Terrible place to rent, they only care about themselves and their money. I called multiple times about getting a bee and hornets nest removed from the front of the house and they never showed up. They entered our unit to "clean" before the lease was up, they left trash from the freezer in one of our personal belongs for it to melt and mold. Not to mention they stole cleaning supplies and a bicycle that was inside of the unit. Mind you the unit was not completely empty as it still had furniture inside. If you are gonna take stuff from a "vacant" unit, make sure to take everything next time. We still had our unit keys at that point, meaning that we were in-fact not completely moved out. This is easily the worst place to rent in the area of Pullman. The office staff is incredibly unprofessional and even rude at times. Expect literal barefoot employees and poor service if taking a visit to the office. Like said in most of the previous reviews, this 'business' is meant to scam the college aged individuals here through taking advantage of rental inexperience. The worst part is that they own many of the properties around the most desired areas near campus. And guess what? If you do end up renting and eventually getting robbed by this business and think that you can take it to court, you would realize that the owner Kathy Johnson is the wife of the now, former mayor Glen Johnson. I rented with DRA for a year and strongly urge everyone to make their properties a last resort. The people who work for this sham of a business could not care less about their tenants, the people who pay their bills. We were good tenants. Always paid our rent weeks in advance, in person, and kept each and every receipt for proof since we had heard horror stories. We were always kind and as understanding as possible, but these people are relentlessly dense and always sprouted issues from being unwilling to do their jobs. They lied about our pet deposit and magically increased it by $350 overnight. They then said it would be increasing by an additional $500 (so $1000 total) but that they would make an exception and only charge us the $500. So much for a "pet friendly" apartment complex. They told us our rent would increase by $75 per month ($1025 to $1100) if we wanted to resign for another year and sent the new lease via email. We loved the building so much that we were willing to deal with the management if we could stay. We printed & signed the new lease and brought it into their office. Mary then informed us that Lylah had "accidentally sent the wrong lease" and that we would actually need to pay $1300 per month, not $1100. She insisted that the rent had increased by another $200 in the last hour, and that there was nothing she could do. We left having said that we would not be renewing the lease for that rate. Cut to the end of our lease in May. I call to ask about check-out procedures and am informed that DRA had us listed with a renewed lease, despite the fact that we were lied to and never had a formal signed contract with them. After getting it worked out that we would not be renewing the lease, they proceeded to withhold almost $500 from our security deposit, $270 of which was for cleaning. We are good tenants. We cleaned our apartment for DAYS after everything was moved out, and recorded a ten minute walkthrough video detailing every item we cleaned; showing every cabinet, door, and appliance. After seeing the charge, we contacted DRA to ask about the 9 hours of cleaning we were charged for. They insisted that we left the place "filthy" and that they had photographic evidence. We requested to see the photos and were told no because it "would take too long to send them". We requested to speak with Kathy, the owner. We have been denied this several times. We have tried to schedule an appointment to come in and view the photos and have been denied several times. Most recently, DRA has threatened to call the police on my partner if he comes to their office to try and speak with anyone about this situation. They have been absolutely unreachable and extremely rude throughout the entire process. I truly cannot say enough terrible things about this business and the sad people who work here. They specialize in empty promises, dodged phone calls, and preying on young adults and college students who are just getting started. If you rent with DRA, watch your back. Document anything and everything. Try to communicate through email to document your communications, but do not expect a response back. They will never send anything in writing because they're scummy enough to know better. Save yourself the hassle and rent anywhere else. read more

Emails and letters ignored. Be aware that Kathy has family working in all aspects of her business. The person that checks you in to you apartment, the person that checks you out of your place is a nephew and says it will only be 2 hours of work and the the floors look and apartment look great. The cleaning crew that charges 8 hours for 2 hours of work when there is no way that time could have allowed for them to do that because the new lessee was moving in the next morning. NEPOTISM runs deep. If you are ok losing your deposit and having to waist hours of your life trying to get it back then consider DRA. On a side note, I talked with a guy that said his mom works for the court system in Colfax and she knows Kathy by name and is a regular. First of they didn't even have the place ready for us to move into. The lease said our move-in date so we obviously prepared for it and left our other apartment. Had everything moved into the U-haul and then when we got to the place they said it wasn't ready and we couldn't move in unless we sign a document stating we are moving in as it is. The carpets were still wet and the yard was a mess... Of course, we had no option but to take in the place or else we would have been homeless. I don't know where to start here. A fire burnt down my son and his roommates house that was rented and the boys lost everything. The fire extinguisher in the house was broken. No fire detectors. It's amazing no body was killed. They offered another home for the displaced boys and it has broken windows, broken floors - it is a SLUM. Nobody should live in this house. I rented through dra. More than once actually, I would highly suggest that you go a different route there is a reason their places are so cheap and they have 1.5 stars. They are extremely rude to their tenants. During my move out process they scheduled about 6-10 showings, the first time I didn't receive notice so I refused entry, every time after that they posted notice on my door but one of the times, they showed up late about an hour late and expected me to let them in while i was in a work call, I refused again then the lady showing the units called me an asshole and for not letting them in while I was busy. Their business hours are illogical, 8-2:30pm m-f so if you work a normal job or have a heavy load of classes you will never be able to get in to pay rent or talk to them in person without missing work or class. On top of that there is a fee on the app for rent payments with cards. Very poor experience and customer service. Pay the extra little bit of money for a nicer place and better rental agency. If you do choose to rent through them or don't have a choice i recommend keeping a detailed log of all situations in case they file any disputes. read more

She completed the check in sheet and many comments about it being dirty were made. Here is were the fun begins. At check out we did a walk through ( DRA, our daughter, wife and myself) . We were told what needed to be cleaned better. We did and have pictures. We received the refund check and many deductions were made. Including things that were noted with pictures. They also deducted for Mopping, which we did, and Vacuuming. No carpets in the place, all hardwood floors. Those drapes in the pictures were at move in, They charged us to clean them. I have reached out to DRA serval times. They will not call back if you get someone the person you need to chat with will not come to the phone. They asked I send emails. Zero response. AFTER 3 MONTHS WE STILL HAD MOLD. Not sure if these people just don't care or are honestly too slow to do anything. Ive seen snails that travel faster than some of the people who work here. When we moved in to their rental senior year the place was destroyed, holes in walls, broken doors, garbage that had been left rotting all summer from the previous tenants. I don't have a lot of personal experience but I have heard a multitude of things in addition to having shopped around from the number of times I have moved into new places during my time at WSU. My review goes as follows: In doing my research I have heard nothing but bad things about DRA. They have ridiculous rules about having satellite TV installed on their properties. They seem to go out of their way when a lease is said and done to try and scam money out of people's deposits after they've moved out charging for carpet cleaning (even though my friends had steamed the carpets themselves or had it professionally done by family friends) or charging for "replacing sealant" in bathrooms when it is clear from the condition of their properties - they don't replace a thing from lease to lease. When I went to file a case against them, they had a whole sheet filled with lawsuits against DRA. My advice if you are living in/or considering a DRA rental: Take pictures of every crack and crevice of the house that are dated before you move in and then do the same as you move out. I was waiting until we finally received our last months rent from them before I wrote this review. Unfortunately, I just stopped caring once that happened. Pullman is plagued with rental agencies that show complete disregard for their tenants. What is morally reprehensible is that the community is letting them get away with it. DRA is one of those companies that abuses the system, disrespects their clients, and will eventually drive the real estate investments into the ground. We had issues with other agencies previous to DRA, Namely Helene's, and a private owner. After these instances I researched local small claims cases at the local city hall. I am not recalling exact statistics from my research, but I can say with confidence that about 50% of the small claims cases that are processed through the local court involves a dispute between a tenant and a rental agency. Over 50% of those specific cases, DRA was either the complainant or the defendant. I understand that there will be legitimate cases filed by rental agencies, especially in a college town. I am sure some of these cases, DRA had plenty of justification for filing a dispute. However, it is my belief that DRA, like many of the other rental agencies in Pullman, don't use the courts as a last resort. What they do is use it for is to intimidate renters into paying charges and fees that are suspect, at best. Most people rent for two to four years, leave town, and never intend to return. DRA has used the system to their advantage, and syphoned every last dime they legitimately can get our of you. DRA response to repairs is lacking. Their staff is rude, tired, lacking in service, and altogether despondent. They do not return phone calls. They do not work with your schedule, and they do not perform at a professional level. In all, they are a racket. Like most rental agencies are in Pullman. After reading this, take the time to look DRA up in the Better Business Bureau. Notice their ratings, and notice their responses to each claim. Also keep a copy of the Landlord/Tenant rights handy at all times. Get a receipt for everything, and keep notes of each time they don't respond to your requests. Do not rent from DRA. Find a private landlord, sign a lease that protects you, and keep the expectation to live in house that your landlord wouldn't mind living in themselves. read more

I rented from DRA from 2005 - 2008. I enjoyed my time renting from them. The office staff was for the most part very friendly and helpful. Although their apartments are not the Four Seasons they are not bad apartments. They rent big houses, small studios, 1 - 4 bed room apartments. Everything. They even do some retail space. They did a very good job of clearing snow and keeping the paths iced in the winter. My heater went out in the middle of the night, I called the head property manager/owner at her house and she instantly sent someone over to fix it. Speaking of the head manager/owner Kathy was awesome. She doesn't take shit from anyone, but is MORE then willing to help and working things out with her tenants. Set up an appointment to view an apartment (the day it went up, a Tuesday) I was free Wednesday and Friday after work, she said Friday was the only option so I accepted. Went in Friday, didn't so much as receive a 'hello' for five minutes, a backhanded wave towards a chair motioned me to sit which I did for another ten minutes. The entire time, the three ladies were wandering around yelling at each other "Have you seen this? Where did you put that list of available places? Did you see where I left that pen?" At this point I'm like..... wow this is totally unorganized and unprofessional. Finally a lady walks over to me (chewing gum in her mouth, smacking loudly) "What are you here for?" I mentioned my name, and that I had called Tuesday to make an appointment to view ___ apartment. Her response? "Well I don't see it on file, and we rented all those apartments yesterday, first come first serve you know." No apology for wasting my time, or an apology for making me wait ten minutes for them to be completely rude. I mentioned a phone call would be nice next time since I did leave my number, and left. Honestly wish I could give zero stars. Rented from this company for almost 2.5 years and had several problems. First and the most minor, they claimed that they would come over and put on a handle on the oven and never did. Secondly, they claimed that we missed a payment when we had proof that they deposited the check we gave them and they had to drop it. Both of us living in the place got new phone numbers and we both gave them to multiple people who work in the office. Even though they had updated numbers they kept coming over to the house for basic repairs (when we first moved in) and to show the house to potential renters, but not calling us at all. The law requires them to contact us 24 hours in advance of them showing the house to potential renters/buyers. This did not happen just once or twice, but at least five times while we were home and we are not home for most of the day so there is definitely times we do not know about. Finally when we moved out they are trying to charge us to fix up and replace things that were broken before we moved in and including the oven handle that they promised to replace!! This place has the crappier units in town, staff which can either be fairly nice or completely rude and they really don't care much about the properties they manage. They let them become delapidated and still charge 850$ for a three bedroom dumpheap. BUT, rentals in Pullman are limited and they have a lot of them. In short BE CAREFUL and report every little bit of damage AS IT HAPPENS (write it down, make copies and keep ALL of your payment reciepts and copies of your repair requests). Though I did not get screwed like many of the reviewers, I did not enjoy my time in the dump they rented me. First, we rented a three bdrm in dec. 2012. The place Looked really good and we were excited to move in that spring. Well apparently they rented it in the interim to some people who trashed it. So they cleaned it up and left the garbage for us to deal with. Then we find upon move in a HUGE leak smack dab in the living room which never got fixed and still isn't fixed even after we moved out (yeah, that tarp on the roof is super effective guys). There were also leaks that developed in all the bedrooms and in the hallway, turning the ceiling a nasty color. Also we never had window screens and the driveway was a mess. THEY DO NOT FIX THINGS 90% OF THE TIME unless you really bug them. So then we had a cat which I was excited that they let me have... except it cost me 500$ to have her (thankfully I got the full 400$ availible refund). So this is not a place to plan on having cats or dogs. Big risk. Finally, They will charge you for not cutting the lawn and garbage fees, although if you are not a jerk to them they will cut you a break most of the time. read more

I was also stuck with frozen pipes for two days one winter because they took THAT LONG to even respond to their emergency line! I'm still dealing with their bullshit even a year after I moved out. I got my records from them, and found out that they forged my check-in inventory! They signed the name of a person on the lease... but they were living in Texas at the time. So the GIANT bill that I got from them at move-out was based on their own account of the place. This "company" will do everything possible to try and add charges/fines to your rent, provide no support when maintenance issues surface, and make multiple errors regarding your billing (including losing payments regularly). A professional organization managing as many homes as they are would have opportunities to pay electronically. Not so with DRA...checks or cash only. My son's residence had 5 couches outside (muddy and torn) left by previous residents. When the city said they had to be removed, DRA advised the tenants that THEY would need to have them removed w/I 3 days or be fined $300! Kathy (owner/manager) is the most evil woman and not willing to listen to rational thoughts/explanations. When faced with questions she has a go-to response claiming you are being unreasonable and threaten to hang up or kick you out of the office...and then she does. A reasonable person willing to resolve issues would not react this way. Ultimately city/state housing authorities need to investigate this organization. I just moved to Pullman at the end of May and pounded the pavement looking for a place for myself and my 2 children to move into. I too, had read the reviews about DRA and as a result, honestly, continued stepping around their properties as a result. However, the properties I kept finding, that I liked and could afford, were handled by this agency. I am 42 years old, and have actually worked within the property management field, bracing myself, I entered into their delightful office. (converted pullman railroad car at Pufferbelly Station) Their office was VERY, very busy, and I noticed right away (as my 22 yr old daughter attends Boise State) that I could have given birth to just about every one of the clients they had in their office. It was the end of the semester and 75% of the students are on their way home for summer. This being said, it afforded me the unique opportunity to sit back and quietly observe the 3 woman (whose desks are staggered one behind the other, the last one belonging to the owner) that run DRA, and how they were handling their very bust office full of students. Just about EVERY one of these kids were questioning their money paid/owed, deposits, damages etc.. I was EXTREMELY IMPRESSED with the patience and professionalism of EVERY one of these woman as they very quickly exchanging information through the chain of command as they fielded these students and their MANY questions. I saw checks handed out, confusions corrected, and happy kids on their way in and out. When it was my turn, I gave the address to the rental I wanted to view, the Woman just handed me the keys with a smile, I signed a paper, and off I went. I was THRILLED with the place, honestly, it was cozy, clean, new carpets, well designed, good location, yard etc.. I went back in, filled out my paperwork, exchanged money and was out the door!!!! They had given me my own walk through papers to do, and as I have been in property management, I know how important it is to be THOROUGH. Which I certainly was. I dropped the walk through papers in their night box, and they had a crew sent by 10am the next morning to address the issues had found!!! The maintain the 6 plex I live in beautifully and regularly. I believe that these reviews are due to the HUGE amount of young students that represent the majority of their clientele base, and a woman named Layla who used to work there, but no longer does. I do not recommend renting from this agency if you can avoid it. I recently broke my lease with DRA under a constructive eviction because my apartment was not maintained to substantially comply with applicable laws governing the maintenance and operation of the premises, for reasons including the failure to maintain habitable and safe living conditions (notably a large mice infestation that was not remedied over the 2 + years I lived there), the failure to remedy several defects that were in violation of building and fire codes on my premises, the failure to maintain structural wall components, and the failure to make repairs necessary to keep the premises in good condition. DRA is very disorganized and disrespectful to their tenants. On multiple occasions they lost my rent and placed eviction letters on my door within a week of having "not received" my payment for that month. This typically happened when I paid my rent a month in advance. They have poor record keeping and do not accept credit cards which makes it more difficult to readily prove that you have paid your rent if you pay in cash and lose your receipt. The owner, Kathy, is very difficult to deal with and on multiple occasions I witnessed her yelling at tenants who came in to complain and telling them to get off her property. Among the many legally questionable practices of DRA is their tendency to require tenants to renew their leases well before their current lease is up which effectively forces tenants to sign themselves into leases that are longer than one year. This is in violation of RCW 59.18.210 which states that leases over 12 months must be notarized in order to be considered valid. They pressured me into renewing my lease early by repeatedly threatening to show my apartment to prospective renters (who, I have no doubt never existed) and asking me to do so in the middle of the semester when I had no time or means to move. When I renewed my lease, DRA raised my rent and only told me that they did so because "the cost of everything went up." They are now renting my former apartment for less than I paid even prior to them raising my rent, and they are renting it despite numerous building and fire codes violations which make the property illegal to rent. I, like many other students at WSU, rented with DRA under hardship and despite warnings from Pullman residents because there were no other available apartments to rent by the time I moved to Pullman. DRA banks on their ability to manipulate inexperienced students who are not familiar with landlord-tenant laws. I question why this company is still in business considering all of the dilapidated and condemnable properties that they rent and laws that they repeatedly violate. Please take my advice and avoid this company if possible. If you must rent from them, thoroughly document everything and know your legal rights as a tenant. read more

This is my first time renting ever and boy do they take advantage of that. Nobody knows what the hell they are doing. I recently decided not to come back to WSU and therefore needed to sign over my sublease. I have been trying to get ahold of DRA for 3 god damn weeks. Not one phone call back. Their mailbox is always conveniently full so that I can not ever leave a message. These are the worst people ever. The girls who had our apartment before us warned us and we should have listened. They would randomly charge them money and say that they didn't pay when they actually did. Multiple other reviews on here complain of the same thing. Was with DRA for 3 years, mostly because I was doing my own repairs to the house I RENTED for fear of the damage that they continued to threaten me with that was here before we moved in. At one point they gave us an eviction notice for a balance of over $6,000! After getting all our receipts and ledgers in order, we proved a balance of $0. You can't make this stuff up. At another time, we were charged $2,200 for repairs that were supposed to be done before we moved in. It took 2 years to get the charge taken away, all while acquiring late fees of 10% of our rent each month because of this outstanding balance. At one point we tried e-mailing them so all their promises could be written down and accounted for, they would respond with phone calls so there was no paper trail. Because there aren't many other choices in Pullman, here are some tips most college kids don't think about when renting for the first time. 1. Take pictures and videos of the entire place the day you move in AND timestamp it. I didn't do this and it almost cost me a lot of money. Facebook pictures of the previous tenant saved me on multiple occasions. 2. Get a copy of everything. Kathy (the owner) will lie and deceive you until you think you have no other options but to pay. 3. Don't mail in or slide your rent through the rent slot. Get a receipt and keep it until about 2 years after you move out. Seriously. 4. Before you meet with them face-to-face, e-mail them what you want to talk about and while you are there have them respond to the e-mail. Kathy has made her living preying off of vulnerable college students who don't have much experience with renting or even standing up to adults or owners of companies.
