I am about to lose my Earnest money of $7,000. It was contingent on an inspection which the builder/seller must finish repair/fix/replace 2 days before the closing. But Rae Thomas didn't even bother to check the repairs until 3 days before the closing (10/25/21). The builder didn't evern started. I gave them 5 more days to repair/fix/replace. 2nd closing date set up 11/2/21 at 11am. 10/31/21 2days before the closing, Rae Thomas didn't want me to come to inspect the 1710B Nassau St., Rae Thomas says; she is there at the house, she saw cleaning people doing deep cleaning and refrigerator was about to install by the worker. BUT it was all fabricated by Rae Thomas. 24 hours before the closing (11/1/21), refrigerator wasn't even in the kitchen. No one was at the house to deep clean. Special Stipulation listed; Contingent on an inspection and Bilders Warrant within a 5 businese days from binding contract(10/8/21). I've never received a builders warrant! Who's fault is that!!!! Rae Thomas not answered the phone nor returned text/email since I cancel the purchsing the house! The contract wasn't breached by me.

I searched and searched, and finally settled on an apartment on Belwood street in Nashville. I looked at the pictures on the website, read through their lengthy and and very legitimate-sounding lease before signing and paying my deposit. I was promised in the lease that the apartment would be cleaned, that the last tenant's items would be removed, and that everything would be in safe and working order. I arrived to Nashville only to discover the apartment completely unlivable and utterly disgusting. It had quite obviously not been cleaned or even maintained to any basic standard. There were dead bugs and cat hair everywhere and the last tenant's rusty razor was still behind the tub. There were broken floorboards and the floor was so warped that you had to noticeably step up to maneuver around it. Underneath the bathroom sink was completely rotted out with just a paper towel placed over the mold and rot to try to conceal it. The windows had been painted shut and wouldn't open (although the apartment had obviously not been recently painted) and the built the heater in the bathroom was completely rusted-- both of which are huge fire hazards! Also, the apartment was listed as a one bedroom, but the "bedroom" did not even have windows making it ineligible to be called a one bedroom, but was more like an extremely small studio with a storage space. I am not a picky person. I have lived in regular houses in third world countries where living standards are very different than here, but this is the grossest house/apartment I have ever been inside. In telling Linda Sue with Distinctive Nashville rentals that the apartment was unlivable and that I was forced to look for somewhere else to live (very last minute as my school was starting in 2 weeks and in the meantime I had a car full of stuff and nowhere to live), I was told that they would be keeping my deposit because I "broke the lease". Let me remind you that I was promised a clean and livable apartment in that very lease, and did not receive what was promised by any stretch of the imagination. They even held onto my cleaning fee, as if they would have to clean after the three miserable nights I spent there with all my things still packed while I desperately searched for a new apartment that was actually clean and safe. Whatever you do, do NOT rent with this company. They are thieves and slumlords and are absolutely not to be trusted. Learn from my mistake.

My current neighbor below me blasts their stereo all day shaking my entire apartment and scaring my animal to The degree that she won't come out from under the bed. These are the same neighbors who are smoking so much weed that I had to wash my entire closet to get the smell out. I work as a substance use counselor, so you can imagine how worrisome this could be. The apartments are completely unwilling to assist. I have had to resort to calling the police on noise complaints. The police told me that they are getting more and more calls about the sawyer. It's no longer a safe and peaceful place to live. I have rented for over 20 years, and I have never experienced this level of negligence. They only care about locking you into a legal binding lease and then it doesn't matter what happen. With the type of tenants. I have seen them allow to live here, you're safety is not guaranteed. The maintenance staff is wonderful and they address issues in a timely fashion. I can't say anything bad about them. But, consider that 90% of what you want in your home is comfort and peac. You simply aren't guaranteed that here. I highly advise even considering this complex. I am considering hiring a lawyer and working to get out of this lease. I plan to share this kind of review on every platform possible. I have tried to abide by their wishes and go through them To address any issues. It has proven to be a waste of time. Even if they gave me 6 months free rent, I would never resign a lease here. Primarily came on to give a shout out to one of their maintenance workers, David- my door system went offline and he went above and beyond when it come to getting the situation rectified as soon as possible. He's assisted with other maintenance repairs I've had and been very knowledgeable and been able to take care of the issue without having it linger into another day or past the weekend. He's always kind and courteous but most importantly he's extremely proficient at his job. Any time I place a work order, it is handled within 24hrs regardless of it's seriousness. And the repairs are always spot on. I don't have to worry about calling again because the issue wasn't completely resolved. Nor do I have to worry about my dog as David is very kind to him. And best yet, there's rarely a trace of him ever being there. The one time David wasn't able to fix everything the first try, he communicated perfectly what was needed for him to finish the job and provided a very timely window as to when the issue would be fully resolved. I've lived in numerous complexes over the past 14 years, across 3 different states and this has been the easiest apartment situation I've had. Plus I was even able to convince a buddy of mine to move in to another unit over a year ago and he renewed his lease as well!
