    This rental company rentals at Copperrock treat its surrounding neighbors terribly. They has no respect for the neighbors in the Cliffdwellers Ranch subdivision which adjoins Copperrock. They do not honor Utah's Night Skies Resolution though they promised to prior to starting the development. They light up their rentals which so bright we no longer can see the stars at night. The lights are as bright as headlights shinning into our bedrooms. The loud parties and swearing golfers add to the grief. Mayor Billings and her code enforcement officers don't see an issue. Campaign Contributions? Friends? Wonder why??? Maybe the code enforcement should work at night. Don't do business with with non-caring rental companies.

    We used Red Sands vacation Properties so we could stay next door to my Brother-in-laws property. The unit is located in Ocotillo Springs. It's a new development and in a great location. So many great sites to see nearby. Our unit had three bedrooms, one room had 2 sets of bunk beds. Each bunk has three beds so in all 6 people can sleep in them. The other two bedrooms had king beds. It was stocked well in the kitchen and bathrooms. They have jacuzzi spa on back patio. We spent our Thanksgiving with family here, nice townhome.

    1845 Las Palmas Unit 1714 This condo was filthy. Look at the pictures and judge for your self. I have several more. Unfortunately this was over Christmas and we had already paid in full. We also had our kids coming in from out of town. When my husband let management know that I had been cleaning all day, the response was they were sorry and would pass it on. Cleaning up other peoples filth, washing bedding, etc were not how I planned to spend Christmas. We have now been offered a 10% discount and cleaning fee refund. That is ignorant and insulting. You decide if you would stay in a place that does not value their guests.

    Over the last six years we began to use condo's, homes, and beach front villas in efforts of ditching hotels when traveling. Between Jamaica, Mexican Riviera and Hawaii (Kauai), St. George, Utah is #4. This was a last minute rush and very simple to book. However using our link to find rental properties by owner, the owner of this property was in transition to removing themselves from that link and assured me the new site "red sands vacations" was a safe site. Sure it was a curve and I felt assured after being contacted by management. New customer on the cusp and we're glad we acted. Due to short notice, we paid the full balance and got our confirmation via email with address, condo # and keyless entry code. The directions provided were accurate and we arrived shortly after 3pm to find our rental nicely furnished and air conditioner set to low and cool. Fully furnished 100% with Kitchen/kitchenware, linen, towels, blankets, ironing board/iron, board games, private laundry room, 3 bedroom furnished with TV's, cable box , blue ray, speakers, comfy family room, large mirror closets with organizers. Having all the comforts of home has become our new habit and don't have plans to return to hotels in the future. Bring your clothes and stock the pantry, refrigerator and freezer. If you need to buy something minor, leave it behind and add more things that have accumulated over the months like trash bags, dish detergent or laundry fabric softener. Three ring binder with a welcome cover sheet, detailed instructions on do's and don'ts. A list of restaurants, attractions and things to do. A complete list of emergency numbers in case of any mechanical issues like plumbing and electrical or a non working code. My daughter and her bestie used both swimming pools after sunset till 10pm. The gated pool is only accessed with a key fob to keep unwanted visitors out. Each unit comes with a open parking stall and enclosed single car garage. Keyless entry worked flawless and had no issues. All the electronics in each bedroom worked and each had it's remote control. Housekeeping is available but we didn't pay the extra fee's since we had a short stay and didn't spend any extra time inside. Condo also included a small assortment of handy tools I found above the cabinets in laundry room. The complex has roughly 12 buildings on a large property with ample spacing in between with manicured green lawns. We hardly saw anyone coming or going in our travels. Very quiet with license plates as far as British Columbia. Situated on a hillside overlooking new and old homes, it has a nice view of the city and beyond. Guard shack at entrance has a nice hardscape design. These buildings are probably built in the 80's and hardly show any damage from harsh summer and winter months. Very comfortable and quiet. The amount we paid was justified and would gladly return or recommend to others. As a side note, our unit could use some touch up paint around baseboards, doors and jambs. A few dull spots here and there on finish walls and I would calll immaculate. I'm sure Red Sands can accommodate your preference if you seek valet, dining, room service, guest services, spa treatment, complimentary champagne and brunch.     Nice rental close to plenty of activities and necessities. Everything was as promoted and clean. It was a good decision!

David knew we really wanted to build and even though we found some houses we where interested in he knew we really wanted to build. So instead of taking the easy route and pushing us towards a house he actually kept looking aggressively to find us the perfect lot to build on. He could have made 6x the commission if we got a house but he wanted to do what was best for us. There aren't very many people in this industry that would do that. He was even working while he was on vacation with his family. If you ever need a realtor that will put your needs first, work hard and is someone you can trust, David Ellis is your man.

From start to finish the assistance I received has been well informed, helpful, patient and effective! We started off with his correct timing and pricing. From there, David was very helpful in staging the house to highlight its best features, and he helped me select the perfect paint color to update and freshen the great room and loft. He is incredibly well connected in finding qualified home services at a fair price who actually show up. David hired a professional photographer who made the competition look like amateurs. With the photos, I got approximately 150 "likes" on Facebook. As I watched listings on online real estate sites, my home listing consistently out-performed other online house sales in both "viewed" and "saved as favorite." When the prime selling season arrived in May, David tweaked the listing so all "Favorites" got an updated email. BOOM! The next day we got an offer. From there it was a bobsled run to closing. When it became clear my knees were buckling under the weight of moving, cleaning, and satisfying all contract conditions, David helped me line up professional moving services who moved me out in four hours. Throughout the process, David recommended several professional service providers, all who were professional, fair, and great to work with. When the sale closed, my house was first to sell in the subdivision, even though it was the most expensive house. This is the 2nd time that Sotheby's International has sold my house FAST despite being the most expensive house in the neighborhood. When it comes time to sell or buy a house, I would absolutely recommend David Ellis and his staff. They are consummate professionals.

    I have refrained from writing this review for too long. I would not rent a property from Jensen or…read moreEVER do business with them as a homeowner. If you want to pay Jensen to do absolutely nothing and cause major water damage to your home then look no further for a property management company. In the City of Ivins a tenant cannot pay the water bill. So Jensen has marked up our water bill from the average $90 a month for our home to $120 a month. We pleaded with Jensen for us to pay the exact amount each month because marking up the water bill 30% did not feel fair to us. However, in typical Jensen fashion they did not agree so we have been paying $120 a month in water in addition to our rent. We HAVE never missed a payment or been late on pay OR had any issues or done any damage to the home as renters. On December 29th 2025 I got a letter in the mail from the City of Ivins saying that our water bill had not been paid in three months and that our water was going to be shut off. I called their office to which they replied they would take care of it. They then confirmed that they did take care of it, I called the city of Ivins to confirm and Jensen HAD NOT PAID THE BILL THEY SAID THEY PAID. I called and texted Jensen back to which they then finally paid the water bill. Mind you TENENTs CANNOT pay the water bill so if our water had been shut off we would have been out of water without a way to turn it on. Instead of Jensen owning this they said "the City of Ivins hasn't been sending the bill", to which I called the City of Ivins and confirmed the bill had been sent. Jensen then responded and said that our water bill had been higher than usual $140, and asked if we had any leaks in the house etc. I said "not to my knowledge but you are welcome to check". On January 27th 2026 The City of Ivins was doing water meter checks. The City of Ivins said that we are leaking 2.2 gallons per minute. I made Jensen aware of this and shared that the landscape was probably dying because of this. Jensen then responded and said that landscape is the responsibility of the tenant (which I understand and agree to). However the waterlines are not my responsibility. Jensen said they would check into this which they never did. Which brings me to today Feb 25 2026 Our waterline burst early in the morning after a month of Jensen not fixing it. I texted them to let them know water was spraying everywhere and that I told them to fix this a month ago. They then responded they contacted company to fix the "leak", this is LITERALLY my sprinkler box spraying WATER EVERYWHERE. We tried to shut off water to the mainline of the house which did not work for the irrigation system, and neither did the irrigation switch. While I would love to leave Jensen with a large water bill, I know the owner of the house and I want to be very respectful of the home and homeowner :) I called Jensen to explain the situation that this is spraying water and the girl Haily or Kelly I believe told me they put in a work order, I told her "I don't think you're understanding the damage and water waste that is happening over this", this needs to be taken care of. To which she responded "They should be get to you this week". I then told her "Let me help you, this is going to cause major water damage to the yard". The property management then HUNG UP on me! Understandably frustrated I called the home owner. Who then told me Jensen contacted a PEST CONTROL COMPNAY to come fix the waterline and that she had told them MULTIPLE TIMES that this is NO LONGER A YARD COMPANY. Thankfully the owner of the home told me to call Right and Rain and get this fixed so it does not cause damage to the home or yard or cause an extremely expensive water bill. If you want someone who will neglect your home and cause thousands in water damage, and pay them to do it, Jensen would be a really good choice. I will do my best to post picture of this so you can see wait Jensen was going to wait a week to fix.

Will expect you to have days off during the week for multiple inspections with no cause. Not worth the time or money spent to deal with this agency. Counting the days down until my contract is over.
