This review is in regards to a recent stay at an Lake Arrowhead property managed by this company, specifically individuals named Dustin & Brianna. My headaches and disgust with Archer began immediately after my booking on Airbnb. Unbeknownst to me, hidden way at the bottom of the listing description (item # 11 - see enclosed photo) is the requirement to send over copies of State ID's for the entire guest list that will be occupying the home - they reference the Trust & Safety Standards that hotels (hotels only ask for ID from the booking individual) as the reason behind this ask and requirement. I was not comfortable sending over sensitive information over to an unknown party from a consumer-to-consumer platform and tried to discuss my hesitancy with Dustin & Brianna to no avail - their stance was basically sorry no exceptions will be made and you can't cancel and receive a refund for your reservation. I reached out to Airbnb immediately to express my concerns in the hopes of ironing out a compromise to no avail. It appears they purposely bury this requirement in the hopes that potential bookers (like myself) will miss it and have their hands tied since they offer no flexibility. After reluctantly sending over this info an agreement form was sent over. Immediately noticed multiple discrepancies between the contract and the listing description on Airbnb. It's evident they copy/paste the same agreement form for all bookings instead of taking the time to ensure alignment. This is something that is completely avoidable and should not become an additional inconvenience for your customer. Immediately upon my arrival, I noticed all the loose trash, and the poor conditions of the exterior of the property. There is dirt and dust all over the stairs and patio areas of the property. In addition, there are countless old cobwebs all over the exterior, and four packages that have been siting at the property for some time - it's evident this management company has neglected the care and cleanliness of the exterior for a very long time. The interior of the home is a 5 out of a 10 in terms of cleanliness. The bed sheets and towels smelled, ants all over the kitchen sink and the AC unit only cools the top two floors of the property, leaving the bottom two floors (80+ degrees at all times) uninhabitable due to the heat that is trapped there. I sent over a list of my concerns and their responses were as follows: Loose trash around the property - "creatures" in the area get into the trash because guests don't put lids on the trash cans (the onus is on you to ensure trash is picked up before new guests arrive) Packages - they weren't aware of any deliveries (how was it missed if your maintenance team is at the property weekly?) Cobwebs/dirt/dust - the cleaning company is dispatched weekly to clean the interior and exterior of the property but cobwebs pop up if left alone for a day or two (The exterior has not bee cleaned for weeks/months, hence the accumulation of dirt, dust and cobwebs. Maybe you should have the exterior & interior sprayed for bugs since you claim its an issue in the mountains) Climate control - it's a rarity to have HVAC systems in the San Bernardino mountains and their grateful that it actually has one (unfair as it was uncomfortable and we were unable to utilize the entire home. You should indicate this on the property listing so potential guest are aware but that would require for you to be honest, something you are not) This property needs major maintenance, cleaning and care and there's no way they are having the property cleaned and cared for on a weekly basis. Unfortunately, the owner has trusted the wrong management company to look after this property. Please see enclosed photos as reference. All of my complaints directly to Airbnb have fallen on deaf ears so I have be left with no choice but to address these issues independently of them and the host Dustin, Airbnb may have let you off the hook but I definitely will not be. I have filed a formal complaint with my credit card company against Airbnb and Archer and they are in the process of investigating this matter. In addition, I will be taking legal action against Archer for false advertisement and fraudulent representation. read more

OMG! So...I had hired a property management company (Berkshire/Hathaway) in October of 2020. We are nearing December and the previous management company had neither advertised my condo, nor rented it. Along came Archer Management! TWO DAYS later my condo was rented!!! Thank you Archer Management, and specifically, Kelly Archer!! Kelly is so very professional and every bit a representative of the slogan, "About the business!" BEWARE OF THIS COMPANY!! Writing this review only to protect future clients from going through the pain and suffering we've gone through dealing with this company. If you use them expect to never get calls back, they don't check their emails until 6pm, and will say they never got your email if you ask why they don't respond. If their communication is this poor with the property owner I cannot imagine how unresponsive they are to potential renters. We have finally switched property management companies after 3 months of pulling teeth with this company. We will be taking legal action, the absolute worst team all around. Don't waste your money or time. Paid $500 for them to not answer multiple phone calls and emails for a week straight everyday. The receptionist is the only one who answered. The owner seems like a good guy but at the end of the day the business is unreliable and unresponsive. To all landlords don't waste your time or money with this company, we did our research before choosing them and they came highly recommended. But after our experience we definitely would NOT recommend them. I hope in the future they can get their management to actually back up those good reviews with good work. read more

Property owners I would think twice before going with Kelly Archer of Archer Management Group. Speaking as a tenant along with my boyfriend, I want it to be known how things have played out for us. My boyfriend and I relocated from San Francisco to San Bernardino because my boyfriend's job required him to and the job that brought us here had left us without an income like millions of others due to the current pandemic. We remained transparent with the owner and let them know we filed with EDD and were awaiting payments like everyone else. We had not had any issues with late payments or past due rent. During the course of our lease with the landlord, they decided during a world crisis that it was best to hire property management and it has been nothing but stress and anxiety for us. The moment we got off the phone with Kelly I did not have a good feeling in my gut and call it what you will my intuition was spot on about this individual. We were supposed to have signed paperwork that he was supposed to send and he himself said, "I will [send] tonight" on more than one occasion, and yet he never sent it, even when we asked if he had sent it several days later. The day before rent is due, he finally reached out to find out if we could pay rent and we reminded him that he still hadn't set up the rent payment portal he said he would 2 weeks prior. He was already aware that our payment method was via a debit card issued by EDD and not by a check or online back account. Again, he said he would set it up that night and come the morning, it still wasn't set up. The day rent is due (today) he tells us that they don't accept credit card payments, but they accept checks even though we had already told him multiple times that we cannot write a check or transfer money like a personal bank account. He really doesn't seem to listen to what we are telling him or cares for that matter. So for the better part of a month we were waiting for this portal to be set up. Archer management group took our listing for home rental and found us a fraudulent tenant. Archer management group had no documentation on this fake applicant. No job checking no pay stubs nothing was legit. When I got the file, after we fired them. We discovered the tenant file was incomplete. Provided a fake names and a photo. We were shocked. What scammers Archer property management also known as West coast Reality Group in Temecula California. Homeowners and Landlords do not use this incompetent Property management company. They did not screen the applicant at all. Did not check her references, employment, and etc. They just took her deposit and put her in the property. No Move-In Inspection was given, and the Senior Property Manager told my husband these are great applicant with income of $20,000 per month. Fraudulent tenants moved in February 2022. We had to evict the tenants less than two months for nonpayment of rent. The whole office are Incompetent scammers. Run from these crooks. We discovered evicted tenants real name, and she had 3 prior evictions in Los Angeles. read more

This Company is Terrible. They Have no ethics what so ever. I went to go see a house to rent. The add said no pets. I had them ask the owner is a small cat would be ok. Before I spent the money on a credit app. The gril first called back and said the owner would not want a cat ,thirty minutes later she said the owner changed his mind and a small cat would be ok. She told me to fill out the credit application. I called 6 times the next day & left several messages to check my status no one answered the phone all day. When they answered the phone the next day they told me the person I talked to was no longer there and the house was already rented. 45 dollars gone. 4 days later the house is still on the market and accepting 45 dollar application's. Kelly is a friendly person, but I've had to push hard to get the management company to do maintenance repairs. They seem to forget requests and it takes a long while for them to respond. The owner Kelly Archer was recommended to me by a mutual acquaintance. Mr. Archer provided a rehab service for me in Perris and did a very professional and thorough remodel. There are many factors that were used in giving Kelly this review. There were changes to the original quote and repair request.
