I didn't get to choose the title company because I was the seller in the transaction but if I could…read morehave selected the title company it would NOT have been this one! Quick background. I, owned my mother's home, but she held the mortgage. When she originally purchased the home, she held mortgage and title. She decided to quit claim the home to me to avoid a lengthy probate process after her death. She decided to leave the state of Arizona, so we sold the home. While working with Clear Title AZ I was told that my quit claim deed cannot be used to convey ownership of the home... EVEN THOUGH it was created by a lawyer and signed by my mother and witness by a notary public. I was told this less than 24 hours from my scheduled closing date! They needed an "affidavit" (in quotes because they would not tell me the actual name of the form or affidavit needed) completed and signed by mother as well as being notarized. She's in CA and I'm in AZ! The affidavit was received and closing went on, 8 days later! During the closing and the signing of the documents my husband (who is not an owner of the home) had to sign (ready for this?) a quit claim deed!! Yes! The exact type of document they said they do not recognize to convey the transfer of owner to a property (mine) is the same document they used for themselves!! I might add that they justified the "cannot use" by telling me it's because so much fraud exists lately with quit claim deeds! So much fraud that they cannot use my quit claim deed but will use their own quit claim deed??? REALLY, Clear Title AZ? Additionally, when I received this news, I, naturally, escalated through the management hierarchy. I got as high as the vice president of escrow administration, Brandi Kirby, and left her three voicemails, one email, and one instant message via the receptionist. I received no return phone call or email from her!! They delayed my closing by more than a week by not contacting me in plenty of time before the original closing date to correct this problem. This is why they are getting a one star rating.

Do not use this company! The purpose of escrow is to convey property with all issues cleared. More…read morethan two months after closing we, as sellers, were still being asked to help close a simple HELOC on a property this firm handled for closing. After requesting this firm to clear the issue TWICE we were then advised by a person named Linda that the issue was our problem to fix with the bank. So then why did this company charge us hundreds for escrow? With this HELOC still on the books the buyer, the seller and the Title Insurance company is perhaps at risk. If you want to move on and be assured there are not going to be any lingering issues, do not pay this firm!!!! Find a firm that will convey with no lingering issue!!!!!

The Maricopa office did not know that they had to produce a form for the IRS on the sale of our home. I arrived also wearing my mask. Doreen came out of the office and assured me, from behind the glass partition, that everything was carefully wiped down and sanitized after every client meeting. I very much appreciated how her office was so meticulous in observing the safety protocols required during this time of a virus outbreak. She passed me a pen under the small space under the glass partition, said it was sanitized, and that I could keep it. The whole process proceeded with Doreen sliding papers to me underneath the partition, explaining what each document was and indicating where I should sign and initial, then date. I signed and slid them back to her under the partition. The process took approximately 30-35 minutes. Doreen was very friendly, courteous, professional. She explained things clearly and moved the procedure along quite efficiently, while never rushing or glossing over any point that I raised. Additionally, she is a very likable person, and we had an intelligent, pleasant conversation during the process. I highly recommend Doreen; she is an excellent representative of her company and the Goodyear office.
