I've worked with several people at Helene's Property Management, and my experience has been mixed. Christy, Adam, and Riley were generally good to interact with, professional and polite. Where things fell apart was accounting, specifically Kari. Communication felt dismissive, responses took far too long, and everything seemed geared toward collecting the maximum amount of money the company can legally justify. There was no flexibility and no willingness to actually help resolve issues, even simple ones. It matches many of the complaints already in their reviews: Helene's is here to make money, not to support tenants. If you are considering renting through them, PLEASE: * Read through your entire lease -- every fee, every clause. * Look up Washington tenant laws (RCW 59.18). * Get everything in writing and save all receipts. * Document your move-in condition with photos and video. The company works strictly "to the fullest extent of the law," and as a tenant, that means you need to know your rights and protect yourself. Promotes emergency after hours hotline but not a single call was picked up when my apartment was FLOODING. After a week of calling her office every day, I was finally able to get her on the phone where: 1. Refused to apologize for ignoring my calls (I also found out from one of her workers that Helene was in possession of the emergency phone when the flood occurred) 2. Dismissed my concerns about my damaged items, emotional distress, or even the fact I was unable to use my my room for 2 WEEKS 3. Told me I was responsible for the removal of mildew on my wall developed from the moisture of the flood 4. Genuinly just rude and unpleasant to talk to with no consideration for her tenants. Finding good housing in Pullman can be challenging but trust me when I say I rather live in a cardboard box than live in a unit leased by Helene again. The only good part was the owner of the unit, Jim. He was always kind and very helpful the night of the flood when Helene and her employees were nowhere to be found. read more

Pattern of Exploiting Student Renters - Parents, Please Read Before You Sign My son recently rented from Helene's Property Place while attending WSU, and we had a deeply disappointing experience at move-out. Although he left the unit clean--cleaner than when he moved in--they withheld his entire $500 deposit and applied it toward a $634.72 "cleaning" charge, meaning he was still asked to pay more out-of-pocket. The list of charges included things like "dirty sticky of in window," "Dirty of enhandled dirty sticky of in window on inside dirty Avendra outside dirty inside dirty behind stove looks good," and vague mentions of smudges, water spots, and dust that only showed "when you get down low." They even included things like the ice cube trays not being filled all the way. These were not damages--many were just exaggerated or borderline nonsense. Even chipped paint and hard water stains were billed to him, despite Washington tenant law classifying these as normal wear and tear, which landlords are not legally allowed to charge for. Several items--like a broken toilet seat hinge or blistering paint--should have been addressed by routine maintenance, not billed back to a tenant. Worse, during the lease, my son experienced a five-day period without heat or hot water in freezing weather, a leak that damaged his belongings and was never repaired, and communication breakdowns whenever he tried to report issues. When we attempted to dispute the charges after move-out, the contact email provided bounced back repeatedly. After reading the BBB complaints and other Yelp reviews, it's clear this is not an isolated incident. Many student renters and their families have faced similar issues--questionable fees, ignored maintenance, withheld deposits, and zero accountability. Parents: Please be cautious. Many of these kids are living on their own for the first time and don't know how to fight this. Helene's Property Place appears to be profiting from that. Make sure your child takes thorough move-in and move-out photos and knows their rights under RCW 59.18. We're sharing this to help protect other families before the new school year begins. Let's be real - this place works for the homeowners, NOT the renters. They don't gave a sh** about the renters! Heck, they start screwing you over from the moment you walk in their door. Recently the boys were served raw chicken for dinner. The property manager was emailed & responded that she will wait to discuss with the chef after the boys leave for Christmas break. We were co-signers with our son on an apartment with Helene's. When we moved him out all 3 of us cleaned the apartment spotless. They not only kept the deposit, they charged us for them to clean rooms and fixtures that didn't exist in the apartment. A fireplace, ceiling fans, etc. When we refused to pay the extra $300, they sent it to collections. We even provided video of the spotless apartment. We tried to reason with them. Helene's is flat out dishonest! Not only will you not get your deposit back, they'll charge you for false made-up cleaning charges. Do not rent from these people. It won't matter if you have video the day you move in or the day you move out. They will bill you for someone else's room. And send it to collections!! read more

YOU WILL NOT GET YOUR SECURITY DEPOSIT BACK. Don't bother cleaning the carpets because they will charge you for vacuuming them again. We ended up paying more than our 1000 dollar security deposit because we paid over 400 dollars for the carpet cleaning and we were charged almost 600 dollars for cleaning and repairs. After we had spent 3 days cleaning the house. The unit we moved into was covered in cob webs and the house was greatly in need of paint and other miscellaneous repairs. They do the bare minimum when it comes to maintenance. We notified them twice of water backing up into the house before sewage began to backup during a shower, at which point they point they addressed the issue with haste. Don't forget to mow your lawn because they will charge you over 100 dollars to do it for you. Make sure to clean the bathrooms because the house we rented did not have fans or ventilation of any sort installed in the bathrooms. Mold/mildew grew on the walls and ceiling regularly. read more

It seems strange to give a rental management company five stars but I could not think of one thing wrong during my 2012-2017 time renting with Helene's. I think for some people the units they are renting had owners that did not want to spend money to fix some problems (not Helene's fault), but these places are probably "get what you pay". In all of our interactions with staff, they were professional. Before they transitioned to everything online (which is awesome - rent and maintenance requests simple and can track), they were easy to deal with over the phone. We had to move before our lease expired and the subleasing process was also super easy - no issues whatsoever (just a $100 sublease fee). No issues with getting deposit money back - but we also spent several days thoroughly cleaning the apartment before we left (not sure most people that complain about deposit dedicate that kind of time). Would have definitively kept renting with them if we didn't move out of town! read more

This review is for HOAs and landlords who consider hiring HHP to manage their HOA and/or rentals. I generally believe in giving the benefit of the doubt and second chances. Unfortunately, repeat interactions with the staff of Helene's Property Place have proven the service to lack in quality and professionalism, as well as timeliness and customer focus in terms of problem resolution. As a landlord and member of HOA in a condo complex in Pullman, I can see that the only reason they stay in business is because this isn't Spokane or Seattle, and little to no competition results in agencies getting away with subpar service. Specific issues we have encountered: * Poor customer service and communication: In this business, communication and service is everything. You just cannot afford to get this one wrong. As owners living away and working FT jobs, we rely on email for timely communication about pressing concerns. We generally find such communication from HHP lacking in timeliness and clarity. As a result, significant additional time is required to receive clear, specific answers to questions. This is a deal-breaker for an owner who is looking to have issues resolved quickly while maintaining a paper trail. * Timeliness: In our complex, the agency is responsible for disseminating HOA board meeting minutes. This communication tends to be a month or more late, by which time owners have no opportunity for prompt follow-up regarding board decisions before they are made and implemented. Not helpful. * Unwillingless to admit mistakes and to work on improving business practice. When called out on a mistake, specifically failure to notify landlords of an important HOA board decision that impacts multiple units, the agency staff avoided taking ownership of the issue and taking responsibility for the oversight. There was no interest in improving practice to avoid repeating the same mistake. Unfortunately, behavior like this leads to a 'vote of no confidence' from us as owners. * The agency ignored, then refused repeated requests to have a list of owners' contact information shared with all owners in order to improve communication. This would have allowed owners to organize and share feedback, however the agency appears unwilling to increase transparency of communication for owners. * Lack of flexibility: As one example, the agency and the HOA board have jointly implemented a 40% increase of HOA dues in a single year. This includes a special assessment for partial parking lot repavement. The decisions were made before the COVID-19 impacted the economy. However, the agency was reluctant to work with the board to reconsider the increase and provide flexibility to owners that may need it as a result of changes in the economic outlook...while just about every other business in the state housing and financial market took such measures. A major reason is that the HOA budget is severely underfunded -- a problem that has existed for at least 10 years. Yet apparently it could not wait another year when faced with a major economic downturn. Fixing potholes is important, but we are left wondering if these are the right priorities. In conclusion, I believe that Helene (the owner) makes reasonable effort to provide quality service to her clients. However, the reputation and image of her business appears to suffer from staff who are not invested in the success of the business, and do not strive to maintain high standards of customer service. Again, in property management, service is everything. While such issues could be rectified with proper training and other incentives, at this time I see no evidence of commitment to quality at all levels of the business. This is disappointing to us as owners and we hope this will be instructive to other potential clients before they commit to working with HHP. We hope this review will prompt more than excuses and will help HHP invest in training for better quality, communication, and professionalism when serving its clients -- whether owners or tenants. read more

Helene's Property Place is, by far, the worst experience I have ever had with a rental agency, in my 12 years of being a renter. My girlfriend signed a lease with them and then discovered a lot of problems with her new apartment including, faulty electrical wiring, locks that don't work on the front and back door, and unsecured storage in the basement. If you plan to live in Pullman, or to go to school at WSU, don't go through Helene's Property Place. They are rude, uncaring, and sneaky. They don't care about making you feel safe or happy with their service. They only want your money. After we asked for proof of inspection (which they are entitled to show when asked), and talked to them about our concern with things not being to code in the apartment, Helene's Property Place stated that they no longer manage the building and handed the responsibility back to the owner. They would rather save themselves from liability than protect their tenants from disaster. Save yourself from the trouble, find someone better than Helene's Property Place. read more

The most unprofessional and inconsiderate landlords I have ever experienced in my life. Horrible business practices - never return phone calls, deny that messages were ever left and then argumentative and confrontational when we were attempting to discuss issues with them. In my opinion, the only reason they are able to maintain the BBB rating they have is because they rent to college students who don't look at their leases closely. Terrible place to try to rent from. They don't help you at all and stick to their horrid process. When I got approved and my roommate didn't I got charged the 100$ holding fee. They couldn't tell us why she got rejected and had no efforts to help besides her finding a new co-signer. She couldn't have the same co-signer as me, I couldn't take full control of the apartment and have her live there. They make you sign a contract that states that you will give them required forms and respond to communications within one day, but they never respond to ANYTHING. STUDENTS AND PARENTS - DO NOT WORK WITH THIS COMPANY- I am forced to give a star in order to post, they don't deserve even 1 star. The worst company to work with - EVER! As a parent of a student renting from Helene's, I encourage everyone to STAY AWAY from this company. They have the front line - who answers the phone - that takes all of the heat for their lack of professionalism and following Tenant/Landlord Law. NEVER will you be granted the opportunity to speak with the property management manager OR the owner, Helene. Following the law? HA! We rented a 4 bedroom house that sat empty for the summer. We submitted a request form for maintenance in early June, there was cracked and peeling paint in every room. NOTE: you get to "request" maintenance. I asked that the house be painted given it's age, I was worried about lead paint (No, the tenants did not sign a lead paint disclosure at lease signing, they were never notified until December). In addition the ducting was in some areas completely separated and other areas smashed and dented allowing all warm air to escape. We were told NO to the painting and were also told the ducting had been repaired. Imagine our surprise when we arrived in August to find the ducting repaired w/ tin foil - NOT tin tape, aluminum foil! Why bother? In November, Helene's lack of Property Management finally did a lead test. What do you know - exposed lead in all of the crumbling/peeling paint I asked be taken care of in June when we were paying rent and not living there. Ridiculous. They gave us permission to get out of our lease, and we did. We didn't call w/in the first few days of his message - when we did, he then tried to revoke his offer! It took three parents ranting at him, we never heard another word. The worst part about it is they didn't even seal the lead paint. This company knowingly put new tenants in the unit as my kids departed - KNOWING FULL WELL THERE IS EXPOSED LEAD PAINT! I too am in the Real Estate industry. I have never seen such extortionate fees at the end of a 2 year rental. I think I have the most positive review for this business thus far but that isn't saying much... I only have one positive thing to say about their property management and that is their prices range from dirt cheap to reasonable. But considering the way they manage their business and their properties it is no wonder they have such poor reviews by yelpers. I lived in a property that is apparently sliding down the hill. I didn't notice it but as I lived in the property I came to realize the severity of the grade in the corner of the house. That's not normal nor should this house even be allowed to have people reside in it! None of our walls had insulation (I punched a hole in the wall so I should know), all the windows had single panes, we had troubles with our front door locking and finally the property had a rodent problem. Another problem with the property was that the electricity couldn't handle any more than the TV, a space heater and a lamp in our living room! The circuit breaker would immediately collapse if we had more stuff hooked up to the outlets! We live in the 21st century and not the 1950s (which is when I think the property was built). My biggest grief isn't so much the property though... I didn't like the fact that when we approached Helene's Property Place about fixing some of these issues they were rude, extremely slow in responding to the situation(s) as they arose and most importantly they seemed to lack the common sense to owning a property or as human beings. I might have honestly had the same property as R.T.'s girlfriend quite frankly so it's just sad to see/hear that they haven't done anything to improve upon the situation. read more

Don't expect your security deposit back. We spent hundreds of dollars to have our carpets professionally cleaned and sent Helenes the receipt like they asked. They had the audacity to charge us for vacuuming on their list of things that "needed cleaned". The maintenance that they perform is just a band-aid to keep the place going. We called maintenance twice because water would ooze from my the bottom of our toilet. They came out and said everything was fine. Well several days later things were not fine... While taking shower our sewage backed up into our tub. You would not believe the things I saw... or smelled. Also, don't forget to mow your lawn or rake your leaves (even when you leave for the summer) because they will charge you over $100 each time. (I wish I mowed Helenes lawns when I was a kid). The most horrible property place that I have ever known. When my roommate and I used to live together, they would never fix anything in the apartment. When we moved in, there were literally holes in the walls. We asked them multiple times to paint the walls and they never did. This is not even the worst part of my review. Here comes a "mysterious" income check that they run. When I got married, my husband and I were looking for an apartment, and we literally looked everywhere including Helen's apartments. Then we found one, up on Antony Street. It was a cute two bedroom apartment for $500 something. Why not? So my husband and I applied. Here comes the interesting part. They run an income check and tell us that we can't qualify by our selves and we need a co-signer. Alright, not a problem at all! I asked my mom to be a co-signer. They run her income check and tell us, that she can't qualify and asked for her husband to go with her on the application. Anyway, they made us jump through some hoops for almost three weeks. All the time something would be wrong and they would reject us. After wasting time and money, my husband and I started looking for another apartment. We found a two bedroom at Summer Hill. Really good property place for who is interested. A few days after we found one, I get a call from Helen's. They told me that they have reviewed the information and found out that my husband and I can qualify for the apartment by ourselves with no need from co-signers. My jaw dropped... From what I think, they probably had someone else on their mind, maybe a person with higher income than my husband and I. My guess is that that person probably said no and thats why they got back to us. Anyway, I am happy that it all didn't work out! And I am even more happy that I rent from Summer Hill Rentals right now. P.S. Stay away from Helen's Property Place. read more

I've been using Helene's services for over three years (renting from her). I have seen many negative reviews on here and this is what prompted me to write one of my own. I have had a very positive experience with Helene's Property Place. Helene is a lifelong pullman resident and takes a large amount of pride in her business. I have heard at least some sort of negative feedback regarding nearly every property management service is pullman so take everything you hear with a grain of salt. I am now a senior at WSU and renting from Helene's has been a pleasant experience. I would recommend these services to any other WSU students or permanent pullman residents. read more

Wish I could give lower than one star! I lived in one of their houses with a few roommates for two years, from day one there were problems. When we moved in the smoke alarms and carbon monoxide detectors didn't work, and multiple rooms had mold growing in them. As students they tried to take advantage of us and only ever listened to us after we would get our parents to reach out to the office. We had proof that we would do what they asked of us on time and still got charged for not completing the tasks, when we showed the evidence they would just look the other way and make excuses. They decided they still wanted to charge us, so they took the money from our rent and charged us a late fee for not paying the full rent on time. The apartment was spacious, inexpensive, and available on short notice, but came with such awful customer service that it wasn't worth it. The office either ignored maintenance issues entirely, or tried to convince me that they weren't actually a problem. A tree fell onto my back porch during a storm, blocking the steps. I called four times over several weeks, and got no response. On my fifth phone call, they informed me that it was the city's responsibility. Finally, we managed to shove the tree off into the yard, where it still sits today. The furnace and appliances are extremely outdated and inefficient. Expect huge utility bills. A light fixture fell off the wall and onto my head, and they had the audacity to charge the repair bill to me. We moved out the instant our twelve-month lease expired. Beware! Do not sign a lease for longer than you are absolutely sure that you will be needing your residence. If you have any kind of an emergency and need to vacate, you will be required to pay rent, electricity and fees until your lease is complete. If they threaten that they will begin showing your unit immediately if you don't agree to sign a longer lease, DON'T FALL FOR IT. We were able to give three months written notice, and they were unable to find a new tenant. They have now had eight months to find a tenant without success even with us listing the sublease and sending people their way. We continue to pay for and heat an empty apartment that we can not even lend out. Read the rental agreement very carefully before signing on the dotted line. I wish there were negative options. This was the worst possible experience to have as a first time renter. When I initially got in bed with these people, they failed to communicate at any given point but I felt committed to the process because they refused to give back my deposit. I should've just given up the money. They have consistently sprung deadlines and charges on me with two days or less notice. When I looked at my first rent's charge, there was an additional, unexplained $120 on both my roommate's and my account for "move-in charges," despite the fact that we had agreed to take the apartment as is to avoid the charges. Every time I have called in they have usually been rude, and they never return my calls or emails. I've rented from 5 different rental companies. I've even worked for one. Helene's Property Place is criminal. After working for a property management company I've learned how much carpet replacement costs. When I moved out of one of Helene's properties they tried to charge me over $2000 to replace the carpet (which is about 5 times what it should cost). Not only that, but they never actually replaced the carpet like they said. They used a receipt from 3 years before. That is committing fraud. Between the time my daughter signed the lease on a property with a different property management firm and the time she moved in, the property sold and Helene took over management. On move-in day, the now vacated property was in significantly worse shape than when we did our walk-through. We were very concerned as school was starting and the contract was signed. From the moment the issue list was started, Helene and her team were excellent. Some key areas: 1) Helene took, returned and initiated calls at every step of supporting the punch list of items to bring the property to acceptable condition. 2) Helene's staff were courteous, profession and knew every detail and status when contacted. 3) When action items were identified and agreed to, they were completed on time and as expected. 4) The vendors Helene works with were equally professional and accommodating of schedules and what was needed to complete the job. Needless to say, we were expecting the experience and the next year to be challenging but with the above items, it has worked out well. I would highly recommend Helene AND her team. read more

Absolutely TERRIBLE. They have mold growing in their apartments but deny that it is actually mold. There is extensive water damage to my building that will not be addressed. They do NOT take care of maintenance in a timely manner. VERY unprofessional. Something needs to be done to take down these slumlords. THEY DO NOT CARE ABOUT THEIR TENANTS!!!!!!! They fixed my gutters with DUCT TAPE in three places in which is still spewing water and creating an ice rink in the parking lot that they don't maintain properly in the winter. There is water seeping from the walls outside of the apartment. Mold growing everywhere. Poorly insulated. I wouldn't doubt that there's a mold infestation in the walls at 210 NW Anthony St, especially in apartment #10!!!! Obvious water damage on the outside and inside of the structure. We had mold grow on an item that was sitting simply on the carpet for 1 week. We had the mold start to grow into our bed. But "it's just mildew," right? Lol. Okay. Anyone considering renting from this SLUMLORD should take their money and run as fast as they can in the opposite direction. Update: Helene only contacted me back after seeing the google review, and she was scared for her reputation... not because we have complained to her office multiple times. She also claims that I am incorrect in my review on Google. We have been told three plus times to clean up the mold infestation with bleach solution. Absolutely disgusting company and I wouldn't even let my worst enemy rent from them. read more

This "agency" was one of the worst experiances of my life. I moved in (like most students) in August. Already the place had problems, but the rent was low so I tried not to make too big of an issue.....however, then once October hit and it got cold outside I realized it had a MAJOR MOUSE INFESTATION. I mean, like 7 or 8 dead mice every day for more than 2 weeks. UNSANTITARY. These "jokers" aka managers who care less about the people they rent to must have viewed me soley as a stack of rent money every month than a person because they not only ignored my pleas to immediately stop the mouse infestation (which was in a apartment building they manage with over 20 units, they had the odasity to say I was responsible for the mouse infestation. I've never had mice in my life and certainly wasn't going to live with them now just becuase I was conned into renting from these crooks. On day 9 of when they have to make a repair required by the tenant before I could legally break the least (and over 60 dead mice later, which by the way I cleaned out of the mouse traps every single day) here comes the repair man stocked with decon mouse poisen pellets. By the way, this guy removed a mouse nest from the interior of a "high quality" appliance that was rented in the apartment. I mean, I cooked food right next to a mouse nest! Anyway, the guy plants Decon around the apartment (mouse poisen). Low and behold, I then went from 7 dead mice a day to 2 dead ones a day, and tons of rotting mouse carasses decaying in the walls of this S!%* apartment! My clothes, my hair, my stuff all started to smell like dead animals and it only got worst day by day. I told them I couldn't live in that environment with the stench and the knowledge of all the parasites these mice carry only for them to say "you moved in in August, your lease is 12 months, you are stuck and owe us big time if you break your lease." I ended up with a spur of the moment move in late October (which if you know Pullman is the worst possible time to find a rental). I untimately ended up living at the cougarland motel because there were 0 availbile rentals at that time of year. These people are heartless, ruthless, uncaring, greedy people., Just check the lease document before you sign.....it has probably 22 little places for you to initlal and sign so they can screw you for any penny they can in there lease designed not to serve you as the renter, but them as the SLUM LORDS I wish I could send them a box of the 60 dead mice I found dead in my terrible apartment they rented to me as a thank you for the hell they put me through. Dead mice aside, I when I first moved in I could see {and smell) that it had a bad mold problem. When I asked them to fix it, they were annoyed and came and painted the walls to mask the BLACK MOLD that was visablly growing in the corners of the ceiling. I would not recommend for my worst enemy to rent from these crooks. I despise them and the only way they can keep functiong and renting is because they are located in Pullman which has a high demand for rentals and a housing shortage. I hope to make a report of their terrible "business enterprise" to the city of Pullman soon. What goes around comes around! read more

SO TERRIBLE!! PLEASE LISTEN TO COMMENTS! Everyone thinks they are going to have a different situation, but Helenes will find a way to mismanage something, screw up your showings, not update their website, not fix things, avoid emails, etc. They have NO organization, forget payments, lose paperwork, make you resign things, etc. Just look at the office when you walk in! Papers everywhere, it's a mess, and its outdated just like all of their apartments (which almost all would fail safety inspections!).
