You can read the negative reviews if you want but this company manages hundreds of doors and for the most part the only people that leave reviews are people who have a negative experience or have unrealistic expectations. Reliable maintenance guys are really hard to find in the marketplace but this company does a good job retaining maintenance guys. They treat them well and they prioritize the work that comes in effectively and fairly. They also use appfolio, which is the industry leading software when it comes to managing properties. It's more expensive than the other software knockoffs and basically what this means on the tenant side is that anyone can download the app and fill out work-orders anytime from their phone. This is synced to the maintenance staff and the home team so that things get done as efficiently as possible. As an owner I receive monthly statements and I can review my duplex's performance in the same app. No company is perfect. People will always complain, but this company does a nice job in an industry where if you're a 3-star property management company, you're doing something right.

We suffered through two rounds of massive flooding caused by incompetent maintenance at Kirch's Lilac Lane building, and ended up having to move thanks to the mold about which he refused to do anything. Here we are one year later in a much better apartment, but still discovering mold in the furniture that started in July of last year after his downspout-related flooding which took out the entire ground floor of that building. If you rent from Kirch, have the phone numbers to the city alderman, the city customer service line, the health department, and a lawyer on speed dial. If you're female, buy a pepper spray or get a concealed carry permit. Not to protect you from the other residents. You'll need protection from Ed Kirch.

    My rental application experience with Baird & Warner was deeply frustrating. My family and I toured…read morea property in December 2025 and submitted a complete application to Kevin Beallis. We were told, "Another applicant came through, so we'll let you know," and were passed over. Two weeks after that, we were contacted and asked if we were still interested. We said yes, and only then were told there was "missing rental verification" (even though we had already supplied that to Kevin directly, and he confirmed receipt) and that we needed to reapply and pay new application fees--$75 per applicant plus $25 for ESA verification--even though charging duplicate application fees appears to violate Illinois HB 4926. We reapplied anyway because we didn't want to lose the house. Communication was slow, inconsistent, and updates only came after repeatedly contacting the office. The owner of the property requested a double security deposit, which we agreed to, and then we received written confirmation from Kevin that our offer was accepted. That same day, Brett Kendrick told us, "Another applicant came through, so we'll let you know." After nearly a month of delays, shifting terms, repeated reopenings of the process, and additional fees, we withdrew and requested a refund, which was denied. Beyond the financial impact, this process cost us significant time and emotional distress. As a rental property owner myself, this was the most unprofessional exchange I've had. Renters should be aware that even if you apply, and qualify, and are approved, nothing is final.

Additionally, if you choose to transfer your property to another management company, they will send a deposit check made payable to the tenant. If the tenant refuses to sign over the deposit to the property owner or new management, the deposit is essentially lost."
