    DSH's original response.
    Michael L.

I'm leaving this review here because after I left my review on their original listing, DSH changed the name of the business on their Yelp listing, along with the category of business, to a "photography studio." My opinion is that he did it to tell Yelp that it was a competitor who left the original review and try to get it taken down. It doesn't surprise me a bit, and as you can read below, this is the type of company and dishonesty you would be dealing with. I am a business owner and not one to write Yelp reviews, this is the first 1-star review of my life, but I need to warn others before hiring this company. Dealing with DSH has cost me a substantial amount of money, sanity, and headaches that could have easily been avoided by seeing a review like this before hiring them. I only hope that sharing my experience can help save another family from the stress, financial loss, aggravation, and headaches that DSH Homes and Derek have caused my family. I hired DSH Homes to complete a straightforward commercial finish-out for my business. Being new to Texas, I trusted Derek and his company to complete the project professionally and on time. Unfortunately, that did not happen. Missed Deadlines & Unexplained Delays - My contract with DSH Homes stated that the project would be completed within three months of permit issuance. My permits were issued in June of 2024. Despite this, my project was nowhere near completion by December 2024, with no valid explanation for the delays. I would visit the job site frequently only to find no workers present and no clear reason for the lack of progress. Escalating Costs well Beyond the Estimate - Derek provided an initial estimate for the project, but used a "cost-plus" contract, which he stated would allow him to exceed the estimate if needed. My final costs to finish the job were nearly double his quoted amount (now into 6-figures) after paying the new contractors to finish the job + DSH's invoices, for which I paid over $50,000 of cash to this company on time without any delays. I also paid the contractors who did good work that DSH did not pay when I refused to pay his final invoice. We received no communication, change orders, or any information that DSH was significantly over budget. Material Breach & Poor Workmanship - Due to the constant delays and lack of progress, I terminated my contract for material breach in early December. When DSH left the site, I discovered tens of thousands of dollars in poor workmanship and damages that required extensive repairs before the project could be completed. I was forced to hire another contractor, who walked my project and said he would NEVER put his name on the building in the condition DSH left it in. The new contractor finished in just a few weeks, including fixing the damage left behind. This further confirmed that there was no valid reason for DSH's months-long delays, lack of communication, and poor workmanship, which cost me thousands to repair after firing them. DSH Homes Responded by suing my company claiming "monetary relief up to $250,000" - After I refused to pay their final disputed invoice of just over $17,000, which was tens of thousands over DSH's original "completed estimate" for a unit that was again no-where near complete with much work left to do. I refused to pay this due to the poor quality of work and damages; instead of resolving this dispute professionally, DSH chose to escalate with an aggressive and excessive lawsuit that I am now forced to defend with a lawsuit of my own. Let me be clear. My wife and I just wanted to move forward with our lives after this insane experience. But DSH has chosen to escalate with not only threats, but the filing of an actual lawsuit for money he is not owed. Now we have to pursue all of our own claims + attorneys fees in a nightmare that will seemingly never end. I would never recommend DSH Homes, pools, or whatever else Derek is calling his business these days based on my experience and opinion. This process has cost my family and business significant financial losses and delayed our ability to operate in Texas as planned. I trusted this company to help with our transition, and instead, it resulted in a stressful, costly legal battle.

Unfortunately, that was not our experience. We did the "Green-to-Clean ($800)". It took SIX weeks. We had to repeatedly follow up because they would go ~2 weeks without showing up or communicating. When we asked, we were told there was an emergency situation, we tried to be understanding, but there was no proactive communication on their end. We decided weekly service ($250/month). After the initial clean, we signed up for weekly maintenance. Within 24-48 hours of each visit, chlorine levels would drop back to 0 ppm. GP&A's explanation was that our pool system was outdated and needed to be replaced. However, we had two separate pool inspections done when we purchased the home, plus 3-4 other pool companies assess the equipment, none of them flagged the system (installed in 2017) as a problem requiring replacement. Upsell attempts: GP&A quoted us a full system replacement (under $6,000) and then a filter replacement (~$2,200) before they said they could continue service. We decided to move on to another provider. End of service: We asked if they could continue maintaining the pool through the end of the month. Their last visit was six days before the final day of the month (image attached). The pool was visibly green and in poor condition by end of month (again they serviced it 6 days ago and it is this green; not adding enough chlorine). When we brought this up, they responded that the condition was "consistent with the unresolved filtration issue for which repairs were recommended", essentially placing responsibility on us for not purchasing their repair package. We were looking for a long-term, trustworthy pool service company. What we experienced was poor communication, inconsistent results, and recommendations that no other company has supported. I cannot recommend GP&A based on our experience.

They built a travertine patio in the backyard, hardscaped side yards with pavers and rocks, added a mulch bed to my side yard, and rebuilt a retaining wall. The project manager (Amanda) and owner (Giancarlo) were both professional, helpful and available throughout the entire process. They were also able to accommodate additional projects at the last minute, including adding a French drain system to one of the side yards. Everyone involved was committed to making us 100% happy with the end product, whether that meant changing out chipped travertine tiles, recommending different design options, or making several trips to the worksite to plan out project details and ensure everything was 100% up to par. I would definitely recommend!

Instead of trying to fix a faulty landscaping job, Giancarlo Medrano, responded with homophobic and profanity laced texts detailing how he would confront me, has a gun and threatened to send "his people" over. He also proceeded to label the house that he worked on (a rental property that I manage) as "cheap" and then goes on to brag about his rental property. He seemed so extremely proud about his financed house. Anyway, I had blocked his phone number after the incident but could see more of his texts through my old Apple ID. In these texts, he went from playing Mister Tough Guy to the victim and claimed that I had been the one who harassed and threatened to kill him and claims to have made police and FBI reports. A complete 180 and a testament to his character. What a quality guy. If you run into any problems with his work, be prepared for a load of excuses and insults. Summary of communications via phone calls and texts: *Half year of receiving the run-around (ie. Too busy, out of town, admin forgot to get back to me, blamed others, etc.) to fix the flowerbeds and add the missing drain holes *After many months passed thinking that Giancarlo was working to schedule in a fix, he started blaming the situation on his cousin. He then suggested that I pay a small amount, to which I found agreeable, for the flowerbeds to be fixed. Now he claims that I wanted a free fix... go figure. *I warned Giancarlo about the consequences for not taking ownership of this situation. Gave plenty of opportunities to fix before posting a review that seemed to upset him. *Giancarlo continues to claim that I own the home despite me explaining over the phone that I wasn't the owner and that I just there to help manage the property. *Giancarlo threaten to sue me. I gave him my lawyer's contact and I have yet to receive any contact attempts. *Giancarlo claims that I would be contacted by the police and FBI. I have yet to receive any contact attempts. In conclusion, I can't say that I would recommend doing business with an egotistical owner who tries to gip you at every corner, changes stories and takes no responsibility. But, don't take my word for it. Dig in the yelp reviews to see hidden reviews from others.
