Recently our condo attorney recommended we consider Onit Property Management. We invited Erik, the…read morepresident and owner of Onit, to meet with us and give us a proposal to manage our 24 unit condo. We also invited several other management companies. Erik was delightful. He had impeccable credential. As did his wife, the CFO of Onit. Erik blew away the other candidates. He arrived early, walked our grounds, and met with us. He presented us with excellent suggestions on how we could improve our condo by spending less money. He listened to what we had to say. There is a nasty game that many property managers get into. They get rid of your present vendors and substitute their own. The new vendors hit you with huge fees. Not Erik. He seemed happy to work with the people we had and he offered solid suggestions on how to make the experience better. While other property managers presented us with proposals that seemed fine, we found many hidden costs. Not so with Erik. He also offers software that enables all of the homeowners to watch on a daily basis where their dues are going and who is writing the checks. For those who do not have computers, and yes there's a few of us, Erik will be doing mail outs. So far we are delighted. Of course we are at the honeymoon stage. I will update this to let you know how the marriage goes.

They should've ceased all billing when they stopped providing a service. Instead they had me double pay(1 from Onit and thr other from my new HOA). This company is dishonest. Prior to my tour, I was in contact with Teja who was very helpful. When it came to the day of the tour, I guess there was a mix up in agents, but Janaka ended up showing up to the building, to give me a tour of the place. He was super friendly and very knowledgeable! :) During the application process, the application is very old school. It took us a few days to get everything together. We had to print and scan a bunch of documents then submit it via email. From what I know of family who work in the industry, most applications are done online and you can submit information as well as link bank accounts electronically lol. I wasn't comfortable submitting all of our personal information via email, so I asked for them to call me for additional information that I'd be able to provide over the phone. Although the application process was odd, the service was pretty great. The only reason I deducted a star was because like other reviews have said, they don't get back to you after your application. I had to keep reaching out to them to get answers. I also didn't like that they assume instead of verify. My husband and I rent an ADU in Commerce, but they said "currently listed address in application doesn't seem to be a rental". My husband has been here a few years and I just moved in last year. His driver's license and some bills reflect our current address, but we were never asked for additional information to verify. We also make well over the standard 2.5-3x income. I am pretty chill so I'm okay with not being selected for the unit as it is privately owned, but I didn't appreciate having to wait and keep asking for updates on why we weren't selected lol. Anyways, great people! It's just the communication that could be better and more clear. I would still recommend Perch Properties based on my interactions, because they still respond if you reach out to them :)

It's been many years since I've had to search for a new apartment, and I was a little nervous about…read morehow the whole apartment-hunting game had changed since my last time around. So I decided to look into using an apartment broker, to take some of the burden off myself and let a professional handle things instead... After looking at a few different firms online, I got good vibes from The Rental Girl (TRG), a boutique real estate agency here in Los Angeles, that also handles apartment searches. I liked the fact that the company is on the smaller side (around 20 or so employees, I believe), so that you really get their full attention. And for me personally, it was also a big plus to support a women-owned business. For apartment searches, they offer a couple of options: 1) You can sign up on their website to access listings on your own. or... 2) They also offer a concierge service, where they take inventory of your specific needs and wants and then do a customized search for you, which includes setting up walk-thrus, handling paperwork, and basically taking charge of all the less-fun aspects of looking for a new apartment. Their concierge service is made up of a team of people who each cover a different area of Los Angeles. For the area I was looking in, I was assigned a terrific, friendly dynamo named Itza Campos. She took great care of me every step of the way, serving as a sounding board (and even a therapist at times, lol) as we considered various apartments, before landing on just the right one. It was a true pleasure working with her and I really can't thank her enough for all the help she gave me! TRG concierge service isn't inexpensive -- it's equal to the price of one month's rent on your new apartment -- but I have to say that I consider it money VERY well-spent. Itza made the whole process fun and basically painless. I would recommend The Rental Girl without hesitation for anyone who wants help in finding the perfect place to live. Thanks again to the great team at TRG, especially Itza!

Will Tiao and his team stand apart from the competition in LA. They have had years of successes in…read morereal estate sales, management, and development in key parts of LA. It is because of their sterling reputation that my partner and I entrusted Will and his team with our purchase and sale of three different types of residential properties: condominium, single family residence, and multifamily property. From our experiences, here are top three reasons why we recommend Will and his team and would use him again for our next purchase or sale: 1. Will is a great advocate when it comes to negotiating offers and counteroffers and in dealing with other parties. His stunning background in international trade policy and Hollywood comes into play here at the client's advantage. Will helped us strategize and obtain good outcomes on all of our sales and purchases. 2. Will is a great advisor. His strong local knowledge about the neighborhoods and local regulations is founded on his brokering, property management, and development experience in LA. From neighborhood safety, zoning, entitlements, easements, to landlord-tenant matters, we knew we could count on Will and his team to get it right. 3. Will is a great connector and has deep connections in the real estate industry. He is just one speed dial away if you need a solid connection to a handyman, a CPA who advises real estate investors, a real estate attorney, or a home staging specialist. We've consulted with everyone Will has recommended and have been happy with them all. Will and his team have handled all of our matters expeditiously and to our great satisfaction. We wholeheartedly recommend them for any residential matters in LA.

By far, the management team here has been the best I've experienced. Lived on Radford in Valley Village for 30 years, but when I moved here in 2016, I found Debbie and Teddy and Erik to be awesome folks. I've never once waited more than a day or two for any type of maintenance to be completely fixed (usually replaced.) And, any emails or calls have been returned promptly (like within an hour or two.) Just yesterday, I had a leak coming from my disposal, reported it to Debbie, and Erik replaced it the next day (today), hence my review! I so appreciate how hard Debbie and the team work to answer any calls and resolve any issues.
