One of the highlights of our stay was enjoying breakfast each morning in our private garden, surrounded by the relaxing sounds of the fountain and singing birds. It was the perfect way to start the day. Everyone we encountered--from the front office staff to housekeeping--was genuinely kind, professional, and welcoming. The attention to detail and the peaceful atmosphere make this place truly special. We highly recommend Simpson House Inn and can't wait to return again!

Seems that there have been changes potentially in management that have decreased the offerings which make the stay seem less luxurious and in my opinion not consistent with a 5 star stay. When we inquired about borrowing bikes we were told to go rent bikes from a shop downtown. Although breakfast provided was tasty, Simpson House consistently did not pay attention to our dietary requests that we had made note of in our reservation, called in advance to notify the staff, and put daily on our breakfast requests. We were served food and drink that we could not eat daily even after we had brought it up with management. Although the grounds are beautiful, the attentiveness and offerings do not seem to be what they once were, and for the price nightly price of $600, I would look at other hotels in the area.

The bathroom door didn't close completely, the sofa was noticeably worn and stained, and the bedskirt had a large hole in it. We understand that this is a historic hotel and appreciate its charm, but we were expecting the furnishings and room condition to be better maintained. Overall, we had a pleasant stay because of the wonderful staff and lovely grounds, but we do think the guest rooms could use some updates and better upkeep to better reflect the hotel's pricing.

My husband used a third-party to book this site like we usually do and have never had trouble. We arrived in Montecito a little early decided to get some lunch at the honor bar, which was excellent, and then check in. We ended up arriving exactly at 4 o'clock to check in and my husband was informed that because we booked it through a third-party site we would have to pay the tourism fee or something like that for $47 additional bringing the hotel room up to $400. And then we would also have to put a $200 hold on our card for incidentals, but the way it was handled was not necessarily unprofessional, but it was uncomfortable. We got everything worked out and started to head to our room on the second floor. The stairs are a little bit steep in rise probably because they are old. The hotel was built in the 20s I believe by Charlie Chaplin, which you wouldn't know about unless you did your own research. I didn't notice anything in the rooms or downstairs letting us know that. And that's actually something that I would have enjoyed seeing on the walls in the hotel rooms, some portraits of Charlie Chaplin maybe some movie stills? We decided to use the elevator which I think is original to the building of course with some safety upgrades. The room was somewhat small, reminding me of rooms in Italy. And it smelled really musty. Which I'm sure is normal for a building of that age. The hotel did not appear to be booked and so I was disappointed with the room that we received (see our photo of our view.) The bathroom was a tiny with a minuscule bookcase to place your items on. Again, I'm sure there is nothing they can do anything about because of the age of the building, I could not get the shower to fully work. The water came out halfway through the showerhead and halfway through the faucet. The water is very soft so it took forever to rinse my hair. Valet parking is included whether you want it or not. And there are five self parking spots. There are bicycles that I believe you can check out. I'm not sure if there's a fee for them. It seemed like they were offered for free, but I'm not really sure.

I wish I had listened to other reviews and stayed somewhere else. It was loud the entire time but the hotel did provide complimentary ear plugs. And there is a train that comes by that is even louder. -Paid for an Oceanfront View but in the pictures you'll see that from the patio, those hedges are too high for an unobstructed view of the ocean so try to get a balcony room for a better view. -No WIFI -Rooms could use a refresh. They are a bit dated. *I would probably give this hotel a rating closer to 3.5 but the husband and I were the only guests this day so it was nice of the staff to still put out the complimentary wine and snacks for us. Literally around the corner was State Street which is full of restaurants and ships. A nice 15 min walk to the pier - Room 314 had beautiful huge windows that overlooked the street - Staff are all very friendly and professional - Cute outdoor balcony/patio area on the 2nd floor, right off the elevator. Nice comfy outdoor couches, chairs, tables. Shaded and cool. It was a great spot for a quick afternoon drink, or if you need to do some work. We were the only ones there both times we went during the weekend - Lobby was small but very cute - Free bikes for rent (see picture)? DTSB is very bike friendly so it was a great way to get around - Valet used a text service (scan the QR code on your ticket to text the valet to bring your car around), so minimal wait time - Room had a really nice sized drink fridge. I was able to put in an entire pizza box - 2 sinks - Keurig coffee machine in room - Smart TV, I was able to sign into my streaming services - Lobby has a small bar that served coffee and continental brekkie for a fee - Relatively quiet on the 3rd floor. My room was right off the elevator and you could definitely hear some people walking to and from, but honestly pretty quiet. The ice machine was across the hall and that could be noisy but I only heard 1 person getting ice my entire stay Cons: - I can only speak for the room I booked 314, but the shower was a stall with the dreaded flappy shower curtain. I mentioned this during check-out and the front desk staff immediately became rude stating that the room doesn't have AC and if we wanted that we needed to request a room with AC specifically when we book the room via the website (which there is no option for that) We stay in SB a lot. Never had this kind of experience. Probably won't stay again because for the price of the room ($300+ fees a night) there should be air conditioning and polite staff.

Check in was such a breeze, the Inn test you to pre check in closer to your check in time, check in is 4pm but you can get an early check in at 1pm $10.00 and 2pm for $20,00 plus $ 18.00 a day for parking. When we arrival Adrian and Stephanie the front desk staff both were very welcoming and extremely friendly helpful info. they both went above and beyond which enjoyable, after checking you get to pick two alcohol baverges, there isn't breakfast here but there is a coffee bar that is open 24/7 that has 3 type of coffee, a variety of different teas, Instant oatmeal, fruits and a veriety of cookies daily as well. The room was clean with nice deco with a few extra items that made this stay some what special, the bed was very comfortable and a mini bar in the room (not free) Mont wine $21.00 and Mason water $6.00 was on the table we did not partake, our room came without a micowave and fridge I had to order them, they were in the room when I got there, and last the heated pool and jacuzzi area have a beautiful landscaping about 5 to 6 table and chairs in a covered courtyard. I would definitely recommendation Mason Beach Inn and can't wait to return. Oh I did meet the general manger Miguel Cuellar who was also very nice plus pass on some helpful Info.
