After less than one year with the new owners, we left. I will never be able to trust a management company with my properties or my money again. -Properties sat vacant for months before rehab work was done.-I even had to start some clean out work myself to get a house underway. -I lost tens of thousands of dollars in lost in rent for slow turnover times and slow in getting new tenants ( I was told properties were tough to rent due to their lay-out. If you know anything about rentals in South Bethlehem area,(AND YOU SHOULD IF YOU ARE A MANAGEMENT COMPANY!) you know many places have walk-through bedrooms) Upon taking back my units, I rented out two place right away to great tenants. -One of the new owners literally bragged about being busy with her own rentals (trying to make a connection with me about properties she has in the same area as mine)- IF YOU ARE BUSY WITH YOUR OWN PROPERTIES, WHAT IS HAPPENING TO MINE?? -They charge high prices for poor quality work.- Thermostat they installed was wired improperly and was smoking. I had to pay to have their work re-done properly.( this is just an example of the quality work they do) -Tenants they rented to were horrible- had to file for eviction after a little more than a year with THOUSANDS of dollars required to rehab. -Many tenants claimed they rarely got a real person answering their phones when calling for repairs. -They WILL nickel & dime you for everything they possibly can. -Some tenants can prove they paid rent in full , yet partial rent payments were recorded and partial rents paid to me. -LV4R was rude and disrespectful to out tenants -I found the new owners to be rude and condescending. .. They are also sitting on thousands of dollars they kept due to erroneously accounting..Currently communication with a lawyer.. I've been in the rental business in the Lehigh Valley for over 20 years... STAY FAR AWAY

I initially attempted to go at it alone, but ultimately connected with Rob and Liz at West End Associates to our mutual satisfaction. The home was put on the MLS system and they also advertise in other venues. They take care of the signage and the showings saving me multiple trips to the property. When a tenant shows interest, they provide the credit app, verifications, credit report, and collect the deposit and 1st month rent.
