Taking their word back days later

I was extremely disappointed with my experience here and feel that I was completely misled throughout the application process. I was told by Adriana and other members of the team, both over text and multiple phone calls, that the manager had approved a September 15th move-in date, with the possibility of moving in sooner if I was able to vacate my current residence earlier. I specifically asked whether anyone was ahead of me because I did not want to spend money applying if the unit was already being considered by someone else. I was repeatedly told that nobody was ahead of me and that September 15th was an acceptable move-in date. Based on those assurances, I immediately submitted my application. I was also told that I was qualified to rent the unit. I make approximately four times the monthly rent and would qualify based on my income alone. Then, the very next day, I was told that they were processing another applicant who could move in sooner and that I could only have the unit if that applicant's application fell through. This was incredibly frustrating because the difference in move-in dates was only approximately 14 days. I even offered to clean the unit myself so they would not have to hire a cleaner, because I wanted to make the process as easy as possible and was willing to move forward immediately if I could be assured that the unit would be mine. I was told yes, repeatedly. My biggest issue is not simply that another applicant may have had a sooner move-in date. It is that I specifically asked whether anyone was ahead of me and whether September 15th was acceptable before spending money on an application, and I was repeatedly told yes. I have screenshots and documentation of these conversations and will be including them with my review. Unfortunately, every attempt I made to discuss the situation with Adriana was extremely frustrating. I felt talked over and that my concerns were dismissed rather than addressed. I expect a fair resolution to this situation. If the unit is still available and I am given the opportunity to move forward as I was originally told, I am willing to reconsider this review. Otherwise, I will be exploring my options regarding the money I spent applying and the representations that were made to me during the application process. I strongly recommend getting everything in writing before paying an application fee or relying on anything you are told during the leasing process. ***** I will either see your team with the keys to the unit, or in the courtroom - because this is now a legal claim consisting of lying, misrepresenting, and financial loss. ***** I will remove this review once the fair deal has been made. If not, the review will stay. I am more than happy to remove the review and that is what I am hoping to do, and I hope this is all just a hiccup in the application process :)

Three day notice

Pruett took over for Sea Point Properties during Covid... Pruett raised the rent every year since they took over. My rent went from $1250 to $1600 in 2 years. And I could have sworn I read something about property owners not being able to raise the rent during a pandemic... All units in my apartment were only $1250 until they came and marked the units up to $1800 a piece for a crappy one bedroom apartment in North Park. That's where it started... now it's $2200 but luckily I'm still paying $1600 I have received multiple three day notices... In my lease agreement it says no pets, but when I moved in the manager of Sea Point Properties told me I can have a dog and he gave me a parking space for my vehicle behind our complex in the alley. When Pruett took over Brian attempted to charge me a fee for my parking space since only three out of ten units got a space. I was like hold up, you can't come over here and try to charge me for a space I was given and have been using since I moved in... that is my parking space! Wtf! But they still charge the new tenant $125 a month for his space since he came during their management. They raised the rent and then gave me my first notice for my dog, which was complete bs because all the other tenants still have pets... my next door neighbor has three big dogs in a small apt. All my neighbors have either a small dog or cat... and I'm the only one that has received letters to remove my pets or myself from the property. I had to re-home my dog and say my goodbyes, all while my neighbor still has three dogs, Brian told me that he is not allowed to have his dogs in the complex either but yet nothing has been done about the man nor the dogs since September of 2023. So in January 2024 I decided to start being late on my rent every month and to get a bunny for my daughter and keep it outside in a bunny home. Now I received a three day notice to remove the bunny and keep quiet when I'm no louder than anyone else... and not only that, this apartment is old as shit, the walls are paper thin and the pipes need work. I can hear my neighbors walk since the floors are hardwood and creak, if they move around I can almost hear what they are doing... My tub gets backed up every month and I have to call them to snake the drain since they are too cheap to replace the pipes that have been here since before the 50's... Pruett hired a new plumbing crew and they were the worst. They were just like Pruett, they put the blame on my kids and made up a story about how there must have been toys in my drain that clogged up the tub yet they didn't find a single toy except a bunch of hair and gunk... so now Pruett is trying to use what they said to charge me for any plumbing that needs to be done in the future... such a scam! This management team doesn't care about the tenants nor the property, they only care about the money and bringing in the people they can profit from for a year or two, then they can raise the rent up again for the next new tenant that will do the same thing... they act all high maintenance and like they are important but in reality they are the crappiest realty team in San Diego. Do yourself a favor and find a place to rent with a team that your family will benefit from instead of being subject to whatever new terms they decide to come up with or force on you.

Let's put it this way if you are looking for a place in Ocean Beach I will say this much you should only go to one guy, Brian from Pruett Realty knows Ocean Beach like the back of his hand, he has plenty of locations for you to choose from close to the beach farther inland and everything in between. I trust Brian very much, I know that he will do his best to make sure that you're happy with where you are staying. Including all of the crew over at Pruett Realty , They are very delightful and respect full and just down to earth people that are looking to do the right thing. I know that if I was ever looking for a place in Ocean Beach that would be the first place that I would go to and turn to. Besides who would not want to live in Ocean Beach there's so many awesome places to eat great people to meet and what more could you ask for then a beautiful beach view.

Mission Sands Vacation Rentals - View of the beach front beautiful view from the balcony

Mission Sands Vacation Rentals

(65 reviews)

San Diego is home to a multitude of beautiful beaches! There's something exciting about renting a…read morehouse at the beach. Why rent a room when you can rent a whole house just steps from the ocean? Our group did just that and made an exquisite beach house from Mission Sands Vacation Rental our home for our recent trip to paradise in Mission Beach, which spans nearly two miles of oceanfront. The property was everything we anticipated and more. It was full of charm and beautifully decorated! From the moment we walked in the door, we felt right at home. Our three-story ocean view townhouse featured 4 bedrooms and 4 bathrooms, as well as a private rooftop patio. It sleeps up to 12 people, so we had plenty of space, along with everything we possibly could have wanted at our fingertips. The house was ideal for our needs, as it was very well-equipped with all of the essentials plus some. It offered all the comforts of home with the added benefits being on vacation. They even offer a concierge service to guests who want to walk into a fully stocked kitchen or want recommendations for activities and restaurants in the city during their stay. There's the convenience of three parking spots, a full kitchen, washer/dryer, grill, WIFI, bikes, and 3 balconies for guests to use during their stay, just to name a few! Aside from all of the amazing amenities, the location of our rental was phenomenal. A few steps out the front door and down the walkway and you're on the sand! We could walk and ride bikes all around Mission Bay on the Bayside Walk and cut over to the ocean easily. The unit had plenty of indoor and outdoor space for socializing as well as private spacious bedrooms and quiet sitting areas for anyone to go off on their own and have some alone time. Perhaps our favorite spot on the property belonged to the rooftop patio, where we loved spending the day taking in the ocean breeze and the evening underneath the stars. Side note: We highly recommend making s'mores on the rooftop and taking in the sunset! In our experience, the rental process with Mission Sands Vacation Rentals was very streamlined, which is appreciated by those who are new to vacationing here and unfamiliar with the location. Whether you're planning a family vacation or quick getaway with your friends, you'll discover why Mission Sands properties come so highly recommended! Mission Sands definitely sets the bar high with its services, property location, and especially its level of hospitality during your stay. Great job Mission Sands! We didn't want to leave but we knew we had to when the time came. Thank you for the escape to paradise - we hope to come back and stay with you again soon!

Ocean Beach Park Units…read more Beautiful Location, Excellent Management -- But Long-Standing Safety and Maintenance Issues Need Addressing We've been coming to this unit at Ocean Beach for 5-6 years, and there is a lot we love about it. The view is fantastic, parking is secure, and the unit itself is spacious and consistently clean. Communication from the management company was excellent as always -- clear instructions on rules, security codes, and answers to questions before we even had to ask. That said, there are two issues we feel need to be raised, one inside the unit and one outside of it. Interior maintenance: None of the interior locks (bathrooms, bedrooms) function properly. This isn't new -- it's been an ongoing issue every time we've stayed here over the past several years. We understand things break, but a problem that persists for 5-6 years across multiple stays is a fixable maintenance item that shouldn't still be outstanding. Safety and enforcement in the surrounding area: This is the bigger concern, and the reason we're reconsidering how often we book here. Throughout our stay, we regularly encountered individuals in visible mental health crisis behaving in threatening or indecent ways near the building -- several instances of public indecent exposure, and unpredictable verbal outbursts directed at people who got within 40-60 yards. In addition, the public lot next to the building (between our building and the lifeguard station) has become a semi-permanent encampment of RVs and cars, with tents, BBQs, and debris that don't move for days at a time -- despite posted signage prohibiting parking from 2am-4am, which should give authorities the basis to enforce turnover. We regularly saw arguments, yelling, and thrown items from this same group. On our last morning, as we were checking out, five police cars and what appeared to be a sanitation crew arrived and began clearing the area. We had to leave before seeing the outcome, but the timing says it all: enforcement action came right as we were leaving, after being exposed to the underlying problem for our entire stay. This isn't a one-time thing -- it's a persistent condition of this stretch of Ocean Beach. It's had a real cost: we used to coordinate trips here with three other families, booking multiple units at once, and they've stopped coming because of what they were exposed to. We love this unit and we love Ocean Beach. But we're increasingly weighing what we're paying against what we're exposed to, and that comes down to a lack of consistent enforcement by the city and local businesses -- not anything within the unit or management company's control. If these two issues (locks, and the surrounding safety/enforcement situation) were addressed, this would easily be a 5-star stay every time.

We just had to get our bathroom completely remodeled due to a pipe that needed fixing which was unfortunately only accessible through the bathroom floor. While it was a pain staking project to go through, Robert really made it a much better experience along the way. I am extremely disappointed with the level of service and professionalism provided by this company,…read moreparticularly by my assigned account manager, Angxxxx, Throughout my experience, I found the communication, responsiveness, and handling of my property matters to be unacceptable and below professional standards. My tenant moved out on May 22, 2026. However, I was not notified promptly and only became aware after I contacted the account manager for an update. In addition, I was provided with an incorrect lockbox code, which prevented access to the property. Because this occurred over a weekend when the office was closed and assistance was unavailable, I had no choice but to change the lock in order to access the property and begin necessary repairs. After gaining access, the company proposed charging me more than $8,000 for repairs. I disagreed with the assessment and chose to have my own contrator to complete the necessary work. The repairs were completed properly, and I provided receipts and documentation within the required 21-days period. Based on my understanding, the appropriate charges should have been processed against the tenant's security deposit, but I received no follow-up communication or documentation from the company. Instead, the company refused to return my security deposit funds, claiming the money was being held as a reserve for repairs. This explanation was unreasonable because the property was vacant and I had already paid for the repairs myself. After multiple discussions and continued follow-up, I was finally able to recover the funds that should have been returned to me. Due to these ongoing issues, I terminated the company's management services. Following termination, the company failed to return my spare keys and parking permit. When I requested their return, I was told that no spare keys or parking permit were in their possession. This statement is incorrect. I personally provided the company with the keys and parking permit, and they were responsible for returning all property belonging to me upon termination of services. The overall handling of my account demonstrated poor communication, lack of accountability, and a failure to provide the level of professional service expected from a property management company. I am concerned that my requests were not handled appropriately after I ended the business relationship, and I expect the company to take responsibility for its actions and improve its procedures to prevent similar situations from occurring with other clients.

This place has been poorly, and I mean poorly redone by someone with zero skills. We texted the owner, agent, whatever he was, and told him that the smoke and carbon monoxide detector was missing. He never responded. Last night we had a bunch if younger kids partying next door. They weren't even that loud really, but you could hear damn near every word through the walls, and the stairs are only separated by a wall. Obviously not carpeted on their side.... The entry doors are hollow steel and you hear everything from all the units. The door to the common hallway is dragging on the tile they installed and screaches very loudly everytime its opened. The stairway smells like piss. The title installed in the commons have ruined the continuity of the steps, and landings causing trip hazards. Today the new occupants showed up for the unit vacated by partyers, and had to wait over an hour to get in because of the cleaners. The place smelled like armpit, curry, and pinesol. Not even really cleaned either. They wanted to use the bbq, and firepit, but the fire pit was non existent, and the bbq was a rusted filthy mess. The common area in the courtyard was non usable due to building materials and filth. The 2 owners/agents and a maintenance guy were there trying to clean it but too little too late. One of them asked us how we were enjoying the view, and I replied its nasty. He heard its nice... my wife asked him about the smoke detector and he went and bought one. He did come up later to install it. I fished for some insight as to who remodeled, and he said "they" did the work. There is a reason that there are a bunch of stock photos of the surrounding areas, jet skis, and the beach. Its because this place is a dump. They have tried to put mustard, and mayo on this turd, but the fact of the matter, is that it still tastes like crap. I do remodeling for a living, and everything they have touched is pure trash. The kitchen cabinets are painted trash under newer quartz tops. The shower downstairs is so poorly tiled, that water damage is eminent. The title floor in the kitchen has raised corners and trip hazards. The paint job is terrible, and is already filthy. Vanity top downstairs is separated and loose in several areas. The balcony handrail is attached to a 1x12 and is very loose. One good push, and someone will get hurt. The carpet adhesive left behind, and metal trim on the patio Is peeling off, and I tripped on a piece that my toe caught. The the carpet on the stairs is filthy. The new outside wood siding accent is buckled and has sharp edges that can catch your skin. The couch is damaged, uncomfortable, and stained. The barstools are not suitable to sit in for more than 10 minutes. I literally could go on for an hour. This was over 300 dollars a night on a Tuesday and Wednesday. Supposedly it gets up to 900 a night during peak. STAY ELSEWHERE!!! I tried to take some pictures of what it really looks like but my wife was getting mad. I hope this long winded review makes you think twice before staying here. Hopeful that the owners see this and fix some of these issues. But the sad fact is that people will stay here, and they'll get their money. What a dump.

They then stated the unit would not be available during my dates. Doing further research the unit was available to book weeks before my date. Then after I was cancelled and given my refund the dates I chose became available for a price increase equaling over $3500 plus fees. They most likely took a $50 penalty on their end. I could not change my dates and booked months out for a reason. I had to scramble and find a new stay because these guys wanted to be greedy. They realized they had an error for the price I was given and decided they wanted to cancel me for more money. As a host all they have to do is tell Airbnb that they are "fixing" the unit, then able to cancel someone. If I cancel my trip I lose half or all of my money to a host. This is not ok and should not be allowed and although nothing can really be done potential clients need to know how these folks handle business.
