AVOID THIS COMPANY AT ALL COST!!…read more Progress Residential is hands down the most unprofessional, negligent, and dishonest company I've ever had to work with. I leased a home sight unseen while moving from out of state. I figured working with a large management company, I'd avoid issues like rental scams, but I was SO wrong. What I arrived to on move in day, 2 weeks after Progress had the home "ready" for me, was awful. The home hadn't been cleaned, roaches and spiders everywhere, and dog feces left in the backyard by the previous tenants. I immediately called Angelina, the leasing agent, who told me there was nothing she could do and that I should submit a work order and someone would call me on the next business day. I followed up by phone and email every single day for the next 3 weeks before anyone from Progress called me to discuss any of my concerns with the house. In that time I was passed off by every person I spoke to at Progress, everyone told me someone would call me right away, but that was a lie. After another week of waiting for "leadership" to review my concerns, I was told these issues were my fault for not seeing the house and bringing these issues to their attention before I moved in. Absolutely unreal. Now, three months into my lease, they've been repeatedly billing me for electricity at a completely different address than mine, in another city, and no one seems to know why it's happening or how to stop it. No one at this company takes ownership of anything. You'll never reach anyone beyond a call center that can't actually fix anything. Leadership and accountability is nonexistent at Progress. They're a scam disguised as a property management company. I'm counting down the days until my lease ends so I never have to deal with this absolute joke of a company ever again.

However, from 2021 to 2025 they went through four different managers. I would have one person, everything would seem to be going well and then abruptly they'd tell me someone else was being assigned. In 2025, I was again assigned a new manager, Andrea R. and communication significantly declined in comparison to other property managers I had been assigned. Emails would often go unanswered for long periods of time. Everything fell apart during a tenant move-out at the end of 2025. Before the tenant moved out, I provided the original lease and deposit records to Andrea so there would be no confusion. During the scheduled move-out, the assigned manager was unavailable, and the person who performed the move-out inspection took not one photo. I had to step in myself after tenant departure to take move-out condition photos because Fort Lowell staff didn't do it. The departing tenant was instructed to leave the keys unsecured in the mailbox after 5:30pm, which was very concerning because they didn't set up a lockbox for the tenant to securely leave the keys after the inspection. In addition to all of this, they issued a security deposit refund using rents from another unit to the tenant before fully reviewing damages. Keep in mind I held the deposits, but they did not consult me or provide me with the breakdown and obtain my authorization before refunding the money that I should have provided from the deposit account not use rents from another unit's tenant. To make matters completely insanely worse, the refund included money that had already been returned years earlier to a prior co-tenant! After I began formally requesting proper documentation and correction of the accounting, communication became worse. I sent a written notice under the contract giving them nearly a month to fix the issues. The problems were not fully corrected. After I terminated the agreement with proper 30-day notice, communication completely stopped, they did not follow up with me with requested documentation and stopped responding to my other unit's tenant they were still managing in this timeframe. I have still not received the complete documentation or the remaining funds in my owner account. I also later discovered that another tenant had gone six months without a properly executed lease renewal, and I was never informed. As a landlord, you need clear communication, accurate accounting, and proper handling of deposits. In my experience, those basic protections were not consistently in place. In addition, Fort Lowell's team is extremely unprofessional, completely ignoring clients, being condescending, and just displaying levels of incompetence I didn't know could exist. If you're a property owner, I would not recommend you use Fort Lowell. In fact, RUN!
