After paying a nearly $5k security deposit, we discovered 4+ months into our tenancy that both our Smoke Detectors AND C02 detectors were all either faulty or defective. When we requested a thorough walkthrough with House Match of the property due to our fear of faulty wiring (we were warned by multiple electricians that the wiring was extremely funky - example: the faulty smoke detector in the office was wired to the office fan which never worked until we discovered the wiring. Linda, Amanda, Pearl, and most important, Andrew (Drew) Butterfield failed to handle any major issue with courtesy, respect, or knowledge. AVOID HOUSEMATCH AT ALL COST!!! I know Pure Property Mgmt. technically owns them now, but they're still operating the 'House Match' way and it's both negligent, and a massive drain on your finances and time. Note: see drew's comment underneath. Yes Drew, we stopped paying because you were negligent and you/your staff refused to even acknowledge our emails until we stopped paying. It's called withholding rent due to unlivable conditions your bastard. If you want a SLUM LORD go with this guy, he'll harass you then try to slander you on the internet not to mention if your house happens to go up in flames due to faulty wiring he'll see 'well that's why we require renter's insurance' - which doesn't replace lost lives you dimwit. Btw Drew, releasing private information on the INTERNET like that is a breach of privacy per the court order. I'll be sure to pass that along to them ;) As i said, Drew's is an absolute a$$. The smell of mildew/mold in the home was unbearable. Then after the first month, two bedrooms and one bathroom were gutted. My adult son and I have been paying full rent for the use of less than half of the home for 2 months now. We have only one useable bedroom and one useable bathroom. They have very poor communication and do not return calls. Be very wary

I feel that the house we rented is cursed because in two years there have been 3 leaks, the hvac system broke down, and the garage door broke. Blue has been rude and horrendous to speak with. We lived with 90F+ heat inside the home for a month last summer. There are exposed walls in the garage and my son's room. Blue only tried to find a solution 6 months after constant complaining that I wanted it repaired. She hired a sketchy guy to come but when I asked for someone else she said I didn't get to decide who can do it and that she called around a lot of places to get this guy. Really Blue he's the only guy in southern California who can repair a tiny crack in a tub?! She's just awful and we're looking for a new place now because I'm sure they will raise the rent and continue with the poor service and even worse attitude. Good luck to the next person who rents this home.

For the benefit of anyone doing their research in finding the right entity to help manage their…read moreassets / associations / communities / etc. If you are considering Equity Management, you will be making a solid decision if you partner with this management company. Their team of individuals who I have been working with for close to 20 years have been amazing to work with as an owner of a property and as a board member of an association that they manage. And if you get lucky to get Erica Tromley and Melissa Vallone, they have truly been great to work with. And just to add an comment addressing some of the other reviews I have seen here who say they raised your HOA dues or made changes to your HOA rules (CC&R's etc). Make note that a hired property management company does not impose or make those decisions, nor do they have the control to do so. Those decisions are made by YOUR Elected Board Members, NOT association management companies. So you may want to attend your HOA meetings in person, meet your board members and communicate and voice your concerns to your elected Board Members. The association management company is there to enforce what your board members and or what the CC&R's stipulate are the guidelines and rules.

Absolutely horrendous "management" company. Here's all you need to know. Raised our HOA monthly…read moredues every year for past five years to the point where it has doubled. They have no problem forcing "special assessments" down homeowners throats without getting second opinions. The latest is a $4600 charge deemed "emergency special assessments" that must be paid within 60 days. Here's the problem with that, it's a "balcony repair" however only one or two balconies need to be fixed not every single one but instead it's costing US the homeowners 200k. If you google the company they hired the reviews are riddled with customer complaints of poor workmanship and flat out lying about work to make jobs more expensive. Now HOA refuses to get a second opinion or answer back to any homeowners. They aren't here to manage our property they are here to pretend to and continuously take our money. They waste our money and spend it without due diligence. Perhaps one of my favorite points is when they sent us this "notice" they made sure to include that if you don't pay the $4600 you will have a lien placed on your home. This also isn't the first time they tried to pull some shady stuff. Last year they tried to charge every homeowner $2500 to install water meters on every single house so they could charge more to homeowners.... OUR HOA FEES INCLUDE THE WATER BILL... they wanted to make us pay for the meters and then make us pay for our own water on top of the hoa fees even though our contracts state water is included. F this company and anyone who works for it. Everyone at the murrieta villas is furious, nobody here can afford $4600 in 60 days.. that's criminal
