Avoid at all costs. What they don't tell you is when a property says "No Smoking" for them that means not just on the property etc. It means you can not be a smoker AT ALL. Even an occasional cigar off property. This wasnt clarified until we were already accepted to a property. I spoke at length with the management but they didn't care whatsoever. They wasted a lot of our time and screwed us in the end leaving us in the middle of moving without a place to go to. *Warning* DO NOT RENT FROM THEM AC unit broken for over 5 months two times. once in 2021 and again at a different property in 2023. Refusing to fix AC and hires contractors that skip AC code and then not willing to fix their mistake. AC been up too 88 degrees at 10:30pm at night before and they still haven't fixed it. read more

I was told by representative that some someone will contact me the following week...2nd week in and no one has contacted me. I have called several times and only allow to messages...Received message stating that will update my claim ....Nothing has been updated...last week it was sunshine...this week some rain....More dangerous ...They are quick to take your money for fee but not quick to do repair....SORRY....still waiting for my roof repair. read more

Potential renters, RUN!!! I've never had such a horrible experience with a rental company. We were moving to St. George from out of state and agreed to start the lease about 3 1/2 weeks before we'd actually move in. Apparently there's a tax credit for owners of the rent a property out for over 6 months in a year. Mistake # 1. Or maybe that's mistake #2. The other mistake was renting from Red Rock in the first place. Issues... When we're picked up our keys we were informed that we needed to have our 2 week move-in inspection turned in the following day. I was told that it didn't matter that we didn't take possession of the property until that day, and basically they were being generous letting us turn it in late. They inspect every 6 months. Unless there are issues found, then it's every 3. I'm not opposed to inspections, but every 6 months is excessive. Not to mention they photograph pretty much the entire house. They say they're just getting pictures of walls, carpet, etc, but everything else in my home ends up in them. I feel that's a complete violation of privacy. They sell your information. I started getting SPAM texts from their real estate division. Even when I let them know I wasn't interested in their services, it went on until I blocked their number. If you have a maintenance issue, you're responsible to pay the first $100 on repairs. Old water heater goes out, it'll cost you $100. Shower starts leaking, you're out $100. Garbage disposal doesn't work when you move in but you missed it on your 2 weeks move in check list, even though you were given ONE DAY, you guessed it, you just lost $100. *I did not have issues, the lease states first $100 is on you. I submitted my 30 day notice and after I received my notice to vacate I called to be sure I was clear on the move out instructions. I was told that they automatically keep money from the deposit for cleaning (nothing about it in the contract) even though it would be professionally cleaned, because nobody meets their standards. After accepting our notice to move out (approx 60 days notice) they came back about 6 weeks later saying that it was no longer accepted and they were adding another month. Even though we received a notice to vacate form (states "THIS IS A LEGAL DOCUMENT) showing the date was accepted. They posted a new one on the door (6 weeks later!!) with the date a month later. My attorney gets to deal with it now. Seriously, RUN as far away from Red Rock as you can get. read more

AVOID THIS COMPANY. They ask you to write a review when you very first move in which is why they have so many positive reviews. I have needed a few things fixed while I lived in one of their properties something was broken when I moved in and it took them over 3 months to get fixed. I also had to contact them every other week because it went unscheduled for 2.5 months. When I moved out I was met with the longest cleaning list I've ever seen. I did the cleaning list and still ended up being charged for more cleaning for wiping the chrome on the shower handle (it was clean just had dried water on it because the water here is incredibly hard.) I was also not given the itemized list of deductions until I had to call them. When I got it I realized I was charged for paint touch up for minor scuffs as written in the move out inspection by their staff, I let them know that is considered normal wear and tear. After I emailed them that it is wear and tear they have been ghosting me. They also do inspections every 3 months which was not disclosed before we moved in. They come in and open all your drawers and cupboards and take pictures of your apartment and the stuff in it. If there is anything they don't find to be favorable they send you a text saying to clean it then take a picture and send them proof of it being done. This company also regularly told my husband one thing and then told me something completely different. If you have another choice go with anyone else. read more

HORRIBLE PROPERTY MANAGEMENT! I contracted Red Rock to manage the rental of my Southern Utah home. At their request I painted the entire interior and put in all new carpet. 9 weeks ago the tenants who had been in the home for 1 year departed and left a mess! There are broken fireplace tiles, mis-matched patch paint, carpet that reeks of urine, and a yard full of dog feces and ruined, chewed up sprinklers. The original condition of the property was well documented and Red Rock has neglected to return the property in a manner even close to what they received it in from me. How can a reputable company stay in business when they conduct themselves this way? ANSWER: they find a new sucker... Don't be one! read more

We'd had rented 2 different homes through Red Rock. The first home we had a 2 year lease agreement. They sold the home and we had to move 6 months early with almost zero notice. This home was in Hurricane. They didn't have any other homes in Hurricane for rent at that time, not through them at least. So we ended up in Washington. We lived there for 2 years. In the middle of January 2021 they raised our rent by $200. That put us at $1800 a month. Way overpriced! And the timing seemed so inconsiderate bc of covid etc. We opted to move. We found a place in Hurricane immediately. Mind you we only had 2 weeks or we'd be agreeing to 1800 a month. We gave our 30 days notice and they came back with if we keep the rent the same for another year will you guys stay? A day late and a dollar short! It was all so tacky and tasteless. I lost so much respect for them. We had been picture perfect tenets with them for going on 4 years. It was so disappointing. Needless to say we moved. They took up the entire 30 days to get our deposit back to us. We left the house in excellent condition. I'm my opinion they don't do good business. They are more focused on the owners wants than the renters. As expected but when you have good tenants it's your job to look out for their rights too. We jumped through hoops both moves with them, both last min with almost zero notice. They made it so stressful! Rent private if you can!! Angie was the only one there willing to help and was so kind. By the time we moved out of the Washington home she had left Red Rock. I can assure it's bc they had her doing all the jobs there and she prolly got tired of their terrible ethics. She was the only who was kind and seemed to understand how hard a $200 increase was at this time. She also agreed is was not handled well. In the middle of a pandemic they made it harder than it already was. I hope where ever she landed they appreciate her full potential and hard work. Red Rock lost their best employee. read more

They move in process at my rental was seamless and the condo was great for the 4 months I was there. Before I left, I cleaned the entire place from top to bottom and was still charged $160 for cleaning. I left the place in better condition than I found it. Why is this company charging prospective tenants $40 each adult to apply for a rental when they had no chance at all to be considered??! They act on a first come first serve basis. Company took almost a month to fix AC which meant we couldn't utilize upstairs of home, and took two weeks to fix a leak in a bathroom, meaning no use of the shower. Random inspections and no proof for of damage to some woodwork they claimed they had to fix upon move out so they could justify keeping entire deposit. read more

Did an online application and went in 2 times to check the status of it between a week and a half then got denied because I had a little bump in my rental history that was 5months a way from the 7 yrs status they have . I have good credit, it just seemed like a joke to me. read more

Drove 2 hours on a Saturday to look at a property as we live out of town and are having a home built in the area and nothing was done. No confirmation calls, nobody at home other than current tenant. Tried calling office only to get voicemail stating they would respond next business day. Highly disappointed and would not recommend to my worst enemy. Thanks for nothing!! They're also very upfront about costs and what the house/ apartment you're looking for comes with and doesn't come with. Anytime I call them with questions, they always answer thoroughly and sometimes even offer more information about things I might have not thought about. We have been tenants of Red Rock this year and we have found them to be the greatest group of people to have as landlords. Melinda is a great manager and they are all very helpful and responsive when ever we have had any questions or maintenance, and they are so nice all of them. They have very efficient online services for paying and requests for maintenance, and I personally have never waited longer than a day to have my requests addressed by them. There are processes one goes through but nothing any property owner wouldn't want and if you are an on the level renter then you find that it's all easy and doable!
