Let me start by saying that we have used Edie on several occasions over the last 7 years and this review is way over due. There are not many mortgage brokers out there who know anything about 203K loans but Edie is the MASTER! She is incredibly knowledgeable and on top of that, extremely kind and patient. I first met Edie Moore (NMLS #236041) when my husband and I bought our first home in 2012. She was the loan broker and she did a fine job. The trouble came when we approached her this August (2014) to help us refinance our loan from an FHA to a standard. All we wanted to do was get rid of the pesky mortgage insurance. What Edie dragged us into was pure HELL on Earth. She decided that it would be great for us to do a cash-out loan to help us get rid of the debt we incurred fixing up our duplex when we first bought it. Sounded like a good idea to us. But, what started with, "We'll close by the end of September, don't worry," first turned into "The lender says you have to close your revolving debt accounts" (upsetting, but not unheard of, so fine, we did it); next my husband was told to withdraw $40,000 from hi 401K to make up for the difference in the loan to value ratio based on a bad appraisal that SHE ordered. We refused to do that and asked for a second appraisal. What do you know? The second appraisal came in $20,000 higher than the first; at this point we're way past the end of September closing date and we are told that we'll close by the middle of October, since now we had to fill out a new loan application for a different amount. Meanwhile, we have to sign a plethora of affidavits and letters of explanation. Fine. The proverbial straw was this: when we were signing the second application at our home, Edie, with her husband, Gregory Moore, as witness, told us that she would not lock on an interest rate without consulting us and obtaining our permission on the rate first. My husband and I have asked her about rates for weeks since then, while the rates were dropping. Every time we asked about the rate she would tell us she didn't even know what it was... Pardon me, but isn't it the broker's job to know or be able to find out interest rates at any time of day????? LIES!!!!! She contacted us today (11/07/2014) asking if we could sign the loan docs tomorrow.... When I asked her when she was planning to lock the rate, reminding her that she was supposed to ask us first, she said that she did it already and it was the high rate that she placed in the initial disclosure statement, knowing full well that interest rates have gone down since then. She knew that we wouldn't agree to this rate so she locked it behind our backs without our knowledge or permission. Guess what Edie? Your perfect closing record is over. You have deliberately lied to us about the interest rate, wasted three months of our lives, tarnished our credit history by making us close credit accounts in excellent standing (our credit scores average from 740 to 780), made my husband take money out of his retirement account (with all applicable fees involved), and in the end we're back where we started. We are done doing business with you, just like our real estate agent who worked with you until last year. Too bad we didn't listen to him this time when he warned us about you. I found Edie through Yelp. I was dealing with one of the big banks on a remodel loan for over a year. (YES! A YEAR!) I had gotten to the point that I had approved plans with the city, but that bank was still dragging their feet two months later. I got fed up and started searching for another broker. I contacted Edie late on a Saturday night and within an hour, she'd already contacted me back. We got things moving again, then my contractor bailed because he wasn't familiar with a 203K loan and didn't want to deal with it. Edie had a contractor lined up for me who was familiar with the 203K loan. I had other roadblocks come up and Edie helped me work through them all. The only thing I would say is that she knew the maximum loan we could get, I assume she looked at the statement for our current mortgage and was able to subtract the two numbers to arrive at how much budget we would have for the remodel. Which didn't seem to be the case as we kept hearing that it would be easy to just roll fees and costs into the loan, which in turn would reduce the amount we'd have available for the remodel.
