Given the scope and importance of the project, I wanted to share a complete and thoughtful perspective. Overall Experience From intake through execution, the experience was strong. The consultation was detailed, the proposed solution was clearly explained, and the permitting and engineering process -- which took a couple of months -- was handled smoothly with consistent updates. The crew worked efficiently, and the quality of the foundation work itself was solid. The Consultation & Planning Our home sits on a steep slope, and an addition at the back had begun to settle. Groundworks sent out Jerry for the initial consultation, and he was excellent. Jerry was knowledgeable, energetic, and charismatic, and he took the time to clearly walk us through the problem, the proposed solutions, and what a job of this scale would realistically involve. He explained the engineering considerations in plain language, answered questions thoroughly, and helped us understand both the risks and the long-term benefits of doing the work properly. From an intake and planning standpoint, we felt confident moving forward. The Project The scope of work was extensive and involved foundation reinforcement along the entire back of our house, as well as drilling and post installation outside of the foundation to properly support a failing rear addition. Because much of this work needed to be performed beneath and adjacent to our back deck, deck access was required. We discussed these access needs ahead of time, and I even removed the top decking myself to reduce labor costs, based on our shared understanding of what would be necessary. A Miscommunication (and What Happened Next) While I was out of town during part of the work, a miscommunication occurred on site regarding what deck changes were permitted. As a result, the deck was dismantled more extensively than any of us had anticipated. This was understandably frustrating -- not because anyone did something wrong, but because the situation was genuinely complex and confusing. It was a conversation that perhaps should have been extremely clear about what was happening, but it wasn't -- and it wasn't the fault of any single party. Once the issue was identified and elevated, senior leadership stepped in, and this is where Groundworks truly distinguished itself. Leadership Response & Resolution We ultimately worked directly with Nathan Malsch, the General Manager, who was professional, attentive, and genuinely committed to making things right. Initially, we discussed a 50/50 split on replacement lumber for rebuilding the deck. Nathan went well beyond that agreement. Groundworks purchased more than enough lumber for a full deck rebuild, had it delivered directly to our home, and even provided a Milwaukee impact driver/screwgun set along with Milwaukee bits to help with reconstruction! That level of ownership was frankly unexpected and deeply appreciated. It wasn't just about compensation -- it was about leadership taking responsibility and ensuring we felt supported after a frustrating situation. Final Takeaway Large foundation projects are complex. What ultimately matters is how a company responds when challenges arise. Based on the quality of the work, the professionalism shown during consultation, and the accountability demonstrated by senior leadership, I feel confident recommending Groundworks. Upon moving in we discovered that every time a train passes by, the upstairs shakes with earthquake force. We weren't worried about the train horns as we can use earplugs to cover the noise, but there is literally nothing we can do about the fact that the building has such poor construction that we are literally shaken awake every night multiple times with the equivalent of a 4.5 earthquake. When we were viewing the unit we noticed a large crack in the wall from floor to ceiling and when we inquired about it we were told it was normal house settling. HA! The whole townhouse is cracking in half from the trains shaking it off its foundation. We were also concerned about safety as the prior tenant had installed window alarms throughout the townhouse. When we inquired about it we were told that it was just a single mom concerned her son would exit the house unsupervised. This also turned out to be a lie. It turns out there are actually 9 registered sex offenders within a mile of the unit. So in fact the prior tenant had every reason to be paranoid. Upon taking our first shower the glass door came crashing down off the track and broke into millions of sharp angled pieces causing multiple BLEEDING CUTS trying to get out of the shower. The door had not been installed properly and it was a seriously dangerous situation we were put into. It is a month later now and they have been back to the house three times to supposedly repair the door. It is now installed backwards, doesn't slide properly and is just as dangerous to use as when we moved in. This place is also constructed so poorly that when simply opening a kitchen drawer with only a dozen knives in it the entire face of the drawer came off. We have had to repair the bathroom door ourselves as the constant shaking had shimmied the pin out of the hinge. The bathroom fan sounded like an airplane engine for weeks. It also took them weeks to repair a failing window that had condensation inside. How is a window failing after only 4 years? We had to clip tiny exposed nails in the kitchen so we wouldn't be cut. The top trim on the kitchen cabinets fell off during one of the tremors so we had to repair that ourselves as well. The closet doors were coming off the rails so the rails had to be replaced. (The ONLY repair the company has completed properly.) Every nail shows in the trim, the blinds are filthy and jerry-rigged so the sliding door blinds won't work properly, and the dining room light fixture is installed so low that I cannot walk through the room without smashing my head on it and I'm only 5'5" tall. The washing machine was so filled with mold we had to put bleach on the rubber rim multiple times a day for 3 weeks and scrub it every day multiple times just to get it clean enough to use. This was the most disgusting repair we've had to do ourselves. On top of it all we weren't provided with garbage bins upon move in and the waste management company said they didn't have any left to provide, so we've been living with garbage just piling up with no means of disposing if it for more than a month. This is obviously a health concern and against our lease agreement. When speaking to the other tenants in the area we have discovered that Landed Gentry has treated them all just as poorly. They have found repairs almost impossible to get. The manager has recently quit (gee, wonder why?) and we have not been given any information about who to contact for repairs now that she's gone. We are really at a loss. Worst of all I have a disability that already causes me extreme fatigue and chronic pain. We told the manager this when we were looking at the place and made it clear we needed a safe, peaceful place for my health. But these slumlords don't even have sympathy for that. They just lied their asses off to scam us into living here and now that we're here they won't even answer repair calls. What a joke. Do yourself a favor and find a more reputable and honest company to rent from. Don't make the horrible mistake we did trusting these slumlords. P.S. I know that Landed Gentry also has houses they constructed for sale. If you are in the market I would look elsewhere. If the unit we live in, which they also constructed, is any example of their work I wouldn't wants worst enemy to purchase one of this crappy homes. This house is only 4 years old and it's so falling apart it's unbelievable!! I wouldn't even consider looking at their homes for purchase. They are cheaply made pieces of junk. I've had furniture from KMart that was better constructed and lasted longer!

The issue and concern we have with Foundation Restoration is a lack of transparency. We had 32 posts replaced under our house and were given a "lump sum" estimate that we signed and agreed to. It was communicated to us that the work would take place from 10/31-11/2 (roughly 3 days). The job wrapped up yesterday and in total it only took them one full day and 3/4 of another. We received our invoice this morning which literally just had a one-sentence description of the work followed by the remaining balance. I appreciated their promptness in getting us an email and requested that we see an itemized breakdown of how our $8k+ job was delineated. All I was looking for was to see how much of the $8K+ was going to labor and how much was going to materials. After three different exchanges, they are still refusing to give any information. Our house was flooded last year and over the course of 8 months repairing our home, we have worked with numerous companies. EVERY company we have worked with has at minimum given us a breakdown of labor and material costs. I'm frustrated because I genuinely believe the cost for our project was estimated significantly higher than the actual cost and Foundation Restoration is unwilling to specify their labor/material costs so they can hide behind a "lump sum" estimate. For these reasons, I would NOT recommend Foundation Restoration.

Nearly HALF of the electrical in the house is inoperative and indeed unmentioned by him. The list could go on for chapters. I feel this guy is an unqualified SCAM artist waiting for his next victim.

Mr. Lewis totally missed the fact that the roof needed to be replaced. He stated that some nails in the metal roof were exposed and the gutters needed to be cleaned. Actually, the boots around the vents were cracked and leaking and the flashing around the chimney had failed. There were big dents in the roofing, perhaps caused by Mr. Lewis walking on the roof for the inspection, as he didn't mention them in his report. I contacted Mr. Purcell on 2 occasions, asking for at least splitting the cost of the new roof with me ($28,129.36). He declines, stating that the inspection contract was with the seller. NEVER HIRE THIS FRANCHISE OR MR. LEWIS. They are not trustworthy.
