This was my first apartment in Austin, and it turned into a very frustrating experience. For the last 3-4 months of my lease, I had no working AC and was forced to use a portable unit that nearly doubled my electric bill. I was promised reimbursement by previous management, but new management refused to honor it and claimed they "didn't know." I also had no heat during the winter freeze, and the emergency maintenance numbers didn't even work. I paid full rent while living in unsafe and uncomfortable conditions, which negatively affected my health (allergies and asthma). Nothing was ever properly addressed--just empty promises that things would be "fixed." The maintenance team was the only positive--they were respectful and tried their best. The front office, however, was unresponsive, dismissive, and rarely followed up on anything. Move-out was just as bad. I didn't receive proper notice, was still charged $350-$400 in fees (even for time I wasn't living there), and was incorrectly threatened with late fees. On top of that: broken gates, poor security, limited parking (especially near Building 8), unresponsive towing, and constant construction noise. Overall, completely unacceptable. I paid full price to live without basic necessities like AC and heat and received no compensation. Honestly, this situation could have justified legal action. For what you pay here, you can easily find a better, newer, and more professionally managed apartment in Austin. read more

If you value your safety, sanity, and money, do NOT move into Ladera. This place is a nightmare disguised as "luxury living." The grounds are filthy, trash and dog waste everywhere, dumpsters constantly overflowing, and valet trash pickup is inconsistent at best. The gates are broken 95% of the time, so anyone can wander in. I've seen homeless people, drunk men, and even strangers knocking on doors harassing women. Specifically drunk men walking up to the 3rd and 4th floors, Knocking on doors, asking to speak to the women inside or if the women can come to the door. Strangers pack the pool at night and leave once the party's over, while "security" is nowhere to be found. The so-called amenities are dangerous or useless. The dog park has no rules or enforcement, and my dog was attacked within the first month. The "dog wash" has broken stairs and no mats, making it unsafe. I was told it used to have a blow dryer, but then somebody stole it. Landscaping crews spray pesticides all over, leaving dead squirrels, birds, and mice scattered throughout the property. The gym was missing equipment for 6 months because somebody stole all the weights. Treadmills barely work, and the Peloton bikes they advertise have never worked once since I've been here. Maintenance is severely understaffed. Requests take weeks or months, pest control for a massive wasp nest on my patio took an entire month. Don't be fooled by "easy I-35 access". It takes 10 minutes just to leave the property and nearly an hour to get back in traffic. Don't have a car or are you going out and don't wanna drive? Be prepared to wait 10 to 15 minutes for an Uber if one even shows up. On holidays, fireworks are set off in the complex, and management will tell you they're looking into it and never follows up. Noise complaints are met with "Well, we gave them a warning. There's not much more we can do." The only way to resolve the situation (break my lease no fee) was if I called the cops on them and reported them enough times. I've not had a proper night sleep in two months because my upstairs neighbors make excessive noise between the hours of 9 PM and 6 AM. I hear them stomping and screaming and what sounds like rearranging furniture. I've never had a late payment, I'm positively involved in the community, and I'm generally a very understanding and patient person. In my 12 years of renting, I've never broken a lease until now. Ladera is unsafe, unsanitary, and completely mismanaged. Save yourself the headache and look elsewhere. read more

I've lived at Ladera Apartments for almost a year, and the overall quality of the community has noticeably declined. After moving to a different unit within the same complex for a better rate, the office instructed me to transfer utilities but never mentioned the need to re-register my vehicle. Two months passed without any warning or reminder, yet this morning my car--already registered with the complex--was towed over an hour away. The most frustrating part is the complete lack of communication and support from the office, which has been dismissive and unwilling to help resolve the situation. read more

Lived here for a year. The office staff are about as unhelpful as it gets. Paying your rent with a cashiers check? Don't turn it in at a reasonable time that you've chatted with someone in the office about, and definitely do not hand it in with your name and apartment number on it. You will get a notice to vacate on your door and they won't remove the balance from your account for two weeks, all while it's sitting in the staff members drawer (or personal bag--this happened with someone else who no longer works there). The leasing manager, Angela, signed the vacate notice, and was messaged and called about it. Never heard back from her. Went more than half of the lease with both gates not working. And once the gates were up and running one stayed open all day and night. Don't bother trying to talk with anyone on the phone here, they will not answer and or give you a call back. So don't bother leaving a voicemail either! Just by looking at the complex, it looks really nice. But office staff really puts a damper on any good experience. All easily avoidable by hiring a manager and staff that are attentive and kind. Ladera should update their office hours to 9:20 AM opening, since that's when the first person gets in each day. Don't try to go in before that, it's definitely locked still. On top of everything that Ladera can control, listed above. The location is in the most bottle-necked traffic jam spot right off of I-35. Just not ideal, and construction is constantly changing and getting worse. Save yourself the hassle, and look elsewhere. read more

My tour with Savannah was amazing! She showed me the small market they set up for residents to purchase household items and snacks in the clubhouse. The best part is the clubhouse is open 24/7 and only residents can access it with their phone app. I was already moving here because a friend recommended me but these are things I didn't know until I actually toured. Other residents were in the clubhouse working on laptops and chatting while grabbing coffee from the coffee machine. I'm excited to live somewhere where there is a sense of community! read more

This can be by far the most subversive, corrupt criminal apartment complex ever - they charge a puzzling array of fees per month whether you use or not a service - you can pay your rent and utilities early and somehow they still charge you a late fee for something - took them months to sort out an app to make payments and it is the only way to pay the rent unless you obtain a cashier's check 10 days before the end of month - it's truly an odd and complicated rental business and an AWFUL experience - AVOID THIS PLACE! read more

If I could give 0 stars I would. Honestly, my experience here has been so horrible this will be a three part review. For the first part of the review I will focus on the photos I have taken. The clubhouse is gorgeous and if you look yelp or the website it is what Ladera focuses on the most. However, Ladera (Greystar) does not care about its residents. The gates have been broken for about 6 months which has lead to people who don't live here breaking glass bottles in the pool, using the grills without cleaning it and people leave cigarettes and trash everywhere. The gym was unlocked for months so everything was stolen from it. Additionally the mail boxes were broken into twice so we can longer trust sending mail here. People have complained about car break-ins as well. It might look good online but I promise if you show up it will look nothing alike. The next issue is bugs. We pay monthly for pest control but when you actually request pest control they do pretty much nothing. They leave a couple traps and basically do not spray at all. People have said building 4 is overrun with cockroaches and in building 6 where I live I have seen many myself. As you can see there are bugs in the clubhouse and employees have even left completely full coffee mugs for days in the clubhouse. It is so disgusting and Ladera acts like they issue trash and dog poop violations. However, some residents will leave their trash outside the door for days which has led to so many bugs and rodents outside my apartment. There are even some residents who let their dog out to just poop on their porch and they will take weeks to clean it up. I have also seen such a large build of hornet nests and spider webs. I have come to the office to complain about bug issues. I put in requests almost every week. If I were you DO NOT MOVE TO LADERA APARTMENT HOMES!!!! For the second part of the review I will talk about the neighbors and the quality of the building. My upstairs neighbors are so loud and inconsiderate I have to call 311 multiple times a week. I have reached to Ladera to discuss issue as it affects my quality of life but they never responded to me. I even emailed greystar corporate and received no response. The walls here are so paper thin that I can hear the full conversations my upstairs neighbors having and even if they are just sweeping with a broom I can everything. I have not had a good nights rest here since moving in April. The final part of my review is how I have been treated by property management. I moved here the first week of April and not even 2 weeks later did my apartment flood as the upstairs neighbors washer broke. It happened at 5am and I called the emergency maintenance line at least 5 times with no response. I even showed up to the office at 9am and nobody even got there till 15 minutes after they open. Then, once they actually realized the problem they went to clean the upstairs neighbors floor and they used the fans to dry them out but I had to ask for over a week for them to bring a fan to dry out my place. While this whole ordeal happened they came into my apartment to wipe up the huge amounts of water on my floor and they happened to grab by car keys. I called multiple times asking if they could just double check and make sure they weren't accidentally taken. The resident manager Layla laughed at me and said "that type of thing doesn't usually happen". They never even looked for them and I had to come back to the office 10 more times to ask if they had them. The maintenance supervisor did in fact take them and was very apologetic but the resident manager who laughed at me didn't even seem sorry for how rude she was. I was new resident and they still did not care. If you live at a Greystar property you are a contract, you are revenue. They do not care about your experience and constantly have gimmicks like spin the wheel for a free Stanley. I could care less about that stuff I just want to get good services and have my concerns be addressed. This place is horrible don't live here. read more

Everything the negative reviews say is true. The security gate didn't work, the gym & pool have been unusable for long periods & both the gym & mailbox were broken into. On our move-in date, the apartment was filthy -- we had to delay our move just to get it cleaned. The washer constantly breaks down & is way too old to be in service. The staff like Savanna seemed friendly during the tour but that changed quickly once we moved in. On top of that, they rarely answer phone calls. Homeless ppl all over this complex. When we moved out, we had our apartment spotless, we spent time cleaning. The next day a homeless person broke into the apartment and Zach the manager charged us for the damage. Luckily my neighbor had Zach on camera trying to get into the apartment while the bum was there. We had to speak to corporate to get these charges removed. Such a shady management team. This is my favorite apartment I've ever lived in. There is a patrol at night which makes me feel safe. They regularly send out emails regarding maintenance or stop ins. If I submit a request it's always resolved within a day. Valet trash is always on time. Staff is lovely. The pool had some issues this summer but overall it's not a big deal. I highly suggest living here. My neighbors are friendly and the location is great. read more

The office workers are nice and helpful when they can be! If you don't have many problems and aren't worried about your car being broken into, you'll probably have a good time at Ladera. Apartments are a nice size. Have had multiple break ins in my car in 4 months (not near the holiday season which is sometimes to blame. Not the case here). Management says there is nothing they can do and renters need to file police reports. Management monitors posts in the community thread and approves or denies posts. -Just a note for applicants who can see it- I'd expect more from a place where the base rent is $1,900. They use the Fetch parcel service instead of accepting packages at the office. (fee is on top of base rent). Packages not able to be delivered by USPS go to the warehouse until delivered by Fetch employees. It can seem like packages have gone missing but usually they are just marked delivered because they were taken to the fetch warehouse. Overall mediocre experience. read more

Homeless camps were in the back of the buildings, my car got broken into, put in a maintenance request for wasps and they only ended up getting one hive and left the other (took forever to do so), trash was hardly picked up, I've had friends towed and the towing company they do business with is terrible ladera will tell you one thing and the towing company another, the landscaping was terrible always was trash everywhere (seems as though the trash people would drop stuff and just leave it). I just moved out after living at Ladera for 3 years, only because I bought a home. When I moved to Austin from Boston, I was in a rush. An apartment finder helped me remotely by visiting properties and taking videos. Immediately Ladera caught my eye. Not knowing much of the city or the area, this helped immensely. In the time since, I have been over the moon with Ladera. Best apartment complex I've ever lived in. The staff know you personally: helping get packages for you, letting in friends or housekeeping, and helping with any issues. Maintenance is quick and the online portal makes it a breeze. It's pet friendly, with many dog parks and amenities. There is a huge pool (which can get crowded after noon on hot days) and a fireplace on the clubhouse porch, which I used on many occasions and it felt like my own. The managers put on events and share little perks like sweets and breakfast tacos every now and then. The gym is fully stocked with any machine and accessory you may need. The location is excellent: easy to pop on and off i35 as well as access via South Congress in the back to avoid traffic. Three HEB grocery stores in a 3 mile radius, too. Ladera always felt very safe. It is gated, and the residents seem to be nice, friendly and upstanding. There are only one and two bedroom apartments in the complex, which keeps down the "party/college" feel that three bedrooms+ can sometimes carry. Plenty of parking (you get two spots!) and not much noise unless you get some bad luck and move in next to a bad apple. That happened to me once or twice and the front office always took care of the noise for me. Highly recommend Ladera if you're looking for great bang for you buck, friendly service, and a safe and nice environment. read more

The apartment was nice but there is a few reasons why I gave one star. First, they would not enforce any sort of parking violations. People would park in the fire lane and partially block residents that were parked correctly, including myself. They said the property was walked every morning before the office opened to check the parking but I don't believe they did because when I would leave for work some mornings, I would not be able to leave and make me late to work. I would call and I never saw anyone get towed. I would have to wait for that person to leave. Also, when my lease was up and I moved out, they nickel and dimed me for unnecessary things. I knew I had to pay the last water and clean the apartment, which I did, fridge and oven included. They actually charged me for leaving a box of baking soda in the fridge. I actually left it in tthereto help the fridge stay fresh until someone else moved in. I guess that's what I get for trying to do something nice for the next folks that move in. read more

I am not a renter, but was going to be until I saw the comments left on the community board by the tenants after I applied. There's a tremendous amount of car break ins occurring on the property, unknown "guests" walking around, and what was more upsetting was the response from the community manager. While you can continue to say "crime has no address", it does when you purposely respond to your tenants that cameras won't work in the parking lot due to "grainy images" and that's why you won't install them. I did not feel safe moving into this community and withdrew my application, and ended up also losing my $500 deposit. That is fine, I signed the paperwork, and appreciate that the community manager supposedly attempted to get regional to approve the refund. Would have thought that because my concern was their lack of security the refund would be approved, but hopefully his smartass response to me saying to use it for improving security actually goes towards that. I'd highly suggest looking elsewhere to live if safety and security is important to you, as well as having a community manager who responds properly to residents issues and concerns. The excuses were unreasonable for a gated community. Edited to add: In response to the Community M below- not all situations (yes, multiple) the vehicles were unlocked. Even if a vehicle is unlocked, it's the fact that your gated community with "patrol" had criminals get in and your excuses are irrelevant. The last straw to make me withdraw was the proof of the broken car window from one of your residents and your response was "insurance will pay for that". Once again, how you respond is part of the problem and why I'll never recommend this location. read more

They never give updates about any changes happening in the community. Why did I have to learn about the change in courtesy patrol because I went to the office to complain in person about y'all's lack of accountability. They don't inform you when they plan to do work on the exterior of buildings. There is a rampant theft issue. The gate always being broken doesn't help. There is constant turnover in maintenance causing severe delays in responses to requests. They do not take noise complaints seriously. There is a person above me who has been causing noise problems the entirety of our lease, we've complained multiple times with evidence, and still... nothing happened, barely get responses What's the fucking purpose of the contract sway, why do I have to pay you every month on time yet you won't do the bare fucking minimum of a ~luxury property~ L O L All of these properties in south Austin are a fucking JOKE. Here's an updated review! I still live here :) Of all the places I've lived, Ladera has far outshined them all. I have spent the past few years here and I cannot imagine living anywhere else. The amenities are top notch and are always getting better. I actually chose this property for the pool (and the closets!) because it is beautiful. The maintenance team does an excellent job keeping the pool sparkling and clean! They've also got a great area to grill that my family and I love to spend time at. The property is gorgeous and you can easily tell it is well kept and loved. Now location? Could it get any better? I commute for work and it is so easy to get right on and off the interstate. Even more convenient, they are putting an on and off ramp directly in front of the property - seriously, what more could you want? It's the perfect distance to downtown and all the shops I frequent in Sunset Valley and Southpark Meadows. It's also easy to give directions to people and no one minds visiting, because it's easy to get to. So about my apartment? I love the floor plan and the openness. It is inviting and felt comfortable from the moment I walked in. I have lived in two different floor plans on this property and I really love them both. The closet is one of the biggest closets I have seen in any apartment community and that is one of the main reasons I chose to live here. (However, there are many more reasons on why i have chosen to stay!) I rarely (if ever!) have problems with things breaking or not working, so I know that pride and care was taken choosing appliances and building my home. The parking is perfect and I never have to drive around looking for a spot. The front office and maintenance staff? I cannot say enough nice words about them! They always remember my name and my apartment number when I am there to pick up packages. They always take a second to chat and catch up with me. They make me fee like I am apart of their family and that is so important to me. They go above and beyond to ensure that all of my requests are completed promptly regardless of what they are. From replacing light bulbs to investigating a strange beeping noise, they are always patient and kind no matter what my request! Overall, this is my home and I easily take pride in where I live. There are many places to choose from, but I feel that it is important to choose a place that makes it feel like this is my home. I plan to live here as long as they will let me - which I hope will be forever! read more

wow. Where should i start? At the time that me and my husband moved in everything seems to be okay. The stuff was nice and friendly.BUT- After i think the 3rd month things started to get really annoying. BE CAREFUL- YOUR BASE RENT GOING TO GET CHANGE EVERY once in a while, And when your going to call the office to check what is the reason and to figure this out- Assistant manager- she is really rude and not nice. She make me feel like i'm the one that responsible for troubles. The property is NOT getting clean (use to live there for one and a half year and hallway got cleaned ones) Pool at summer time? forget about it! unless you don't mind swim next to hairs and Leaves. And the worst things- they're move out policy- are you kidding me? they gave me the option to find someone to take my lease for 600$ fee. i did. When we was about to sublet the lease- they notice us that suddenly the price will be 600$ for each of the sides and another 125$ for application fee! I have no choice and pay the 30 days notice option 3 months baserent fee+ the month that i most to stay for. I have no option because my credit is not good so i wont break the lease- that will cost me 5714.81$ I'm not the one that usually write reviews. Be careful before you move to Ladera. who read this will understand that for they're price list you can find much better and newer places to live at. read more

One of the nicest complexes I have lived in. The staff, grounds, and apartments are all five stars. The parking, however, is not the most convenient . The maintenance is always super helpful, and we always felt safe and like the staff really cared when isolated incidents happened. They always work with us when we have concerns, and always lend a smile. Our apartment is on the third floor and has the BEST porch EVER. It is huge, the layout is bomb, and the bathroom with a shower AND tub is to die for. You definitely get what you pay for here, so check it out! read more

I feel compelled to review Ladera after the umpteenth incident to happen while living here over the past 6 months. As shiny and brand new as these apartments are, they are terribly built. Let me start with the first two weeks we lived here. I parked in front of our unit for less than one hour and when I went to start my SUV, the catalytic converter had been stolen ($500.00 down the drain). Today, I opened my front door and my seasonal door mat had been stolen. Oh well to the $10-15 dollars it probably cost, but my deceased mom gave it to me so it can't be replaced. F!@$ you, THIEVES! In August, I had to have surgery. Two weeks into my recovery, I walk into the bathroom and the overhead light is filled with water. Not good for the apartment or my health. A day or two later, water is pouring out of the overhead pantry vent, the pantry roof itself, and the track lighting in the kitchen. Come to find out, it was from a faulty issue in the plumbing with the upstairs neighbor's refrigerator. We had to stay in a hotel from Friday-Wednesday while repairs were made. I forgot to mention our air conditioning did not work when we moved in either. Last time I looked, we were on maintenance work order #13. Good thing the maintenance guys are pleasant, fast and knowledgeable. One of the only redeeming factors about Ladera. The apartment managers are nice enough, but I feel like my husband had to pull teeth to get reimbursement after the 'flood' issues. There are other things too but I'll spare you from any further ranting. This summer, the pool was frequently disgusting by the end of the weekend. People are nasty. One morning, I was walking my dog and in passing by the pool area, I saw broken glass, plates of un-eaten food and trash scattered around. Smokers, drinkers, children without proper swim diapers...no wonder they started closing it on Mondays to, no doubt, shock the shit out of the water. Parking is also terrible. We're so thankful we have a garage as we've seen people consistently parking in handicapped spots as well as along curbs late in the evening. I really, really wanted to love these apartments. The A4 was the perfect floor plan and our view is of trees and grass (building 11). We were so excited to move in but it has been the rental from hell. We will definitely not be renewing and I imagine we'll be running out the door when this 12 months comes to a close. read more

About this place it's nice and great looking, but it seems like when they built this place they didn't think about sound proofing the floors and walls. It seems like they used rice paper instead of sheet rock because you could hear everybodie's business living around you. I could hear people flushing toilets and vibrating pipes from the showers. It seems like you don't have no privacy because the walls are like rice paper. I can't even watch a movie, because they start to complain. These places look nice, but I think they put lipstick on a pig and called it good. These places are over priced at 1260 for a 950 square feet 1 bed 1 bath. I have been at Ladera for almost 2 years now and I love everything about it! I made the move from across country for work and pretty much had to move in sight unseen in fairly quick fashion. Abby was super helpful in getting me the info I needed even 1400 Miles away. I felt at home the moment I arrived. The staff if always friendly and willing to help and their services team is on it if any issues do pop up. I have had a few minor service calls in my time here but they always still get to me pretty fast. The property can be a bit difficult sometimes as it's right off of the 35 and there is quite a bit of construction (that's most places in Austin right now)...which I could do without, but it's usually not an issue for me and it's worth it because it's close to everything. Anyone who comes over comments on how beautiful the pool area is and in the summer it's one of my favorite spots to hang out in Austin. Good way to meet your neighbors and everyone has always been very friendly. The gym is also one of the better apartment gym set-ups I've seen in the area, so you can save on a membership. Ladera Apartments by Greystar - Always a beautiful sunset view at the bark park - Apartments Near Me - Austin, Texas

Ladera has the best management and staff of any complex I've lived in. (And I've lived in, let's see . . . six different complexes over the years.) I've lived in one other Greystar complex before, and their management was superb, as well. I think it's a Greystar thing. I'm moving out of the state, but my boyfriend loves Ladera so much, he's trying to stay here for the next year, even though he commutes all the way to San Marcos. The only real pain is the traffic, but traffic in Austin sucks pretty much everywhere. For us, it's far more rare and valuable to have an apartment staff that really cares about your living experience, and Ladera definitely does. The staff are exceptionally helpful and attentive to tenants' needs, and the units are clean, attractive, and energy-efficient. Below is a more complete list of the pros and cons of Ladera, though I would absolutely recommend it to others. Pros: 1. Staff is incredibly responsive to concerns and requests. For example, I was concerned that the exercise equipment faces away from the doors of the gym, and when I'm exercising alone I'd like to be aware of who walks into the gym. I expressed this to the staff and within two weeks they had installed mirrors that allow you to see the doors from the exercise machines, as well as a bell that notifies you of someone's entrance. I was amazed at how responsive the staff was to my concerns. (And I feel very safe in the gym, by the way. There's also a camera in there.) 2. Maintenance always shows up the next day for non-emergency issues and fixes them correctly the first time. Every time. Once, too, I called emergency maintenance because one of the smoke alarms was broken (would not stop beeping, even with a new battery), and though I temporarily fixed the problem by putting the smoke alarm in the freezer (pro tip, y'all), maintenance insisted on coming out and installing a working smoke alarm that night. He arrived quickly and installed the new smoke alarm in a jiffy. 3. Besides the fabulous management and maintenance, the apartments themselves are energy-efficient and beautiful. My electric bill is 1/3 of what it was at my last apartment in Riata up north; water is always cheap because of the low-flow faucets and low liter/flush toilet. (The bathtub and shower still have high flow and pressure, though, which I appreciate.) The stainless steel appliances are brand-new and work fabulously. 4. Washer and dryer are included! 5. 24-hour gym with access key for safety. (My old apartment had limited gym hours, which was a bummer.) 6. Near several HEB's and Southpark Meadows--very convenient to shop. 7. Easy access to downtown during non-rush hours via I-35. 8. Clean, tidy grounds--always. There is never just trash or debris lying around, like at some complexes. 9. Great views of trees 'n' such from exterior apartments Cons: 1. Because it's located on the access road, you really can't go anywhere without driving. (Like jogging, for example.) 2. Light at William Cannon and I-35 access road very busy except for midnight hours. When coming home from North I-35, I turn right at William Cannon and drive down one block to Circle S, which takes you the "back way" to the frontage road in front of Ladera. 3. Going north during rush-hour is also a little crummy. It's a bit yucky getting on I-35 North down at Slaughter, so I would take Foremost to Circle S to William Cannon to I-35. Another option is Foremost to Circle S to South Congress to north. Even with these two routes, it usually takes about 10-15 minutes, depending on whether school's in session, to get as far north as Stassney. 4. Gate to right side of complex opens from one side and is very slow. 5. Parking permits are required for guests. Though it's never a problem to get a permit, it's a little annoying to run the permit down and up if you're on a higher floor. Again, the only downside of Ladera is the traffic surrounding it, but every single one of my Austin apartments had traffic issues around them (light at Southwest Parkway and Mopac; 183 north of Mopac; going north from Slaughter Lane, for example). Austin just has sucky traffic. Fabulous apartment staff is hard to find, and Ladera absolutely has it. Again, I highly recommend Ladera. read more

Absolute garbage apartments. Another fake luxury property that will has 0 accountability when the front office staff changes every few months. Good luck ever getting a service request fixed, as it will take weeks and then they will close it (as resolved) without ever calling or touching foot in your apartment. Emails every day from the community talking about car break-ins or packages being stolen (which is because they force you to pay into an unreliable 3rd party delivery service). And to top it off, they will auto renew your lease for month-to-month prices if you don't send a written move out notice 60(!) days out. Unlike every other apartment that goes by 30 and might actually send a reminder of this policy. If you violate that 60 days at all, enjoy a completely arbitrary $1000 late notice charge that the front office staff is happy to not care about at all. Unethical business practices and they know you won't be able to fight such a "small" amount. 0/10 find somewhere else read more

Gosh. I lived here for 4 years when they first opened and have a friend that still lives there. Went back today for the first time in over a year and the place has gotten very ghetto.... beat up cars in the lots, STILL NO PARKING, and obvious wear and tear all over. The gates don't close on the right so anybody can drive in and now they have lock and hide signs at the entrance for car burglaries.... Had so many issues when we lived there and it's obvious they must still have them by the appearance of the place. Don't waste your time on this one people! read more

Austin Texas Lived here for one year had to move because of a job change. Great Apartment. Best Features: Gated community, Resort style pool, Fire Pit, and free starbucks coffee. Khanh was a great leasing agent and was available to help all the time. Gym was very nice, lounge area by pool and by fire pit were amazing. Grilling areas were very nice and easy to use. Grounds were kept very well. Office staff and management were always very helpful. I wish they had a hot tub and were on the bus route but other than that very good location - easy to get downtown and back in 10 minutes. Airport 15 minutes away. I have lived at Ladera since July, 2013. As this apartment complex is brand new, there have been plenty of maintenance issues during my stay. However, what I look for in an apartment complex is not the absence of problems, but how those problems are addressed. While I have made several maintenance requests during my stay, each request has been met in a timely manner and has been completely resolved. The maintenance team is knowledgeable and friendly. On several occasions, they visited my apartment to check on an issue that had already been resolved. This shows me that they are on top of their work and never leave an issue unresolved. The front office staff are always friendly and accommodating. Khanh, Tayler, Josh, and Shelley are a fantastic team who make every attempt to get to know me personally. Anytime I run into them, they are always asking how I am doing personally and also how everything is going with my apartment. The conversation always ends with them reminding me to let them know if my apartment needs any work. Now, I would like to address the previous two reviews. First, I will speak to the review that mentions that the appliances are cheap and that the carpet has nails protruding from the rim of the carpet. While I fundamentally disagree that the appliances are cheap, I do half-way agree about the nails in the carpet. What I do not agree with is the statement that the nails are "protruding" from the rim of the carpet. I recently called maintenance to resolve my issue of feeling the nails in certain parts of the rim of the carpet. However, the nails were by no means sticking out of the carpet. This issue was easily resolved by Hector (one of the maintenance staff) hammering down the spots where the nails could be felt. This completely resolved the issue and has not been a problem since. Now, I will speak to the review that begins with a catalytic converter being stolen from an SUV. I am never one to blame an apartment complex for theft, particularly one that has patrol cars regularly circling the complex, which Ladera does. One can only do so much to protect themselves from theft and sometimes things like that just happen. This reviewer also mentions that the buildings in Ladera are terribly built. This is simply not true. Not only do I feel secure living on the fourth floor, but the insulation in my apartment is phenomenal. Ladera is located directly next to I-35, but I cannot even hear the faintest hum of a vehicle from inside my apartment. Regarding this reviewer's plumbing situation where the overhead light was filled with water, there was no reason to mention their recovery from surgery because that had nothing to do with their situation. That is simply an example of their personal misfortune (much like their theft situation). As for their plumbing situation, that does sound like a frustrating circumstance, but as I mentioned at the beginning of this review, I am more interested in how maintenance handles those situations. That is the benefit of renting an apartment rather than owning a house. When something goes wrong, maintenance is there to fix it. Apartments cannot always control what happens, but they can control how they respond. As this reviewer glossed over how professional and courteous the maintenance team and front office staff are, I consider those two factors alone to be worth five stars. Life happens and no one is in control of everything that happens; therefore, I do not hold apartment complexes responsible for what goes wrong in my apartment, but I do hold them responsible for how they deal with it. Ladera deals with issues swiftly and thoroughly. Concerning this reviewer's issues about the pool and parking, I have simply not witnessed what they are mentioning regarding trash and broken glass and naked children running around the pool area. In my experience, the pool is always clean, trash is always picked up, and the residents are always friendly. Ladera has a wide variety of individuals, couples, and families from many different cultures. Every person I pass outside is courteous. Additionally, every apartment complex has parking issues, which is why I pay extra for my covered parking. In conclusion, every apartment complex is going to have its problems. As long as the maintenance team and front office staff are doing everything they can to make my stay pleasant, I must take responsibility as an adult and give credit where credit is due. I consider Ladera to be the most enjoyable apartment experience I have ever had. I encourage anyone looking for a new apartment to give Ladera an honest consideration. read more

After receiving confirmation from Fedex that Ladera had been lying to me, holding my package for two weeks I got frustrated and called the office. I was told immediately that there are "no packages", "none for you, sirrrr". Repeatedly lied to by several staff in order to hide the fact my expensive Google store order was misplaced. Beware...get a PO box. Office manager intentionally denied me the option to enter the lease with my girlfriend. And didnt show any interested when I asked to rent a one bedroom at the ned of the month. Everything about this office staff is phishy. I was not allowed to join the lease, and subsequently they attempted to at the very least deny, and at the worst steal $2500 worth of flashy tech equipment. I lost two weeks of work to ineptitude. I have a pretty decent case. read more

Nice apartments, excellent staff, love washer & dryer included in unit, selling point! We use the gym and like that as well, the pool looks really cool, but we've never used it. Would recommend if you're looking in the area because there is a back road to get to and from the complex off Circle S. This makes a huge difference! (Note: Don't think Apt. on the east side of 35 have this kind of option and frontage looks like a nightmare of there. Ladera is definitely one of the best apartment complexes I have lived at. There aren't many maintenance calls needed, but when I do put one in, they handle it that day. The staff are all very friendly and the property is kept clean. The apartments are nice and I rarely hear my neighbors. Definitely check this place out of you are looking at living in South Austin! read more

Please do yourself a favor and do not live here. Accidents happen every 5 mins on I-35 so traffic is horrific. The staff will not help you

Even after move out this place still cannot get their act together. My final bill included a $50 charge for pet treatment. According to the assistant manager this was due to urine stains left by my dog. When asked for proof of said damage I was told they are unable to do so. The reasoning behind why there was no photographic evidence of this damage is because a third party vendor did the assessment using backlights. Nobody at the property apparently has time to verify these assessments and I guess black light doesn't show up on camera anymore. Somebody should let all the crime and cop shows on TV this. After further prodding the assistant manager was able to produce a bid. A bid mind you, that was hand written on a generic work order form that can be picked up at Staples, with zero information about the vendor who performed this assessment. Upon further review of the 'bid' it listed Pet Treatment as $20. Not the $50 shown on my final bill. When I brought this to her attention I was told that the same room that needed the pet treatment also needed a power scrub and that was an additional $15. When asked why that wasn't listed on my final bill I was told that she only has so much space to type which is why should could only list it as pet treatment. So for those of you keeping up with the math $15 power scrub +$20 pet treatment is only $35. About $15 short of the amount listed on my final bill. Well that was listed on their 'bid' under stair cleaning. Something I was explicitly told many times I would not be charged to clean. Yet here it is on my final bill hidden the Pet Treatment free. Weird. She agreed to remove the $15, but had I not made such a big deal about the $50 to begin with I would've overpaid them and I seriously doubt they would've given me that $15 back. I'd avoid this property at all costs. The issues are not just with the management team that is rotated every 3 months. It extends to the building itself. The fact that I could hear the bed in the room above me creak when there was someone in it or having to listen to that person above me clomp back and forth across their apartment at odd hours of the night. From my experience and others who have lived at a Greystar property in Austin it's more of a cluster f@(& than it is enjoyable. Interestingly when the updated final bill was emailed to me the assistant manager figured out how to type more letters into her computer to list the Power Scrub next to the pet treatment. P.S. When they tell you that the apartments have wood floors, it's a bold faced lie. The floors in that apartment are not wood or even manufactured wood flooring like Pergo. No they are simply wood colored and styled linoleum strips that are stuck to the ground. Peel and stuck strips. It all looks premium from far away but when you get up close to any of the finishes in these apartments you realize how cheaply made they really are. Also be prepared to spend a ton of money on electricity. read more

Pros I have lived at this location for over a year. The complex is beautiful and is well maintained. The front office staff is very friendly and helpful. The best part about living at this complex is the maintenance crew. They are the best I have ever had. I have lived in various apartments over the past ten years. I feel like they are the most responsive do a great job and don't try to just cover things up. Cons The construction company that built the apartments cut several corners and that was disappointing. My vehicle was broken into, the parking area could use more lighting. Several of the occupants do not clean up after their dogs. read more
