At first I was…read morenervous because the first realtor I had worked with she wasn't the greatest if anything she was completely narcissistic and didn't listen to much to our wants and needs for our first home purchase. Luckily we did find a great home for a great price, now it was matter of deciding on what to do with it since we were leaving the area to our next assignment. After speaking with Mr. Coleman in person and getting information on what to do, with regards to selling or renting our home he gave me the numbers and the details of what would go into all of it. After making a decision to rent our home and agreeing to sign a contract for his property management services I felt at ease. Now it was up to him to get the house rented. Since we were PCSing during a non-PCS time of the year and my husband was finally coming home from a year long deployment it was now up to him to get perspective tenants interested in our home in a short amount of time. Mr. Coleman helped us fill out tax forms for our property, gave us tips on what to change about the house to make it more appealing and with our particular situation he worked with us in order to get our house on the market. He's also a retired military member and manages properties for military members around San Antonio. He has years of experience and he's very helpful if you're feeling lost or confused about the housing process. Definitely a great recommendation for anyone looking for a home to rent or to buy or to have managed once you leave the area. Just let him know where you saw this review from Sheryl!

Trying to find a home in our far west neighborhood, that was willing to accept a six month lease was extremely hard to do. After days of failed searches and feeling desperate I googled "property managers" and after several phone calls to numerous companies, I finally found Andrea Block. She knew it was going to be a challenge but within a few days she showed us a few options close to my daughters school that was willing to work with me. I'm glad to say that we found a house near my daughters school and we couldn't have done it without the help of Andrea. I would highly recommend her. She is an amazing person who went above and beyond to help me when she didn't have to.

There are a few people in the front that aren't really professional, but they are pretty young. And the manager is great and always planning events for the people who live here. Maintenance workers are amazing and nice as well. They do get swamped with work and the portal to submit maintenance requests is a bit iffy. However, I wouldn't listen to anybody talking about a "shady lease agreement" they are most likely incompetent to actually read through documents. It clearly asks you to pick how many months you would like to choose and we have never had any issues with anything else on the lease. It's decent here, I have no complaints. The people who are leaving 1 star probably got kicked out from not being able to pay rent.

    My goal in this review is to warn potential new tenants about my negative experience at The Ranch…read moreat West End. To begin, when I was initially inquiring about the property (from out of state), the property manager, Victoria, said "I'm spending too much time on you" when I was asking basic questions. I should have hung up on this extremely rude person and moved on, but unfortunately, I signed a lease with them. We verbally agreed on a 12-month lease, and when I arrived, they set it up as a 15-month lease. Be sure to read your lease carefully because they will pull shady things like this on you. When I finally entered my apartment, it reeked of cigarette smoke to the point where I could barely breathe. Because I moved in on a Saturday, they couldn't move me to a different unit for two days. Shortly after I moved into a unit that did not reek of cigarettes, I noticed it was BUG INFESTED. I read other reviews saying they had bug problems there, too. Later on, I started hearing endless dog barking at all hours of the day. The barking would keep me up past midnight, and wake me up in the early morning. I complained to management about a dozen times and they did absolutely nothing about it. I explained to Kylie, the assistant manager, that the lease states that management can fine the dog owners and/or remove the animal from the property, to which she did nothing about it. Kylie would rather respond with polite replies than take any meaningful action. I had to deal with those dogs barking my entire lease. Then came the water shutoff. I understand having an emergency, but my water was shut off about 3 or 4 times in the year I was there. They have some kind of reoccurring problem there. When I finally vacated, I received their Final Account Statement and noticed a few strange charges. They told me that pest control was included in the rent, yet they charged me $80 for roach treatment, and refused to remove the charge. Also, I left about a month and a half early, and there was a water bill of almost $50. I paid the water bill on the previous two months rent, and I wasn't there for the last six weeks. I inquired about that and they told me that water is not billed per individual unit usage, but rather "by the number of occupants and square footage of the apartment, not exact billing" (per Kylie) So, they forced me to pay for other residents' water when I was not there. I always paid my rent on time, in full, and made no damage to the apartment. It's unfortunate I had this negative experience there. I would recommend looking elsewhere for a place to rent.

I know many may wonder why rent for over 5 years, honestly, I wish we had moved sooner and the majority of the things that we went through, we probably would have never gone through. But never in a million years have we ever had to deal with landlords who are like this or even property management. First, I want to say many people break a lease every day, this is something that Philip and his team have to understand. People are going to break a lease and when they choose to break a lease then obviously, we are going to know the consequences. Philip, we don't know you like that we're not cool like that and for you to sit there and treat us like kids, we're grown adults, but you constantly reminded us that we will never, and I quote from Philip I'll have screen shots, so people are aware of how Philip treats tenants. So, I want to make sure that no one ever uses this company for getting tennants or renting. But he stated and continued to remind us that we will never find another place to stay (Mind you Philip if you're reading this, we got another place to stay ok so you're wrong.) He stated it was not very smart of us to break our lease. I feel like we were very smart to wait until we had another place to stay before we broke lease. So imagine constantly getting a message stating you'll never find another place to stay. We gave this company ample enough time to say hey we're leaving; a 30 day notice actually. This was plenty of time to maybe go over some options with us. We would have been more than happy to make this transition way smoother than what has been going on. Whether we needed to find another person to come and stay at the property or whatever. We know plenty of people who would have loved to rent out the home even for a couple of months until the lease was up. This was never discussed with us. Philip automatically jumped to the conclusion we won't pay the rent (which we haven't) and continue to tell us that we will never find another place to live. The first couple of years living at the property, we never really had any problems every year Philip would come by and just do a walkthrough of the property to make sure that everything was in good shape. Then he'd leave. Later on when we stayed there I don't know if its cause they hired someone new and his name I believe is Jon, the first moment he came through the walk through everything was nick picked and stated it needed to be fixed otherwise we would be kicked out. So we have been constantly threatened we where going to get kicked out or evicted whatever. There was a toilet paper holder that we have been asking them to fix and they where supposed to be fixed since move in. (Philip I'm still waiting on my photo that the toilet paper was attached to the wall when we moved in. We still have not received that picture that you promised to send.) So, yeah, they fixed it and then guess what they charged us for it to fix something that they were supposed to fix since WE MOVED IN. A bit of advice for anyone don't move into anywhere if there are things that are broken make sure they are freaking going to fix it before move in. Then without even telling us, they ASSUMED that the light fixture on the outside was broken and so they fixed it and yeah you guessed it we got charged to fix that as well. Also, Philip for the record the light fixture was not broken. when you go to the house to do final walk through or whatever and you start cleaning up for the new tenants once again people read the other reviews don't move into a property managed by rooftop. Philip when you do your walk through and clean up you will find the missing part that you assumed was broken off in the garage that you charged us for. Now mind you, before earlier in our years we lived there they never charged us for anything now all of a sudden, they wanted to start charging us for things.I also would like to say because you don't know what people's money situation is, you don't know if they can afford an extra 50 100 dollars on their next month rent. So, give people a heads up before you start charging them and let them know hey this is how much extra it's going to be to fix. Then your tenants can decide if they can afford that. We didn't know how much everything was going to be and added to the rent until it was all fixed and then we had no choice but to pay it. I'm at least glad that I could pay the extra amount that was put on our rent. In the end I honestly feel bad for the homeowner because of how we left. I wish I could reach out to her and just give her the money we owe, and so she knows how tenants are being treated by Philip and so she knows why we left. Maybe she'll have a second thought of using rooftop property to manage her property. Potential homeowners looking to use this company, is this how you'd like your tenants treated? Screenshots below.

Then we find out that the fireplace was not for use. They said it was an oversight on listing the property. We lived there a year and moved out. We put $1850 for a security deposit and a $300 cleaning fee. All Honestly we did leave several thing behind which they charged us $225.00 to dispose of which we deemed as fair. Then they charge $117.00 to replace 4 light bulbs. 2 in which we know was not out. The charged us us for everything. Carpet cleaning, exterminating the property disinfecting, painting, texture. They nickeled and dime us to death. After all said and done we are only getting back a little over $200.00 dollars. They are a bunch of crooks. Stay far away from them. They won't return calls for days if they do then. You email Phil and you get a response form Jon. Neighbors told us stories about previous tenants.

    Where to begin. Please be advised this will be an overview as if I went into details I could write…read morea whole book. We rented for about 2 1/2 years. We loved the area so much which is why we didn't leave immediately. I should've known I was going to have issues when in the first year there was an issue with the fence and the water hose in the back and they sent people to fix it but did a half a** job that it was all left incomplete. They said they'd be back, I never saw them again. There was also issues with the master restroom that we had tried getting them to fix for over a year after once again sending multiple people who did half a** jobs. They said they'd be back, I never saw them again. The issue was eventually resolved because I had to track down the homeowner to let him know that these were issues that they simply covered up and that if it didn't get fixed up it would lessen the value of the house. Because of the restroom there was mold and so for about a month my wife and I slept in the living room because the smell was causing us issues. It was only when we told them we had hired a lawyer that they tried to get everything fixed. Please if there's a house you love that they have listed or you love the neighborhood, avoid this company. They also tried to charge us for things that weren't even our fault. We payed a deposit of around $1800. He told us that we owe them over $800 and that they were gonna file a claim with the renters insurance and so we'd pay them. I told him to take it out of our deposit and refund us the rest. He said there was no money to be refunded. But there is a positive, this experience was so horrible that it gave us the push we needed to purchase our first home and we have been happy since so thank you Todd Cop.

    There have been many occasions that my father or I have contacted Hallada Property Management to…read morediscuss several issues. When we first moved in, the contract stated that we would be provided with a range and a dishwasher. We were never provided with a range and had to purchase our own. After about five months of living in the home, the dishwasher was replaced with a unit that never worked properly. We contacted Hallada Property Management about the dishwasher and were told that someone would come out to repair the unit. Unfortunately, no one ever came. We once again contacted Hallada Property Management and once again, no one ever came to fix the unit. To this day, the dishwasher still fills up with water after the course of the washing cycle and does not drain. Because of the sitting water in the dishwasher, the kitchen and rest of the house began smelling of mildew. As soon as we moved into the house, we began experiencing problems with the air conditioning unit. We informed Hallada Property Management and after about a week, someone came out to evaluate the issue we were having. They made some type of repair that was very short lived. Over the next three or so months, the unit didn't cool as well as it should have. Since it was late spring/early summer, it was barely tolerable. In June, when temperatures began rising, it was obvious that the AC was not working anywhere as well as it should have been. At the time, my father, was in the hospital for over a month with a serious medical condition. When he returned home, he was unable to stay at the house because he would not have been unable to survive such a harsh environment. In addition, my step-mother, is in remission for cancer. She takes several medications that alter her body temperature and could not function in a home without a working air conditioner. In the month of August, the temperatures on multiple occasions reached in excess of 90 degrees inside the house! During the course of the summer, I was relentless in contacting Hallada Property Management to resolve this issue. I contacted Nancy Alfaro daily over the course of a month before any action was taken. Finally, after threatening legal action, and many sweltering, sleepless nights, the air conditioning unit was replaced. Shortly after my family and I moved in, my father and I both contacted Hallada Property Management about the shower head in the second bathroom. It was not working properly. Once again, nothing was done. It wasn't until about two months ago that it was finally replaced. In addition to these extreme living conditions, my family has also been forced to share quarters with termites and other insects. Throughout the kitchen and living room, there have been several occasions where we have found wood dust and termite feces. This is extremely unsanitary and despite our best efforts, we were unable to keep the areas clean after the insects would return. Throughout the time my family and I lived in this house, there were so many other issues that we did not contact Hallada Property Management about. It is clear to see that those issues would most likely have fallen on deaf ears as well. This house was not move-in ready although it was advertised that it was. Unfortunately my family and I had to bear with these harsh living conditions for far too long.

Took care of this immediately and the thanks shown to us for being excellent tenants, paying on time every month, and reporting any problems was $525 being taken from the security deposit to paint some spots on the wall that I tried to paint, but wasn't the corrrect shade of beige. It's really a shame because the one time Nancy did show up in three years, she said SHE would get us the correct color. Also, it took 18 months to get them to look at one item I was concerned about. Very poor service even if you are a good tenant.

I have rented houses across the country as a member of the military and she is by far, the WORST property manager I have ever worked with. She is unresponsive and frankly useless. We wish we could contact the homeowner to let them know that however much they are paying her, it is too much. When we moved to San Antonio she promised to meet us at the house and give us the key. The day we drove in to town we couldn't reach her. Finally, when we did reach her, she said the key was in a lock box. Things went downhill from there. I made minor repairs to the house because I couldn't reach her to complete them and just reduced the cost from our rent. We lived in the house for almost three years. Paid regularly with automatic payments and took great care of the house. We loved the house and the neighborhood. Eventually buying something close. It would have been an excellent experience except for her. Several times while we were in the house we tried to reach her by phone and email for minor items with no response or eventually a response after weeks of trying. One of these instances was to give her notice that we were moving out. Weeks went by with no contact. More than a week after we were moved out she eventually contacted us for a walk through. We agreed that she would pay to do a final clean of the house and deduct the cost from our deposit. That was two months ago and we have not received our deposit. We have emailed her several times. Once we got a nonsensical response and a statement that she would call to give us the check. That call never happened and we still don't have our deposit. We have also called several times to both of her numbers and it just goes straight to voice mail and no return call. We haven't given up on getting our deposit back but this is ridiculous.

An apartment finder helped me remotely by visiting properties and taking videos. Immediately Ladera caught my eye. Not knowing much of the city or the area, this helped immensely. In the time since, I have been over the moon with Ladera. Best apartment complex I've ever lived in. The staff know you personally: helping get packages for you, letting in friends or housekeeping, and helping with any issues. Maintenance is quick and the online portal makes it a breeze. It's pet friendly, with many dog parks and amenities. There is a huge pool (which can get crowded after noon on hot days) and a fireplace on the clubhouse porch, which I used on many occasions and it felt like my own. The managers put on events and share little perks like sweets and breakfast tacos every now and then. The gym is fully stocked with any machine and accessory you may need. The location is excellent: easy to pop on and off i35 as well as access via South Congress in the back to avoid traffic. Three HEB grocery stores in a 3 mile radius, too. Ladera always felt very safe. It is gated, and the residents seem to be nice, friendly and upstanding. There are only one and two bedroom apartments in the complex, which keeps down the "party/college" feel that three bedrooms+ can sometimes carry. Plenty of parking (you get two spots!) and not much noise unless you get some bad luck and move in next to a bad apple. That happened to me once or twice and the front office always took care of the noise for me. Highly recommend Ladera if you're looking for great bang for you buck, friendly service, and a safe and nice environment.

    This was my first apartment in Austin, and it turned into a very frustrating experience…read more For the last 3-4 months of my lease, I had no working AC and was forced to use a portable unit that nearly doubled my electric bill. I was promised reimbursement by previous management, but new management refused to honor it and claimed they "didn't know." I also had no heat during the winter freeze, and the emergency maintenance numbers didn't even work. I paid full rent while living in unsafe and uncomfortable conditions, which negatively affected my health (allergies and asthma). Nothing was ever properly addressed--just empty promises that things would be "fixed." The maintenance team was the only positive--they were respectful and tried their best. The front office, however, was unresponsive, dismissive, and rarely followed up on anything. Move-out was just as bad. I didn't receive proper notice, was still charged $350-$400 in fees (even for time I wasn't living there), and was incorrectly threatened with late fees. On top of that: broken gates, poor security, limited parking (especially near Building 8), unresponsive towing, and constant construction noise. Overall, completely unacceptable. I paid full price to live without basic necessities like AC and heat and received no compensation. Honestly, this situation could have justified legal action. For what you pay here, you can easily find a better, newer, and more professionally managed apartment in Austin.
