They never have answers to anything. And never accept accountability for issues that are clearly their fault. The couple of times I went physically to the office, everyone just so happened to be confused and busy. They're walking around the office, carefree chatting about their weekends. Someone's holding her little dog that she brings into the office with her, which is highly unprofessional. When I have a question, everybody comes to the counter and looks confused. And then everybody walks back looking confused to chat and then no one has a solution. Had to visit the location in person several times in order to get assistance. And it still did not help. I needed to get my garage door programmed, so I traveling to temecula thirty miles each way but still didn't getting my issue resolved. It was highly frustrating. They often have meetings for the HOA but then cancel them at the last minute or create a zoom meeting instead. So that they can control, who attends and who gets to speak The only time I've ever gotten help in consideration and kind words is from Ruby Ferguson. For the benefit of anyone doing their research in finding the right entity to help manage their assets / associations / communities / etc. If you are considering Equity Management, you will be making a solid decision if you partner with this management company. Their team of individuals who I have been working with for close to 20 years have been amazing to work with as an owner of a property and as a board member of an association that they manage. And if you get lucky to get Erica Tromley and Melissa Vallone, they have truly been great to work with. And just to add an comment addressing some of the other reviews I have seen here who say they raised your HOA dues or made changes to your HOA rules (CC&R's etc). Make note that a hired property management company does not impose or make those decisions, nor do they have the control to do so. Those decisions are made by YOUR Elected Board Members, NOT association management companies. So you may want to attend your HOA meetings in person, meet your board members and communicate and voice your concerns to your elected Board Members. The association management company is there to enforce what your board members and or what the CC&R's stipulate are the guidelines and rules. read more

Absolutely horrendous "management" company. Here's all you need to know. Raised our HOA monthly dues every year for past five years to the point where it has doubled. They have no problem forcing "special assessments" down homeowners throats without getting second opinions. The latest is a $4600 charge deemed "emergency special assessments" that must be paid within 60 days. Here's the problem with that, it's a "balcony repair" however only one or two balconies need to be fixed not every single one but instead it's costing US the homeowners 200k. If you google the company they hired the reviews are riddled with customer complaints of poor workmanship and flat out lying about work to make jobs more expensive. Now HOA refuses to get a second opinion or answer back to any homeowners. They aren't here to manage our property they are here to pretend to and continuously take our money. They waste our money and spend it without due diligence. Perhaps one of my favorite points is when they sent us this "notice" they made sure to include that if you don't pay the $4600 you will have a lien placed on your home. This also isn't the first time they tried to pull some shady stuff. Last year they tried to charge every homeowner $2500 to install water meters on every single house so they could charge more to homeowners.... OUR HOA FEES INCLUDE THE WATER BILL... they wanted to make us pay for the meters and then make us pay for our own water on top of the hoa fees even though our contracts state water is included. My Wife and I are having issues with their accounting department. They advised us that because our community had to have a 'special assessment' that the additional cost would be around $2k. This isn't in of itself their fault, but where they are at fault is our board allocated funds so that the homeowners wouldn't have to pay it all up front. When we reached out to their accounting department, they advised this would also be fine and that it would be a monthly payment plan. Today, however, we got debited the full $2k plus the additional HOA funds. We were never notified that it would take out this amount as we were under the impression with all information provided from both our board as well as equity management management and accounting, that it would be the HOA fees + a payment towards the assessment. This community management company is also bad at returning calls and emails and they tend to be really vague and blame you for issues that they caused (I have other issues with them that are ongoing that i don't want to start talking about here) read more

Our association is very small and has no amenities whatsoever for this management company to oversee, the only thing we have in this community are community events which are run by a bunch of kindergartners on the board who don't even know how to throw an event and thats with the assistance of Michael Spielmann who is no help whatsoever. Equity Management Realty Service uses third party services and this is about their Accounting Services. If you open https://app.townsq.io/login , and log into your account, the first thing you notice is your account balance is always a negative amount regardless of how much money you put into it i.e. ALL CREDITS ARE NEGATIVE and ALL DEBITS ARE POSITIVE. The end result is that you are always charged a LATE FEE even though there are enough funds in your account to pay your monthly assessment. If I could give this management company a zero, I would. First, one of my payments that I made through my account was not credited for over 3 months (accumulating late fees of course) because I used my own account online payment feature and not the management company online feature for $10. Second, I had to get my bank involved after several trips to correct the issue. Third, I mailed checks (from 2 different accounts) one posted to account three weeks later and the other did not; both checks were in the same envelope. I called someone at the "Headquarter" office in Texas who transferred me to the local office "Temecula" were someone kept answering the phone and hanging up in my face twice. I am so disappointed in this company, the next HOA meeting I will be requesting we find another management company. This company is shady, crooked, unresponsive, and should be investigated for bad business practices. During the last big storms the property management had not cleared the commercial roof of debris and it did not drain and became a swimming pool above our business. This caused the roof to fail in one area and have a slow leak in our loft that we did not know there was a leak until we saw mold growing in only one section of our ceiling an walls. Roofer came said yes roof leak. Landlord had their own mold and roof specialist come and they said roof leak caused mold. He took hose on roof, ran water on area, went inside and water was running right along beam where mold was. Hartford insurance report said roof caused mold. Equity Management had a mold removal company come, who is not a cause of mold specialist. He did not go on roof to see that it had failed and 2ft of water sat up there for a month. He was at shop for a few minutes, and took a few pictures. We have 7 AC condensers in our loft and in his estimate, not any type of useable report to refuse repair, that the AC units could cause mold possibly. So with this man's assumption and opinion they refuse to repair. Now mold is not selective, if it was caused from the AC units there would be mold everywhere as they have been there 8 years, not just where roof failed. We had an expert AC person come and he laughed, AC condensers are like big dehumidifiers and pull moisture out of the air. So we put a hydrometer in the loft. Baseline without the AC on was 35% humidity, after being on for 4 hours it dropped to 26% after 7 hours, the longest the AC units are on it dropped to 13%. So the AC units actually slowed the mold. It takes over 60% humidify for 3 days straight for mold to present. If we had that everything in our loft would have mold. So after presenting all our proof they have ghosted us, no reply, no we will look this over and consider. You can not use an estimate, with a vague opinion from someone who is not an AC expert to Refuse work. Our contact is Melissa Vallone, and she has no compassion or drive to listen to reason. It ultimately is the poor property manager they have on site that that did not do their due diligence to check the roof before, during, or after the storm to see if there was any damage to the roof. But during those storms, our on-site property manager was in another state, and was there for months due to injury. We have two locations in the center and pay $1500 a month for their service, and all they have done is use a false report that carries no value to avoid paying for what we pay them to do. Currently the building connected to ours finally got back in town, the roof failed on the beam that separates our business. He has mold, and water staining dripping down his wall, but guess what, he has no AC units. So to sum it up, we presented them with concern of mold, not a roof leak failure. They have said yes the roof leaked in that area, and they are fixing that, but that the roof leak only where the mold is did not cause the mold. Are you serious Equity Management? Property Management should be to blame and I'm even wondering if they manipulated the report and findings to cover their mistakes. Absolutely slow at taking care of work orders, also customer service is very slow to even return calls back. The rain gutter broke off the side of our building so we started a work order November 6th and today is December 18th is the work still has not been done and I was told by Karla who handles our New Haven Ontario Community that the contractor they use only comes out once amount for certain work like fixing our broker glass on our patio light fixture. So I have to wait until some time in January to have it replaced yet we pay 2 separate HOA fees monthly. I called and left 2 messages in the past 2 weeks about the issue and someone finally called back today. read more

Per whatever contract they may have with the HOA of the gated-community I live in (Westview Estates South) I cannot imagine that the contract includes: "ignore whatever complaints a resident may have"; or "do not explain to the resident what the meaning of any "Courtesy Notice" is about"; or "do not answer any formal letters sent to you by a resident"; or "do not respond to any request by a resident who asks or needs guidance in response to a "Courtesy Notice"; or "do not explain why there is to be a "Hearing Notice" regarding issues you refuse to discuss with a resident who has made it VERY clear that they want to cooperate/comply but need guidance with what they are being asked to do and then FINE THEM FOR NON-COMPLIANCE"...!!! Great way to do business, huh? Second time most recently they sent out a letter saying we have wind chimes that must be removed. Most of the people in our association are not happy with this company, and when the board had a meeting to give homeowners another option, there were at least forty of us who showed up. Despite vigorous enthusiasm for a competing company, the board decided business as usual was the way to go and then instituted a driver who meanders through neighborhoods looking for petty nonsense. Instead of having this driver, whom they say only drives around once a month look for evidence of fixes, they instead go ahead and bill homeowners and call it a courtesy. One then has to attend the meetings, which are about as interesting as watching water evaporate on a lukewarm day. Then when you pay on time, you sometimes get late fees, even though they aren't explained as such. Basically, we have a great neighborhood, but this HOA needs to back off and dial it down quite a bit. read more

Aka Associa!! I own several properties that fall under this management company. They are the worst " management"' company I've ever experienced. I also own property in Los Angeles. The HOA in L.A. Is better than Associa. This company sends out erroneous bills. They send out bills that clearly breach California contract law and still try to enforce them. I have never experienced such Draconian tactics in my entire life. Today I called Tamara Nicoli. I was requesting clarification on the bill they sent me. The charge says " lock box payment"'$20. When I asked Nicoli to explain what a lock box payment was, she proceeded to yell at me and state she wasn't going to discuss this". Really? Isn't that your job Ms. Nicoli? Isn't that what my HOA fees pay you for? Perhaps you're in the wrong business! When Nicoli said the fees are for a $10 late fee, she couldn't explain why I was being billed $20. That's double the amount of the late fee stated in our CC&Rs. On top of that California contract law is crystal clear. No bill is enforceable upon a payee that reflects vague and ambiguous wording. If you're going to bill me, you need to clarify what you're billing me for and how much!! From where I'm at, it appears that Associa is not only breaking California contract law with ambiguous billing procedures but is over charging the residents. How does a $10 late fee translate to a $20 lock box payment? It doesn't add up. This company is unprofessional, doesn't respect the residents and possibly engages in unfair and unconscionable business practices! Check your bills. Take notes and file complaints with Better Business Bureau, Department of Justice and Department of Real Estate! Update: I received a call back from another woman who refused to give her name. She stated that the billing practices were enforceable and legal. I asked her if she is a lawyer and she said no are you? I said, I have my JD which is a law degree and I'm both a private mediator and contract analyst, I am not a practicing attorney but I have in depth knowledge of contract law. She then hung up on me. I called back to clarify with Robert her supervisor. He said he would call back in five minutes. It's been almost an hour. This company is terrible. Stay away! Update: It has come to my attention that Tamara Nicoli sits on the board of directors for my HOA and also works for the property management company. This is a huge conflict of interest. I agree with all the reviews below. If I had known this place was going to be my HOA, I would've ran as far as I can. They harass you about every little thing. We have a local snitch in our neighborhood, but here's the kicker he doesn't even live there! He does everyone's lawns, and guess what? If you don't use his services, he will rat you out for everything little thing when he sees the HOA people come by for inspections. That explains why my neighbors and myself keep getting notices for petty things such as 'Please put your garbage can/hose away from the front yard. It should not be visible from the street.' Yet when I drive home, there's houses with hoses and their garbage cans sitting right in plain view for months. Those houses are the houses that are paying that guy to do their lawn, and since he doesn't get business from us, we get lots of violation notices. So much for the HOA treating everyone fairly right? I've lived in HOAs before, but this company is horrible. They don't care about you as a homeowner or a person, they care about money. In the past six months, six houses have been put up for sale. It makes me very happy to see houses sold, but also sad because those poor people don't know what they're getting themselves into. If you are on the fence about using them to manage your HOA, let me assure you, you can certainly do better!! This company will pick and choose which association mandates to enforce or ignore, as well as which homeowners to harass or not. The president is snide and contemptuous in his tone, as though he wants to provoke homeowners. They will ignore your calls and emails, only to send you multiple missives by mail (all using your association dues). We have been lied to and told multiple times that the president doesn't care what the homeowners want, it is up to Equity Management to decide what's best for you. I totally agree with the review below. This management company employes the most rude, disrespectful and uninformed employees. We recently purchased a home managed by them. Unfortunately for us, we were not provide any HOA keys fob or remotes at close of escrow. When we approached them about how to obtain these items they told us they were all back ordered. Every time I called it was a different rude unhelpful person that couldnt care less. Going back and forth with them and the Assoc has been a nightmare, We pay $165 per month and we still cant get through the gates to OUR OWN HOUSE! read more

I don't like writing negative reviews but am compelled to share our firsthand experience with this very dishonest company that's managed by the most incompetent, unprofessional & unethical staff imaginable. This company completely disregarded the California Civil Code 5660 by skipping this part of the legal process all together, filing a lien in error against our home, and furthermore tried to argue their way out of doing what was lawful by avoiding responding to our communications. In fact, their project accountant verbally admitted this document wasn't even mailed because we supposedly hadn't completed the updated change of address form although they had our new address and mailed us other correspondence to that address besides our bill. It wasn't until I demanded proof of mailing and sending dozens of emails that we are finally making some progress in getting our money back. Their incompetence hurt us financially and emotionally plus probably costs our HOA unnecessary fees. Equity refused to respond back to emails, calls and even denied that we were their customers on an official Better Business Bureau complaint. They didn't truthfully report facts to our board and I hope our HOA replaces this firm immediately for their gross neglience. Find another company to do business with because this one is as bad as they come. Btw, the lien was "supposedly" released because they couldn't produce the proof of mailing & we are supposed to be getting our account credited??? I say supposedly because this has taken 4 months of me threatening legal recourse before they finally came to this decision. I've requested a formal apology. I wanted to say that working with Keren was the best! She was prompt and courtesy. Always very good about returning my email or phone calls. Really personable! I worked with another property management firm before I worked with Keren at Equity Management and they were horrible. I love that Keren knows so much of the industry and she always so helpful. I honestly didn't experience any of the issues with Equity Management written below. My experience with Equity Management has been nothing short of OUTSTANDING! I live in Temecula, CA and needed assistance to expedite a backyard landscaping approval, as this would save me a significant amount of money. Ms. Cindy Asher went above and beyond by not only providing the forms, but assisting me in completing and submitting the necessary forms for board approval in an expeditious manner. Within three business days I received approval and was able to contract work which saved me approximately $2000.00 as a result. She exemplified professionalism and made me feel like I was more than just another homeowner with a problem. My hats off to she and the Equity Management office in Temecula, CA. From the beginning we've had nothing but problems with them. From their billing to their on site person Donna DePledge. Donna harasses my disable tenants to a point where they don't use the complex facilities. I've had on going problems with their billing department. The board is a joke, if there is an issue and the board needs to vote on it, it might take several months due to lack of a attendance. Awful. Someone there must be making a lot of money because my condo's have gone way down since they took over. I have seen what they say they spend money on and they are crazy. They are sooo cooking the books... So much that I am selling my home just because of them. The landscapers they hire just on the curb and do nothing.. They get away with this because they no ever holds equity accountable. Donna is our property manager and she is terrible. She had written me 3 notices that were not mine. One was for the neighbor below me.. The other for the neighbor down stairs on the other side of the building.. And the last I don't even know who she is talking about? When I confronted her she first got defensive saying shes human and she occasionally miss-reads the numbers on her map.. They went on to telling me how hard her job is and she is going to make mistakes.. Cry to someone else.. They are making $219/ month x 150 units.. And all I ask is you mow the lawn.
