The biggest issue was the bait and switch with Rafael. They sold us on a contract that laid everything out of what things would cost. But it didn't. We were installing under cabinet lighting. Do you think they would have considered if the electrical needed upgrading? No. $6,000 unexpected costs and it was too late at that point the old counter tops were ripped off and then they discovered it. They added $500 additional costs for undercabinet outlets even though they bid the job knowing we wanted that. They ALMOST tossed the garbage disposal even though we specifically said it works great and we want to keep it. If we were not watching them they would have tossed it. We said we wanted them to remove stupid pillars from our dining room and they bid the job including that. Then later said we would have to get tile and they would have to add on $ for that part to install tile. The project manager did not come earlier when we had time to have them start earlier and then blamed us for stalling the project? They ordered the wrong crown molding and then wanted to charge us for matching crown molding. They didn't tell us they would need to charge us for a port-a-jon at $600 - they assumed for months they could use our bathroom. Overall the end product was awesome. Looks amazing. But the contracting and contractors ordering the real people to do the work need to be much much better at bidding the job accurately and then working with the customer to address their issues without at $6500 upcharge on a less than $50,000 remodel.

    D O N O T B U Y A H O M E from ICI Homes- a.k.a. Intervest Construction…read more There are MANY reasons that you will want to avoid these awful people and their shoddy workmanship. I will list the TOP ONES, and if you read through the other posts on here, YELP, you will see more. YES, I am a homeowner in the Plantation Estates/Magnolia Preserve sub division-Julington Creek. Here are the top players: Mori Hosseini Chairman & CEO , and Don Wilford . The so called "Builders are Frank and Tom" . They are actually just foremen, they don't build anything. everything on an ICI home is SUBBED OUT. Contract is one sided, does not allow for a lawsuit, only Arbitration. UPGRADES - i cannot warn you enough, about ICI system of selecting upgrades! They show you models that have ALL upgrades, you never get to see a model that has no upgrades. Why? Well, because everything with them seems to be an upgrade. AND GUESS WHAT? n You cannot select your upgrades OR know the pricing of UPGRADES until after you sign and buy. i AM SERIOUS. You have to wait for an appointment to go into the "Design Center" and meet with a "designer", and tell them everything you want. THEN WAIT AGAIN, for the prices! You will easily pick out 30-60K in upgrades and not even know it. Highly disappointing FINISHING - just the top ones, there are SOOO MANY. Walls - Joints - Windowsills - They don't sand the wood,they just paint over the roughness! We have window sills and fireplace mantle that never dried, because it is still sticky. Their painting crew S U C K S and does not speak English, When the painting crew comes BACK to fix your "List" of items, they make it MUCH MUCH WORSE each time they come in. The dry wallers are THE WORST EVER. If you walk around at night with a flash light, you will see unbelievable mistakes, warps, dents, unevenness. Oh heck, you can see it in the day too! Certain times of day when the sun is brightest, you will see things in the wood/joints/walls that will blow your mind. They have a stupid rule, they try on you.during your final walkthrough, stand back 3 feet and see if it is noticeable. the 3 feet rule. Don't get closer than 3 feet . Is that funny or what? NO NOT FUNNY. Carpet - Even when you upgrade, you get crappy thin, apartment rental type carpet. Padding is A JOKE, it is see through in spots it is so thin. MANY neighbors complain about the awful carpet, and have had to replace it. Tracks show up in 2 months. If a baby or toddler falls on it, they could get a head injury or break a bone. Tile Floors- C R A C K --- many many cracks, hairline splits in the grout. They come in, hack up a tile make a huge ass mess, and then the tile cracks again. We have tiles that "pop" when you walk on them. Just a matter of time 'til they cave in. Stucco and window trims- they don't paint under the styrofoam pieces that are the TRIM/DECOR of the outside of home. You will have make the lazy painters come back and seal that up, or else you will get water damage there. Stucco CRACKS on the sides of home. Having said all this, and having left out "STUFF", if you must live in the Julington Creek area, these 2 neighborhoods are wonderful. The recreation pools and activities are fantastic. The guard gate at Plantation is a huge SAFETY PLUS. DO YOURSELF A HUGE FAVOR and buy a RE-SALE home. don't buy a new one from ICI Homes. If you buy a re-sale, the owner already WENT THROUGH the pain & agony, thus saving you from the intense mental illness that NEW home owners suffer from. You will get ripped off financially by buying a NEW BUILD ICI HOME. The second you close, you will lose close to $75K and MORE. Buy a resale ICI Home in Plantation Estates / Magnolia Preserve. Don't buy new, you will LOSE your $ and your MIND

    This is a case of the textbook "buyer beware". In August of 2022, my husband and I were looking for…read morenew construction in the St. Johns area and came across Riverside Homes and their sales rep, Trisha Ziemba. During our walkthrough of their model, we asked Trisha how long it would take to complete the building of the home from the signing of the contract. We were told by Trisha that it would be about 14 months so around October 2023. We explained to Trisha that we would prefer the home to be completed in August of 2023 so that our oldest could start school at the start of the school year. We decided to move along and Trisha explained that we would need to hand her a check for $5,000 to reserve the lot. She explained that the payment was non refundable and was required to reserve the lot. We believed her. As we were leaving the sales center, Trisha explained that it could take about a week or more to reserve the lot. Two days later, I emailed Trisha some questions including whether or not it was possible to move the completion date from October 2023 to August 2023. Trisha addressed the other questions in the email but did not address whether August 2023 was a possibility. Every single time we requested the complete list of options with pricing, she would respond saying that the list was too long. She eventually sent a partial list of only the structural options. Two weeks later, Trisha sent my husband and I the Purchase and Sales Contract to sign. Upon review, we noted that there was no completion date in terms of when the home would be ready. Instead the contract stated that Riverside could take 2 years to even start building. Trisha stated that she could not add the promised date of October 2023 to the contract because of COVID etc. Trisha was adamant that nothing could be changed despite her initial promises. We felt deceived. Trisha had recommended two preferred mortgage lenders to us. One of the lenders who we applied to and got pre-approved explained to us that Trisha secretly requested that our lender have our file go to underwriting! We explained to the Lender that Trisha (as per the contract) is going to wait another 2 years to even start building, so why would we go through the process for underwriting for a home that would take more than 3 years to complete? Again, Trisha did not explain this extra condition to us and only stated that we needed to obtain a preapproval letter from her preferred lender. All the time, she was requesting that the lender have our file go into underwriting. Very shady. The lender explained to us that this is what Trisha and Riverside Homes does to their customers/clients....they try to push for underwriting without the buyers' consent. So, we never signed the Sales Contract with Riverside due to the dishonesty and lack of disclosure by Trisha and Riverside Homes. We asked back for our $5000 lot reservation deposit and....as you can guess.....Trisha and Riverside Homes said no. Trisha pretty much avoided all the promises she made to us before taking our $5000 check and said "oh, it's non-refundable". I would like anyone that is considering buying from Riverside Homes to ask for all the information upfront and most of all, get everything in writing before handing over anything. My husband and I have purchased new construction homes a few times from bigger builders and have never seen this level of dishonesty. Terrible. My advice to potential customers of Riverside Homes: a) Before handing over any money, have an attorney review the document to ensure that you are aware of your rights b) Before signing any contract, ask to see a full listing of option pricing c) Get it in writing. Please do not assume that what the sales agent says is what you will see in their contract.

This review is due to the lack of repairs that were indicated on 3 independent inspections. We provided the first report and were assured that everything would be fixed...it was not. Same with the second inspection and now the third. We met with Chad Z. today and were informed of all of the things Drees will not fix. Here we are nearly a year after moving in and 3 inspections later, roof repairs have not been done (and we are entering hurricane season), the bathtub finishing is chipping, there are cracks in the ceiling and by the bathroom window, there was a vent upstairs that was and still is covered by the drywall, the drainage in the spare bathroom is slow, the air handler is leaking, the exterior wall penetrations are not sealed, there is no downspout on the secondary roof, there is no insulation card to see if the levels of insulation are correct, the water meter box is not installed properly, our shower door was installed incorrectly, we have visible joint seams, our shelving was not installed properly, the garage door is in need of repair (will not reverse when met with resistance), which poses a safety hazard and the attic door in the mechanical room is not attached to anything, just screwed into the trim. We had hopes that Mr. Z. would be receptive and would provide the customer service that Drees Homes claims to have, unfortunately, that was far from the case. He told me that Drees Homes "does not have to fix anything on an independent inspections, only county inspections". When asked several times for him to provide me that information in writing he refused, stating "I don't have to".When asked if he can help me to understand what is covered under warranty, he told me "no, that is the homeowner's responsibility". It seems that Drees claims on it's website about having "Stellar Customer Service" is anything but honest. These photos were taken during our inspection and today. Anyone who is considering building with Drees Homes, specifically the Jacksonville Division, I highly suggest you check out the Better Business Bureau Reviews https://www.bbb.org/us/ky/fort-mitchell/profile/home-builders/the-drees-company-0292-322 and others. Do your research. Their homes may be pretty on the outside, but the quality is terrible and the customer service is even worse. Once you sign, you are on your own. I also suggest that you steer clear of this company, it has been issue after issue and no one is willing to do right thing.

    I really have mixed feelings about this place. It all started the first time we visited the…read morelocation and we were told do so. We asked if we needed an appointment and were told no, just go anytime. Once we get there we are told no appointments necessary was correct, but they only do the tours every Saturday and Sunday. Well we came back on Saturday morning as they told us to only to be told that they do it every other weekend; but it is by appointment only. By this time we are way confused and frustrated. So we tell them we want to make an appointment; and so they did. The appointment was for a Thursday (not a Saturday or Sunday) which also confused us. Finally when we show up on Thursday we get to the tour and get to pick out everything we wanted for our KB Home we were building; at the time... Our tour guide salesperson Sonya was super nice and super helpful; but as things go with this place she said it was her last day and she'd be handing us off to another person. Holy cow, how much more confusing can this place get. So she gives us to Audrey who was also as nice, but we didn't deal with her much; just emails. Pretty much the studio has everything you need to enhance and upgrade the KB Home home you are building; but it's all pretty generic. The pricing is pretty much outrageous if you are upgrading from the standard included equipment, appliances, counters, paint, etc; and don't buy anything that isn't an upgrade. For example the new homes do not have refrigerators; but you can buy one here for about a thousand more than Lowe's. Overall, you start by buying your KB Home; then you go here and get a halfway decent home be prepared to spend around $20k on the low end. Due to COVID-19 pandemic we backed out of our contract with KB Home because it was taking too long for the permitting and then corporate approvals; and the fact that the market was starting to tank including investments. It was really just a mess. Would I buy a KB Home? Yeah, I would. But next time we attempt to do something like that I want all the pricing upfront.

I was positively amazed at how knowledgeable, kind, and patient Mary Jo Lorine was in guiding us through the selection of innumerable options/choices! She put all of our concerns at ease. I relied on her expertise as she explained everything in detail - - could'nt have done it without her! Thank you Mary Jo!
