I stayed in Paradise Village #107 during a family vacation with my in-laws. In my opinion, a vacation home for a family gathering like what we did needs to have enough individual spaces that everyone can go be by themselves, relax alone, and allow little kids to take uninterrupted naps; while also keeping everyone in close enough proximity, and providing sufficient communal spaces, that people will gather to visit, play games, or just be together. It's a hard mix to achieve, but this house did it in spades. We had 10 adults and around 5 kids; we could have easily had more kids without it feeling more crowded (and if people are willing to sleep on couches and pull-out beds, we could have had a lot more people...not sure what the allowed limit is). The kitchen is large and really well stocked (the whole property is well provisioned, with sports equipment, storage spaces for bikes and golf clubs, games, towels...) and the dining area has a huge table to sit around for family meals. There's also a large patio with another big table and other areas to sit and talk. The pool is surrounded by a 6'foot no-climb fence, which I really appreciated as a parent of small children. The sports court is great. During my stay there I played pickleball with my in-laws, played soccer with my daughter, and practiced shooting basketball shots (the basketball standard can be lowered and is really high-quality). The soccer net is on one end of the pickle ball court, the basketball standard is on the other. The court is lit so you can do all of that at night. We played party games in the large living room (everyone had a place to sit). We swam in the pool with the kids during the day, and with the adults at night (again, the pool is lit). We sat in the hot tub. We had a large barbecue steak dinner on the patio, and s'mores over the fire pit afterwards. We played some Xbox in the game room. The Xboxs have several great games. We had some multi-player Halo matches going on, and I also played Assassins Creed by myself while I watched a basketball game on the TV right next to the one with the Xbox (there are actually three tvs in the game room, so I could have had another game going on the third TV). I didn't even use the upstairs patio (perfect for reading) or the table upstairs, which would be great for 6 player board games. My kids were mostly in the playroom with a dollhouse/pretend kitchen. Or they were in their separate bunk room watching kids shows on Netflix. Or they played outside on the small play structure. They loved the pool. I'm probably forgetting something. This was our first time booking with Red Sands and it could not have been easier! I kept thinking that something would go wrong in the booking process because it couldn't actually be this easy, right? Totally stress free booking! I called, she suggested the best place for us for our budget and needs and I prepaid half down at booking. Later they emailed me to confirm that we were still planning on staying, and I confirmed online. After confirmation, they automatically charged my debit card the remaining balance and sent me the instructions I needed for our stay, including a passcode to get into the condo. No checking in or out at an office, no hassles! The condo itself was a dream for us. Nothing about the place or its furnishings said that this was an investment property. It felt like we were invited to stay at a friends home. Fully furnished kitchen with all you need, pool toys and beach towels, hair dryer, playpen and high chair, even a Nintendo switch for the kids to play and tvs in every room (which we didn't use, but great for those who want to hang out inside more). They also had foosball and pingpong tables in the garage. Their were a lot of units in the coral ridge place, but these units are well built because we never heard another person. We also never felt like there were too many people at the pools either. Also, when you pay a cleaning fee, you feel like you get what you pay for. I've stayed at places that required you to wash all bedding, scrub showers and floors, and vacuum and still charges huge cleaning fees. Here, they ask that you put things back as they were, run the dishwasher before you leave, and leave beds unmade and towels on the bathroom floor. That's all. So you can focus on packing up and getting on your way the last day. Or sneaking in one last swim with the kids as we did Thank you red sands. We will be returning again! read more

We stayed at one of Red Sands' "flagship" properties for two months, paying a premium expecting a high-end, well-maintained experience. The reality was the complete opposite. From day one, the property had ongoing maintenance issues: * Broken ice makers in both refrigerators * Multiple TV remotes that didn't work * The "theater room" (a major selling point) was unusable because they never provided a working remote--even after promising multiple times over a two-month stay * Additional issues like appliances not working properly, general wear and tear, and lack of upkeep For a company charging this level of money, this is unacceptable. Communication was equally frustrating. It was difficult to get clear answers, and while a few staff members tried to help, overall the experience felt disorganized and poorly managed. Then came the most concerning part--after we left. We were hit with a large cleaning/damage charge, claiming we ruined duvets in three bedrooms. This is completely false. We used our own sheets and bedding from day one specifically to avoid any issues like this. Some of the rooms they referenced weren't even used. Despite explaining this multiple times and providing context, they continued to push the charges without providing clear, credible proof. At the end of the day, this comes down to a company that: * Does not properly maintain their properties * Makes promises they don't follow through on * And attempts to charge guests for damage they did not cause For the price point they operate at, the service and accountability are far below expectations. We will not be returning, and I strongly recommend others look elsewhere. read more

Paradise Village #107 is the "home away from home" that makes your regular home jealous. This place had everything: 6 bedrooms with attached baths, TVs on basically any wall you look at (including two 70"+), dedicated gaming room with 3 giant TVs side-by-side all with X-boxes, a huge outdoor patio with plenty of seats, a full size pickleball court - if you're one of the 3 people in the world who play - which also doubles as a basketball court and soccer area (with outdoor floodlights for night games), a heated pool and hot tub with plenty of places to lounge, a grill with 6 burners (that's 18 hamburgers with room to spare), and a huge kitchen with every pot, pan, plate, utensil, and serving tray you can think of! There were so many small touches that made this place magical for the kids on the trip, from the multiple provided high chairs to Harry Potter's "cupboard under the stairs" loaded with toys. The adults weren't left out of the fun with the younger males making great use of the video game room for some halo action while those a bit older delighted in sitting by the pool, reading, and talking about 401Ks or some other thing. The only bad thing was how this place has ruined all other vacation homes for me. No more Best Westerns for our vacations, it's St George at PV 107 or we're staying home. read more

So much better than a hotel! If anyone is looking for an amazing place to get away with a big group check out Paradise Village #95 in Santa Clara/St. George. It's a beautiful, luxury home with seven bedrooms. One is a bunk room for kids and the other 6 are master suites, each with its own private bathroom and large T.V. (Yay, for keeping kids nearby while still enjoying privacy!) There is a private hot tub at the home, or enjoy swimming at the clubhouse pools and soon-to-be completed water park with lazy river. If the one home isn't big enough for your group you can also rent the two neighboring homes as well with similar amenities and joint backyard space. I think it would be perfect for corporate or educational retreats as well. It's minutes from a Harmon's grocery store and Cafe Rio, and I almost forgot to mention that my bed and pillows were so comfortable that I slept better than I have in forever. read more

We are a family of five and had a great experience in booking and staying at the property. We have traveled often and stayed in a number of VRBO sites and this was one of the better properties. Spacious for the family to spread out and a community pool for us to us to cool off from the long day of hiking. We loved the fact that even though we were centrally located to several national parks, we had the many restaurants, shopping, entertainment, etc of St. George right outside our neighborhood. Lizzy and the team were great to make our stay enjoyable. She went out of her way to make sure our family were comfortable and had a great time in the area. My only criticism would be that the carpet was getting a little worn and probably needs to be replaced soon. I definitely would use Red Sands again for future travel. Paradise Village 120. This was our first time using Red Sands. We booked through VRBO but it was managed by Red Sands (next time we will go straight to Red Sands). The house was clean and very well taken care of. Everything was provided - including pickle ball paddles (we are big fans). There were misters outside that made it so enjoyable sitting on the patio in 100+ degree weather. The hot tub was very refreshing at night!! We had a couple issues getting in and with Wi-fi but Lizzie took care of it so quickly! The swimming pools were extremely crowded and dirty but we didn't go to swim so we didn't care much. Also they are opening up two new ones so I'm sure it will get better. They went the extra mile leaving a basket full of snacks, games and sunscreen! It was a great addition. This was our first experience with Red Sands and couldn't have been more pleased and happy with them. They were very responsive to every question I had, and called me twice to make sure everything was going well and to call them if I had any problem or concerns. The property was AMAZING and didn't miss a detail. We will stay there again for sure and use Red Sands again as well. I would give them 10 stars if I could! We stayed at LasPalmas in St.George UT. The condo was huge and easily slept the 11 of us with so much room. The kitchen had everything we needed and everything was in great condition. The pools were a little small, but was fine, and well maintained. We would TOTALLY stay here again! read more

Fantastic agency to work with...easy to book, easy to get to the house and get settled and answered the two questions we had quickly and completely. Stress free renting at its finest. Just wish they were everywhere we travel. House was awesome and had everything we could have needed for the 5 adults and 2 small children. Location was close enough to all the sites to see but out of the crowded areas. There was a small lake just down the road that we didnt visit until the last day. Had we known about it we would have been there more often. Was a super relaxed and cool atmosphere with rocks to jump from and kayaks to rent. We stayed at #107 in Paradise Village and it was amazing! The house was so clean, and the amenities amazing! We swam in the private pool, had a pickleball tournament,, a barbeque and hot tub time all in the privacy of our own backyard! The home was furnished perfectly, including a kitchen with everything you'd need to cook with! The house was large enough to hold our very large extended family- and everyone slept comfortably! The video game room was a HUGE hit with the gamers in our family. We really didn't need to leave the house at all to have a fantastic, relaxing, wonderful vacation! My wife and I spent a long weekend celebrating the end of the college semester and loved every minute of our time at Valley View and St. George. The Valley View condo is easy to find, roomy, clean and well maintained. Check in and out was easy and management was easy to work with. We played tennis, swam, barbequed and enjoyed a beautiful view from the balcony. We did venture out for a couple hikes and visiting historical sites in the area but could have easily kept ourselves entertained at the condo site. I would absolutely recommend unit #107 as one of the best vacation homes in the St. George area! The house easily housed our family of 14 and could have easily housed 25 total. We LOVED that each room had its own private bathroom. Our family loved staying here. We really enjoyed all everything the house has to offer from the swimming pool the pickleball court to the game room and hot tub! We stayed in the house nearly the entire time because there was so much fun things to do! If you ever get the opportunity to stay here I hope you take it because you will have a great time. My wife and I have stayed at a few rentals managed by Red Sands, and we've always had a great experience. We especially love the Zion Village complex--it's a bit quieter and not packed with kids, which we really appreciated. We did have a small hiccup with the lock when we first arrived, but Courtney had us in within minutes. Super helpful and quick response. One thing that really stands out is how well-stocked the homes are--it honestly feels like you're staying at a 5-star hotel. I added pictures of some of favorite homes in Zion!! Paradise Village# 107 is by far the most amazing , comfortable, spacious and fun vacation rental EVER. 4 king suites and 2 bunk rooms, each with their own bathroom, plus an extra half-bath on both floors. We had our family of 14 there for 5 days and 4 nights. Had plenty room for more people! Between the pool, hot tub, pickleball, sports court, 12 giant TV's, 5 of them Xbox equipped, games, grill, etc. We never wanted to leave!! The clubhouse and pool are awesome too, but with your own private pool, Number 107 was the place to be. So wonderful and relaxing. Can't wait to go again. read more

Las palmas 2103 Loved loved loved the location of this unit. Away from traffic, ground floor, walking path at you back door. Pool just yards away, yet NOT next to the pool we you get all the pool noise. The unit was spotlessly clean, treats were left for us, the beds were comfortable, TV in every room. I would definitely stay here again. Visited other units friends were renting that weekend and there units were either noisy near the pool, not updated, or at the front of the complex so we were always having to move for cars to pass us. read more

We had an amazing stay at one of Red Sand Vacations locations in Washington, Utah. While the location was great, their amazing customer service is what really stood out to us. They were always willing to accommodate to our needs and make sure we were satisfied. We arrived to our condo a couple hours before check-in time and they let us check-in earlier without much hesitation which goes to show how much they value their customers. Recently my family stayed at Paradise Village at Zion #107 with Red Sands Vacations. What a beautiful home! It had everything we could need and more! The private pool and sport court were a hit and so fun to play on! We were able to buy groceries and cook in the amazing kitchen saving us money on going out to eat every meal. Such a homie feel to a vacation home, I fell very comfortable letting my one year old play and run around without worrying about her ruining anything or getting hurt. We loved it there! read more
