At maple valley apartments they charged me for a screen door that was already messed up when I got the apartment and then when I called them, they offered to refund me 50% of the charge. They put in my address wrong and the check for the screen door bounced back then they sent me on a wild goose chase around Pullman trying to find where to pick the check up from. I was told two different locations and then told to wait 30 minutes because the manager with my check was not actually where they said she was and ended up returning to the location I was at in the first place. Like I don't have things to do ?!!! They are the ones who told me I could come pick it up and they are the ones who messed up the address in the first place. Terrible. read more

My daughter has been in her Dabco Property apartment, Providence Court for the last 2 years. The apartments are clean, well-maintained, and the complex is pretty quiet. The price is very affordable too. She and her roommate pay about $500 each to share a two bedroom. Utilities are very reasonable usually under $50 and Wi-Fi is good. Perfect apartment for a student and a huge savings over dorm life. read more

I think another reviewer said it best when they commented that there were all kinds of traps waiting for you at Dabco. If there's normal wear-and-tear that needs attending? Maintenance will charge you for parts and labor, without telling you, even though you can provide proof it's not your fault. Have a neighbor breaking multiple rules on the lease, and putting you and your pet in danger? They don't care, regardless of what your lease says is actionable. But when they decide to care later about a similar situation, and they can't figure out who the culprit is, they'll repeatedly threaten to just charge everyone a violation fee. Have your own internet? Well, we just decided to put in internet for everyone and you have to pay us - no choice - so figure it out. Mowed lawns? What's that? I should get my deposit back, but I'll be shocked if they don't try to come up with a reason to keep it. read more

Do NOT rent from DABCO apartments. They will do anything to squeeze every penny out of you as they can. Their management is hard to reach and spreads misinformation that will ultimately lead you to paying more. As I inquired about early termination, I was sent an email that detailed that I could use my last months rent towards the lease buyout fee. However, upon calling the day I signed my termination contract, I was informed that that was not the case and my LMR has been forfeited to the company. This is despite my roommate calling the same day and given the LMR to use towards the early termination fee. The managements reasoning as to why I wasn't given the same discounted rate was that my roommates LMR was used towards a missed months rent payment and not the termination fee. My roommate was not given any late fees and got the discounted rate, meanwhile I have paid every month and was told it was not possible after having email proof that it was. If you're a current resident, don't expect your LMR or security deposit back as they'll make up some bullshit excuse to keep everything. For those looking to rent an apartment in Pullman, keep looking. Don't let the cheap rates, distance to campus, and 'newly' renovated marketing points fool you. "It'll damage your credit score" well it wouldn't do anything to it if you were to do what you said you would do. I'm still dealing with their bs and I haven't lived there since May of 2018. I was in need of temporary housing and fortunately I found a sublet (1 BHK) in Emerald Downs. I was truly impressed by the structure and organization of the apartment. Above all the ease of paper work by the office ensured no hassle and the administration was very efficient in all maters. For the record, I want to come back to these apartments. I lived in an apt. owned by them in Pullman WA 2020 with 2 other people. Woke up one day and the bathroom/hallway was flooded by a plumbing issue out of our control, yet still got charged about 1.5K for it. Argued with the leasing office numerous times and they handled it terribly, switching management while the I was trying to fix the dispute, inconsistent emails, and unclear invoices. They sent the bill to collections before anything could be fixed, took our deposit, and still are charging us a remaining balance for it. Lots of other bs I can go on and on about from these guys but I suggest you save your time and money for a better company that wouldn't screw you this bad. Don't recommend. read more

Most inconvenient place to live ever. I'm convinced that the people who work here go out of their way to make the lives of tenants difficult. 1. I lived there 1 year and over that time they switched apps three times without telling anyone. My rent was set to auto pay for 6 months when suddenly I get a notice that I'm being evicted for not paying my rent. They never told me that they switched systems and my autopay wasn't going through. Instead I had to jump through all these hoops to put rent. All while they humiliated me with eviction notices. 2. I consistently had troubles with my door lock and fob. At least once a month there was a new issue, to the point where I had their phone number memorized. 3. One weekend when my door malfunctioned the guy who came to fix it was irate and yelled at me for it. My mother actually heard him say "these fucking locks never work". 4. At one point my door wouldn't lock at all. The same gentleman told me it was fine. Umm; no. That's not fine. 5. The apartment wasn't even clean when I moved in. 6. The apartment they showed me looked 50x nicer than the one I got. They put me on the 3rd floor despite me requesting an ADA unit. When I requested that I terminate my lease early to move into a different Dabco apartment they told me it would cost $3,500! 7. The landlords have no idea what they're doing and make all sorts of promises. I had to request a work order 3x before they actually did it. 8. That work order took over 3 months to get completed. Meanwhile that entire time I didn't have a dishwasher. 9. I had actually planned to renew my lease because of COVID but then my landlord lost the paperwork I returned to her and accused me of never completing it. (I handed it directly to her). 10. I had consistent water issues with no/little hot water that were never resolved. 11. After the above mentioned auto-pay disaster I started paying rent with checks. That was until my landlord lost my check and again accused me of not paying. Thank god it wasn't a money order. 12. I got less than 25% of my deposit back while I spent about 10 hours cleaning the 2 bedroom. When I contacted Dabco requesting proof of the "cleaning fees" they reneged and refunded me $200. Sketchy. 13. All the employees you see walking around are sketchy as hell. You can always hear them talking about ex girlfriends and partying and complaining about how much they hate their jobs. 14. In general, when you need to visit the office for something no one is pleasant. All the landlords are too busy to even talk to you and they're all rude. 15. The exception to #14 is that: If you need anything on the weekend the Saturday assistants are VERY nice. However, they always said they "didn't know how to help me". My advice is to avoid this place. It's clearly very poorly managed. Yes; it's the cheapest in town for a reason. read more

The front office staff have no idea what they're doing. They have miscalculated my account balance multiple times and are constantly overcharging. The buildings themselves are fine, but definitely not worth the price and hassle of having to deal with the management. I rented an apartment from them from 2008 - 2009. The apartment was brand new when we moved in. The whole complex was supposed to be a pet orientated community. With the new building they didn't clean up any of the dust or extra nails before were allowed to move in. BE WARNED NEVER NEVER EVER EVER EVER EVER EVER EVER EVER EVER EVER EVER EVER rent from Dabco. The property management made no effort for almost a week to clear almost 3 feet of snow. The apartment was very poorly built, the rent was high, the on site manager had a dog who would not stop barking and howling day and night, she also had an aggressive dog. The dog park was always soggy, dirty, and full of dog poop. Also there were always loud inappropriate parties in the complex they wouldn't do anything about. When we moved out of the apartment they charged us almost $100 in cleaning fees, when the apartment was cleaner then when we moved in! I recommend going with DRA Rentals instead. They have more options that are more reasonably priced, plus the management is much better! Unlike the head property manager here Kathy at DRA was always personally available to help you instead of secretaries who really have no clue what they are talking about! read more

Do yourself a favor and never do any business with these people. My friend and I signed a lease with them when WSU was planning on going online. Now WSU has announced they will be going online and now Dabco has absolutely refused to make any compromises in the light of a PANDEMIC. Instead to get out of our lease with them they are charging a $1000 renegotiation fee, a $500 holding fee and the fees of $850 they charge when you first sign. And that's our cheapest option. $2350 for an apartment we have not even stepped foot in. I'm sure other apartments in the Pullman area are doing things similar to this, but this is just outrageous. Insurance companies and Banks are helping people out during this pandemic, but Dabco says "no give me money." If that's how they decide to treat their tenants who want to do business with them I hope they go out of business because of Covid because this is just gonna entice other students to come to Pullman at the same time and create a huge spike in cases. Dabco is disgusting. This literally made me join Yelp because of how absolutely horrible and disgusting this company is. read more

Pros of living @ Maple Valley Apts: Bus stops right outside my apartment, and comes every 8 or so minutes. Going home is pretty quick as well. Some apartments you can even see the bus coming from up the hill so you never have to wait outside. Spacious for what you pay Kitchen is a good size and appliances are up to date There is always parking where I live, but I know that the apartments near the entrance lack parking Cons: 1st floor - you get a few spiders during the warmer months Floors are thin, I can hear my upstairs neighbor all the time Maintenance is slow to respond during beginning months but only b/c they are so busy, they are pretty quick & friendly otherwise Heater - uses up a bit of energy so I invested in small portable heaters read more

I lived in Aspen Village from 2005-2009. My apartment was clean when I moved in and I was surprised to get some of my damage deposit back when I moved (after four years, that's impressive). Maintenance was done in a timely manner by very kind professionals. DABCO wasn't a "party complex", but I did constantly hear footsteps from the crazy lady upstairs who wore heels at ALL times. Otherwise, it was pretty quiet. Aspen Village was excellently located. You can almost always get a seat with express 1 or 2 before it gets really crowded. Also, you can avoid most Game Day Traffic. That said, you're within a 15 min walk to the stadium and 10 mins to the Rec or Beasley. I often walked to school when the weather was nice and it usually took the same amount of time as the bus route. Parking was never a problem. I never paid for a covered spot either. I did love watching the snow blow under the carport area in winter time. Covered parking is a waste of money. Some people griped about rent prices, but in reality, they're not that expensive. I paid $495 a month the duration of my stay for a 1 bedroom. The equivalent in the Tri Cities is $875 a month. I would definitely recommend renting from DABCO. read more

I've been with Dabco for three years now at two different locations and they've always been super friendly and ready to help whenever I have a problem (which has been infrequently). They respond to requests for work within a couple of business days with no problems and the manager at Providence Court (LINDSEY!!!) is freaking awesome. Always there to help and if you need to pay rent a couple of days late, all you have to do is ask. The apartments were clean when we moved in and it was super easy to move out/change places. As long as you read the information they send you and make some kind of effort to follow their policies, you're good to go. The only reason they don't get a fifth star is that there are less-expensive options in Pullman for apartments of roughly the same quality. They're just a bit harder to track down and snatch up before other people get to them. read more

I've lived in Providence Court going on 2 years now, and couldn't be happier. They're quick to respond to work orders and their front office staff, Lindsey, is super stellar. other ladies at the main office are usually pretty on top of their game, also. Dabco is pretty moderately priced, about the same range as any other apartment you'd find in Pullman for the same quality. Same move-in and move-out policies as most places, and it's easy to switch between apartments they manage or extend your lease. Generally pretty quiet complex, a little louder on the weekends but that's to be expected. Lots of parking and laundry facilities available. Didn't get the fifth star because I still think rent could be a bit lower for what they provide in the apartments, but overall great place to live. I've been a few days behind on rent before and worked it out both times with the office. If you're looking for a well maintained, quieter, friendly place to live, I'd recommend going with DABCO. read more

I would never recommend staying/living in a DABCO property again! Their website makes it look good. The building have horrible insulation which makes them unbearably hot in the summer and very cold in the winter. You have no chance of getting your security deposit back and you will get charged for every little thing even if its not your fault. Last year my boyfriend and I lived in Maple Valley. We had little problems with dabco but a few with our building. We were on the second floor. The person below us was a smoker so in the winter he would smoke in his restroom and use his fan. The smoke smell would come up into our apartment through our bathroom and it was unbearable at times. The apartment in maple valley was very clean when we moved in and had new carpet. We did have a few problems with the toilet not flushing properly. The Maintenance arrived in a timely manner but the problem was never really resolved. The reason for my low raiting did not occur until we signed our lease for the new pimlico apartments. We signed our lease for July 15th but in March they called us and made us move our move in date because of construction. They did not give us any compensation nor did they show very much sympathy for this inconvience (since I schedule my flight back to pullman around this date). Then when we chose our apartment we got a full pick of location since we did it early so we wanted the one closest to a bus stop and with a good view on the first floor. We are currently on the frat floor but 20 minutes to the closest bus stop and facing a dirt wall. When we confronted them about the issue their solution was to drop our lease. There is NO parking near our complex if you need to park between the hours of 5pm-8am. They have too much, useless covered parking. We have a two bedroom and they do not supply two mail box keys. There is a ton of construction that they said would be completed before our move in date. Over all the apartment (in maple valley and pimlico) are very nice but the management at dabco is terrible. I would not recommend this company. They are a little pricey for the amount you pay a month. Also there is restrictions on tv providers. Hope this review helps you find a property. read more

I had an interesting experience with Dabco. It started well, actually. I lived in the Maple Valley apartments for 1 year, with little to no issue, timely service, and an overall positive experience. Due to this, I was all for moving into a new apartment (Pemlico) with a new roommate. That is where things took a turn for the worse. There have been a ton of issues, many of which should NEVER occur in a new building. Major nearby construction Parking shortages Claims of unpaid rent (that were paid) Half month delays in serious maintenance issues Unfinished landscaping Nails sticking through carpet (still not fixed) And Lack of snow removal And yet, even after all of this, it wouldn't be enough for my opinion to fall this low. What makes me dislike the company so much is that neither the employees nor the owner (yes, a few of these have been discussed with the owner) seemed to care in the least bit. Actually, I would have to say that the owner cared less than the employees I talked to did about my (and my roommate's) complaints. I used to reccomend the company, and it had been recommended to me before I started renting. Sadly, now, I could never do that with a clear conscious again. read more

EXTREMELY disappointed in this complex from their apartment management offices to cleaning department, maintenance, and their upper management in general. Not only did they screw me over and try to evict me within the first month of renting, they also think it's okay to give out my personal financial information to their coworkers/employees that have no need to know the information or right to know it. They also talk shit about all their female employees and fire people just to save their own Ass's. No one will take any responsibility and barely respond to emails when they know they are in the wrong. This will be the last time I ever rent from them and I will never recommend them! Unless you want to be lied to and have sketchy people let into your home to fix/clean things then go for it otherwise AVOID RENTING AT ALL COSTS. Of course these apartments are structured for students leaving at the end of the school year and returning at the beginning, but for those renters that are not students, having to decide a lease renewal 6 months in advance before lease is up is unrealistic. Also, the only way I found that my rent was going up was when I signed a new lease agreement! Again, pretty unrealistic for decisions to be made not knowing if rent increases are happening until last minute. The days of paying on time, being a quiet tenant, and respectful of rental property are definitely over. I had visitors this winter and was totally embarrassed when they arrived, as the snow piles infront of my apartment building were LOADED with dog poo! An occasional pile is bad enough, but this was ridiculous! As we walked around the complex, we noticed that outside most of the buildings, the snow piles were also covered with dog poo! We took the dog to the dog park and the garbages were overflowing with dog bags (so at least SOME dog owners are picking up), but the park was full of dog poo and by the side of the path to walk around the Magpie preserve was full of dog poo aswell! So Birch Hills needs to get it together. Install cameras outside the buildings to monitor renters and their dogs, or they need to spend the increase in rent $ on majorly cleaning up the area! Seriously! My visitors comment to me was "Its gross...you should move!" Of course, moving is easier said than done when you live in a college town and apartments go fast. And Dabco takes advantage of this.. and prices at Birch Hills are overpriced for what you get...it maybe great business...but certainly not WSU friendly or helpful... I am hoping to find alternative living arrangements as soon as possible... Cant wait to see how much of my deposit they will take for hanging some curtains and a few pictures.... read more

If I could I would give this place zero stars. The customer service is terrible. I lived here for two years and when we moved in we inspected the apartment. We noted thins that seemed damaged or worn but didn't go into nitty gritty details like small knicks here and there. When we moved out we cleaned the place top to bottom knowing that it was very clean when we moved in. At move out we were charged $500 and not given much explanation. When we contact them no one knows what I'm talking about and say that we owe it no matter what. More so, the hire cleaners with no experience which probably adds to the time it takes them to clean. Dabco is the epitome of poor costumer service. They are rude, belittling, and thieves. DO NOT EVER EVER EVER rent with them. Trust me no property is worth dealing with these awful people. Providence Court is a poorly maintained property, trash accumulates constantly and is never picked up by the grounds keepers. The location was okay but the buses were always full by the time they got there, this was not a problem in the fall, but come winter and you're stuck tripping up B street. The sinks never drained correctly, the oven was old and dirty, the fridge never kept anything cool. The bathtub came filthy. We paid way too much for this apartment.... With the termination of my lease came a long a $2200 bill. (Keep in mind two non-partier females lived here) NOT ONCE WAS THERE A PARTY!!! My roommate and I were charged for a completely made up "pet fee" because there was apparently cat sand in the closet. This so called "cat litter" was in fact gravel from my skis that falls off as they dry. SO, they ripped up the ENTIRE carpet in the apartment. WITHOUT consulting me first. They then charged us for this. Oh, they also had to repaint the entire walls and ceilings because they suspected that an animal had been there. ALL WITH OUT CONSULTING ME FIRST. Which, according to my lawyer, is ILLEGAL. We never had an animal there and they never gave us any room to defend ourselves.! The last month the entire complex was gutted and we witnessed all the carpets removed from the neighbors. Now, how is that even possible? They wait until they want to charge poor college kids with their basic maintenance fee. They are the definition of poor- costumer service. Do not objectify yourself to their lack of basic human kindness. We are still arguing their charges, it is awful! read more

When I first moved into the apartments, I was impressed by how clean the apartment was. The complexes as a whole are kept very neat and landscaped. Management does a good job of keeping noise levels at a minimum. For a college town, these apartments provide some peace from all the campus activity yet they are close enough to easily walk or ride the bus to campus. read more

I've rented from Dabco the past 2 years. The first year, I lived at Emerald Downs. I had no problems living there, and for the most part, it was a quiet area -- good studying atmosphere. I moved to Maple Valley (also a Dabco property) only because I found the bus route to be more convenient, especially during snowy days. My only complaint is that during the winter season, Maple Valley parking lots are not always cleared of the snow, which can become quite icy and dangerous for driving. But overall, I love the atmosphere at Maple Valley and would definitely continue renting from them. read more

Rental complexes and agencies will notoriously take advantage of students in Pullman, which is completely ridiculous and disgusting given that the entire economy relies on WSU students. Friends, LISTEN, rental agencies and private owners will CONTINUE TO TAKE ADVANTAGE OF US IF WE ALLOW THEM TO. DABCO is no different. The inventory is low and the demand is high, so... if you choose to rent from them due to any of the reasons I mentioned above, I won't be mad atcha, the pros are pretty decent pros, I understand, but WE, yes, YOU...ME....WE....ARE RESPONSIBLE FOR CHANGING THE RENTAL CULTURE IN PULLMAN. Because the truth is that slum lords, even those who have relatively quality properties (like DABCO), think they can continue screwing students over because we don't know our rights... make sure to READ THE FINE PRINT, STAY ON TOP OF THINGS (meaning, don't pay your rent late, make sure to keep your place nice and clean, because HELL NO, they aren't going to give you your deposit back in full even if you can eat off of your toilet seat...), ASK QUESTIONS.... We lived in Schalimar, which is one of DABCO's older complexes. Pros: -Cheap rent. -Good location. Dissmore's is a quick walk, and there's the Starbucks and McDonald's. Campus is probably a 20 minute walk. -Kitchen had decent cabinet space. -Management was fairly easy to get along with. (There was one girl in particular that was VERY nice and helpful.) -Didn't have to pay for parking. -Had nice carpet. -The wood ceilings were kind of neat. Cons: - The front doors are hollow core interior doors with a dead bolt and a push lock. What really sucked about those doors, was the fact that they didn't have any insulation. So we could hear EVERYTHING going on outside. (If people were out on the stoop talking or smoking, you could hear them easily and the smoke would waft in.) It also didn't keep the cold out. When we had all that snow last winter, our door FROZE shut several times, and there would be frost built up on the door itself. Then it'd start growing mold because it was wet. (Did I mention that these aren't meant to be exterior doors?) - Going with the poorly insulated door, our heating bill over the winter was crazy high. (Keeping it at 55, our bill one month was around $150!) The baseboard heater was right next to the door, so it had to work harder to keep stuff warm. - Bugs! So many bugs! It was probably in part because of there being a fairly decent gap at the bottom of the front door. We had a LOT of spiders. -We were told when we looking at this complex, that it was mostly older graduate students (like ourselves), thus very quiet. It was definitely not quiet. Maybe you'll get lucky, and you'll have a mild mannered plant physiologist who keeps to himself, as a neighbor. - I'm guessing if you're on the top floor, you won't hear much. However, if you live on the 2nd floor, or ground floor, you'll be able to hear every little noise upstairs. Our upstairs neighbor liked to have crazy sex on every available surface, at all times of the day and night, and we could tell exactly where they were and every little fake moan and unenthusiastic dirty talk from his girlfriend. One time they were having sex against their front door, so hard, that it started banging OUR front door and knocked our coats off the hook. Try grading papers with that going on, I dare you. -One neighbor used to leave their trash (with diapers) outside their doorstep, because apparently it's too difficult to walk the 200 ft to the dumpsters. Which was quite disgusting because the squirrels would get into the bags and leave trails of trash everywhere. - We complained a couple of times about the noise, but I don't know if they ever did anything about it. (I also assume because people are inconsiderate of their neighbors, that they don't give a crap about the noise they make.) -The parking is a little pain in the butt during the winter because of it being on a hill. When they DID clear the lot, they'd either plow your car in, or they'd plow over 3 or 4 spots. They also took their sweet time coming out to salt or clear the sidewalks. - When we moved out, we had an issue with the person in charge of cleaning. Long story short, we cleaned the everloving crap out of our apartment (to avoid having them take the money out of our deposit.) I would have eaten off the floor. That's how clean it was. The woman in charge of cleaning, basically told us that it was filthy, and told us to go over everything with Comet. Still got dinged on every little thing and they ended up cleaning anyways. (I heard from the girls working on the apartment next door, that she has some OCD issues and that you'd have to do everything short of going nuclear on the place, before she'd find anything acceptable.) read more

They are the definition of thieves, DO NOT RENT AN APARTMENT FROM THEM. If I wanna list the horrible things I experienced, it would a whole book. Most of their units are empty for a reason. They make money by ripping people and poor college students off, worst experience I've ever had. I had to rent an apartment soon when I came here so didn't look throughly, and I was ripped off terribly. The money is not the issue, it's just the way they operate and how they are.
