The first heavy storm after our roof replacement happened sooner than I would have preferred, but…read moreit ended up being a good test. The new roof handled it without any water entering the building. Before replacement, the surface had blisters, cracked seams, and several areas that held water. We reviewed repair and replacement options, and the condition of the insulation made replacement the more sensible choice. The old layers were removed down to the wood deck. Most of the wood was sound, although several boards near the front parapet needed to be replaced. A self-adhered modified-bitumen system was installed over new insulation and a cover board. The chimney flashing, plumbing vents, and roof hatch were all completed individually. Additional taper was used near the rear drain to improve water flow. The Royal Renovators Inc. crew protected the front planting area and used the rear access for debris. We found a few scraps of membrane near the neighboring fence after completion, but they returned and picked them up the next morning. The final documents included photos, material information, and the written warranty. Months later, the roof is still draining well and the interior stains have not returned.

The roof on one my buildings had reached the point where the frequency of repairs were becoming…read more.. exponentially more frequent. So, it was time -- full roof replacement. Since the building is both commercial and residiential, one of the biggest concerns was minimizing disruption to tenants, and of course keeping everything on budget and organized. From the start, Royal Renovators seemed to understand these concerns and put together a plan that worked around the building's daily operations. The existing roof was removed, damaged areas were addressed/fized, and a new roofing system was installed along with snazzy updated flashing and drainage improvements. Communication throughout the project was - chefs kiss - and we always knew what stage things were in. As expected, there were additional conditions unconvered that needed to be addressed. But, these guys were transparent about it, laid out the options like they did before, and it didnt turn into pressure or surprises. What stood out was how transparent they were when additional conditions were uncovered. Every decision was discussed beforehand and documented with photos. In the end, the new roof was completed on time, and is performing exactly as expected.

They measured the roof while I was there, opened two areas to check for moisture, and showed me why another coating would not solve the problem. The replacement took four days and included removing the old material, correcting the slope near the drain, and rebuilding the hatch area. I received photos most evenings without having to request them. The dumpster pickup was late and cost us a parking space through the weekend. That part was aggravating, but it had nothing to do with the quality of the roof. The final price matched the proposal, and I understood what I was paying for.

The roof had developed widespread surface cracking, but the recurring bedroom stain appeared only…read morewhen snow melted slowly rather than during ordinary rain. Test openings found damp insulation beneath several older repair areas, indicating that the moisture had traveled farther than the visible stain suggested. The owner compared removing only the wet sections with replacing the complete roof. Because the existing modified-bitumen system was heavily patched and approaching the end of its service life, full replacement was selected. NY Roofing removed the old roof to the deck, deteriorated material around the hatch was replaced, and tapered insulation was added to improve movement toward the rear drain. A new two-ply modified-bitumen system was installed with fresh wall flashing and metal edges. Materials were lifted from the street during a restricted delivery window, while the neighboring roof and occupied rooms below received additional protection. The finished surface had a consistent slope instead of the shallow depressions that had formed around earlier patches. Following several rainstorms and one freeze-thaw cycle, the bedroom ceiling remained unchanged.

This here is a review for Jon and the Big Apple Renovators' crew for their roof replacement job…read more(June 2022). What started out as a minor roof repair for a water leak developed into one of my better home investment decisions. As a first-time homebuyer experiencing an ongoing leak, I weighed my options for a roof repair with several roofing contractors. What stood out about Jon and his team was their positive reviews and responsiveness. An estimator came to my home in less than 12 hours for a free quote and more importantly, provided insight to where the water was coming from and options to remedy the problem. Based on my conversations I decided to go with a small, repair job. When the roofers began their work, the situation evolved into something more serious. Inside I feared this all along: that a repair would only delay the water from eventually coming back into the house. And that's when I talked it over in person with Jon. He sparked my inner financier and advised that a complete roof replacement would be a long-term investment for the home and the work would be covered for 50 years under the GAF warranty. I agreed. Unbelievably, his crew of 10 guys showed up the next morning, and like a well-oiled machine, completed the job that same day. Jon and his crew were a pleasure to deal with and I appreciate them fitting me into their schedule on such short notice. I put utmost value in customer service and Jon exceeded them completely. Only time will tell how the roof holds up, but I'm confident if there's any issues, he'll be the first to know and respond. Peace of mind goes a long way, thanks Jon and B.A.R.!

A few days after that, after one full day of work, I had a pristine, repaired roof that looked fantastic. The price was very reasonable, especially considering the quality of workmanship I received. I would gladly pay it again for the peace of mind and quality of the work. We hired Ramon / Rivera Construction for a bathroom renovation and interior painting project and…read morewould not recommend working with him. There were ongoing issues with both workmanship and execution. A tub faucet was installed in a shower, paint coverage was uneven and inconsistent, and multiple areas were left in the wrong color despite being told everything was complete. At times, a different, lower-quality white paint than what we had purchased was used. During the project, multiple glass windows were broken and plexiglass was installed in a historic bay window instead of properly replacing it with the materials we purchased. A tile floor had to be removed and redone after being installed without regard to the pattern, and we had to intervene to prevent a countertop from being cut in the wrong location. A significant amount of materials we purchased for the project, including tile, paint, and three ceiling light fixtures, were not returned or accounted for. When we attempted to reconcile materials, we were unable to get clear or consistent answers. Materials (we purchased) were also requested well in advance of when they were actually needed, and the materials used on site often did not match what we had purchased for the project. This, combined with the lack of clear accounting, raised concerns about how materials were being handled across jobs. Overall, the experience lacked attention to detail, transparency, and accountability, and we would not work with him again.

After living in our apartment without any issues for years, the brick wall in our bedroom suddenly…read morestarted to let in a strange smell through the many cracks and tiny holes. The brick wall is directly against the wall of a neighboring high-rise building, so we did not have a lot of flexibility as to what we were allowed to do. We could not re-point the entire wall, so Ahmed selectively scraped around all of the holes and refilled them with new mortar. Another challenge was that we had no idea what the brick wall had originally been sealed with over twenty years ago. So Ahmed tested a couple of nontoxic sealers on the wall to see what would work. Then he sealed the wall with two thick coats, letting the first coat dry for over 24 hours before putting on the second coat. There were a lot of challenges with this project and Ahmed listened to our concerns and provided us with solutions for our particular situation. He was kind, calm, polite, and communicative, always texting to confirm appointments and letting us know when he was en route. He worked quickly and diligently and was a stickler for quality and precision. It was a pleasure working with him.
