your rights concerning defective construction. Definitely have a construction expert inspect your home before these deadlines run out. We can arrange such an expert inspection in certain cases. The six year period is known as the statue of limitations. The eight year period is known as the statute of repose. This is the 1st time we were involved in a "new build" project. Universal Homes of Granville is amazing. Shannon was our agent that we delt with through the 9 month process. She is amazing. She always met us with open arms and a smile and her knowledge. She Answered all of our questions, helped us get what we wanted in the house, kept us up to date throughout the process. My wife and I were going to purchase a home in Prescott Valley. So we decided that we were going to buy a home in Grandville . After reading the paperwork they gave us I decided to look Universal homes up in registrar of contractors and the Better Business Bureau. I found out that they have not the greatest rating with the register of contractors and with the Better Business Bureau there a D minus. Too many complaints and not enough repairs .I did find out however they are very money hungry and how much money they need down as a deposit and if you read everything carefully you are really turning over a lot of your money between the contact and at the design center. So check them out for yourself and you make the wrong choice This is replying to the managers statement. YOU are a lying fool. I have purchase many new homes and NONE have ask for extra funds upfront for what you purchase at the design center . Stop lying to the public this is why your sales personal are just puppets told to say whatever management tell them to say. In Aug 2020, bought a home in Universal Homes' Prescott Valley, Arizona (Granville) development. Developer (Universal Homes of Scottsdale) was downright gleeful with my all cash purchase yet the honeymoon was short lived. Universal first extended the height of the brick wall that surrounds my home by several feet so that my view of the nearby mountain range would be completely and permanently obstructed. Even though there are disclosure laws in Arizona (plus such things as ethics and morals), Universal raised the wall height AFTER I purchased the home (and before I moved in) yet never bothered to disclose this critical change. Had I known their plan was to obstruct a view I valued, I would've bought elsewhere or chose a different homesite. As part of the sales price, Universal offered a complete one year warranty. Over these last several months, Universal has repeatedly ignored warranty repair/remedy requests or they direct homeowners to duff it out with Universal's own subcontractors, who also ignore us as they gain nothing by actually performing the warranty work. Meanwhile Universal shirks all responsibility. BEFORE buying from Universal, be sure to do your homework by reading comments from other homeowners (who describe experiences very similar to mine..or worse) and get EVERYTHING in writing. Also be sure to use an independent real estate agent, not the incompetent reps Universal has employed through a broker (Robert Lockman & Assoc). Sadly Universal Homes is a different company today than they were 10+ yrs ago. They've completely lost their moral and ethical compass. read more

I am in my second home in Granville and would recommend the builder(Universal Homes) and the community to anyone in the market. The first home turned out to be a little small for my wife, who is a quilter. Fabric and project storage is a must. At any rate, we have experience with both custom and tract home builds and find Universal to be very good indeed. I have been a Realtor in the quad city area for some 25 years and have watched most of the development's break ground and grow from Prescott Lakes to Pronghorn Ranch. I have sold in all of them and know the differences. When we decided to move from our custom home on 2 acres, we knew where we wanted to move. We went to Granville, picked a model went through the option selection process and moved in on time. Second home, same experience. Did we we have some defects, yes. Were they taken care of, yes. I decided to write this review because I heard about some that were not so great. I think some people have very different expectations when they buy a house, the result is disappointment. We decided to put a hold on a lot in Granville and then spent a week getting all our questions answered so we'd know exactly what we were and were not getting for the money (given how many non-standard options and upgrades there are in model homes). We also wanted to understand what the tract builder (Universal Homes) would/would not do with respect to customizations. We were up-front with the broker on our 1st visit that we were used to custom builders, not tract home builders so we would have lots of questions. We even told the broker we would be documenting all the questions & answers and would like to add the document as an attachment to the contract (since in BOLD writing in the contract the buyer has to attest to the fact that they are NOT relying on ANY oral representations). The broker told us that would not be a problem. Well, the gals in the sales office were great about taking the time to answer all our questions; however, after we sent the document to the office so they could review it and make sure we had understood everything we had been told verbally, we received a call from the broker (on the day we were to sign the contract) stating that he had talked to the builder (Universal Homes) and the builder did not want to build us a home. The reason he stated was that the document had "scared" the builder and since we were used to a custom builder, he did not think he could make us happy. What's odd is the reason we were documenting everything was to be sure we WOULD be happy with a tract builder. We know tract builders are very cookie-cutter focused. The more we understood going in, the less chance there would be unpleasant surprises (for either of us). We wanted to be sure we understood what was included in the price and what wasn't, what was standard and what was an upgrade, what types of changes the builder would or would not entertain, etc. When you are used to custom building, many more things are included as standard and many more things can be modified or customized, so we just did not want to make any assumptions. While we will never know for sure, it felt like it was the builder who was not going to be happy with us. We are all taught from a very early age when doing business with anyone to get things in writing as that's the best way to protect everyone from he said/she said. A home is one of the biggest "contracts" you will ever enter into. It certainly makes us wonder why the builder did not feel comfortable that we wanted to get things in writing, especially when HE wanted to be protected by having strong language in his contract about verbal statements. The foot traffic alone in the sales office shows Universal is not hard up for customers so not wanting to do business with us will be no sweat off his back. Likewise for us, although we were definitely looking forward to signing the contract and moving ahead, that call from the broker let us know doing business with Universal would not have been the right decision for us after all. If you are not used to building a home, especially a tract home, you owe it to yourself to do your homework and make sure you understand exactly what you are and are not going to get. Models are meant to be showpieces for any builder and as such are loaded with options, upgrades and customizations, some of which are not even available (at any price) from the builder. As a homeowner for the last two years we are extremely disappointed in Granville. We reside in the older side of Granville, Granville East. The management company and the developer only focus on selling and maintaining the newer home areas. Landlords and their tenants do not maintain their properties as required by the CC&R's. The basketball court is not enclosed so non residents use it on a daily basis at all hours. Our community has become rentals for Investors making money by high rents. Parking is not enforced by landlords. Common areas are not maintained like it was 2 years ago. Often on my walk I see the High Dessert employees sitting in their trucks on their phones doing nothing. As a homeowner I have realized complaining to AACM management does absolutely nothing. Buyer Beware!!! read more

My husband and I moved into our new home in Granville on September 18, 2019. This is our 3rd new home and with any new home, there are always some items that need correcting. The real test of a builder is the responsiveness to your punch list request after the close of escrow. Universal homes has been stellar in their responses to us. Sales staff are very knowledgeable and extremely professional. The construction foreman is also very professional. However, the trades they hire to do the construction work are, at times, overloaded and take really bad shortcuts to met deadlines. R.E.D. plumbing installed an outside water pick with a stem that had a small pinhole leak. A small hole can be seen with water shooting out when the value is turned to the one position. Goettl's A/C installed a 18 x 20 air filter. Probably is, the A/C system they installed uses a 20 x 20 filter. Not, there is an accumulation of dust in the duct work. No response from them, other than "No one makes 18 x 20 filters anymore - which explains why Wal-mart has 18 x 20 filters for sale in Prescott Valley. Haskins Electric, Inc did the electrically system. I found several switches and outlets with loose wiring after closing. APS - installed an electric meter that broke. Never seen this happen - ever. All of these issues have the same root cause: too many homes under construction and schedules for closing all within a short time frame. If you buy from Universal Homes, regardless of location, check everything at closing - everything. I checked a lot, but not enough. read more

I took Universal Homes to arbitration, the arbitrator gave me an award, So far, Universal has not sent the money nor is communicating. Now I have to sue to collect. This is the most unprofessional inconsiderate company I've ever worked with I have had two homes built prior to this one and have never had problems like I have with this builder. It's like they do your walk-through and then they forget who you are we did a work order on walk though day which was November 19 2016 and still waiting for work to be done. l have had several problems with this house finding nail ran though copper piping and having to deal with the supposedly service manager named Alex what a joke. I purchased my home n Granville in early November, but didn't move in for 5 months. Kelly worked with me on a floor plan that met my needs, and modified it to accommodate handicap accessibility. I was able to build on a beautiful lot that has panoramic views of the Mingus Mountains and San Francisco Peaks, yet is on a quiet, private street. Unlike other developers in the area who have premiums of $20,000, $40,000 or more for a view lot with a sliver of a view, Universal offered mine for less than $15,000. I have been in homes by virtually every builder in the area, and I have to say that for the most part, Universal did a very good job. Do I have punch list items? Well heck yes, everyone does! Are there sticking points that still need resolution? Yes, but I believe that they will all ultimately be resolved. When you buy any product, there can be issues. You could get more than your share of problems from any builder. As a buyer, you just address them and try to work through them in a professional way. Heck, even surgeons have bad days, put in a defective product, or schedule a revision. Sometimes, they fail. It is the nature of any work. I believe that there are ways to resolve any problem, and for my part, will address any issues with my home without demeaning a neighborhood that I truly love. ( I have wonderful neighbors) I will not compromise the value of my home or that of my friends' by negative comments that are posted on an online forum. I love my home, I love the floor plan, and I am in no way connected to anyone at Universal. I just say what I think, and stand by it. As to comments in the complaining post: 1) The roofing and insulation were well described in the Granville offerings. 2) There were plenty of upgrades in the offerings. Universal even worked with me after closing to obtain a stove that would be manageable for my disability. 3) I will agree that some of the Universal reps could use a bit of a personality transplant. They could still say no, but a little kindness and compassion goes a long way. Most of the subcontractors are very nice and responsive. They have, for the most part, been very kind to me. (Not everyone mind you, but there are bad apples on every tree). 4). You bought what you bought. If you didn't read the extensive materials that were provided, the onus is on you. If you didn't ride around and check on the construction that is always in progress in Granville, the onus is on you. 5) Buyers remorse (otherwise known as "sour grapes", is common. The grass is not always greener with another builder. Make the best of what you bought and enjoy life. There is plenty to do in this beautiful area. So, my grade for Universal is a 4, with just a few tweaks, they would have made a 5. No, I am not a novice buyer, and have built everything from log cabins to large hotels. Universal is pretty good about problems that develop with your new home but if it was built with better materials, the problems wouldn't be as bad. They use blown in cellulose in the attic which packs down quick losing R rating. Arizona is R60, Universal put R38 in and claims to be an energy star home. The attics are not sufficiently ventilated causing excessive heat in the home. The HVAC system is minimum and not large enough for the homes over 2,000 SF. Cheap thin shingles require replacing in less than 10 years. There is no real wood in your Universal home. All your trim, base board, door, door Jams are made of PRESSED PAPER, not MDF. The kitchen cabinets have some wood in them on the doors, the rest of the cabinet is processed wood fibers. The exterior doors and windows are very thin material but are double pain. Universal builds a nice looking home but the materials are very substandard, exterior paint is very thin as well as the stucco. Maybe this is the best Arizona can offer as far as a builder goes? I wouldn't buy again from them. If your lucky, you won't get a roof that leaks. Mine has been ok but several of the new homes on my street have ongoing problems with leaks around poorly installed flashing. Universal does try to fix the problems but when the job is not done right the first time, you think it would be a learning curve for the builder to see that it doesn't keep happening. I have spent over 40 years in the building industry and have seen some pretty bad things done to homes. The Granville community the home is built in is nice. City services, utilities and medical is typical of a small, fast growing community. read more

I'm a recent buyer in the Granville community. I purchased several homes over the last 10 years in Arizona and I've always found that you get what you pay for. I have never found a better quality home for the value. I am sure you would be able to find many custom home builders that would offer hundreds of options, and of course there's always a price to pay for them. The fact remains that I have just closed on my home last month and I already have $30,000 in equity. I don't think I've ever had such a good investment in such a short period of time and never had to put up more than a small percentage upfront. I can't believe somebody would degrade the community in which they live in and have and an investment. I can only hope that you seriously consider selling your home because I would like to have an opportunity to purchase it for what you paid for it I will contact the sales office and give them my information.
