A solid 2.5 The actual hotel was nice but staff not too much Valet staff were kind and accommodating The front desk staff were not very nice i understand everyone has bad days but you work front desk I am a gold member and have stayed at hotels within the US and international and never have I had staff deny access to towels there were 4 of us in the room we asked for extra sets of towels because we do not use the same towel for our face and body.. we also asked for 2 extra glasses for a total of 4 and staff were reluctant... Idk if they thought we would steal the towels but it was outrageous I have never experienced that before Then my friend called and requested late check out and was told they reached their max for late check our for the day .. but when I went to the front desk they were able to accommodate (weird) I understand room upgrade is based on availability and we were told they were sold out. There may have been an event taking place but I find it hard to believe there are that many ppl visiting Modesto And breakfast free for children under 5 $17 for adults Starbucks coffee ~4/5 a cup I was shocked because it was identical to the complementary breakfast at IHG holiday inn hotels. Yes the $15 pp.room credit would have covered it but the quality wasn't worth it.. the under 5 y/o loved it though so that was nice. Breakfast staff were very kind The bar opens at 4PM and im sure this is normal but I wanted a mimosa at 9AM im assuming thats not normal ‍ again the actual room was nice.. Valley parking $17 a day self park $12 and the parking garage is across the street I always feel paid hotel parking is a scam not to mention the stay was ~250/night for 2 queen beds that looked like full Cleaning staff were also kind as well They had cookies and more paid coffee In the lobby which also dispense hot water

This a lovely looking hotel that has a restaurant and a bar. They have valet parking for a fee and a paid self parking across the street. Be careful crossing the busy street! If you park on the upper floors in the parking structure, there is a bridge that connects to the hotel. Calling the hotel to speak to the front desk staff or commutating via the Hilton app was difficult and not too efficient. Possibly the toughest issue was trying to get a good nights rest due to the constant train horns throughout the night. This would not be a place for light sleepers. On two occasions I discovered glassware with lipstick stains. This could be a corrected with some simple training. I reserved a room on a lower floor but got put in an upper floor room. Be careful if you have children with the showers having extremely hot water! The water thermostat thermometer temperature may need to be lowered.

Stayed for one nice and upon first entering the room and inspecting everything I found food trash on the floor and a nail file. The following morning after using the restroom I noticed an issue with the toilet and called down to the front desk to see if they could send maintenance up to inspect. We had a late checkout and nobody came. We also paid for valet parking and every time we were coming or going between the time they were there we had to ask for them one point we waited 5 min after asking before an employee came.Besides these issues all the staff were super nice and friendly and answered any questions we had.

It's located perfectly near all major roads and places to check out. The guards working the lobby make it feel secure and comfortable. The rooms are okay, the staff is nice, but the bar closes wayyyyyyyyyy too early! That could be a business maker so not sure why the early close. FYI: There is a parking garage right across the street and you can get your ticket validated inside the lobby (front desk). This is a huge bonus! Free parking and not far away at all.

Train tracks right next to the hotel
    David L.

The hotel itself was pretty clean and updated, staff was polite and professional, but be aware that there are train tracks right next to the hotel, and trains run by almost every hour throughout the night. On top of that, they feel the need to continuously honk their loud train horn every time they pass by. Not really the hotel's fault, but if you're a light sleeper like me, you might want to ask for a room not facing the train tracks or look elsewhere for a room to get some good sleep.

WHY I WENT HERE: - business trip THE LOOK (FROM THE OUTSIDE): - located on the corner of 9th St and L St - valet parking available for $17/day - self-parking at the 9th Street Garage for $12/day (walking bridge access from 3rd floor of parking garage that leads to elevator that takes you to ground level to walk over to the lobby) THE LOOK (FROM THE INSIDE): - very grand; HUGE; definitely for conferences, etc. - 2nd floor outdoor pool and indoor fitness center - room looked older than the lobby; unfortunately had a cockroach at my nightstand CUSTOMER SERVICE: - I was able to check-in and check-out via the Hilton app, but the worker that I spoke to was very kind

Five Stars - I've Tried It All (Literally), and It's All Outstanding I do not say this lightly: I have had every single dish on the Maxis Restaurant menu at the DoubleTree Modesto...and it has been nothing short of superb across the board. From the Charred NY Steak to the Beer Battered Fish, the Lamb Lollipops to the Falafel Wrap, every plate hits with flavor, balance, and real attention to detail. Whether it is the rich thyme glaze on the Short Ribs or the perfect citrus notes on the Atlantic Salmon, nothing feels like filler...only thoughtfulness and care from kitchen to table. What takes it all to the next level? The bar team. Ron, Dani, Trish, Dino, Brenda, and Teresa are the heart of the place. Each brings their own style and warmth, and together they create an experience that is welcoming, personal, and effortlessly cool. Whether you are sipping something classic or trying something new, you are in excellent hands. Maxis at the DoubleTree is more than a hotel restaurant...it is a culinary haven hiding in plain sight. Come hungry. Leave impressed.

    Dusty and Unsanitary!

Room smelled terrible upon entry. The walls and door handles were scratched with fading paint. Curtain buttons didn't work, and the connecting door looked like it had been forced open, with visible damage. The front door shook about every 10 minutes, which was disturbing. On arrival, the front desk agent, Paul, couldn't even find my reservation and was about to charge me again for room, tax, and deposit--even though I had prepaid. I had to correct him so I wouldn't be double-charged. Paul also never told me about paid self-parking; I only found out when I got to the garage and saw a payment was required. Most guests would expect self-parking to be free (much like at most hotels), especially compared to valet. But apparently not here! Despite these issues, there were no apologies or basic courtesy from Paul. I ended up charged $12 for parking--even though I checked out less than 20 minutes after arrival because the room was simply unclean and unsanitary. I had tried to get a refund before check-in due to a family emergency, but was denied. I came alone, hoping for a decent stay, but the unacceptable room condition made it impossible. Checked out early. Deeply disappointing experience--not just at the hotel, but also with @Expedia, who did nothing to help with refunding or resolving my reservation. Serious Security Breach and a Staff That Doesn't Understand Guest Safety…read more My experience at the Residence Inn Modesto was nothing short of alarming. I had a Do Not Disturb sign clearly displayed on my door, yet the hotel staff entered my room anyway. This isn't a housekeeping mix‑up -- it's a direct breach of personal security and a complete disregard for guest safety. When I raised the issue, both the front desk supervisor and front desk agent told me the property can "enter any room at any time," even with a Do Not Disturb posted. That statement alone should concern anyone staying here. It shows a total lack of understanding of basic privacy, guest rights, and safety protocols. The Regional Manager didn't handle it any better. He offered 5,000 points (about $20) as a "gesture," and seemed surprised when I told him that was unacceptable. The fact that such a serious violation was met with a token offer and blank stares says everything. What became painfully clear is that no one at this property -- from the front desk to management -- grasps the gravity of entering a guest's room without permission. They treated it as if it were nothing, when in reality it's a major security breach that puts guests and their belongings at risk. If you value your privacy, your safety, or the expectation that your room won't be accessed without your consent, do not stay here. This property has made it clear they do not take those responsibilities seriously.

My King Bed room was so cozy and had all the amenities I could hope for and then some. Next time I'll bring along some microwave popcorn! Each morning I'd head down to the buffet breakfast, and they changed up the protein each morning. I do love those solid scramble eggs that are so common at hotel buffets, but that quiche was delicious too. The waffles were so easy to make and somehow they didn't stick to the waffle iron. I like fool-proof. ;-) The gym is really well stocked with enough equipment for me to get a great mid-day workout. It might get a little crowded if there's more than 2-3 people, but it was empty when I used it. Charging my car was 3x as expensive as I usually pay, but it was convenient, and fast. Lots of free parking. I saw security several times throughout my stay, whether walking around the inside of the building, or driving around the building, so that was comforting. The front desk staff were super friendly, and each morning at the buffet, the attendants always said hello. It's these small touches that really make a difference. I look forward to future stays with SpringHill Suites.

KJ was warm, professional, and effortlessly welcoming, the kind of presence that immediately makes you feel taken care of. No forced smiles, no scripted hospitality....just real kindness and attentiveness. Those small human moments are what separate a good stay from a great one, and KJ absolutely elevated the experience. It's clear she takes pride in what she does, and it shows. Clean rooms, calm atmosphere, and excellent front desk service....this location delivers where it counts. They have a housekeeping staff, yet the rooms are still dreadful and gross. When I opened the room door, I was instantly shocked and realized this was a BIG mistake. Our room reeked of wet dog and cigarettes. The odor was so prominent and intense that no amount of air freshener was able to mask that pungent nasty scent. This disgusting scent remained throughout our entire stay here. I notified 2 cleaning staff and neither of them were even a bit surprised. One handed me a basically empty can of air freshener that quickly finished. I asked another staff member for an air freshener and she didn't have one and said to go to the front desk. Surprise, surprise the front desk was also out of air freshener so we were stuck with this disgusting smell. This hotel is also situated in an extremely ghetto area. Homeless and questionable people roam the premises 24/7. We regularly kept checking our car to verify if it was broken into yet. I always took all of my valuables with me whenever I left the room because I did not trust this place. The people inhabiting the neighboring rooms also looked sketchy and questionable themselves. Almost always did the parking lot reek of marijuana. Carpets in the room and throughout the building are outdated, dirty, and have black stains on them. The furniture in the room was also stained and filthy and the bathroom sink was atrocious. There was a lot of trash outside the entrance of the building, absolutely nothing in the room looked aesthetically pleasing, and the entire room looked abysmal and had an unsanitary and filthy feel to it. When I pulled open the bath curtain to take a shower, I was greeted by a lovely spider. How fun!!!! One of the most sickening parts about staying here were the nasty white stains on the red sheets below the mattress. (Pictures below) Absolutely gross!!!!!! Definitely an off-putting sight seeing white drips/stains on a bed you're supposed to sleep on. It makes you doubt the competence of the housekeeping staff and highly question the cleaning practices of this hotel. Given the conditions, I'm not sure if they even do the bare minimum when it comes to cleaning. If I can still see dirt and stains in the room, it is not fully clean and should NOT be rented out. How is that such a wild concept? I laid down my own blankets on the bed and pillows and never walked barefoot on the carpet as I couldn't even tell what was actually cleaned or washed in this room. Yes, it was that bad! As expected, I barely got any sleep in this place and I repeatedly kept getting woken up by noise and the insufferable cigarette and dog odor that inhabited the entire room. Just by seeing the condition of the room alone, I didn't even dare visit the pool. The staff are also aloof and apathetic. I voiced my complaints to four different employees and none of them were even a tiny bit shocked or apologetic about what I was experiencing. I'm pretty sure they are used to repeatedly hearing the same complaints and are already immune to anything negative you say. I'm genuinely surprised that this place hasn't been shut down by a health inspector yet. It's both scary and laughable to think that people are paying good money to stay in these garbage rooms, when they should instead be getting compensated for surviving a night here. This is by far the dirtiest and worst place I've ever stayed at. I didn't think any other place would beat my Motel 6 experience but this hotel managed to do it. Whoever owns or runs this establishment should be truly ashamed of themselves. Unfortunately, we rented out 2 nights in advance, but the room was so awful that we ended up leaving a day early and lost the money for one entire night. We were quickly reminded by the rude lady at the front desk that there are no refunds. We were fine with that and just wanted to get out of this dump as soon as possible! That's what this place does to you. Makes you run for the hills. Worst $300 ever spent!!!! Sleeping in your car or anywhere else is a wayyyyy better upgrade than staying at this dump.
