All Pullman agencies are quite bad because the competition is weak and students do not complain. This agency is one of average ones, however, I was not returned the prepaid money for the period of 11 days when somebody took over my lease ($150+). I consider this action as a fraud and this situation encouraged me to write this comment. When I was subleasing the apartment (the sublease fee is another $200, by the way), I was told that I will get money for last days of the month when other tenant moves in, but I did not get it from the agency. When I was trying to solve this issue, the manager told me that he made a favor since it was difficult to sublease a unit in December. So, I suppose that the agency charged money from two tenants for the same period for the same apartment. Other things you need to be ready if you deal with this agency: - the scan of the contract was sent to me only in 3 months instead of promised 1 week. - the unit was very dusty when I moved in. - the carpet was supposed to be clean when I moved in, but I really did not feel it (too much dust). - you will be charged for key replacement (one usual lock in the enter door) about $80. As I sad its an average Pullman agency that charge you much more than you expect and you were promised in the beginning. So, be ready to add this hidden charges and recalculate your real monthly rent. read more

This was genuinely one of the worst renting experiences of my life. Scammers. Do not rent from them. The wind broke our single pane window that hadn't been updated or sealed in at least 30 years. Not only did it take them 4 weeks to fix said window but they tried to charge us for it. Then when we moved out they did charge us for it. We were so sick of dealing with them and trying to get our money back that we gave up and let them take it out of our safety deposit. That is what they do, they make sneaky charges hoping you won't notice, they continue to charge you for rent after your lease ends in the hopes you still have autopay on, they mail you a security check that voids after 60 days and can only be deposited in person at certain banks, they charge you for damages that are not your responsibility and instead are a result of how unkept the property is. I can't express how much I DO NOT recommend this company or any of the rentals! Pricing is no where near competitive enough to put up with the absolute insanity that is dealing with this company. I have rented with Heritage Realty for about 10 years now. They have been absolutely amazing. They are ALWAYS willing to make an appointment with me if i have anything id like to discuss, I've never gotten late fees, I pay my rent on time each month. They respond quickly to my emails and phone calls. I've actually never had an issue. They are always polite when i go in or call them. There have been a couple of times I've had to call the emergency line, and they have always answered by the second ring. And have people out asap, even on the weekends when needed. Hands down the best company i have rented from in years. Any move out charges they have are listed in their lease agreements and they urge you to take your time reading the lease before signing and asking questions to ensure you fully understand what you are signing. (At least this was my experience, and i fully read and ask questions, likely the same ones, each year) The staff has been very understanding and helpful to me. Heritage was decent when we lived there and were cooperative completing repairs. But charged us HUNDREDS of dollars and didn't return our deposit - citing "damages" and "inspection" fees. I recommend not renting from heritage. They rent primarily to college students I believe, and they simply do not respect their tenants or do their jobs. When we moved in the carpets had not been cleaned, and it looked like the walls hadn't been patched or repainted in years. At one point a maintenance person replaced one of our light bulbs and shattered the glass covering on the fan while putting it back on. He said he'd replace the cover and 6 months later we still lived with a broken light in our living room. Dealing with fees at the end of the rental and them returning the security deposit is a nightmare. They barely respond and just say they "mailed the check" when it's obvious that money is not coming. I have never taken the time to write a review online but I felt as though it is necessary for this rental company. It's unfortunate because my apartment was great and super close to campus. I just hope if people are honest in their reviews that maybe they'll start to step it up. They took over a property that was previously rented by Summit Reality, and the first tenants they move in are threatening other residents after less than a month. This is the worst rental company. Houses are dirty, unkept and disgusting upon move in. The staff cannot be bothered to greet you or even stand up from their desk to talk to you while you are in their offices. Any questions asked are either dismissed or answered in a condescending way. Every time I have gone into their office I leave feeling with a pit in my stomach from how rude I was treated. They clearly don't care about their renters. Work orders are never completed. Upon move in I had repairs that needed to be done that have not been fixed after repeated work requests, my entire year lease. I only hope they don't try to charge me for the 'damage'. When I moved in I walked through the house with the company owner Kevin who seemed unbothered by the property damage. I have had multiple occasions where they promise taking some rent off and then charge late fees for not paying the full amount of rent. They are also the only company I have rented with (I've lived a lot of places in Washington) that do not have separate meters for each unit resulting in a percentage of the water, sewer, gas bill paid. Typically these bills are factored into the rent price so the renter isn't stuck paying an extra $100 plus dollars to the rental company every month. I have on several occasions asked to see my bill from the water company so I can verify my payments and am referred to another employee in the company, who just never returns calls or emails. I had to directly call the city to finally get the bill. The lease is ridiculous and absolutely overkill. It is one thing to cover your bases, but it is another to limit the number of visitors you are allowed to have over to 4 or not allow candles. Plus they make you renew your lease with 6 months left on it with the threat that anyone else can sign it and take the property if you don't. Bottom line is DO NOT RENT from here if you have any choice and if you don't get everything in writing, because they will deny it to the end of days. I am posting this under a false name to ensure no retaliation. I think it would be keen to notice the back handed way they respond to these reviews. With their extensive application process you would think they wouldn't rent to people who are 'unable to pay or abusive'. They really do suck! I wish I had checked the reviews first before even speaking with the tenant manager, Jamie Cochran. What a shady character to have as a manager. I contacted her about a rental to view and was willing to fill out the application (a link came up and asked to see how interested you are in the property). I selected yes. I emailed her and suggested a time to meet, but they do not work after 5 pm. How do you even run a business if you can not show a property after 5 pm? Most people have jobs in the day time. Anyway, so we worked out a time to view the property two days in advance. She waits until the day of my appointment that I had to jump through hoops to get because of my daughters work and school schedule only to cancel the appointment and tell me the place was already rented. Why the hell did she give us an appointed if the place was rented already? Even if she was waiting on an application approval from another tenant she should have informed us that the property was already under a potential lease but she was willing to show it to us so that we could decide if we wanted invest to take the time off from work and school to view it. Worse renting experience of my life! The staff is terrible, and will never follow up with anything. When we first looked at the house it was a filthy mess, trash outside, dirty walls, dirty carpet and not to mention the bathroom. They promised everything would be clean and taken care of by the day we moved in. Once that day came around the house looked exactly the same as the first time we saw it. Once we went to complain about it they actually had the audacity to say we were lying and stated they did send someone to clean. We had to take pictures and show them the filth in order for them to believe us, which they then said they would be sending somebody over to clean, whom never showed up. We ended up cleaning the whole house on our own, including a big pile of trash bags left outside! It also took them "three days" to turn on our water, which was something that was supposed to be done the day we moved in. And that's not even the beginning. Soon they took over our water/sewer payments and advised us we needed to pay them, rather than the city, which was fine. A couple months later we receive a notice with over one hundred dollars in random charges. I went and spoke with the city and they advised Heritage had about three late fees on the water bill. Long story short Heritage was charging us for their late fees. We confronted them about it and Diane tried to argue with me about the charges. Luckily the water company gave me a copy of all the late payments, and I printed off all of my statements. Eventually she gave in and realized she was wrong, though never apologized for the inconvenience. After moving out, we left the house looking a whole lot better than it did when we moved in. Everything was clean, and nothing was broken, yet for some reason we only received twenty dollars of our deposit. We have called numerous times requesting to speak with the manager Diane and for some reason she is always in a meeting, and refuses to call has back. Rented from these guys for a couple of years while my boyfriend was in grad school in Pullman and had a really terrible experience. We only stuck with these guys that long due to juggling his school and my work schedule. They are the worst people I have ever rented from. Ever. In the past, I've rented from the sort of burnt out landlords that cater to college kids and generally had alright, but not great, experiences. These guys were just in a whole other league of badness. They were unreliable, didn't do what they said they would, wrote late or misleading invoices, and generally screwed us out of several hundred dollars (long story). They have high turnover in the office and the customer service varies widely, as in whether or not they will even return calls. I would strongly recommend anyone moving to Pullman to consider renting from somebody else. If 0 stars were an option, I would give them 0 stars. read more

Heritage did such a poor job of managing a property we own in Pullman, that we truly cannot decide if they are simply incompetent or also corrupt. We cancelled our contract with them at the first possible opportunity. They took advantage of the tenants by not responding promptly when they reported problems with the property, not communicating adequately about their plans, and also charging them inappropriate late fees. In addition, the tenants had their water turned off in the middle of the summer because Heritage had not paid the bill! Although the contract they signed with us stipulated that they would communicate with us whenever they ordered work over $200 to be done on the house, Heritage broke that agreement on a number of times, which ended up costing us many thousands of dollars. Their decisions about how to deal with repairs were often ill-advised and overly-expensive. Their statements are unreadable and when we tried to question them, the numbers just shifted columns. They do not return phone calls or answer emails. We have worked with a number of property management companies, and have never seen such incompetence. If we weren't so tired of dealing with this company, we would certainly have sued them. read more

They will not have your unit move in ready, and will not respond when you request repairs. You will not receive your security deposit when you move out. The renting experience could have been a lot better and the staff could have given a crap. Starting out with the first month there wasn't enough keys for everyone in the house so there was 1 key for 3 people and they took a long time to get other keys made. The house was not cleaned at all even though they swear they cleaned the house and had a carpet cleaning company come in. We had another company come in they told us the house had not been vacuumed at all and they offered but it was going to cost us and we already had furniture moved in. They started charging late fees because they never switched out a larger receptacle for recycling when the rent was supposed to cover that so that had to be all straightened out before we got charged an extra couple hundred dollars for there mistake. Staff acts somewhat friendly but are just trying to figure out how to nickel and dime you on bullshit. Try another rental company. read more

Avoid these people...it's just not worth being treated like a child and liar by them. They claim to clean your property's carpets before you move in, and then charge over $100 from your deposit to "clean" the carpets for the next tenant. If someone does do this cleaning, it is the worst carpet cleaning job I've ever seen, as my parents and I did three full passes with a carpet shampooer when we moved in before the water stopped coming up black. They like to send invoices for utilities with added fees and no explanation. Going in to talk about the fees is always extremely adversarial...they have very poor customer service skills. They threatened to change my locks and charge me for it if I did not give them a copy of my key within two days (they had lost their copy). As far as I am aware, it is illegal to change the locks on a property that is being rented, much less charge the tenant for it. I'm sure they deal with crap from undergrads all the time, but that doesn't excuse their absolute lack of professionalism and customer service. Just don't do it! read more

Unfortunately, I was forced into renting from Heritage when my property was sold midway through my lease. Terrible management, choppy communication, slow to respond to maintenance requests. They don't seem to care about their tenants or their properties. Once they took over my building the grass grew a foot high and all the plants in the yard began to die (my building was a beautiful historic schoolhouse in a nice residential area and we quickly became the eyesore on the block). I had to wait two months for my defunct stove to be replaced, and this was after many emails requesting followup. At move-out they wouldn't let me do a walkthrough with someone until I was ready to turn the keys over, which was impossible since I was moving the last day of my lease when hundreds of leases turn over in town. A month later I received the remainder of my security deposit and was upset to see they had kept more than half of my deposit for bogus cleaning/rekeying charges (I thoroughly cleaned my apartment and returned the keys on time) and did not provide ANY receipts for the supposed charges. I've rented from other crappy rental agencies before, and they at least provided receipts when they ripped me off. I sent a followup email to the office manager Jamie requesting receipts for the charges but to date have received no response. I was also charged a late fee for my rent one month even though I'm sure I mailed it on time (from Moscow); it wouldn't surprise me if they intentionally waited to deposit the check and then charged the late fee. Where to begin. Well, when they purchesed the apartment complex I was living in during the summer. They forgot to set up trash removal serivec for 4 month. It was just sitting in our alley for 4 month! They never switched the lighten either and we got warned about our electrocity shutting off. They never come out to clean the courtyard. Then when I called about any of these things I always had to talk with someone who was smug and very difficult to talk with. We are currently renting from this company, and i will tell you they are terrible. But this is not uncommon in Pullman since all of the realty places are terrible. For the last 4 months we have had people come into our atleast once a week if not 5 to 6 times in one week. This is pain RIDICULOUS. I still do not think this is legal, but since they all do it, hey it must be okay. College students dont give a f***. Anyways, we have sent them several maintenance reports for various things to include MICE infestations, and their response is always oh we will get right on that.... 4 months later.....still no fixes. When we first moved in we had several issues with our dryer and that took them atleast a month but times it needed repair. Another complaint, they RANDOMLY come into your house when your not there, because, "OPPS" I forgot to send an email, this is unacceptable in my eyes. We are renting this place and your should ATLEAST at the minimum give us 24 hours notice. Lastly, to note they let their houses get run down and never replace or fix items in the house. They steal money by not notifying you that rent did not get there (I pay electronically) on time for four months, in the mean time your late charges add up each month because the rent you pay goes toward the late fee, then that month you are late again. They charged me $260 in late fees. They "renew" your lease almost a year before it is up, or threaten to have people come view your home. They don't make repairs but will charge you for anything if given a chance. They had me sign the lease, I asked for a copy,, and they said it was routine to review and send it to you, I recieved it two months later with changes added to it, so as far as I am concerned, it is void. When we moved in, Heritage did not even do a walk-through with us. Our apartment was dirty and disgusting: we had to clean it ourselves. The laundry room is a joke. Numerous residents have complained about issues with the machines. The washers eat your money when you put it in, and don't give you your money back. When they do work, your clothes end up smelling gross, and you have to re-wash them! In August, our base board heater kept turning on. We called the owner right away and he said he would send an electrician out to look at it. We called three more times that night, yet nobody showed up. About two months later, our heater started smoking and catching on fire. Had it been two hours earlier, we would have been asleep and not noticed. When the electrician got here, he said it had probably been burning for a while. Our lives were put in danger because managers did not do their jobs. We were not even given an apology. I hope you other students please pay attention. It is your lives. Everyone in these apartments knows not to turn their heaters on. The maintenance guys say they don't have time to fix things: they are too busy working at the owner's son's house. So I guess I can understand why our heater didn't get fixed in time before it started burning. We got an eviction notice just before Christmas because we complained about our apartment almost catching on fire. We also owed on deposit, but we know it was retaliation. That is how disgusting and greedy these people are. Please check your charges, because ours weren't right, and we are not the first. And, you are only given three days to turn in your rent on time, or it is a $50 fee. It's barely three days at that. My dad has taught me to not take people's crap, and Heritage Realty is my first lesson of understanding crap. I am very proud to be a Coug, but it is a shame to see how Realty offices treat students and others that live here, whether you are disabled or anything else. read more

Wow, what a great experience! I have rented from them before and I liked them so much I bought a house from them. Anytime I needed something I would call and they were good about getting it fixed. I have rented from other companies and this was by far the best company to rent from in Pullman! When I moved out of my duplex (a little before my lease was up) they came and inspected it. They let me know I had missed a couple of things in the cleaning department. I thought I had done a pretty good job cleaning, but I guess everyone's expectation of clean is different. The good news is they let me go back and touch up, I didn't have to pay for a cleaner to come in after me! Talk to Kevin he is the owner, he is really helpful. Make sure to make an appointment, the first time I went in to talk I didn't and I had to wait about 20 minutes because he was in with someone. I think that they are great at what they do and they get things you need done the only reason people are saying its bad are because the people that are calling in are not being truth full about what they say and Heritage Realty does what needs to be done and when they can do it and I think people are just too damn greedy about things. For all you who think there an F rating. You should pick up a book about properties management they are only aloud to do what the owners say they can do. They don't have hidden fees if you read the paper work before signing it you will see all the fees you will have to pay. The customer service is pretty good I think because if it was me that had as many rude and not respectful people calling and yelling at me I would not even rent to them. I think the staff are great they lesion to everything you have to say and they help you when you're in bad times they even help you make payments on some things you can't pay right away most places would be like if you don't have all the money we can't rent to you. So what I think is that the people like Jon M and Szymon S there just mad because there are rules and guidelines that they have to fallow and they did not and they tried to get out of them and they could not or it's because they are not patience to get things fixed you guys know you have to call and talk to someone if something is broke and then you have to wait till the company they call has an opening and sure I bet they forget about some things, but I would like to see you remember everything everyone calls and tells you yea that's right you could not.
