The biggest issue was the bait and switch with Rafael. They sold us on a contract that laid everything out of what things would cost. But it didn't. We were installing under cabinet lighting. Do you think they would have considered if the electrical needed upgrading? No. $6,000 unexpected costs and it was too late at that point the old counter tops were ripped off and then they discovered it. They added $500 additional costs for undercabinet outlets even though they bid the job knowing we wanted that. They ALMOST tossed the garbage disposal even though we specifically said it works great and we want to keep it. If we were not watching them they would have tossed it. We said we wanted them to remove stupid pillars from our dining room and they bid the job including that. Then later said we would have to get tile and they would have to add on $ for that part to install tile. The project manager did not come earlier when we had time to have them start earlier and then blamed us for stalling the project? They ordered the wrong crown molding and then wanted to charge us for matching crown molding. They didn't tell us they would need to charge us for a port-a-jon at $600 - they assumed for months they could use our bathroom. Overall the end product was awesome. Looks amazing. But the contracting and contractors ordering the real people to do the work need to be much much better at bidding the job accurately and then working with the customer to address their issues without at $6500 upcharge on a less than $50,000 remodel.

We researched the business on the BBB and other reviews prior to signing the contract. We toured their spec homes and the models. The only issues we could seem to find was the lack of follow through with warranty items after closing. We have built new homes before and had such limited warranty issues with those builds, that we decided that building a house from the ground up from an A+ (BBB) rated locally owned company would build a solid home. Structurally, the house seems sound. We know what is behind the (VERY FLAWED drywall). However, once the drywall went up, the issues started!!! We never even met the first site manager we had. The second site manager was such a yes man that he would tell us things that were not carried out by the company. He would also make excuses and blame everyone but himself or the company. It was always the tradespeople that were behind the closing delays. Our original closing date was supposed to be November 28. We received word just a few days prior that the closing was delayed. We had two more closing dates come and go without the house being completed enough to get the certificate of occupancy issued. Electrical was such an issue. They had to move the meter box, then blamed the power company for why there was no power to the house. After many calls to the power company, we were finally told that something was not connected, which was the builder's responsibility. Once the meter box had power, there was still no power to the house. The site manager didn't know he needed to call the electrician back in to make the final connection to the house. There were still issues that needed to be addressed when we went to the closing table on 24Jan. Against our better judgement, we closed, as the temporary apartment we were staying in had already been pre-leased to another tenant. The home inspection, that we were glad we paid for, brought up several issues, one being the fact that a couple of the windows would not open correctly. The site manager (the third person we had to deal with), told us "if you are not window people, I wouldn't even worry about it" and that to fix it, the drywall would have to be ripped out. Umm, what????? Luckily, when the window guy came out, it was a fix so simple, he was in and out in five minutes. Why didn't the site manager know how to fix this. We were given a letter guaranteeing completion of the items within 30 days of closing. We are still having issues getting these items addressed. We both work full time, and we will get notified that someone will come by the next day to "look at the issue", but not to fix the issue. We have taken so much time off of work for this house... There is a huge lack of quality control with the tradespeople. The drywall is a disaster. There are so many flaws in the drywall, with crooked walls, rough areas in the walls, etc. We had custom shutters installed and the drywall surrounding each window is a different size, so each window had to be carefully measured. The counters on either side of the stove are not level by over a quarter of an inch. We probably would have never noticed it, but the stove we selected is a slide in with a lip that is supposed to rest on the counter. The cabinet people came first to 'look at it' and blamed the countertop installers. The countertop installers came out to 'look at it' and they blamed the cabinet people. However no one will take ownership and fix the issue. We had a pocket door installed by the builder. The pocket door is warped, so they brought out a replacement. They did not spray the door prior to delivery. They painted around the edges and said the painter would come out to paint it after it was hung. It is still sitting in our garage awaiting installation, because the trim guy refused to put it up because of the jacked up paint job. So now, it will probably end up being warped too... The security system that was pre-installed shorted out as soon as the security company plugged it in. The whole box had to be replaced. The low voltage subcontractor pretty much said the security company fabricated this issue so that they could 'install their own equipment'. I smelled the distinctive smell that shorted out wires have. The grout in the bathrooms are different colors the flexible grout in the corners is not the same color as the rest of the grout. The upstairs bathroom floor had to be redone because the tradeperson did not install the tile correctly, and before we even moved in, the grout was cracking and coming out. Getting the warranty dept to respond to warranty requests is terrible!! With as bad as a job the contractors did, it is no wonder they had to expand their warranty dept, as the recording on their phones say. I could go on but I am running out of room!!!

After a few false starts in selling our home in Wisconsin we finally got going seriously in July of 2017. It was great working with the Landon sales team and the Landon design center to make our home very unique both in regards to floor plan modifications, additions of options and selection of decorating elements at the design center. All together our upgrades were about 10% of the initial price but well worth it and we managed to stay within our budget. Another huge plus is that by choosing to build in Beach Haven we are in a community that reflects our lifestyle. We can see the ocean from our balcony, there is a community pool and gathering center, a private beach on the ocean and the residents range in age from infants in strollers to retired people, just like a real neighborhood should be. We've only owned our home for several weeks now but we are in love with it. Any issues we had along the way were dealt with fairly and completely. We would do it again in a minute.

This review is due to the lack of repairs that were indicated on 3 independent inspections. We provided the first report and were assured that everything would be fixed...it was not. Same with the second inspection and now the third. We met with Chad Z. today and were informed of all of the things Drees will not fix. Here we are nearly a year after moving in and 3 inspections later, roof repairs have not been done (and we are entering hurricane season), the bathtub finishing is chipping, there are cracks in the ceiling and by the bathroom window, there was a vent upstairs that was and still is covered by the drywall, the drainage in the spare bathroom is slow, the air handler is leaking, the exterior wall penetrations are not sealed, there is no downspout on the secondary roof, there is no insulation card to see if the levels of insulation are correct, the water meter box is not installed properly, our shower door was installed incorrectly, we have visible joint seams, our shelving was not installed properly, the garage door is in need of repair (will not reverse when met with resistance), which poses a safety hazard and the attic door in the mechanical room is not attached to anything, just screwed into the trim. We had hopes that Mr. Z. would be receptive and would provide the customer service that Drees Homes claims to have, unfortunately, that was far from the case. He told me that Drees Homes "does not have to fix anything on an independent inspections, only county inspections". When asked several times for him to provide me that information in writing he refused, stating "I don't have to".When asked if he can help me to understand what is covered under warranty, he told me "no, that is the homeowner's responsibility". It seems that Drees claims on it's website about having "Stellar Customer Service" is anything but honest. These photos were taken during our inspection and today. Anyone who is considering building with Drees Homes, specifically the Jacksonville Division, I highly suggest you check out the Better Business Bureau Reviews https://www.bbb.org/us/ky/fort-mitchell/profile/home-builders/the-drees-company-0292-322 and others. Do your research. Their homes may be pretty on the outside, but the quality is terrible and the customer service is even worse. Once you sign, you are on your own. I also suggest that you steer clear of this company, it has been issue after issue and no one is willing to do right thing.

    Very unhappy with Dream Finders from the start…read more Horrible communication during building process and with following up; should have been a clear sign. We moved in months past our original date, but still the home was only partially finished. No mirrors, no light fixtures, no shower doors. Carpeting and tile unfinished. Painting only half done. Warranty was a nightmare and no help at all. Sting you along and only bring in the same horrible contractors they used in the first place, so nothing really ever gets fully 'fixed'. The hardwood was not installed properly and had to be replaced number times in multiple places and is already having issues again. The tile in the shower floor had to be completely ripped up and replaced. Tile in other rooms started cracking only to reveal that many tiles were laid using dots of caulking in the corners and not laid properly. Painting we gave up on and just did ourselves to avoid having them come back in our home and only continue to perform a sub par job. I wish I could say this was an anomaly but all of my neighbors reported many issues as well and told me they just gave up and decided to start fixing things themselves. I would sincerely recommend staying far far away from Dream Finders, it is far from worth dealing with them, as you can tell from numerous other reviews in many places and not worth the headache.
