However, after about a year, I messaged him to ensure that the property was being maintained - I wanted to schedule an HVAC inspection and other yearly maintenance. No response. I ended up contacting the tenants directly to schedule the inspection. After 4 months of zero communication with Mike or his staff, I had to fire him. When I hired a new manager, Mike failed to communicate with the new manager to transfer the lease and other information. It was troubling that he failed to communicate as I expected more professional conduct.

Phenomenal experience over an almost ten-year period. We had lived in Countywide's Village Terrace…read moreproperty (on Vandever) since late 2016. Derik (on-site property manager) was fantastic to work with, and when things went wrong - which they inevitably do at ANY property - he and Bill (owner) were on it like white on rice. Communication was great throughout, rent was competitive, and Bill/Derik were attentive to the needs of the ~40 unit community for both specific issues and big-picture concerns. The apartment itself wasn't the flashiest (ex. no dishwasher), but it had a good layout and it was well-cared for by the owners. We were more than satisfied with what it did have. I held off on this review until check-out was completed just in case it was a disaster. It was anything but! It could not have gone better and our deposit refund was also an extremely positive experience. Countywide's approach is exactly how a property SHOULD be managed. After 9 years, we only left because we needed to move closer to my newly-disabled father to help him and my mom in Poway. Otherwise, we would have stayed put. Even then, we were hesitant to leave; great management is hard to find (thankfully, the last two months at our new place have shown us our careful searching paid off and we've lucked out again, this time with a private owner). If we need to move again, I will check Countywide's website for managed properties first before starting a wider search. Make an effort to respect the unit, the community, and the management and you will get so much out of living at Village Terrace or a sister property of theirs! We did!

He often spoke about details of other tenants that were uncomfortable, up and to including details of their eviction and how many people were in the first unit. He is very passive aggressive and was mad when we moved out. He stated that the apartment that we moved in to, at $2,095, after paying nearly $2,400 for a 2 bed, 1 bath, over the course of 3 years, would be rented out for even more after we referred someone to move in. There is no insulation and it will be very hot in the summer, and cold in the winter, which will rack up your SDGE bill, surely. Upon completing a pre move inspection, I asked the gentleman what kind of deduction that we'd be looking at, and asked if it would be a lot and pointed to the routine maintenance requests. He smiled angrily and asked "what's a lot for you?" It was a $2,000 deposit and we spent $250 on a professional cleaning service. There was only normal ware and tear after 3 years of living in a place that was flooded with spiders and crickets and baseboards that I personally had to clean upon move in and they were satisfied with charging an additional $250 for what they felt was justified. We didn't even fight it. We were so sick of the property and the lack of up keep and the fact that so many maintenance requests were ignored. The yard was great. Having our first child there was amazing. The bathroom didn't even have an outlet for electricity until we requested. The bathtub will eventually fall in to the ground because they refused to fix the issue with the flooring. There's still chalk drawings on the fence (hope that kid is thriving in life). The gutter is still broken. I'm not going to name our maintenance person, but he would personally speak poorly about the management and companies lack there of to properly assess and fix problems. We assume they fired him for being transparent with tenants. After threatening a rent increase, they listed this unit for less than $200 than we were paying. Countywide, do better. The owner of the unit is genuinely nice, but you represent him poorly and I will never rent from your company again. My friends and family know but you need to fix the problem and get rid of the guy. Did I mention that he emailed my wife and I and asked for a bribe on our deposit return speed if we left a 5 star Yelp review? Hand to God that this is the truth. Thanks again!

Mr. Boehn and his associattes took care of everything, from doing some needed upgrades to bring the townhouse condition up to date, to screening for tenants, to collecting rents, paying HOA, etc. and a monthly simple statement sent electronically to us without ever missing a beat. Having worked with other property managers in CA, SDPPM is the gold standard. SDPPM is probably one of the few managers that have gone electronically, but secure, saving on paper and postage and waiting for owner distribution. Finally, Mr. Boehn helped us sell the townhouse and, again, he was our advocate and took care of everything accordingly. He was accessable to us throughout the selling process, including weekends and evenings. All in all, SEPPM is comprehensive in its services, law compliant, and a pleasure to work with.
