We loved our home and the Scarsdale community, but have never looked back following our move to River Tides. So, what is it about River Tides we like so much? The on-site management staff has been responsive when ever we have needed their help. The 24 hour concierge staff is professional and friendly. Gerson, the super is just that, he is "SUPER." He also oversees an excellent maintenance team as well as a wonderful cleaning team. One special feature of the building is an "events" coordinator who arranges and/or oversees 6-8 monthly activities including scheduling food trucks visits to River Tides, complimentary drinks and hors d'oeuvres at local restaurants, and occasional on-site wine tasting events. As for the building itself, when you are in the apartment, you cannot hear any of your neighbors. The walls and ceiling keeps your apartment nice and quiet. The amenities are plentiful including the outdoor lifeguard swimming pool, 4 outdoor grills, fire pit, indoor sauna, hot tub, and on-site spa where you can book a massage. There is also a large fitness center for adults of all ages as well as a outdoor playground for pre-schoolers. In the grill area River Tides has even planted a variety of herbs that are free for the taking if you need one or two of them when making dinner. There are three levels of indoor parking as well as a storage area that can hold all the extra "stuff" you should not have brought with you when you made your move. There are two large lounge areas where you can entertainment visitors or relax in with neighbors, as well as a small playroom for toddlers and young kids. The building has also provided an internal communication system to reach both building staff as well as neighbors. But, perhaps two unique features that makes River Tides truly special is the inspiring view it has of the Hudson River and Palisades as well as its access to the Metro North train station one block away. Together with its close proximity to the city, River Tides has been a perfect luxury rental property for my wife and me. John B.

The higher floors get tons of sunlight and the 12th floor apartments have fireplaces. There's also a gym upstairs and laundry on every floor. The building is about a 10 min walk to the MetroNorth train station and a 5 minute walk to the Mall and Target/Shoprite. There are so many other things within walking distance including the library, DMV, restaurants, bars, biking/walking trails, etc. etc. With regards to the negative reviews left, it really depends on who you are renting from. They may have had a bad landlord who tried to rip them off and weren't attentive to issues that came up. The units in this building are owned by individuals and either lived in by the owner or rented out to others. I think the review by Steven L. which is filtered out for some reason states valid points. Each unit has separate heating and cooling units. If yours is broken ask your landlord to fix the unit in your apartment! No regrets living here.

We looked at every 'nice' building in New Rochelle, and this was hands-down the best one. When we came to see it for the first time, not only did Tony show us three different apartments in the two buildings, he also showed us all of the restaurants, bars, etc. plus the metro north station (4 minute walk) on a map, further encouraging us to live in the area. We have been living in the Hammel a year now, and it has been a dream. We've rented at multiple buildings over the past ten years, and this has definitely been our best experience thus far (moving in and living). The lobby is absolutely beautiful and always pristine. Marie is always putting out cookies for tenants, watering flowers, and running around making sure the place is perfect. She even brings our packages right to our doorstep (never a lost/stolen package in a rental building is a first for us!) There is a very nice little gym on the first floor with 2 treadmills, an elliptical, and a bunch of weights machines. Plus a giant CLEAN garbage room, covered/secure garage parking, and a dog walk. It is super easy to get into / let friends and delivery men into the building - they have instituted a system where when your door bell rings, you can hook it up to answer the door on your cell phone - how cool is that!! They have a HOLIDAY PARTY every year at a local Italian restaurant with a buffet and an open bar. Such a nice way to celebrate the end of the year and meet the neighbors. We made great friends in the building at that party. Our apartment is so spacious, always quiet, and OMG the closet space. Washer/dryer, giant sound proof windows, personal hot water heater, crown moldings, gorgeous hardware, and a chandelier in the middle of the kitchen! The elevator and hallways are also giant and well-lit. Moving in last year was a cinch, and walking in and out every day is a great experience. This building is pet friendly, but you'd never know it. It's kept SO CLEAN. When we adopted our kitten Poe, he was welcomed into the Hammel with open arms. I can't possibly recommend this building / management company enough. We were told "pack your bags" and threatened with a lawsuit as a result of our original Yelp review…read more(see attached screenshot below) Not feeling comfortable living under such an unprofessional landlord we mutually agreed to move out 3 months prior to our lease expiring. As of this writing our $2,825 security deposit is being held hostage until we sign documentation acknowledging water damage to the unit below Our unit was inspected the day after the incident and no concrete proof of us causing this damage was found only allegations by the landlord claiming we acknowledged flooding our bathroom to his mother and employee (which is not true). We are competent and responsible enough as a couple to not flood the very place we live in. I have been living this this apartment for about 7 months and have encountered multiple issues…read more 2 weeks after moving in, multiple cars have parked in my reserved parking that costs about 90$ a month; I reached out to super Mauricio asking what the towing code and he said that the property manager Elizabeth Rosado would be able to provide it. After reaching out to Elizabeth, she said that she did not know it and Marucio should be able to provide. 7 months later, I still have people parking in my spot and no towing code - so basically I pay 90$ a month for a parking spot that isn't even guaranteed. Also, in the last 7 months the lobby has flooded more than 3 times; The lobby stinks of old water and honestly it's disgusting that this place is considered luxury. On top of the lobby flooding, in December, the whole second floor was flooded from a busted pipe. The super let the water running for almost 40 minutes before I called 911 since no one was doing anything to stop the water and damage to our property. What was even worse was that no one from management reached out to the affected apartments asking if we were ok nor did they fix any of the floors that had water damage. If you have pets and don't want to worry that they will drown from a flood, run far from this place. Lastly, they shut off the hot water at least once a month without notice or any updates. Right now we have no have hot water for 3 days and have had to shower by boiling water. So take it from me, if you want to pay 3200 a month for a "luxury" apartment that has no hot water and constantly floods, has boiler issues, and has management that doesn't care, come to the glasshouse.

Yes, there are issues but what residential property doesn't have issues. Most often it's the tenants that are the problem. Management is dealing with tenants that don't appreciate living here. Yes the elevator breaks sometimes but they immediately try to repair it. Sometimes it's waiting for a part before it can be repaired. That's not their fault. All and all the building is great. Location is awesome, staff friendly and Don, the manager is doing the best he can. I requested a two year lease because I like where I am. This is the best deal in this area as far as location, cost and response to any tenant issues. Keep up the good work and thank Don for a job well done.
