Recently, my room's ceiling light flickered all the time, and the connected devices also shut down frequently. I requested my home warranty to send an electrician. Andy Z came to my home at 10:30 am today, and he left after 1:30 pm. Within these 3 hours, he missed his lunch, opened and checked over 20 outlets. Eventually, he found the issue was in the electric box: one breaker had some erosion, causing the whole issue. Andy's patience and work attitude are the best of what I've seen. In this AI era, he will continue his success because he treats his clients well! Therefore, I recommend Andy for the electrician work. I will call him again if I need any help with electrical problems. read more

Had a tech come out to inspect our bathroom fans, sent by our home warranty company During the inspection the guy was here less than 10-15 mins. said our fans weren't working. Which they arent, they do not move any air, so the moisture stays in the bathrooms. Its been since February, so i called the warranty to follow up. Apparently he reported the fans were working and we just needed upgrades. So our warranty is refusing the service now. HOW CAN YOU DETERMINE A FAN IS WORKING IF ALL YOU DID WAS TURN IT ON, AND LEAVE ?! He also reported we had 5 working fans when we only have 3 fans in our home!! Zero stars read more

How do you have multiple phone numbers to a company and nobody picks up either number. I had them through my home warranty service. The first time they came out they were supposed to fix them outlets for some lights. When they left the lights stopped working. Trying to get them back out to my house has been nearly impossible read more

This business is a scam. They come out take your money, do nothing and then leave you high and dry.

Said I needed a house rewire, called someone else it was a switch and boom power was back SCAMMERS...... I had to pay a little bit more for the service call with the other company, but at least I got my problem fixed. Doesn't matter if you're cheaper if you can't figure it out or you try to say it's a bigger problem than it is. read more

I've never had so much trouble scheduling a simple appointment with an electrician. They only communicate via text and when you do text them, they can take days to respond. And when they do finally respond, they give you an hour or two to confirm the 8-hour window they've provided. They are also unable to schedule even a week in advance. Just really strange and unprofessional. I eventually decided I didn't trust them enough to address my electrical needs and have asked my home warranty company to assign me elsewhere. Side note: I see another similar review about a Sunday appt. I was told by their representative they don't even work on Sundays, so even more confusion to add to this experience. read more

My technician Andy was fantastic. From start to finish he was very professional, informative and friendly. I highly recommend this company for electrical work. read more

This contractor was assigned to me for simple repair by my home warranty company - they were horrible to deal with. They initially tried to come at 6 AM on a Sunday AM - not allowed by our building complex. When I responded to their text saying as much, they didn't respond. Nor did they respond to 2 more texts, 2 more emails, and a phone call/voice message with my address and contact information. They only responded when I called the warranty company to complain, and then lied to the warranty company about their availability to come for the repair. After this call, they did text me several hours later, and ironically telling me "I would appreicate a prompt reply so I can know you have seen this text", only to 1) tell me they weren't available when they had told the warranty company they were and 2) "I apologize for missing your messages earlier". I would never use this company for anything. read more

DNZ Electrical Services - Text exchange with DNZ - Electricians Near Me - Agoura Hills, California

Original request was for a 240V outlet. The wires were incorrectly done causing the wire to burn, and breaking the device.

Took $100 to assess the situation but then never gave me a quote or returned by phone calls.

My light switch and socket needed to be replaced. Not only was his work quick and efficient, but Andy professionally educated me on the error of overload by small and large space heaters that are typically the same usage so that I can understand and avoid damage in future use. I'm sooo grateful The burn could have been so much worse. read more

Nicolay is the rudest technician. He was not even the person that came to my property. This is an issue with American home shield warranty. The repair was authorized but dnz is too busy to do any work. The insurance company sent dnz and they evaluated the issue. I contacted dnz to get the report on what was reported. Nicolay didn't receive the report and said he would call me back. He didn't so I called again the next day. Nicolay still didn't get the report. I called American home shield back and they put me on hold. Then ten minutes later came back online and denied the claim they already authorized! Ahs said call the company back for the report so I did. Nicolay was so rude and didn't want to give me the report. I asked why it was denied and he said I could due the repair out of pocket for $3500. Then he said he didn't want my business because they were to busy! He hung up on me and blocked me! I called from another number and he said call the warranty company. I tried to explain I did that and was told to contact dnz. He screamed at me again and hung up. I wanted a copy of the original report when ahs authorized the claim. After Nicolay spoke to them he changed the report and the claim was denied. Rudest customer service ever. Andy was the technician and understood the issue and was very nice. The mean foreigner nicolay should not be allowed to speak to customers like that. read more

This company came through our home warranty for a winter HVAC service call. They reported to the home warranty company that our evaporator coils were dirty--knowing this is not a covered item--and then sent us an estimate for $750 to clean them. Because of their report, the home warranty refused coverage unless we could prove the coils had been cleaned. We hired another HVAC company to do the work for $400, and they told us the coils were not excessively dirty and were within what's normally expected. read more

Nikolay was great! He arrived right on time, just as promised, and was both professional and knowledgeable. He quickly diagnosed the issue and kept me informed. On top of that, he had a great personality--friendly, respectful, and easy to talk to. It's not always easy finding someone who's both skilled and personable, but Nikolay was exactly that. I'd be happy to work with him again. Great experience through the home warranty service which can sometimes be hit or miss. read more

Same experience here! Nikolay from DNZ came to check my tripped breaker since I had no lights in my master bedroom. Before he arrived, I had at least one working outlet in the room, but after he messed with the wiring in my panel, that one outlet stopped working too. He promised to return the same day to fix it, but I never heard from him again. To make matters worse, the report he submitted to American Home Shield (AHS) was completely inaccurate, leading to my claim being denied. It's extremely frustrating and disappointing to see such poor service and lack of accountability. I would highly recommend requesting a different service provider if AHS assigns DNZ to your case. Don't risk having your problem not only unresolved but also made worse! read more

This company was dispatched to my house for an American home shield service call for a ceiling light that isn't working. I had a very disappointing experience with DNZ Electrical Services, which was assigned to me through my AHS (American Home Shield) home warranty. I submitted a service request for a light switch that was not working in one section of my home. After waiting two weeks with no call or update, I contacted AHS. They claimed DNZ had reached out to me via phone and text -- which was completely false. I received nothing. After more follow-up, AHS gave me DNZ's direct number. I called myself, and another week passed before anyone responded. In total, it took five weeks just to get someone to show up. When the electrician finally arrived, he appeared rushed and uninterested in thoroughly checking the issue. He briefly stated that the neutral wire wasn't working and mentioned two possible ways to fix it. He said he'd follow up with an estimate -- but I never received a call, text, or email from them again. Two weeks later, I contacted AHS again and was told that DNZ had reported my panel was overloaded and that AHS would not cover any repairs. However, DNZ never gave me an estimate, and their claim was completely inaccurate. My panel was professionally installed and passed city inspection without any issues. I called DNZ to dispute the electrician's assessment, but they stood by his rushed and incomplete evaluation. I never received the promised follow-up or estimate. The entire process felt like DNZ was simply checking off appointments instead of genuinely trying to help. Because of their lack of communication and professionalism, I was left without a resolution -- and now, AHS won't approve future electrical claims based on DNZ's faulty report. As a result, I've canceled my AHS membership entirely. Bottom line: DNZ Electrical Services failed to follow up, provided inaccurate assessments, and lacked professionalism. I do not recommend them. read more

I was very disappointed with the service from this company. I had a home warranty claim for a ceiling fan that stopped working. The technician arrived, and within a minute of looking at the fan--without performing any tests or diagnostics--he declared the motor was a 'goner' due to an aftermarket remote control. This was a baseless claim with no evidence provided. He made no attempt to troubleshoot the issue, such as checking the wiring, the capacitor, or the power supply. His report to the warranty company simply stated the issue was caused by the remote, leading to an immediate denial of my claim. This company's technician failed to provide any actual service or a legitimate diagnosis. They simply found a reason to get out of the job and provided a false report to my warranty company. This resulted in a waste of my time and a denied claim. I'm now seeking a second opinion from a reputable electrician who will actually diagnose the problem. read more

We were assigned to DNZ Property Service through our contract with American Home Shield. They were assigned to us to resolve an issue with a bathroom exhaust fan that was making a incredible amount of noise. Because the singular light switch controls both the fan and light, the fan had to be removed from the housing in the ceiling so that we could use our bathroom until DNZ could come out to our property. Upon coming out their technician looked up and saw that the fan was not in the housing. We explained to him the situation and he said that he needs to submit a request for additional services to American Home Shield to install a new fan (we had taken the liberty of purchasing a new fan at our own expense prior to his arrival because we did not want to be stuck with the cheap piece of junk that American Home Shield would have provided us) Instead of making a request for additional service to American Home Shield like they said they would, DNZ closed out the claim, and told the American home shield that the existing fan was working fine. SNZ stated that we simply wanted to upgrade our fan and wanted AHS to pay for the installation. So, of course AHS denied the request. So DNZ collected their service fee and then just bailed on us. We've tried to call them multiple times and always goes to voicemail, which is full. Terrible service. Would not recommend. read more

Terrible provider. It is impossible to contact them -- which should be the simplest thing. I called them multiple times, and left messages when they didn't pick up. They were assigned to us by our home warranty, and came to our new house, which is built by Thomas James in Redondo Beach. High-end house and clearly has to be up to code (city inspectors had to come round etc.). The problem: a general extraction fan that ensures air circulation in the main part of the home -- it was making a terrible sound because it was catching on the side of the unit, and therefore clearly faulty. Instead of acknowledging this, they misclassified it as some kind of bathroom extractor fan and said there should be a switch to turn it off and on. Which is not true because it is a different fan that focuses on constant air circulation in the home. Honestly, it seems like they were unaware of new home regulation, or they are just doing it for a quick call out fee. read more

We were connected with them through american home shield. we have attempted to work with them on 2 occasions. the first time we cancelled the request because of their lack of professionalism, rude demeanor, and their rough pushiness. We requested that they come out on a Monday or Tuesday because that's the day we are home to let them in. The woman/customer service agent (who I later found out was the owner on today's call) told me that we need to be at our house when they tell us they are coming! How rude! She insisted that we call out of work to meet their standard. Excuse me?! I'm the customer, and they will be allowed to my home when I say it's ok! End of story. They had the audacity and put us on the schedule even after we told them that Saturday doesn't work for us. I called them out and said, "if you think you're gonna have a driver come drive to our house knowing we aren't there just so you could collect the deductible from us--- you're wrong!" They still insisted, and sent us confirmation that they would be arriving!!! I couldn't believe it. I called ahs yo complain and make sure we were not going to get charged the $100 deductible. That was the end of that first experience. Since we needed to get more work done, we went through american home shield again, and they connected us with DNZ property services again. Reluctantly, I made the call after I received their message about scheduling. Since I was driving, I couldn't text them back. So, I called and left them a voicemail. Conveniently, they would text me moments after leaving a voicemail. I called and left 4 voicemails. Then, she decides to call me while i'm leaving her a voicemail, and I didn't know-- it just went to voicemail. so I called her right back, and when I answered, I said, "hello...." her reply was "FINALLY," in the most rude bitter tone. I said, "EXCUSE ME?! You don't have to be so rude! Last time we cancelled you guys because of your poor customer service and nasty attitude!" What a way to remind me. She was lying through her teeth and said that she said finally because she was 'so excited' to finally get me on the phone. It was in the tone lady, that was not a sound of excitement. WE WILL NEVER USE THIS COMPANY NOR REFER THEM TO ANYONE AT ALL. THEY ARE THE WORST TO DEAL WITH IN ALL OF THE SAN FERNANDO VALLEY, SANTA CLARITA VALLEY, AND ANTELOPE VALLEY! They seem shady, dishonest, and should not ever be welcomed in anyone's home. I hope they don't scam the vulnerable. Thankfully, I am able to see right through them and didn't allow for them to service my parents home. What a joke of a company. I say this because at our last conversation, I asked to speak with the owner. She said she was the owner! HOW SAD! We live in a world of such chaos, and they are a big part of it! It's not hard to be a pleasant person. If you dont like dealing with the public, get another job! Kindness goes a long long way. read more

If I could give zero stars I would. Nikolai came out thru my home warranty. Some of my lights in my home weren't working. He was very nice but didn't do a thorough job checked my outlets and looked at my panel. Stated the issue was due to "overpowering" my panel. Well my home warranty denied the claim. This guy Nikolay is the worst! Whatever you do do not have DNZ to your home. They create more problems than they fix. Nikolay came out twice and said the problem was fixable in 20 mins or less but refused to fix it. An electrical problem with a pump that was replaced through American Home Sheild by a plumber who wired the pump to the wrong speed. Nikolay said he would call me the next day twice but never did. Instead, he filed a report stating it was not covered even though the pump was replaced by another AHS company. So it was already covered. This company just collects his service fee and writes whatever it takes to have your claim denied. And just lies to you.. sad and completely unethical. Just ask for another company if you get assigned to DNZ by AHS. Your problem will not only not get fixed but they will have it denied by fabricating a reason for it not to be covered. read more

Fidelity home protection warranty company assigned DNZ to service my bath room fan not working. The technician came to my house and check my bath room fan issue on Oct 16 2025. He told Fidelity that the fan not working due severe paint found and caused fan not working. I called DNZ to obtain a report /picture of paint found caused fan not working because i have entire my interior house painted in May 2022 (invoice proof) and 2 new bath room fans installed in sep 2022 (invoice proof). Because paint caused fan damage and not working, fidelity does not cover under warranty contract. Fidelity asked me to contact DNZ to obtain picture or report sent to fidelity (due to fidelity policy, they are not allowed to send vendor report to customer). When I called DNZ on Oct 25, i asked them to provide the report. They hung up the phone on me. That is very un professional and rude to customer. I am working with Fidelity regarding how DNZ is so rude and un professional to customer. DMZ Property Services does not honor their commitment for service. They said they could fix my ceiling fan this week. My first appointment time offered was 6:30 - 7:30 am on Monday and I said that was an unacceptable time. When they told me my only other choice this week would be Wednesday, this morning at 630-7:30 am, I said I would take that appointment if they couldn't do any other time this week. When they didn't show, I sent 2 texts and called and left a voicemail message when they didn't pick up during normal business hours. It took my sending a text this afternoon canceling the job and letting them know i would leave poor reviews for them, for them to call me back. They said I never confirmed the appointment. This guy is a crook. When he first came over after being scheduled by American Home Shield, I thought he was so nice, so cool, because he was so friendly and assured me we'd figure out how to resolve my attic fan issue making such intense screeching noises, the neighbors could all hear. He told me I don't even need the fan, so then I was asking, "Can you just disable it then?" I don't need unnecessary noise in my life, especially when I'm recording at home for work. But the thing is, he never even looked at the unit! I opened the attic door, he peeted in for half a second and then came down, saying, "I don't even need to look at it, I know what the problem is." He told me the fan was supposed to push hot air out the vents in the small window but the vents were small. Do debris was collecting and then burning. I nodded and said, ok, even though I wasn't sure that made sense to me. He said he had to put the diagnosis to AHS for replacements and, if they rejected it, we could decide if he should just come disable it. Well the way he wrote the diagnosis made AHS think it was "secondary damage" because it said the vents were small. And they don't cover secondary damage. Ever since then, I've been trying to get a hold of him, to see if he'll come back and disable it or whatever, and he simply won't answer the phone. It keeps going to voicemail. I've been leaving messages for a week. And now I'm looking at the other reviews that sound pretty damn similar to my experience. So I'm not sure what his end game is. But it's definitely not to help customers. I confirmed with American home shield that, of course, the contractors are supposed to test the units in order to diagnose them. And that's when it occurred to me that he didn't even look at it, let alone run the device or listen to the noise that was in my complaint. Ughhhh. Can't stand that crap. Bad, bad business UPDATE REPLY TO CONTRACTOR RESPONSE: I understood what you had said to me, the problem is you never looked at the unit and you never called me back, I've been calling you for a week. When I asked you if you could disable the fan, you didn't offer that to me either. But there's no way to accurately diagnose without checking the unit, so what was written in the diagnosis was moot. And I'm not the only reviewer here saying you haven't returned calls. Guess you better fix your phone. Meantime now I have to have your competitor come this week. read more
