I developed a close relationship with her, so it was disheartening to see her leave, especially given how helpful she was with any concerns related to the apartment. Soon after her departure, a replacement started working, taking days to respond and rarely being seen in the leasing office during work hours. In the month I was supposed to leave, I wrote an email notifying them of my move-out date for an inspection. However, there was no one in the office for days to confirm the inspection date, and my email went unanswered. I was extremely stressed, and fortunately, the employee clocked in just as I had given up and was on my way to the airport. I was relieved to be done with communication with the property until I realized they owed me my deposit. It took the property four whole months to return it, which is highly unprofessional. I had to send them numerous emails just to get my money back. The employees seem indifferent to the residents, making the process of moving out exceptionally stressful. To add to that, my water and electricity bill for two months amounted to $400, and the small paint chips off my walls cost me $80. I really wouldn't recommend living here!

The office staff are friendly and the building is new. Beyond that... I don't care for the place. Management refers to this as a "luxury apartment", which is actually kind of hysterical. The only luxury is a view of the Space Needle from the roof and a Keurig machine. God help you if something breaks and you have to use the Craigslist special the building provides you with. Last week our garage was broken in to and burglarized. Multiple times a month strangers come to our street-access door and shake/bang on it trying to get in. It's adorable. Also, prepare to be accosted regularly by homeless and drunk people while you walk your dogs or go for a leisurely stroll around the building. On the plus side, you get granite countertops and front-loading washer/dryers...

You look around and everyone is sharing tables. To drink I ordered the Strawberry Lemonade Hard Kombucha. This was definitely 5 My husband ordered the Big Red Ballard and the Kolschella. He unfortunately was not a fan, but it might because IPAs are not his preferred. For dinner we ordered the Brussel Sprouts, Mozzarella Sticks and Boar Basil Pizza. We are huge fans of Brussels sprouts and are our go to to order anywhere, unfortunately these were not our favorite. They were very greasy and came out very quickly which means they were waiting to be served to whomever ordered them. The mozzarella sticks were disappointing- we are from WI so had high standards on cheese. Our favorite thing of the night was eating our pizza while playing cribbage! The pizza was the perfect fire stone pizza. We unfortunately were not a fan of the music, there were some choice words that were in songs that we thought are not acceptable, especially with kids around but maybe that is just us and it is acceptable here.

Do not live here unless you enjoy throwing money down the drain and hidden fees. The apartments and…read moreutilities are nice, but the unexpected prices you pay monthly and when moving out do not make living here worth it. I live in Pike Motorworks from May 2018 to June 2020. When you sign the lease, it is expected that you will pay relatively close to the charge on your monthly rent. However, the monthly charges far exceed the utility standards for apartments in the area. Monthly utilities are close to $160/month. PMW charges you to keep the lobby lights on monthly (a fixed cost for every unit that COULD be included in rent so the tenants are aware), along with water heating, sewer, sewer capacity, trash, and water (pic attached). Many apartments in the area include these in the rent since they are mainly fixed, but not PMW. This is excluding the electricity you pay to Seattle City Lights. This is for one person living in a 600 sq ft apartment. Also, the move out fees are exorbitant. Even if you leave the unit in perfect condition, as clean as the day you moved in, you're charged $360 in "move out fees". This includes $75 for 3 gallons of paint, $120 for 6 hours of "labor", $113 for cleaning the unit, and $55 for carpet cleaning (pic attached). Obviously every apartment needs to clean and turnaround units when someone moves out/in, but I have never been charged for this in all my time living in apartments in NYC and Seattle. As a renter, I would want to be made aware of these charges upfront but PMW prefers to let you know only once the bill comes. Definitely be wary of this when moving in and factor the exorbitant monthly additions into your rent.

I've waited for a while before writing this review for multiple reasons (not to be disclosed here)…read more But here goes: We rented a studio here for the time that we were staying in Seattle. My review is based not only on my stay here, but also the quality, construction and total vibe of this place. I've lived in a variety of locations in a variety of cities (and also rented quite a few apartments for my children when they were in college and rented many a space on AirBNB). I am NOT a newbie when it comes to living arrangements, whether it be for a week, a month or a year or more. Location: easily accessible for walking to many locations in the area. That is the only reason this place earns an extra star, but I should have deducted a star for the abandoned warehouse across the street where homeless people congregate at night (giving Boxcar a pass on that one since they can't control that situation). Super quick walk down to Lake Union, which is beautiful, but it seemed so few people that live in this area really took in the scenery . . . Construction of the actual building: cheap is the best word to describe this. I know rents are steep in this area, but when you see peeling particle board separating from the cabinets, that is not a good sign. Cheap shower design with totally inadequate lighting. (aka - shower in the shadows). Accessibility: swipe your key fob to get in, and you never know who will be following in behind you. Keep a watch out and get into your fight mode and forcefully close the door behind you because you never know if someone is lurking behind you to gain access. Safety: See above, and also take a look at the windows. We were on the first floor. One window that was mostly inoperative to let air in (see my Air Circulation point below). BUT . . . since my husband is a retired firefighter, we kept looking around thinking "How the hell would we escape this place if there were a hallway fire?" I'm thinking you wouldn't. You couldn't. Yikes. Square footage/size/storage: For a studio, this place did have an adequate amount of room to move around in, although lighting was totally subpar and outlets were not strategically located. Closet space is abysmal -- it's no larger than a motel closet (if you can picture that). Max that you can fit: an extra set of towels, an extra set of bed sheets, a few shirts and a few pairs of pants and a spare pair of shoes or two. That's it. If I had to live in this location with this little amount of closet/storage space, I would lose my sanity. Neighbors: what? There are other people that live here? Yes, I saw people come and go, but they were like zombies that wouldn't acknowledge a nod of your head or a "good morning" greeting. Tranquility: nix on that thought. Garbage trucks at 3 AM. Homeless people screaming any time between 1 AM and 4 AM (and sometimes at other times), and heaven forbid you leave your window open to let some fresh air in, because then you hear the entirety of their diatribe, because . . . Air circulation: NONE. There is no a/c here and the one window that did open only opened about 3 inches, which let very little air in here (and why are the ceilings so high with no ceiling fans and then there's the point mentioned above about an accessible escape route). We had to buy a box fan to turn on every evening because it was like living in a cave otherwise. Wow, I know I know it's not cheap to live in Seattle, but our takeaway was that this location is for people who are here and gone . . . transients that just need a quick stopover location while they work for Amazon or Google or whomever is paying them to be here and then they move on to greener pastures. To me, this is a glorified Best Western Motel, which in my opinion is one step above camping.

The owner of the project has recently jacked up the selling prices of all of the condos as well. The building is a green building with low home ownership dues. That said, it has basically 0 useful amenities. The view from the deck is no big deal. All of the other 'amenities' are in one room in the basement. It's like they took some extra space they had and threw in a few things that could be a checkbox for a marketing. The gym, common room and 'reading' room are largely of not much use. One side of the building faces Market. The other faces an open lot. Sounds good, right? Well you're paying $300k to live across from a fire department on one side and on the other side the lot is being prepared to have another building go up. People on that side will get basically no natural light and the value of their condos will tank. The units are ok with one huge exception. The only place you can possibly fit a TV in the living rooms is where the builder decided to put a fireplace. They didn't put it low on the wall, but in the middle of it. It's purely amateurish and makes me question the design of the rest of the building. Ballard is being flooded with condos and apartments and the Seattle Times had a recent article about how all of the buildings will be driving down rent in Ballard. It's hard to picture that these condos will be able to hold their value with all of what is being built. That said, they're green condos with a good layout if you don't ever watch TV and you don't care about getting the money back out of your place.

The building is a green building and there are low home ownership dues. Which is surprising because - in response to Seattle F - there are many useful and well kept amenities. The rooftop is lovely, plenty of nice furnishings and still a good amount of open space, and a large BBQ. All very well kept. There is also a large pea patch with many beds. I was honestly surprised by these perks and how nice everything was kept. They layout also allows for multiple groups to be up there and still maintain their privacy. The common room is on the 2nd floor, and has a nice kitchen set up, sitting area, large outdoor balcony with a large ourdoor dining table, an indoor pool table, a reading room, a stretching room, and fitness machine area with a mounted TV. Again, all are of very nice quality and well kept. The stretching room and fitness machine room are on the small size, but it is never crowded. The views, well they're average, but that's the location, near Downtown Ballard with the convenience of Market and 15th doesn't make too much room for leaving something to look at. It's a super convenient place to live, near everything but also just quiet enough not to feel removed from the world. I never thought I would like condo living, but I do love the Hjarta.

Don't be fooled by the exterior polish, this place is garbage. The upkeep is laughable with ongoing faults throughout the building and minimal effort to keep things working well. Not to worry though, onsite management will have endless excuses as to why they can't do their job. And then there is the staff. Rude and dismissive doesn't begin to cover it. I'm talking with others in the building it appears there may even be a pattern of discrimination. Even if not, the snarky responses, dirty looks, and judgemental nature of most of the office staff says a lot about the quality of employees hired by the management company. The last thing I will say is be prepared to be nickel and dimed to death with this place. Make sure you calculate an additional $300 per month for mystery utility charges that they will do every thing they can to avoid providing any actual proof to support. And when you verbally tell tenants that they're not responsible for the carpets because they were so old and were going to get replaced, and then you rescind that promise when we move out, then I'm not going to leave with such great impressions about the building. We were never sent a second bill, and even if we had been sent one, we were NO LONGER under contract with them, so they have no legal right to charge us for a second carpet cleaning that happened after our deposit had been refunded. Complete bullshit. BEWARE of getting entangled in any lease agreement with this building or any of the Mack Urban group apartments.
