Their website has the slogan of "Property Management Done Right", which made me feel better. My initial call was with Billy Colestock (owner of WeLease and also Big Block Realty). After a quick phone chat, he invited me into the WeLease office to meet and walked me through their "Full Service Property Management Agreement", which really helped me calm my nerves. I had profusely apologized in the office visit for my random questions and going down a mental checklist of all the things that could go wrong, but Billy was patient with me. I didn't want to deal with a tenant or the potential for associated people problems, but the math didn't work for me to sell the property. The "Full Service Property Management Agreement" literally covered all the questions I could think of including all the potential issues that could arise. The agreement was also really clear on expectations of me (i.e. related paperwork, insurance, property to be professionally cleaned, etc). I learned that Billy Colestock and Yesenia Nogales have a combined 30 years in real estate. That means they are not in the business to mess around! I also really liked that they have a long list of "WeBelieve" values, and there were Christmas presents for some of their vendors when I visited the office in November. Vibe felt really good! What I liked about WeLease: - WeLease will market, lease property, collect rent, coordinate maintenance, and handle any concerns or questions from the tenant; I literally don't have to lift a finger *WHEW* - There is a team! A person dedicated for each step of the process (i.e. onboarding, vacancy stage, resident / client relations, applications / move-ins, maintenance, showings, etc). I spent the most time with 3 team members (1 for onboarding, 1 for coordinating vendors to fix up my place & showings, and 1 for showings & prospective tenants). - Communications! - I really liked that the whole team is really good on communications. I always knew where I was in the process and what vendors were going into my property to fix what items before the first tenant was placed. - Online Portal for owner and tenants - All the important documents are loaded onto the owner portal (i.e. monthly statements, inspection reports, tenant lease agreement, and contribute monies for vendor maintenance invoices). I signed the Management Agreement after the office visit, but I didn't realize until after that WeLease was named the "Best Property Manager in San Diego in 2021" by Expertise.com and also named "San Diego's Best from Union-Tribune Readers Poll in 2022". I put the work order in and the team started their work (they were good with response time). It took them about three months to finish the bathroom causing us to go from two bathrooms to one. Every time they finished (roughly four/five times); the inspector would come in and reject the work and they would restart. During this time the team would leave their supplies in the bathroom (not a problem), but causing the bathroom entirely inaccessible. This caused a huge problem for us in the mornings seeing how there were two teachers and a healthcare worker in the apartment. On January 10th, we come back from doing birthday errands and find the "final" bathroom vandalized and broken to pieces. Their employees broke into our apartment and hammered the shower because the work was rejected yet again. I had to medicate my dog due the anxiety and fear that the hammering caused. They took no responsibility for what their team did and never informed us on what their "investigation" found. With that week being two of our birthday weekend we asked for a break from construction due to visitors. They finished the project the following week. Now that the project is finished they asked us to do their work and give them an amount we fill is acceptable as a compensation. I did some comparisons of three bedroom two bath to three bedroom one bath in the area. Sent over my work (roughly $1,000) and received an email back stating $300 would be a more appropriate amount. They do not care about their residents, but only the profits that they provide for their businesses. We have had too many issues for only six out of the eight month lease. Will not be using them again.

When we moved in, the agent was two hours late showing up, did not have keys to the apartment, and offered to break in through the window to open it up. The apartment was filthy and virtually every appliance and faucet was broken. We had to clean the place ourselves and it took months to get everything fixed that should have been working in the first place. When we moved out, they dodged all of our phone calls and emails. We tried setting up a move out inspection to see what we needed to do to get our deposit back, but they barely responded to emails, and their phone number listed everywhere had been disconnected for months. We scrubbed the place clean prior to moving out. They sent a 3rd party to collect the keys and do the inspection, and he commented on how clean and good shape the apartment was in. According to the lease we signed, they were supposed to give us a list of anything that needed to be done to get the full deposit back, which they did not. Home team charged us $600 for painting and cleaning. Their big argument for the cleaning cost was "exceptionally filthy" toilets. I've attached pictures of the toilets from the day we handed the keys over, you can see just how "exceptionally filthy" they were. We were also charged for a dirty fireplace that had ashes left in it, a fireplace we did not use once in 6 years (I personally think it's redundant to have a fire place on southern California, but that's just me). We literally had a cabinet in front of the fireplace the whole time. This is a terrible company. Any time we needed repairs at the apartment, they would send out a handy man, and we had to request they stop doing that because he would come out with a friend of his and his friend would stand there and stare us down and scope out the place. Don't deal with this company at all, avoid them, it will save you tons of headaches.

He was always very professional, responsive, and timely with any action needed. The lease, rental process, and exit process was all very smooth and had no issues. I have NO idea what changes have happened at SDPPM in the past 9 years. I think if you understand that as a landlord in CA that the property managers exist for the benefit of the tenant only (not the landlord paying them) then you'll be far better off than I was. I was ignorant of a lot of things as I was an accidental landlord and didn't have a ton of knowledge (hence hiring someone to handle it all for me). They rented my 700 sq ft condo (2 br, 1 ba) in University Heights to three people. A couple and a third person. That third wheel changed several times over the course of the one year I rented my place before selling. I was never notified of tenant changes. My neighbors kept me apprised. I allowed pets with prior approval. They had none upon signing the contract. A few months later, they had several and had started a dog-sitting business out of my condo (again- my neighbors let me know). When I contacted SDPPM to fix the dog-sitting situation and the lack of prior pet approval by me, they acted like it wasn't their problem to address. The tenants also allowed the dogs to pee on my enclosed balcony (upper unit). There was a clogged drain spout they were using to wash the piss down, but they let no one know (to my knowledge) that it wasn't draining and it flooded the unit below. Again, SDPPM acted like it wasn't their problem to handle. Took months of back and forth to resolve. I gave up, decided to sell the condo at a loss and SDPPM reported the final walkthrough was all okay. My realtor then walked through and found a broken window, so I had to go back to SDPPM and get the window replaced. Overall, completely unimpressed. I hope this helps, given the age of my review. I should have done something about breach of contract for allowing/ not knowing/ not caring about the dogs and dog-sitting service, but honestly didn't think of it. I just wanted to be rid of them as my property manager.

I've never worked with a company who is so non-responsive and unwilling to improve/fix basic issues in a luxury property we pay $6,0000 a month to rent, such as: - AC that didn't work and they wouldn't properly fix, leading to a full leak through the ceiling with water dripping onto our bed that took several months to correct - RATS - trees falling over that they're unwilling to pay to trim, and are starting to pose a MAJOR liability issue - windows that were completely fogged from the exterior from the day we moved in that they are unwilling to clean - electrical outlets that don't work and it's been 10 days since I reported the issue and trying to follow up multiple times. I highly recommend you do NOT work with Sunset.
