The customer should not need to pull the lead and press for answers about whether a 40 year old header needs to be replaced if trade can see that the header is fine. See photo. Contractors and trade should be honest from the start, beginning with the initial estimate. Other red flags (in retrospect) worth mentioning that are consistent with other recent reviews: -The employee who provided an estimate showed up over an hour before the scheduled time, examined our garage framing from only the outside, and did not return to finish the estimate an hour later as promised. -LBW scheduled our job a week later than initially agreed. -The lead asked open ended questions about the scope of the job upon arrival at the job, making it unclear whether he knew what work needed to be completed. As pleasant as the lead and office administrator were, it feels like we were hustled. If you engage with LBW, make sure you need the work!

This is a pretty long review so if you'd prefer to skip the details, here's my review in summary...it's like the old joke about the guy that's offered a great deal on a used car and when he goes to pick it up there are no tires on the car. When he questions the seller, the seller responds "Oh, I didn't know you wanted tires too". I asked for an estimate on removing the poles left from my tearing out the drywall on a couple of walls in our very small 1970's ranch-style home. After a Zoom consultation with Jason, I believe, he sent me a written estimate which I accepted and paid a 25% deposit. I'm not sure of his name because I never heard from or saw him again. Two weeks before the project's scheduled date someone else from LBW's came out to look over the project and told me that there was no way they could do the project for that price and so if I wanted them to do the "drywall patch" afterwards it would be another $3800. $3800. This was more than 50% of the total project. I asked what that entails and he explains that it was just covering the 2 beams at the ceiling line with drywall putty. The way it was explained to me it seemed like a very insignificant thing as well as seeming to be way overpriced for the amount of work he described it would involve; so I said "Well geez then I'll just have to do that myself or something." This had been scheduled for weeks and now at the 9th hour they're wanting another $4000 from me when the whole project was only $6500 to start with! I got my written estimate out to show him and the way the estimate reads there were 3 categories...the first category described part of the project and the extended amount was $0. The second category described a bigger part of the project and the extended amount was $6500. The third referred to "tape and bed" and the extended amount was $0. The bottom line or total was therefore $6500 which I assumed included everything in the estimate. This was the first I'd heard of anything costing "extra". He didn't comment or say anything else and just made a note on his paper. After he left I really felt like I had been part of a "bait & switch" deal or something. The same person came out again several days before the project was to start and we went over the same details. I asked again about the drywall and he again explained it to me like it was just covering "the slit in the ceiling we have to make in order to raise the beam into place." Again he made it seem like almost an afterthought or that I would just have to throw a little drywall putty up there along a slit line just to cover the edge of the new beam. There was no warning or concern I didn't understand the extent of what we were discussing or anything. I asked it he would be there just to make sure and he said he would. And just like I initially thought the estimate included everything necessary to do the job I now also thought I knew what to expect at the completion of the project. The day of the job about 8 men showed up but he wasn't one of them. Like the estimator I never saw the second guy again either. Only 1 of the 8 men spoke even the slightest English and I mean the type of non-speaking English person that responds to you basically with just a blank stare when asked something. At 5pm they were finished and the pictures show how my house looked at completion (except it DOESN"T show how there were also about 10 bundles of electricity/outlets/switches left hanging from the ceiling and laying on the floor where my two dogs were discovering something new for potential chewing...SO I asked a nice neighbor and he came over and tacked them up into the ceiling for safety until I could get someone out to fix them. Of course I'm not prepared and now have to find someone to do all this work and in the meantime live only in our bedroom as the temperature in the house is the same as it is outside. In late June in Texas. Our house is very small. I had started trying to update our 50 year old house myself a couple of years ago to save money however my husband then got very very ill and after being hospitalized for weeks and going through several life-threatening surguries he returned to work only to be let go. So we are now completing the project I started two years ago simply because we cannot afford our house anymore and in order to sell it must have the ceiling fixed. My husband is 70 and is in poor health. $6500 is ALOT of money for us right now and now I guess we have to come up with a lot more. I just feel extremely let down and stupid. I wish someone had explained the project to me more clearly or had given me an estimate that included not leaving our entire ceiling open. The next step was Mike coming to my house and taking measurements and walking through the current flooring. This was a quick process, and he wrote the cost sheet up. In my opinion, the pricing was fair and I paid the required half up front. The job was quoted at 3 days but took more like 11 days. The crew was ran by Terrance Brooks. One thing I will say is important is who is in your home. You will be spending a lot of time with the contractors. Terrance and his crew were punctual and communicated with me well the time they were here. I had a great experience with DFW Flooring and Mike Spitzbeg! They really took the time to listen to my needs and provided a personalized, thoughtful approach. Even though the project took longer than originally estimated, Terrance Brooks and his crew did a great job!! The builder failed to perform basic workmanship to prevent rapid deterioration such as sealing and caulking the door appropriately. Mike even found mold in the door. He was able to repair and restore all of it in 2 days. Please note, my door is designed with distress characteristics. However, the distressed areas had significantly deteriorated in a mere 4 years time. I highly recommend Mike Walker, My Home Interiors, for any work you are looking to do. I had water damage from the kitchen sink to the cabinet underneath and also needed to replace the faucet. Mike was the ONLY contractor that came in, put shoe covers on, got down, and actually looked and checked out my pipes and cabinet flooring! Seriously, he was able to see that some of the rings and pipes had been installed backward, and he righted those, just did it!! He didn't try to get me to replace my entire kitchen, nor did he just open the cabinet and say he'd leave and send me a quote later. He explained what he would do, materials needed, time to do it, and worked with my schedule to allow time for me to get the parts I wanted. Day of service, he texted to confirm arrival time, showed up, and got to work! There was an unexpected challenge where the builder welded a metal piece improperly to the sink that wasn't accounted for, and even with that, MHI remained fair when I know other companies would have taken advantage in that situation. They were super fast to respond to my initial request, less that an hour and I sent the request through yelp fairly late in the evening. David came and gave us our quote explained everything to us in detail (both positive and things that could happen to prepare for ie if we needed to replace some of the floor) answered all our floor questions and then some. (FYI he's a contractor too which worked out for us as we bought a home that needs a little more love) We were in a huge time crunch to get everything done before we moved into our new home. We called on a Monday, he was able to meet us Thursday, we signed on Friday. We had a week in-between to get a few other projects done (we painted and weren't especially careful with the floors) Noe and his crew were there the next week and it took them one day to get everything sanded and the first coat of stain on. Even with just one coat of stain it looked a MILLION times better! Who knew we had beautiful floors under all that grime! All in all it took them three days to do everything, and two days for our floors to dry. David explained how to best care for our floors and I couldn't be happier. Our bathroom is up next and we've already got David and Noe in mind!!! Also shout out to Hailey as well who took my calls and texts and was super quick to respond to us as well in scheduling. Exceptional Quality: All facets of our Flooring installation…read more Having any type of floors installed is an involved process with many phases and each phase must be completed exactly right. In terms of securing a contractor and as a standard of practice, I would never suggest just getting one quote, but in this rare case I can state unequivocally a person can exclusively select Texas Best Flooring Company and not have to look elsewhere. This company and our experience is the exception and not the rule. Keep in mind, there is a great deal that goes into installing a floor. It encompasses many steps to do it correctly and it is a trade that requires precision. When we purchased our house in 2016 it had been a remodel with one of the rooms having hardwood floors that were not sealed and secured properly. Consequently, there were issues with moisture that exacerbated the original installation. Something a buyer could not detect initially. Fast forward to March 2026 and we interviewed two contractors who claimed from their website they had years of experience installing floors. I am sure those contractors had years of experience installing floors *incorrectly.* With Texas Best Flooring, David using specific instruments for moisture detection and moisture movement was able to analyize the data and then ascertain the root cause issues along with the subsequent impacts to the previous floor. What followed was one of the best proposals we had seen from a contractor that offered a comphrehensive solution for our floor. This proposal explained the methods and scope of work necessary to accomplish this installation the right way! The way it should have been done the first time around. The thoroughness of this proposal was indicative of the work that was to follow. From the grinding of the concrete slab phase, leveling, buffing, application of specialized expansion sealants, adhesives etc...the hardwood was ready to be installed. Every step of the process was completed with utmost quality and attention to detail. Their customer service is highly knowledeable and a pleasure to work. And David's technical team is cordial, considerate, clean and professional throughout. To summarize, Texas Best Flooring Company is a turnkey operation that provides exceptional services from cradle to completion. Unfinished Work, Poor Craftsmanship, and a False Lien Threat…read more I hired Ybarra Professional Builders to complete work in my home, including renovating the upstairs bathroom. While the project was technically completed, the quality was completely unacceptable. The bathroom sink leaks, and the grout in both the shower and floor is already coming up. I brought in licensed professionals to inspect the issues, and they confirmed the floor was improperly installed and the sink was not installed correctly either. Despite these clear defects, the company has refused to return and fix the problems. To make matters worse, I just received a Notice of Intent to File a Mechanic's Lien claiming I owe them $16,016.00--which is outrageous and completely false. They included charges for services they never performed, such as: Cabinet resurfacing (they did nothing to my kitchen cabinets) Interior painting (they partially painted my living room, which I already paid for--and even that was incomplete) I've kept all of my receipts and documented what was paid. I paid for the bathroom remodel, but it was done poorly and without accountability. There is absolutely no way they did $16,000 worth of work in my home. This feels like a scare tactic to get paid for work they didn't do or didn't do correctly. I would not recommend this company to anyone. They do not stand behind their work, and now I'm dealing with legal threats for charges that are clearly inflated and inaccurate. If you're considering using them--think twice and document everything. This experience has been stressful, costly, and incredibly disappointing.

Ybarra Professional Builders is a company that subcontracts jobs to multiple individuals without…read moretaking any responsibility for those jobs. I was approached by Ethan who was charismatic, personable and seemed to care about the project I was interested in. I wanted pavers on my driveway and a new concrete patio. Everything seemed to go well, perhaps taking a little longer than expected (but that was ok). The trouble started when the work was done. The ground settled and a tiny crack formed in the concrete. I contacted them in April to discuss the crack and puddling on the paver driveway. We got no response until May. Ethan finally said he would send someone to look at it. They came and within a couple of weeks two workers were here to fix the problems. Unfortunately, they made a bigger mess and eye sore than the original damage. I texted Ethan again with pictures of the "corrected" work and has since not heard from him or any representative from the Ybarra Professionals. I am very frustrated and disappointed that this happened. The only reason I am writing a public review is with the hope that Ybarra Professionals respond to my many calls and text messages.
