    I had a short term lease (6 months) at this apartment complex…read more Overview: this is a somewhat large and relatively new apartment complex conveniently located along Washington Parkway. The complex is busy, with lots of families and children and people coming and going all the time. It has amenities such a pool (open seasonally), fitness center, package lockers, sidewalks and pedestrian/bike paths nearby. Good access to I-15. They allow pets (with deposit and additional rent) and have a dog DNA test, which really helped cut down on people leaving their dog's poop in the grass all over the complex. Pros: The apartment was a good size. The complex is well lighted (too much light in my opinion). The fitness center is nice. I like the location. The staff when I moved in was friendly and knowledgeable, but they had complete staff turn-over halfway through and the new staff is less professional. Although I sometimes had to park a little way from my apartment, I didn't have any trouble with damage to my car from other people. Cons: There was a lot of noise from neighbors, including screaming arguments sometimes, and frequent door slamming in the breezeways. My biggest complaint relates to the deposit. I had to clean the apartment myself when I moved in. I reported broken blind slats on my move-in check list but La Vida did not fix them. I noted the carpet as worn with some stains. When I left, I cleaned completely: vacuumed, swept, and mopped floors; cleaned all countertops, cabinet shelves, drawers; cleaned all bathroom fixtures; cleaned all kitchen fixtures and appliances; cleaned windows. There were no scuffs, gouges, or marks left on the walls; I did not hang pictures or attach anything to the walls. The paint (white) was intact and not marred in any way. When I moved out, they declined to do a final walk-through with me present. After moving out, I also logged into my account and paid a final utility bill, which Conservice noted as covering through the end of the month that I moved out. Three weeks after moving out I received a Security Deposit Disposition. They kept the entire deposit and are even charging more, even though I left the apartment in pristine condition, cleaner than when I moved in, and paid the final month of utilities. They have not returned my call and message. I have filed a complaint against them with the Better Business Bureau.

Ownership will nickel and dime you into the grave while trying to gaslight you into thinking that they're doing you a favor. They provide you a place to call home, but they do not care about you beyond the amount of money they can squeeze from your wallet. Here is the best example I can give about the level of integrity that is running Grayhawk: on Aug. 25th, we notified them of our intent to vacate at the end of Sept (a full five weeks notice). They told us to reach out again on Sept. 1 to make it official. I sent another notice on Sept. 1, and they said they had to evaluate all 30 day notices at the same time, so they would let us know if they approved it once they had all the others. Five days later, they respond telling us they will not let us move out. I badgered them relentlessly for two days until they agreed to let us move out at the end of Sept (for a HEFTY fee), and when they sent me the move out document, it included a charge for $300 of prorated rent for 7 days in Oct. because they recorded my 30-day notice as active on the date that THEY finally agreed to let me move out instead of when I actually told them we were moving out. I was told that if I object to the prorated rent that they would take the entire move-out offer off of the table (there is a word for this, it's called EXTORTION). They smiled in my face while they stabbed me in the ribs. They'll jerk you around for weeks at a time and then charge you for every possible thing they can get because people's lives don't matter when there is a bottom line to protect. This is shameful, toxic, and parasitic business practice of the lowest class. Not everyone at Grayhawk is to blame. The maintenance and grounds crew are great, and Bailey in the front office is a doll. We actually found the apartment to be fine with the exception of the AC system. The intake vent is in the corner of the living room, so it sounds like a garbage truck is idling in the room whenever it kicks on. AC delivery vents to other rooms don't work at all, so get an extra fan for your room. Advance notice to the keyboard warrior running PR damage control at Grayhawk, don't bother posting your mealy-mouthed garbage about how important this feedback is to Grayhawk unless you plan on refunding the BS prorated rent that you extorted from me upon moving out.

For being how expensive they are, you'd think you would be getting a lot more. We went through at least 3 different upstairs neighbors in the 2 years we rented here and they got louder every time. Every. Single. Footstep. We could here their conversations word for word! We could hear vacuuming at 3 am?!! And the office won't do anything about it. They tell you that you need to go talk to them. Like it's my job to keep their other tenants respectful. There is absolutely no insulation whatsoever. So if you have an apartment with kids above you? Goodluck. The amenities are broken 80% of the time which is asinine. What a waste of money. It was just my husband and I living there. No kids. No pets. And we are EXTREMELY clean and rarely home. Upon moving out we scrubbed that place down. They give you a paper upon move out of what needs to be cleaned, and we checked nearly every single thing off. And we got NONE of our deposit back AND they charged us more on top of it! It is ridiculous and honestly they need to be taken to court over it. I can't even begin to explain how pissed off I am at the ownership of this hellhole. We tried calling after receiving our bill because they charged us for lightbulbs AND NONE OF OUR LIGHTBULBS WERE OUT! They charged us for a missing mail key which was returned with all of our other keys so if they lost it they are now making us pay for it?? And so much more. They refused to change any of it. The poor front desk woman was so kind and I'm sure she gets this call all the time based off the other reviews, but it's because this place freaking sucks. Save yourself the money and rent somewhere else.

    To start off, April is incredibly rude and unprofessional. Over the course of the two years we…read morelived here we felt personally targeted by April. Most of the emails I send to management get ignored and get no response. I had to send a follow up on a recent issue to get a response, and the whole response was "I received your email." Although she states "rules are enforced equally" they are not. She picks and chooses when/who to enforce the rules for. Rules are not enforced for everyone. When we first moved in the neighbor across from us would leave multiple bags of trash on the ground and they never received a citation. However, I received a citation for a trash bag that was "too heavy"; which is very subjective. Something that isn't heavy for my husband might be heavy for me. The trash valet rules do not list a weight limit or even a rule about weight. The trash citations also don't fall off over your lease, even if you sign another year long lease. Because of this my husband and I haven't used the trash valet service since May because we don't want to pay the $100 fee if we happen to get another citation. The garage door for the first floor parking is constantly broken. For the first year of living here it was broken a majority of the time, meaning that anyone could get in. Residents were telling delivery people to enter through that garage door. The garage door is mostly fixed now, however, it will still get stuck open sometimes. Shortly after our upstairs neighbors moved in we began to have noise problems. Stomping, blasting music, pushing something around etc. all hours of the day and night. I sent an email to management as it was beyond the normal upstairs neighbor noise level, and affecting my work since I work from home. I never received a response, but the noise did die down. However, after a few weeks it went back to normal. Several family members and friends who have come to visit us have mentioned how loud the upstairs neighbors were. In May my husband and I got a puppy. The neighbors complained to management about his barking. By September/October I no longer felt like I could live in my apartment enjoyably. I constantly felt like I was walking on eggshells, fearing that the upstairs neighbors would complain again. The constant noise has continued, but we have not complained again due to fear of the upstairs neighbor's complaining about us. The overall cleanliness of the common areas and building itself are lacking. All of the stairwells smell of dog pee and poop. There has been dog poop sitting in the stairwells for days or even weeks. There will be spills in the elevators for days, trash on the floors, and just general dirtiness. The trash cans that were located in the parking garage elevator rooms were taken away because people abused them and would throw their apartment trash bags in there and leave trash all over the floor. Only one of the outside grills works consistently. The outside grills are also disgusting! Residents don't clean the grill after they're done. The grill cleaning brushes provided are worn out, rusted, and almost unusable. The "dog park" is just a fenced off patch of dirt. Both of the dog relief areas, the bark park and the turf, are disgusting. Many people do not clean up after their dogs and leave their poop all over. The turf is constantly covered in diarrhea. The turf is cleaned once a month and remains clean for about one day. People don't fully pick up their pets poop and leave pieces all over. There are cigarette butts all over the property even though it's supposed to be "non-smoking". There will be a marijuana smell every now and again. Residents will just go into the rocks behind the parking spots to smoke, if they don't just do it from their balconies. The internet is an absolute joke. My husband wanted the upgraded internet and it took several days and phone calls with multiple people to get it set up. I'm not sure that we are getting the service we pay for. In the last few months it has been even worse, and unfortunately the cell service in this building is horrible.

The carpet in the halls are always stained from the garbage collection and animal urine. They have some really stupid rules. You are only allowed two guests at the pool. However the management doesn't follow the rules. They bring the entire family. Everything about this Apartment has caused me nightmares. I do not recommend renting here. It is overpriced and not much food or shopping nearby. Definitely look somewhere else!!! Just my opinion. I had a one year lease but moved out after 6 months. I was still required to pay the rent or an enormous penalty for breaking the lease. Not a good place to live.
