The rooms have beautiful high ceilings, quality hardware, and plenty of storage space. The building is solid as a rock and quiet as one too! The tenants here are trustworthy and friendly, and I know most of them by name. In fact, the whole block is friendly and watchful of the neighborhood. The other buildings are also well-maintained and pleasant. Lissett, the building manager is an absolute GEM! She strikes the perfect balance: she's attentive without being nosy. She keeps a watchful eye on things around the property, but respects everyone's privacy. She responds right away to maintanence requests and handles tenent disputes diplomatically, ensuring that all the tenants get along with each other well. Some people are determined to be upset with someone, but Lissett ensures that they are not upset with other tenants. Unfortunately, I think she goes underappreciated. I'm grateful for the good social harmony in the building.

This was our second time living in the St Germaine. We had a short move out of state but when coming back to Los Angeles the St Germaine was our first choice. I also can not say enough about the property manager Lissett! She was so kind and helpful. If we ever needed anything she was available. She responded to our messages quickly and alerted us any time there was going to be a building wide issue. We were sad to leave and will miss being there. There is nothing luxury about living here, at least not any more. Since the building was bought by the new owners it has been a steady decline in quality of living. In every way possible. A lot of the reviews here are from non-residents or outdated or from airbnb guests which are set up here illegally. A large number of residents have moved out in the last 6 months directly due to these issues. This has made our utilities jump up 75% due to low occupancy. I WILL ANSWER ANY QUESTIONS YOU MAY HAVE.

I guess when there's not much to do in the neighborhood, that's the selling point. Finally I get to see a 1 bedroom. It was approximately 740 square feet. Basic. No character. She said high ceilings, and I looked up and didn't see the high ceilings. I go to bathroom. There's only a shower no tub. I asked, what's the rent for this? She says with a straight face.... $3,718 market rate. For a one bedroom. In the ghetto. What market? Not east hollywoods market. Even if it wasn't in the ghetto that's crazy. Then I asked her about parking. She said $100 and you get to pick the spot. No wonder it's only 15% occupied. People who make that kind of money can find an apartment with actual character not just a basic box with amenities. Even with the two months free special, It's a definite no.

Then we discovered we lived under a squatter with nonstop noise, screaming, and marijuana smoke at all hours. Management acknowledged the issue but did nothing meaningful -- they offered worse, more expensive units and refused to cover moving costs. Now we have a newborn with respiratory issues, and the chaos continues. The building is dirty, trash overflows, and communication is terrible. Not worth the premium price. Avoid this disaster of a building.

Now, suddenly, everyone is acting like they have no idea what happened to it. The the unit it was sent to definitely has it but of course they are going to say they don't. While Mattress Firm is responsible for changing our address without our knowledge, the fact that the building's office reportedly received the package and now claims not to know anything is just as concerning. Does this building not have security cameras to verify what happened? The whole situation is extremely frustrating and suspicious. I moved here as one of the first tenants and from the beginning, the property has had major issues. From broken elevators for weeks on end, zero communication or follow up from management, paper thin walls between the floors and the walls between; the list of negative reasons of why you should NOT live here outweigh any positive reasons. I just concluded moving out and even then, I did not get any of my security deposit back and I was charged for "smoking" damage even though I actually lodged complaints of my neighbor smoking so it's ironic I was then charged for the smoke damage. I could have taken Greystar to small claims like many have (please use Google/reddit and you'll see how many complaints/lawsuits have been lodged against Greystar) but I like many others, just paid the due so we can finally move on from this predatory management company. This is the type of behavior you will be encountering from the day that you live here until you move out. In a HCOL landscape where there's plenty of overpriced apartments to rent, do yourself a favor and look elsewhere.

The people in the building are respectful and quiet, and the common areas are always clean. I really wanted a community with a gym, but since I'm so close to Echo Park and the reservoir, it wasn't a deal breaker. Maybe an addition in the future? Anyway, I'm stoked to be here, love my home and am really thankful to Ken and the maintenance crew for taking such great care of me!

I provided their Business Manager, Kenderick Carter my new address and I've been calling and emailing him for the past month and a half but as of today, August 7th I still haven't received the deposit back and might have to resort to suing them in order to get it back. My experience with them has been extremely negative, and I don't recommend them.

Instead of providing help, I was met with attitude and intentionally unhelpful responses. I was also given incorrect information during the application process that directly affected my move-in plans, showing a clear lack of accuracy and accountability. On top of that, I witnessed him making inappropriate remarks about staff in front of residents and using unnecessary threats involving Animal Control without any verified issue--behavior that comes across as intimidation, not management. Even the General Manager acknowledged this isn't the first complaint about his conduct, which says a lot. This is not a one-off experience--it reflects a pattern of poor communication and disrespect toward residents. Corporate leadership needs to address this immediately. Residents deserve professionalism, not dismissive treatment and misinformation.
