The 'Dunkin' part is basically a table / island inside the store. Most of it is devoted to coffee, but they do have a closed cabinet with maybe 10 varieties of donuts. The staff was extra busy cleaning things due to COVID concerns. Overall, I'd prefer (on such an early-morning coffee run) to just use a drive-thru at a regular true Dunkin' franchise. However, if you are in this area and are not craving any particularly exotic donut, you can likely make do with this option.
