Don't make an expensive mistake like we did. Even if this review only convinces one person to never rent with DLP, I will have saved someone from going through what we went through... Where do I begin with these people... For this being our first apartment (my boyfriend and I), DLP set a horrendous image for what apartment renting would be like. For starters, I genuinely don't understand why DLP charges a broker fee for apartment renting. This was an expense we were not expecting, but because we have never rented before, we thought it was common place. Turns out, it's not. So we felt robbed of $700. I was even told that my ' Real estate agent' found the apartment for me over the phone, when in fact, she did not. I found the apartment on Hot Pads. That was the first strike for us. After living in the apartment for maybe 2 months it turns out the apartment was infested with deer mice... we must have caught 7 or more in the few days of trying to catch them. We found they were living in our stove because thats were the majority of the mouse shit was. We reported it to DLP and they denied our maintenance request and told us it was our responsibility. After weeks of catching them and feeling hopeless, I called DLP maintenance directly and they told me no one else in the apartment has ever reported mice. I didn't believe them for a second because, after speaking to the neighbors, they had mice for years. They finally sent someone to 'correct' the problem a few weeks after we reported the issue. They really just plugged up the holes they were getting into our apartment from. Maybe 2 months after we found mice, we were sitting in our living room late at night and smelled smoke. There was a fire in the downstairs apartment. The building had to be evacuated of course and we had to wait for the fire department to take care of the fire. The next few days after, I called DLP to ask how the fore started due to fear of what caused it. I was told I would get a call back from the property management about my questions... I never received a call back... Things were pretty tame for a month about until a panel from our ceiling fell in our bathroom. A huge part of drywall fell on top of the ceiling panel and got debris everywhere. Literally parts of the ceiling that they were tying to conceal were exposed such as cracks and peeling paint that they didn't bother to fix. So every once in a while, smaller parts of the ceiling fall on our floor and we just sweep it up knowing they are not going to fix it anytime soon. Honestly, its probably a structural problem rather than a cosmetic issue. Especially since you could feel how weak the floors were when walking. Thank God we were not in the room when it fell or it would have feel on us and thank God the entire building somehow held up while we were in it. A few weeks after that, the handle on our bathtub broke and water erupted from our tub. When we went into the basement to turn the water off in our apartment, it turns our, there is no water shut off for our apartment. We had a direct line from the city. That means, we had to call the city. Now we are on the third floor, so imaging water pouring out of our tub and having no immediate way of shitting it off. DLP send a plummer out 4 times and finally fixed the tub pipping and gave us a shut off valve. That was only after i told them in not paying rent until the issue is fixed. Not our sink is leaking so I'm going to have to go through all this again. One day, during heavy rain, water leaked through our weak ceiling and water pooled in our kitchen and bathroom ceiling tiles. Not to mention the extreme leaking in the hallway right outside our apartment door. The only redeeming quality that DLP had for us was the maintenance staff we dealt with, and that is just because they were genuinely nice people. I thought DLP our backs. I could not have been more wrong. have plenty of receipts/ pictures for what we went through. I hope you read this entire review and realize DLP is not an option. You deserve to be treated like a person, not a dollar sign. read more

This is the worst company to rent from. It took forever to get in touch with anyone to try to even rent. Once my family and I moved into the apartment you could clearly see that it needed to be updated. The front door doesn't even have a peep hole. And a lot of things were just out of place. Closets fall constantly and they send a guy to fix it but within a few days it falls again. One day I reported mold and the manager of the apartments said that they could not do a mold check because it is to expensive , so instead of doing that they decided to get the whole roof redone and during that time my family and I were sleeping and were woken up to loud banging. They banging was so hard that they broke the lamp cover and almost hit my dog!!! This company doesn't not care about people or their safety. They also take you to court for any little thing even if you pay your rent on time, and keep to yourself... also don't move there they have no security for anything there were heroin addicts living in the basement !!!!!!!!!! Christina Gillespie is the most unprofessional, rude realtor I have ever encountered. I am a real estate paralegal in NJ, but my daughter was buying a house in PA so I couldn't help since laws and procedures vary by state. I therefore got a recommendation for a lawyer from a title insurance agent that I have a professional relationship with. In NJ everyone uses lawyers when buying and selling homes. I learned that is not the case in PA. Nevertheless I advised my daughter to retain the services of an attorney since this was her first home purchase. She did so. Chrissy Gillespie apparently did not like that. She continuously berated and scolded my daughter during the process. So much so that my daughter told DLP to have her refrain from contact. DLP made a big production of "being there to assist Allie" moving forward. In reviewing the law, they HAVE to assist or they lose commissions. But they did ZERO to assist. Thank God my daughter hired the lawyer. Everything was handled through that office. DLP did not deserve the commission but we were just so happy to be done with them that we didn't pursue a complaint. I have to say, out of all the Realtors we could have gone with, we really struck gold when choosing DLP, more specifically Tim Dodge. Every step of the way through our purchase, Tim was approachable, available for questions and down to earth. We just closed today and DLP handled the sale of our house and purchase of another. The transaction coordinator Patricia Bucsi was a dream and constantly on the ball. I have nothing but praise and love for that woman there, so thank you. Hands down, the best team around. My husband and I started working with Christina Gillespie in November of 2020 after our realtor of almost 10 months was having trouble renewing his PA license. She started off really great, was able to work around my husband's terrible schedule, was very attentive and helpful. This soon dissipated the more time we worked with her. She did not send us a single house to look at, in fact we sent her almost every house that we toured and fast forward 4 months and a terrible buyers market, she decided to berate my husband over not wanting to offer on a house. We had been in the process of working Christina and Dream Lehigh Valley Apartments in Wind Gap on Christina's recommendation to utilize their Elite Resident Program. According to Christina, the ERP was ONLY offered to residents of Dream that worked exclusively with a DLP realtor (this was later found to be a false statement). While we were working out questions and concerns regarding the lease with the leasing agent at Dream, Christina became irate and called me yelling at me for questioning the lease. (A 45 page document binding me to an apartment for 12 months, 90 days with the ERP.) After not letting me speak and hanging up on me, I later texted her to explain my situation and she stated that she felt like she was a "tour guide" and she did not want to continue our relationship. All because I questioned our lease with Dream. She made an already terrible experience with house shopping during a seller's market more terrible. I would NEVER recommend DLP or Christina to ANYONE. She was rude, manipulative and not good to work with. read more

If I could give them less I would. They listed a house we were very interested in on Saturday night. We contacted our realtor right away and she started trying to get us a showing Sunday afternoon. Monday she told us they only would show us between 5:15am and 9am. We called their bluff and tried to see it a 5am. No reply. Then we had her contact them again and this time showings were after 4pm. I contacted DLP to see what the deal was. They told me that they only had weekend available assuring us they are wide open with no other showings and I should hurry up because it was going fast. So my realtor reach out again for a weekend appointment, requesting 9am. They denied it saying that UGI was coming to service the furnace (it's brand new btw) so I again reached out to DLP. I asked if they really were serious about selling the house to only be told that they excepted an offer and the house was no longer for sale. Thanks! We were 100% prepared to buy this home. Pre-approved for $30,000 more than asking, plus had downpayment and closing cost. Hope it all falls through. read more

DLP - Definitely Lacks Professionalism It's been approximately six months since we sold our old house and bought our new home with DLP. Like other reviewers expressed, it was an awful experience and a life lesson we wouldn't wish upon our nastiest neighbor. We are a professional couple who have bought and sold residential properties before and thought let's give DLP a try. Here's a list of Pro's and Con's of our delightful experience with DLP. CON's: DLP was never on time to requested showings (30mins - 1hr late) DLP did not provide MLS listings for properties listed for sale, we found our home using a free real estate app. DLP is impossible to reach! When we called expressing interest in using DLP, agents called us every day 5+ times to get our business. Once we signed on to use them trying to get a hold of any agent at DLP became a full time job. This is important when the banks are trying to coordinate appraisals! DLP screens your calls, so call and act as an interested buyer or seller and they're sure to call you back. Another bit of advice to all sellers and buyers using DLP, give your contact information to the perspective buyer or seller. In the end we worked directly with the sellers and buyers agents simply because we could not get ahold of our DLP agent. DLP listed our house before we even signed our contract. We had realtors calling us directly asking if it was okay for showings before we even had a chance to review our listing and approve it. DLP agent Derek A. encouraged the sellers to be present during the home inspections we paid for which was really awkward and not recommended by our inspector. Our DLP buying agent, Korbin P. (who we later found out had been fired weeks before our closing) never showed up to our closing. Up until the closing date(literally to the hour!) he acted as though he had left DLP, but was allowed to finish closing through them. DLP never informed us that he was fired or offered the service of another agent to close our deal although they profited from the transaction. DLP agent Derek A. was incredibly rude to the sellers of the house we bought. After pulling both ours and the seller's chains on a closing time for 4 days straight, we all got together and sat in their offices for over 4 hours until the closing was done. Derek asked "what the h*** are they doing here?" in front of all of us. DLP would not provide a preliminary HUD. We had to request it ourselves from the buyer's attorney. If you don't know what a HUD document is, DON'T USE DLP! DLP does not work with your bank. You'll do all of the paperwork including acquiring and providing your bank with all of the required closing documents. DLP did not share with our bank the seller's assistance on our contract, so we had to forfeit it during closing. DLP contracts out people to do their work, such as our closing agent when buying. Look at the "other reviews" that are not recommended, you'll notice most if not all 5* reviews are done by users with only one review. Some reviews are clearly done by employees and their family. DLP charges 7% sellers fees (4% DLP - 3% Buyers Agent), In addition DLP charges a flat administration fee of $600+ that they explain goes towards marketing expenses. Last time I checked, listing on Craigslist was free. DLP "sold in 68 days or we'll buy it" is actually 98 days. NOTE: If you get any offer no matter the price and you decline or even try to counter you void their guarantee buy it price. PRO's: NEVER HAVING TO DEAL WITH DLP EVER AGAIN! read more

Dodged a bullet. Very shady. Attempted to rent an apartment from this company, but they WOULD NOT let me enter to examine the place with my father, an experienced contractor with a background in home inspection. They required either a downpayment or a signed lease BEFORE I was able to return to inspect with my father. I ended up reading these Yelp reviews AFTER this all happened, and I have certainly learned my lesson. I will always check Yelp before going with any company. 13 out of 15 reviews (my own not included) gave DLP 1 out of 5 stars. Again... very thankful I did not rent from these people. read more

Two points I am going to reference. Consultation and house selling. Boyfriend used DLP apartment consultation to find a place in Bethlehem, it worked out great, we are very happy for the assistance. My parents are using DLP to sell there home, and while things are a mix between housing market, property value, location, structure, amenities etc... DLP flipped our home in the Summer of 2015 just prior to us purchasing it. They illegally performed all the work without permits and cut so many corners, it would be impossible to list it all here. We had an electrical panel fire as a result of them saving a few pennies - not using the right size breakers and wiring AND literally connecting different size copper wires together with electrical tape - no solder - no wire nuts! Fortunately, the home didn't catch on fire with my newborn son and wife in it. We have been suffering ever since - with completely inappropriate heating and cooling systems, water leaks, bad duct work, air quality problems, and many, many other issues throughout the home. I just closed on my first house. If you want to get YELLED at and treated like an idiot for asking questions, I'd recommend DLP. I dropped my realtor from DLP after a few weeks but fortunately still got the house I wanted. The seller also used DLP and similarly dropped his and is equally unhappy. We decided to just contact each other directly for the rest of the deal and leave DLP out completely and it went smooth. I have a complaint against my realtor Christina Gillespie and would caution all not to use her. Horribly mean person. We cannot rate DLP's Brad Long as a buyer's agent highly enough. He goes above and beyond to make sure you find a property and we wouldn't have closed on our dream home without his help. He is that good. He is generous with his time: on a single Saturday afternoon he was willing to drive over four hours traversing the state to look at potential properties. Brad is knowledgeable about the market and rules and regulations. He is excellent at communication and we never ever felt ignored. He is willing to chase things up and he is creative - he suggested an innovative offer for our dream home, then researched the possibility and put the deal together. Because of that we were able to purchase a property we thought was out of reach. Finally, it is worth stating that Brad is also just a lovely, kind and compassionate human being. Absolutely worst realty company ever!!! They are shady realtors who take advantage of the elderly. They use shoddy contractors who perform subpar repairs and overcharge their poor elderly clients. Specifically, Hans Gildein is a scheister and never even showed up to the closing. DLP was not our realtor but the realtor for the party we purchased the house from. They did their clients a disservice and hid so many issues from us and failed to respond in an appropiate amount of time. They are an unethical company and should be shut down. I recently used DLP to sell and buy my home. Our journey began back in August when I simply filled out a form online and Mrs. Lisa Wenner was my first contact with anyone from DLP. That initial contact is always super important because your team members have one shot the make a first impression. She was super nice and answered tons of questions for me when we had our first phone call. Honestly, if she wasn't as nice and willing to answer all my questions and address all of my concerns I would have tried to contact my previous realtor. Since I constantly hear your ad on B104 I figure why not give your business a try! Mrs. Nyce's initial meeting with us went well. Wasn't to sure how anything would play out with all the Covid guidelines but she assured us safety measures would be taken and her herself followed all guidelines while in her home. Although we didn't have to much interaction with her since she was our selling realtor, when I did have questions she was there. I was pretty disappointed in the title company of the buyers of our home because they made us come in alone before hand so we couldn't even see Mrs. Nyce to thank her. Throughout this whole process I was able to work with other members of your team and all of them were super friendly and nice. I believe they were Derek and Patricia. I'm sorry I don't remember their last names but they were always quick with getting me help or the information I needed. Now onto Vicky Kemmerer. She was our photographer and buying agent. She is the one we had most contact with. The pictures she took of our house were amazing! She made sure to highlight the most important features of the house. So my previous realtor 9 years ago was our selling agent and buying agent. I asked Vicky why DLP uses two and she explained to me the importance of working as a team within DLP! You clearly have a GREAT team! Vicky was an absolute pleasure to work with. She was always very professional, SUPER patient and just so kind. I like to think I was not her worst client with all the questions and concerns but she ALWAYS got back to me within a reasonable time, often quicker then I honestly expected. Text messages can often get misconstrued because you never truly know the tone of the person sending you a text. I bothered her so much because I was worried with the whole process and never once did I feel like she was annoyed with me. Her constant professionalism and just simple understanding of the stress I was under helped me get through this process. I was constantly sending her addresses of houses I wanted to see and many of them would be under contract already, which would discourage me but she always reassured me we would find the right one. The house we bought was actually one she suggested through her looking at the listings available and had exactly what we needed for our family dynamics! Even up to the last minute Vicky was always reassuring that we would figure out the mixups from my buyers title company. Her calm demeanor under a completely stressful moment is what kept me calm. Although I am beyond glad this whole process was over I will absolutely miss working with Vicky! She was AMAZING! read more

We had a small kitchen fire in the house which happened on 30 April, it's now 6 October and they haven't even come to fix the cabinets or install the microwave!!! My realtor dropped the ball many times during the sale of my house. Even though it eventually sold after a year and a half, they lost me a security deposit and cost me thousands of dollars that I'm still trying to pay off. The communication is horrible and it would take weeks to get any answers to my questions. They also lost inspections and reports that I had to constantly resend back to them. I used to stay in 339 race street apartments. The apartment condition inside is average but neighbors are not good. They were smoking all times even inside the apartment. I didn't see any DLP realty people enforcing the rules and regulations except sending emails. Its an apartment with very high expense compared to its quality. I have emailed their property management team with complaints only to be completely ignored. DLP would not let me come in and clean the house two or even one day earlier without 5 conditions that made it impossible. All while the house was empty and they knew the person who lived in it was a hoarder and therefore the house was filthy. DLP also disposed of some of the furniture from the estate right on the property, hidden from plain sight. It is a disgrace and disrespectful to the previous owner. I wish I could give DLP a negative number the company is that bad. We recently sold a home. They changed realtors several times, they quoted us a lower commission and it was higher at paper signing, they posted the home before we told them too since we had to tell the renter first, they dropped the price earlier than what we told them to, they didn't verify the Open House was advertised, we heard from realtors trying to show our home that they had left several messages to show the home without getting called back, they were clueless with closing as we had to reach out to other realtors to find out what had to be done, wrong information was given so our closing was significantly delayed and they charged several percent more than other realtors. We lost money by them not calling interested buyers back. At one point we called and emailed the owner Don Werner and of course no response. We really could just go on and on how dissatisfied we was and how we would never ever recommend them as they are horrific. While this experience did have its share of "excitement", I can honestly say that the issues were handled as professional as they could have been. My agent checked in with me regularly through the process of selling, and was there when I had questions. When he couldn't answer, I usually got in touch with his assistant who was knowledgable and helpful as well. I felt that the marketing was very extensive and I received feedback on almost all the showings I had. Other than the things out of any agents control, I can't complain about a thing. read more
