I moved in mid 2016 to the Mendocino property . 2 bedroom 1 bathroom for 1495 per month. 15 minute walk to the beach and very quiet neighborhood next to a few restaurants and bars. They have an online portal where you can pay your rent and submit any maintenance issues. They were very attentive and most issues were fixed the next day. This property has parking and a washer and dryer in the unit ! What more could you ask for. Liz and Lynn were amazing! Honestly I was in some rough situations with a crazy roomate and they understood and made it as easy as possible. The office is literally in Ocean beach so it is so easy just to walk in , pay your rent in cash or sign documents. The most important part is that they mind their own business. If you don't bother the property management and respect the property, they will not bother you. Peace and quiet and lots of privacy. I ended up moving to Orange County for work and I wept ! I was devastated to leave this place. OB I'll be back! And I'll definitely hit up Sunset pacific when i get there

Painting is considered normal wear and tear under California law, especially after over a year of tenancy. Worse, I formally requested a move out inspection one month prior to my move out date but this wasn't offered until April 29th, just one day before my lease ended which denied the chance to address any concerns. Renters: be cautious. Know your rights. And document everything if you're dealing with the company.

She provided information we needed to rehome our son's cats. She sent us a photo and information regarding his vehicle. Patti always responded quickly. When we arrived in San Diego, Ryan Blanco met us at the apartment to provide access. Ryan also responded quickly to all of our communications. Our son's security deposit was processed right away, with details of which expenses needed to be deducted. Ryan also let us know about mail which had arrived after we left and followed our instructions for each piece that was received. Both Patti and Ryan made an extremely difficult experience that much easier. Their compassion and professionalism were very appreciated.

Prior to renting from his company I asked repeatedly about what seemed to be a prohibited water heater installed inside the bedroom closet of my tiny one bedroom unit. Brian swore up and down that it was code compliant and city inspected , convincing me to sign the lease . That heater nearly killed me and has caused over 2 years of carbon monoxide poisoning resulting in dozens of instances of blacking out due to inhalation if the toxic odorless gas and daily migraines , blurry vision , mood swings , insomnia and more . The heater was an illegal install with no permit or passing inspection . He also allowed a 4 day attic breach allowing attic contaminated materials to saturate my entire unit and belongings while I was forced to pay out of pocket for a hotel until it was sealed . Since then he's refused to have my place professionally cleaned , sanitized , and pest control services to be performed . It destroyed over $65,000.00 in damaged property of mine and he refuses to provide the insurance information preventing me from filing a claim to be compensated for my losses . He attempted to lie and say I did not pay my rent after I reported him to code enforcement and even filed an illegal eviction attempt on me . He has never once performed the city required yearly inspections to identify hazards instead neglecting to show any concerns whatsoever . And he raises the rent the max amount every year . He pretends to be a pillar of the OB community but all he is a piece of shit slumlord who lacks any knowledge of what is required to be a competent property manager . I am currently preparing a major lawsuit to hold him fully accountable for all his illegal and cowardice actions . I do not recommend doing any business with someone this deceptive and careless and who is irresponsible and is a cat who just wants to get fatter at your expense . Hopefully he is stripped of his license after the investigations and court proceedings . A major blemish in such an outstanding community . An embarrassment in every area imaginable .

    Pruett took over for Sea Point Properties during Covid... Pruett raised the rent every year since…read morethey took over. My rent went from $1250 to $1600 in 2 years. And I could have sworn I read something about property owners not being able to raise the rent during a pandemic... All units in my apartment were only $1250 until they came and marked the units up to $1800 a piece for a crappy one bedroom apartment in North Park. That's where it started... now it's $2200 but luckily I'm still paying $1600 I have received multiple three day notices... In my lease agreement it says no pets, but when I moved in the manager of Sea Point Properties told me I can have a dog and he gave me a parking space for my vehicle behind our complex in the alley. When Pruett took over Brian attempted to charge me a fee for my parking space since only three out of ten units got a space. I was like hold up, you can't come over here and try to charge me for a space I was given and have been using since I moved in... that is my parking space! Wtf! But they still charge the new tenant $125 a month for his space since he came during their management. They raised the rent and then gave me my first notice for my dog, which was complete bs because all the other tenants still have pets... my next door neighbor has three big dogs in a small apt. All my neighbors have either a small dog or cat... and I'm the only one that has received letters to remove my pets or myself from the property. I had to re-home my dog and say my goodbyes, all while my neighbor still has three dogs, Brian told me that he is not allowed to have his dogs in the complex either but yet nothing has been done about the man nor the dogs since September of 2023. So in January 2024 I decided to start being late on my rent every month and to get a bunny for my daughter and keep it outside in a bunny home. Now I received a three day notice to remove the bunny and keep quiet when I'm no louder than anyone else... and not only that, this apartment is old as shit, the walls are paper thin and the pipes need work. I can hear my neighbors walk since the floors are hardwood and creak, if they move around I can almost hear what they are doing... My tub gets backed up every month and I have to call them to snake the drain since they are too cheap to replace the pipes that have been here since before the 50's... Pruett hired a new plumbing crew and they were the worst. They were just like Pruett, they put the blame on my kids and made up a story about how there must have been toys in my drain that clogged up the tub yet they didn't find a single toy except a bunch of hair and gunk... so now Pruett is trying to use what they said to charge me for any plumbing that needs to be done in the future... such a scam! This management team doesn't care about the tenants nor the property, they only care about the money and bringing in the people they can profit from for a year or two, then they can raise the rent up again for the next new tenant that will do the same thing... they act all high maintenance and like they are important but in reality they are the crappiest realty team in San Diego. Do yourself a favor and find a place to rent with a team that your family will benefit from instead of being subject to whatever new terms they decide to come up with or force on you.

Besides being incredibly knowledgable, they are so kind and really went above and beyond for us. My husband and I had pretty narrow parameters of what we were looking for in a new home and expected we would be looking for a while, since we wanted a fixer upper in a specific neighborhood with a pretty strict budget. Layne and Rachel found us a listing that matched perfectly within a couple of weeks of working with them. Not surprisingly, this listing was super coveted and they advised us expertly--our offer won out over many other competetive offers. We still can't believe we got exactly what we were looking for and are so grateful for their guidance. In that same space in time, Layne and Rachel gave us really good advice for renting out the home we were living in. Because they know the rental and sale market so well, their advice helped us find great tenants at the price we wanted to rent at (and fast). But, we still weren't done with them! As soon as the sale of our new home was closed, they jumped into action to help us get a second rental home ready to sell. It was a gorgeous but pretty quirky property and we weren't sure how easy it would be to sell quickly. Layne and Rachel connected us with excellent tradespeople that helped us get that place in great shape and we got an offer at asking and closed with no complications. Even in a tougher market, they made it happen and gave us really good counsel along the way. Beyond being super knowledgable, very connected (they knew all the right people the get the work we needed done at multiple properties), the Harrisons are just genuinely nice and trustworthy people. They always had time to talk and throw ideas around and I can tell that really cared about us and what we wanted from each deal. As a first time buyer & later seller, I needed a lot of guidance throughout the entire process and that's exactly what Layne and Rachel did, and then some. Not only have they always been highly communicative and transparent, they held my hand through the experiences from start to finish, going above and beyond what most agents do. They are so knowledgeable about the ins and outs of the 3 areas I was considering buying (everything from the safety to home value to lifestyle), and did a ton of research to ensure my offer was competitive (I won by $5K) in buying & ensuring I sold at the right amount (appraisal came in at purchase price!).
