I had purchased a home that I thought was a flipper and thought the remodel "solved" all my issues prior to rental. There were more issues than I had anticipated! Frank did a walkthrough of the home while I was on the phone with him and was able to point out things that needed to be worked on and took pictures for you to see. I have a property manager and they have a "crew" that makes repairs. However, when you are charged for every drive out regardless of repair or not, it can become expensive. The markups from the property managers also add up. I am by no means rich but a middle class American trying to make ends meet. Frank is the same way. Faith, family and country. With that said... Frank is reasonable and won't gouge you when buying parts. His labor per hour is on par with what I would have been charged by my property manager. Since rates are an area that ebbs and flows with gas prices and the economy, I will refrain from posting his hourly fee. What I can tell you is it's under $100 an hour. If you're like me, who used to own your own property and did all the property maintenance and up keep, and ended up selling and reinvesting in another state like Texas, then hiring Frank will give you a peace of mind knowing he will get the job done professionally, aesthetically and affordably. Above all, for those of faith... I don't believe in coincidences. Where God guides, He provides! I searched Yelp like many of you have and wondered if the 5 star ratings can be true? With Frank, you can be assured the 5 stars is something he has earned. Frank is also personable. I've learned much about him and his family. His pricing, according to him, was mostly based on the time it would take to get to the job site, the gasoline burned and the wear and tear on his vehicle, having to stop along the way to purchase the necessary materials to do the job, and him deciding that I was an hour away based on my zip code. Actually, I live in Sherman not Tom Bean, about 15 minutes away, based on the location that was given for his business. And, I already had the necessary materials. If only he had actually made some inquiries about the job and my specific location before quoting me such an absurd amount. The one star was given sole on the impression I have of the text message he sent me.

This company treated me like i was the most important person on this earth. I had an appointment with another company that had givin me a 3 hour window that they would show up to do the repairs in. So I had to call into work to wait. THEY NEVER SHOWED OR CALLED TO EVEN LET ME KNOW THEY WERENT COMING. So I called Douglas Appliance Repair and from the first few seconds of our conversation they made me feel like a paying customer should feel. They told me they would come out when ever time was best for me. So I jokingly said "I can be there at 6:30" and they said "will have someone there". They didnt care that i lived over 30 miles one way from there office. The repair was very quick as for they explained every thing that was going on and why my washer was broke. Made the repair right then and never once acked like he had something better to be doing. I then got the bill and it was cheaper than most other companys trip charge. They hole repair was cheaper than most others trip charge. This company has wone my business as it will yours. I will use this company for ever.
