Really disconcerting seeing leasing team members write reviews for their employer and give themselves five star ratings, but whatever. Hopefully the technology will catch on at some point and yank them. Bad experience at this location, where old appliances were not in good shape and produced mold (as in black) or didn't function properly and maintenace refused to replace them. Ditto the plumbing. When your bathtub reaks of mold, and doesn't respond to drain treatment, decidedly something bad is going on either in the way it was installed or in the walls. Definitely not a place for you if you have allergies of this type, but in general, place is pretty run down and not well-maintained. read more

This has been by far my best living experience in Seattle so far. #1) Location This is the boundary between busy Capitol Hill (West of 12th) and chill Capitol Hill (East of 12th), so it's a great location for whatever you may fancy. I'm more on the chill side and it has served me well. My favorite places are around here (Momiji, Plum Bistro, Eltana, RCF gym, Omega Ouzeri, Gemini Room, Elliott Bay Book Company... I could add at least a dozen more to this list). It's also walking distance (less than 10min) to the Capitol Hill Link station. #2) Staff Keta, the leasing manager, is phenomenal. Always prompt and truly cares about the tenants. The previous leasing manager was also amazing, so it shows Equity Apartments is doing a great job in hiring and keeping talent (keep it up!). Maintenance has always been prompt, friendly and efficient. All the staff is 5 stars. #3) Packages They have Amazon Hub (the lockers) and it works very well. Besides groceries, everything else I order online and I'd say 90-95% of my packages end up nicely in the lockers (which from prior experience it's as good as it gets). Even in the rare cases where it doesn't end up in a locker I never had a package go missing, which seems to be a recurrent complaint in other buildings, so I'm grateful it's not a problem here. #4) Building The building has always been clean and safe. The kitchen amenities are of great quality and the finishes all look great. Everything in the apartment gives me a feeling of being modern and well taken care of. If anything, just the washer/dryer looks like an older model, but it has never failed me (and in fact, it saved a friend of mine who lives nearby after they got a new one that seems to be not as trustworthy ) #5) View I'm sure that is very much apartment-specific, but oh my, the view from my unit is amazing. First, all external walls of my corner unit are windows and I couldn't love it more. During summer I just close some of the West-facing blinds in the afternoon and have a portable A/C (which by the way is easy to fit in this type of window) and it was comfortable all summer. I love how much natural light it gets. Check out some of the photos I attached. By far the most photogenic apartment I've lived in. #6) Noise I've never heard noise from my neighbors (neither from above nor from the sides) so the walls probably have good insulation. My unit is at the corner of 12th & Pine, so further away from The Cuff complex and so that has never been a problem. It's not only because I'm a heavy sleeper, but at peak time at max what I'd hear is a distant bass sound (and only if I'm trying to hear it). The main source of noise for my unit are the fire trucks. Sometimes they never go by and sometimes they go by a lot, but after a few weeks I got used to them anyway. Plus the windows are double-pane, so that helps. --- I'm really glad I moved here. I wanted to live in Capitol Hill for a while and so happy it turned out to be this good. read more

Though rent can be expensive (esp here in Seattle), my partner and I thoroughly enjoy our apartment. The rooftop is nice, the humble gym area is convenient for last minute workouts and the building is relatively secure in a nice location. The real star of the show here is the building manager Lyndsey. She's a sweet, kind, and welcoming person. Professionally she excels, she's very responsive, attentive to ensuring my partner and I are happy with our space and is overall reliable for what we need her for. Packard building apartments is lucky to have such a hard working gal on their team and besides liking the apartment, Lyndsey is a big reason we decided to sign a lease! read more

Please pay attention to all the reviews that state that the cuff complex makes an unlivable situation. They are a night club that closes between 2-4 and violates Seattle city noise ordinances (though neither the police or the city council seem to care). Although this is not directly the buildings fault, Some of us have asked staff to try to help advocate on our behalf with people who could help (ie council members, night club division) and were denied. I moved from NYC and have lived near many bars and Clubs, the cuff has a unique disregard for the neighborhood and plays louder music than any other club. Please take my review as caution. I have eight more months on this lease and I feel trapped in a terrible situation. If I had 4000 extra dollars I would break my lease in a second. Don't pay a fortune to live in a non air conditioned apartment where you'll never sleep again. None of the buildings perks (ie indoor laundry) make up for this quality of life. Edit: The cuff leadership has replied. To clarify they have been prompt and kind about giving me options but every one of those options other than sticking it out costs thousands of dollars that I don't have. To be sure, it's not their fault, that they work for a company that built a building in an unlivable location. If they let everyone out of their lease without significant penalty, they'd go bankrupt. My main frustration with the management company at this moment is that while many of us have gone to city council without any result, they refuse to try to advocate on our behalf. read more

I've been living at Packard for a few months now and love it. Coming from an apartment right off of Broadway the area is so much quieter and feels much safer than our old one. The community itself is super nice. The rooftop is super a great hangout spot. The trash room is probably the cleanest and most well maintained I've seen. The area surrounding the building has just about everything you could want. Theres bus lines super close as well so iit'svery accessible. read more

I had terrible experience living here this place is unreal. There is only one elevator in the building and it is out nearly every week, so hope you like carrying groceries up 6 flights of stairs. The big windows were not properly installed, there is a gap above the window frame that allows gusts of wind to shakes the blinds even when the windows are closed, also you can hear conversations happening in the street perfectly. There is also water issues in this building, on two occasions I have had to go without a shower because the building's water pump is out or because the boiler stopped working. To top it off they want to raise my rent by 50%! No doubt there will be more civil unrest this summer and you will not be able to sleep in your 2k+ studio so I do not recommend living here. read more

I transferred to the Packard Building from another Equity Property in May of 2018 and I have really enjoyed the property! My unit was just remodeled with chrome appliances, high ceilings and wood floors ! The view from the top of the building is great and the price is great for Capitol Hill! New finishes, old bones... don't be fooled by the renovations in the units. When I was looking to move in, the leasing team was overly kind and helpful, and they made the process quite easy. I liked the floor plans Packard had to offer, and at a decent price for the area. Within a few days of moving in, I noticed a horrible musty smell coming from my bathroom. I tried to remedy the issue myself, but to no avail. I had three rounds of Equity maintenance come through to my unit, and each time "no one could smell anything." Meanwhile, all of my friends and family could tell there was a clear issue. The smell, to me, was indicative of a potential mold issue in the unit. While Equity dragged their feet "helping" me, I had to shower and do my laundry elsewhere. I was lucky to have friends and family to turn to-- not everyone does. The smell was so bad I would get instant headaches and dizziness from being in bathroom just to use the toilet. I hated being in my unit. If you choose to move into this property, you may or may not experience this same issue. However, please be aware you have a 30-day guarantee, which will only require you to pay for the days you occupied your unit if you move within 30 days. While moving twice is never fun, it is far better than experiencing health issues and dealing with unhelpful landlords and property management. Happy I got out when I did. read more

They deleted my google review because it was too honest. The leasing agent lied to me. The Cuff is super loud. I legit got tinnitus from living here due to wearing earplugs all the time (ear plugs are NOT enough). Then there's the fact that everybody loves to riot in front of the PD across the street, you're "front yard". 10/10 Would NOT recommend. So happy I moved out. read more

The Pros: -The units are larger and remodeled very nicely. -Great Location The Cons: -The noise....where do I start. The Cuff Thurs-Sun is insanely loud. Add that to the fire department and it seems like they are just competing with each other to see who can be the loudest. -Lived there for 1 year, the charges when I moved out were unfair and not right when there was no damage. -The manager is dismissive and argumentative for no reason, she always has the door closed and seems inconvenienced when you go in for any reason. When she started she put blinds up in the office so no one can see in, it was so inviting beforehand. Felt much more like a community. read more

Ok, it's true. Packard Bldg has gone through a few growing pains since we moved in. But even still, I'm going to give it 4 stars due to the convenience (location, location, location), the layout, the light, the great views and the delightful *note* NEW management. I've never had a significant or ongoing problem with the apartment that couldn't be fixed with a quick visit from maintenance. I've actually only had maintenance come by a few times in the past 14 months, which is pretty good. I can definitely hear the sounds of city life in my apartment - but it's to be expected given the location and something I got used to pretty quickly. I park on the street with a zone permit and surprisingly find parking within a block or so of the building on a daily basis. It's a little tougher on the weekends - especially the evenings - so I plan accordingly. I knew what I wanted - a clean, modern, pet-friendly building in a great location (a big bonus that we can walk to at least 4 movie theaters and not have to find parking) and the Packard offered it all. True, it is more than I'd generally like to pay for rent, but I think it's worth it. We just signed on for another year and look forward to another summer grilling on the roof with a panoramic view of the city. My friends are pretty happy I'm staying too. ;) read more

No matter how wonderful this place looks (it's super clean and new and has great amenities) or where it might be located (convenient CapHill location close to everything + bus routes), the noise that I experienced living here would NEVER make up for it. We rented a top floor apartment that faced Pine Street with a bedroom window that looked out onto The Cuff's patio. We had concerns when we were looking at the place and asked what the noise would be like in the evening since we couldn't experience it for ourselves until we moved in. The Manager at the time just told us it was like "a little street noise" and assured us it wasn't anything louder than city living. I've lived in major cities before, and believe me when I tell you this was no street noise. Not even close. Thursday through Sunday it was like a super bass disco dance party in my bedroom. I could hear drunk conversations at 2:00 AM on a Thursday night when I had to get up four hours later. Not cool. THE NOISE WAS SO BAD, WE HAD TO MOVE INTO OUR LIVING ROOM SO WE COULD SLEEP! My husband and I literally made our fold out sofa in our living room our bed for nearly a year. We used our actual bedroom as large walk-in closet. I sleep with earplugs already, but it wasn't enough, even from the living room. I could still hear The Cuff. To make matters worse, you have the fire station on Pine that causes its own share of noise. Sirens at all times of the day and night. Now, whether the units that don't face The Cuff have this same problem with the noise level or not, I'm not sure. And honestly, if it weren't for the noise and the lying Manager, then I would probably give this place a much better rating. But because basically, I didn't sleep for about a year at this building and was suckered into living in that particular apartment, I'm giving it a low rating. Renters, be warned! read more

OK, the place is in one of the best locations within the hill. Everything you need is within walking distance, and there are so many bars and restaurants that you won't know which to visit. The apartments are large and bright, and have amazing hardwood floors. It can get a bit too warm in the summer because of those windows, but a box fan or AC unit fixes it easily. The appliances are a little on the old side but the maintenance team does a great job if there are any problems. The office is great at accepting deliveries, and for the last year have been really approachable and good at addressing issues. Then there's the incredible roof. Its fire pit, BBQ and the furniture make it one of the best places to be in the summer, and the views from up there are incredible. The building is super pet friendly, and most residents are really great too. As many other reviews have said, there is a lot of street noise from the police and fire stations, and the Cuff at the weekend can be LOUD, but living in a city and given the buildings location, that's hardly a surprise. The trouble is, all the pros of this place can be completely overshadowed by some of the other crap. There is constant traffic from people buying from some of the apartments in the building. There are often passed out people in the corridors at 4 am, and things do get stolen. And that beautiful roof? It's a great space but it's often full of off-leash dogs, owners too baked to control them or pick-up after them, and guys trying to sell you stuff whilst you BBQ. If you want to party and don't mind any of that stuff, then this is a great place to live. If not look elsewhere. read more

My husband and I love living in the Packard Building. We've been living here for about 5 months and everything has been great! Tony, our building manager, has been so great to work with throughout our move-in, and especially during our recent apartment renovation, which we're so happy about and love the finishes! I'm in and out of the building a lot and I always see Tony working late and putting the tenants first. I think he really represents Packard well. He's always great to talk to and handles any issues super quickly. Overall, our experience with Tony and Packard has been great and we're glad we made the choice to live here over the other buildings we were looking at. Oh, and the roof top is awesome!!! read more

Absolutely don't recommend. Sam and Ted are both gone and the place went straight downhill. To the gutter. PACKAGES are NOT secure, they are put by the elevator or in a hallway, neither of which require FOB or key access. I had multiple packages go missing and the leasing agents coyly ask if I know how to track packages. Rude. There's an Amazon locker but most packages don't fit. The noise, between the Cuff and the fire station and police station, is awful and it's impossible to sleep on the weekends. And I lived on top floor. They won't spend a penny to fix anything - I lived there for 2 years and the elevator was broken the whole time. Never knew if I was going to my floor or the parking garage. Meanwhile they charge for EVERYTHING. $50 pet rent per dog per month plus a surprise $60 per pet for DNA samples is just one example. Roof amenities broken. Then hit me with crazy and unexpected moveout charges. Upon asking about these unfair charges, I was simply assured (rudely) that they were correct, despite specific, itemized evidence to the contrary, but still was not refunded. I couldn't wait to leave this building, and am now more frustrated than ever at these inexplicable and ridiculous charges, and the management's blatant disregard to rectify the issues. read more

If you are on the North Side of the building, the noise from fire trucks is very bad (frequent 90 to 100db as measured by my phone app). They almost always approach the Pine/12th intersection with sirens blaring and horns sounding. If you face East you overlook the Cuff's party patio. The noise from the patio has improved a bit since they put up a canvas tent roof, but it's still quite loud until late on the weekends. Suitable for the deaf or those who hate to open windows. Also suitable for vampires who are okay with tinnitus. read more

we have lived in the packard building for a year, and just renewed for another year. we have been very happy here overall. the location is unbeatable- truly. we can walk everywhere, and it is just far enough off the main strip to curtail nighttime social noise. we do get some fire station sirens, but we realized that when we moved in. our unit is a flat- and is wonderful with a giant wall of oversized windows and a view of downtown and the space needle. we love the clean modern interior. it would be great if there had been some of the original building charm left with the remodel into living units, but ah well. we've never had a problem with any appliance in the unit. we had exceptional management when we first moved in, then a period of pretty lame in-building management (or lack thereof), and now back to a really friendly, proactive on-site manager. true- the office isn't open all the time, but we haven't had a problem getting a quick response from the manager when we have needed to. we rarely hear any noise from our neighbors, and almost everyone that we've met that lives in the building over the last year has been friendly. we have also made some close friends right in the building since moving in. we've always found the management to be pretty easygoing and willing to work with us when needed. which, luckily, hasn't been too often. the building is exceptionally pet-friendly, and the managers have always been delighted to see us with our doggie whenever we pass by- always ready with love and treats. the rents are fairly high- but once again, we all know what we sign up for when we sign the lease. for us, the location, newer building, and big light-filled unit is worth it. recommend. read more

I am a tenant at this building, soon to move. This nuilding has a package theif problem. One Sunday evening I saw a package out in the mailroom which is sometimes where packages are left but normally they are left in an after hours location. I having had packages missing myself, thought it could get stolen so began moving it to a secured area that tenants have access to. I shouldn't had moved it but I wasn't thinking abstractly enough. Tony the manager intercept me. I explained the situation telling him I was moving this package and he said he'd put it in his office and took the package. A few hours later around 10 I was interrupted by Seattle police, arrested and detained pending an investigation for 2 days. There were no charges filed even after Seattle police executed a search warrant. This building made false accusations, reported a false crime, invaded my privacy, and marked my record with an arrest. There has been no apologie, no nothing. I am violated by this company that dies this to their tenants. Fair warning if you move here you very well could be falsely accused and arrested. read more

The management company should provide informed consent about the fire and police noise prior to having people sign contracts here. I didn't get a full night's sleep for a year. If you are not a light sleeper or are okay wearing earplugs this will not apply to you. Buyer beware. It is NOISY. In the winter time it is bearable because the windows do block some of the sound, but in the summertime when you want the windows open you will not sleep through the night if you are a light sleeper. Unless you can afford parking in the building I would recommend looking elsewhere as well. I sometimes had to park many blocks away. The views are lovely, it was a nice location, but it was not for me. I would not have signed that contract if I had known about the noise levels. read more

The Packard Building! It is sited directly on hipster ground zero in the coolest neighborhood in town! It is so now and with it! It is definitely for you if you can answer "yes" to most of the following 7 questions: Are you 23 years old, new to town, clueless and grotesquely overpaid by Amazon or Microsoft - therefore money means so little to you that - presented with sloppy, unitemized bills for things you don't owe - you just pay it rather than waste a second contesting the charges when you could instead be out drinking $15 cocktails at Tavern Law with your buds? After the bar scene - do you stay up partying all night and then pass out so that the police and fire sirens (both fire and police literally across the street) going off at 3AM don't bother you? Ditto the sounds of footsteps, toilets and doors closing that come from the ceiling and the apartments on both sides of you through paper thin walls and floors from all the other 3AM partying hipsters? Ditto the cheap, bottom line appliances which make so much noise they would wake normal people up? Do you have an out of control dog that you let poop everywhere (like stairwells), don't clean up after, leave unattended in common spaces and let jump up on other tenants? You like the idea of having an apathetic, part-time building manager who isn't on site every day and doesn't accept packages for you? Considering all of the above - paying one of the highest prices in town for a small studio rental apartment sounds like a really good deal to you? Did you score at least 4 out of 7? Congratulations!!! Move right in. Otherwise go somewhere else. Fine print: don't take my word for it. Hang around late at night outside the building to verify the sirens. Hang out in an empty unit long enough to hear the refrigerator compressor come on; turn on the garbage disposal, etc. Ask the guy showing you the apartment to go into the apartment over your head and walk around with his shoes on (note - it is only impact noise, airborne noise transmission like from TV and music isn't bad). Go up on the rooftop and hang out until some dogs show up - with or without their owners. And as for the bogus billings - get in touch with me, I have email correspondence from the management company on each and every one - each thread concludes with - ooops, darn it - you didn't fall for it - so forget it. You can also pull another tenant aside and ask them, but more than half of them really DO fit the profile above, so you may just get a glassy stare and a "huh"? Yes, there are also some really nice, responsible people living there. Adam, the maintenance guy is a sweetheart. It is in a wonderful location. Eltana Bagels on the ground floor is almost good enough all by itself to balance out the other stuff... but... I moved out. So will you. So if you are a "3" or less - save yourself the trouble. Pros: -The location is fantastic: just about everything you need is within walking distance (parks, restaurants, groceries, hardware, thrift store) -Nice hardwood floors (albeit with laminate covering) -Convenient washer/dryer unit in the apartment -Our apartment on the west side is very open and light, with great full-size windows and a view of the city (and just barely a view of the Space Needle) -Great rooftop terrace: 360 degree view of downtown, the Space Needle, the Olympics, and Mt. Rainier (when it's clear) -Communal bike storage room exists, but it is getting overcrowded -Convenient trash chute on every floor (you have to walk down to the basement for recycling though) -Good repair service - problems are usually fixed within a few days or a week -Just barely qualify for Zone 4 parking (any further west or south doesn't qualify for street parking) -Very friendly property manager who is usually very good at helping us with problems -Until recently, our building was stuck with either Comcast or CenturyLink for internet (and only low speeds at that). However, we were just able to switch our service to CascadeLink, a local provider that is only available in large apartment buildings. So far, we couldn't be happier with them. We get over twice the internet speed for about the same price, and instead of taking months to set up like it did with CenturyLink, the service was hooked up within one business day. Cons: -We've had some trouble with getting packages delivered. -Building staff is only available during office hours (about half-time), and not always even then. -Our "open" 1 bedroom is called that because the bedroom does not have a window or door. -There's a call box outside the front door, but even though our names are in the box, our friends can't use it to call us and be let in because the software for the box is limited to only 10 area codes, and they have already been used up. This is a strange but frustrating problem, which the property manager hasn't fixed yet even though we've asked several times. -It can be noisy. One of the other reviews mentioned the noise from a nearby nightclub. We live on the west side, and this hasn't been a problem for us at all. However, we do face directly onto 12th, which is a fairly major road. It turns out that the fire department is next door, and we hear fire engines going past down 12th probably every night. The street noise can also be a bit loud on weekend nights. However, it was only a problem for the first few nights, and now we don't notice it at all. We sometimes even sleep in the living room, right next to the big windows, and are never kept up by the noise. On the other hand, my parents refuse to sleep over anymore because it was too noisy for them. I guess it just varies person to person. read more

However, it is important to be aware of all the major issues before you sign for a lease here. - The building staff are not available. - The building managers do not have the authority to make any decisions; thus, they are not helpful - The building is on the top of a night club (The Cuff). The night club also have outside bar and dance floor. So, pretty much your back yard is a night club. The tea dance starts at 3 PM. Forget about down time, working from home, sleeping, or even doing chores. Peace of mind. Go for a night out to the Cuff. - If you are new to the city. You must know. The back side of the building faces a fire department and the front of the building is faces the police department. Well, let's say. Someone is on fire 24 hours around. - Make sure to have a saving for staying in hotels. During the pride, block parties, even weekends. The noise is out of control. - Guest with babies will have to stay in hotels - The water bill is super high. I do not trust: "it's by our usage". I was in France for over 3 weeks. My bill was still over $80. They building is not energy efficient. - The rent went up by %10 this summer. A lot of my neighbors moved out. So, the rent get jacked as they please.
