However, I've lived here for two years while waiting to buy a home and have found it a very good place to live. The property manager is very approachable, and works hard to keep the grounds clean and attractive--and maintenance calls are answered promptly. The complex has pretty landscaping. There's a bus stop right outside with easy access to food stores. In addition, Sierra Pointe is right on the edge of Sand Hollow Wash with its beautiful paved trails, pavilions, art sculptures, Aquatic Center, and beautiful views of Snow Canyon. And of course, there's the Snake Hollow bike park. If you're a hiker, you will love the location. I can see the red cliffs from my window. Trash is emptied several times per week, so there are no unpleasant smells from the dumpsters. Some of the kitchen appliances are rather old, the dishwasher works but doesn't clean well, and the cabinets are a little worn. However, kitchens are being upgraded every year, so I expect that to change. The apartment was freshly painted and the carpet and hard flooring looked in new condition when I moved in. I can recommend this as a good place to live. It feels safe.

She seems to make up her own rules as there is no consistency across the board. You pay $25 a month to help maintain the grounds of an affordable housing complex. Wouldn't that make it an HOA? Some residents, due to their income can pay $20 less a month for Internet however, she will not allow it. It's $50/month no matter what price the actual internet company has quoted them. She forces one older resident who is on a limited income to use and pay monthly for the washer and dryer in the unit. The resident explained she has her own washer and dryer, but the manager refused to allow her to use it. And instead forces them to pay $50 a month for their washer and dryer. The place is very nice. albeit small without any normal storage. She forced another resident to keep big floor tiles inside their tiny storage closet on the front porch taking up space that the resident could use. These tenants really need a manager who can get along with people and who genuinely likes other humans. This one doesn't and is a miserable person to deal with.

The ongoing harassment (monthly inspections) and lack of common courtesy was absolutely disgusting and unacceptable. Not to mention, their actions were illegal! In short, my college son moved to attend Utah Tech. I co-signed and rented him a fully furnished 3bdrm/2bath. My son was not present during the initial renting phase; I handled everything myself in person. PM was aware of our plan to add two roommates in the coming months. I understood they would need to complete an application to be added to the lease. A few months later his roommates arrived and went into the office to be added to the lease. They were immediately declined an application and told they would not qualify. I'll spare the outrageous details but disclose this fact: they were 100% discriminated against based on age, race, and religion. They even told me my son's girlfriend could not be added to the lease because they are not married. When I confronted the legality behind these actions they offered to let us out of the lease. While that was not a solution, I immediately moved my son to another home because it was clear they would never be treated fairly. To add insult to injury, they kept my entire $1900 deposit after I paid professional cleaners, who detailed the home and professionally cleaned the carpets, $1000. They inflated the cost of alleged missing and damaged items to no end. They treated us like trash! It was so bad that I reached out to a neighbor to contact the property owner, directly. Long story short, the home owners are no longer using RPM. Avoid this unethical, closed-minded company at all cost! I should be taking legal action but its not worth my time or energy.

    I am so disappointed at the Oasis Palms Apt. This place looks trashy The dumpsters have Mattress,…read moresofas and all kinds of furniture. They had this since December 17, And in January 15 they still had the trash furniture and I went to talk to the front desk with Giselle and she said that they been really busy have had no time to call the people to pick up the trash. I only live in the apartment 4 days in the week. I am gone most of the time. And now they are adding hidden fees on my monthly rent. I am at 1bed 1bath and paying more than my home in Las Vegas with a pool. Rent started at 1339.00. And because of all the fees this month is 1554.00. Does not make sense to me plus I pay for gas in a separate bill when everything in the apartment is electrical. And now I am stuck with a lease contract until November. When I could have just gone and rent other places cheaper than that and with no hidden fees.

No noise complaints are ever addressed. Cornerstone Property Management is a joke. They never answer the phones, emails etc., The property nickels and dimes you to death. You as a tenant pay for everything which is on top of your regular monthly bills. You have to pay for regular trash, valet trash, lawn maintenance, propane for fire pits and grills, water for landscaping (water leaks all over the areas) . You end up spending roughly $150-$175 for utilities that the apartment complex should pay for, but they stick you with the bill. My rent went from $740 in 2014 to $1800 plus this year. And now, they have recently turned the place into section 8 housing which what I pay now is extremely ridiculous. Majority of tenants are " " and have no care or respect for other people. I am documenting this for legal reasons as I'm sure that I'll be retaliated against in the near future. RUN LIKE HELL AWAY FROM THIS PLACE IF YOU ARE THINKING ABOUT RENTING HERE OR ANYWHERE ELSE THAT THIS PERSON OWNS !!!!!!!!!!!!!!!!!

The owner of this business has incompetent people handling the office. They are rude, they don't respond to emails, they don't answer phone calls and they ignore your concerns. Since they took over our Association looks like that ghetto which is a reflection of all of those who are managing. The owner is not much better than his employees. We wrote him an email and he never responded. These company doesn't know what the word ethic means. They don't enforce rules, they don't do inspections, they don't resolve complains or concerns. Instead of being an Home Owners Association our Association has become a Home Renters Association where renters do whatever they want. For those who are unhappy about this business take your complains to the City Counsel Meetings. We need to make the City aware of what is going on. This is what we are planning to do, I hope you all do the same.

I think of myself as professional…read morerenter, then a home owner of 5 homes, and then a return to renting purely for the relief of letting someone else do the heavy lifting. Property Managers have a balancing act to perform. Finding a suitable tenant a property that will satisfy their needs, allowing them the quiet enjoyment of the property, along with the ability to financially afford the property, and maintain the upkeep and standards promised to the owners. No small token is the controlling owner of the property that refuses to allow the management company and the tenant to fulfill their individual roles without micromanaging. While this over ambitious relationship looks caring and concerning, too much familiarity breeds contempt. Prospective tenants need to do their due diligence...in short DO YOUR HOMEWORK. I was able to match a checklist of conditions before signing and issuing any deposits to PPM. Conditions required 2 inspections annually. Being a good tenant means you get good and quick responses to any problems or concerns that arise. Keep in mind that should the property be within a HOA you have another level of compliance. If you can live with all these cooks in the kitchen then go for it. Talk to the potential new neighbors, read up on reviews and which complaints are legitimate. After 4 years of renting with PPM and an uncontrollable owner (entrance at his own pleasure, all without any filter as to what his role and responsibility to the tenant legally should be) a separation was a preferred solution. Be a good tenant. Don't burn bridges as you are going to need the references from any and all property managers you utilize. If the shoe was on the other foot and roles reversed, I'd feel comfortable owning a property and having PPM handle all particulars (and butting OUT). A note to any current or potential owners, find a property management company that will do the heavy lifting, has the respect of its peers, good business ratings, then get the hell out of the way and let them do what they have been contracted to do. PPM gets 4 stars, not 5 because they did their best to be professional and respectful of the owner who just plain didn't listen and convey to them honestly why renting/leasing was his best option. Moving on.

    When things go wrong there, they really go wrong. My father fell three times during his brief stay…read morethere. He was not examined immediately after the falls by a doctor at the home, even though he was in extreme pain and crying. They started physical therapy without any imaging. He was x-ray'd only after I drove from out of town and demanded an x-ray after the second fall. When he fell the 3rd time, my mother asked for an ambulance, and they denied her. The nursing supervisor told her that falls were to be expected, and that this was her "new normal." The next morning, a very large hematoma was discovered on my father's hip and leg, and the nursing staff finally called an ambulance, after he had suffered all night. After examination at the hospital, it was discovered that he had broken his back in THREE places. There was no follow-up call from the VA to check on him, and no communication from them following his last fall, no communication from the social worker, and no assistance offered to my mother in planning care. The communication with the staff was marginal before this last incident, and non-existent afterward with the exception of a phone call to my mother upon his hospital discharge to let her know he had been discharged from the VA. Discharged without prior notice, discharged without communication to discuss future care, discharged without care and dignity. Is this how they treat disabled vets? Apparently so.
