I have been living here for about a year and I'm impressed with the turn around time for maintenance tickets to be addressed. My fridge motor died and the internet went out in the same day. On the exact same day I put the tickets in Kimmy escalated the ticket for my fridge and Adian came in like an hour afterwards. I had the fridge repaired in 3 hours. Later on I received a call from Carlee explaining that the internet connection was due to something from the provider and they were working with them to hopefully have a fix for tomorrow. In all my years of renting I've never had such quick and professional treatment for my problems as I have here. I highly recommend them :) read more

If I could give negative stars I would. This is the WORST apartment I have ever rented from. Karen is never in the office even when I had a scheduled meeting time with her. Areli never knows the answers to any questions anyone asks. They charge you for the most ridiculous things and don't expect to get any of your deposit back, they charge you hidden fees for move out day that they do not make their residents aware of. We spent 1 week straight deep cleaning our apartment and left it better than when we first moved in and still got $0 of our $300 deposit back. The apartment was also dirty when we first moved in and we had to clean it ourselves after waiting weeks to move in because they were "getting it ready for us" When we toured our apartment before moving in, they showed us their nicest room with hard wood floors but when we received our keys, our apartment was all carpet. They are sneaky and money hungry. Not to mention the amenities. The hot tub was closed the ENTIRE winter for "renovation" without warning. Overall, I do NOT recommend this apartment complex. read more

These negative reviews are bewildering to me. I have lived at the Falls for over five years. I have never found the staff to be anything but accommodating, friendly, going out of their way to work with me. I wonder if any of these negative writers have lived in any other apartments? As far as I'm concerned, I hope I live here for at least another five years. I couldn't be more pleased with the apartment and with the staff. And I love the pools. Always clean and inviting. Neighbors are neighbors. Some will be good, some won't. That will be true anywhere and I don't think you would want some kind of regulation that allowed the office staff to evict you if someone complained that you were rude. It's a tougher and tougher world, these days and I believe this staff does its very best to make it as easy for you as they can. Incidentally, all the fees are stated in your lease so--if you didn't know moving late would generate fees, you probably didn't read your lease. read more

Just a watch out to anyone considering renting at the Falls at Mesa Point in St George, UT It is about the "30 day" notice to move out - does not mean what it says. If you move out the 5th of the month after 30 days notice, you are STILL LIABLE for the payment for the ENTIRE month - this is NOT what I was told - BUT was reminded that this is in the lease. Yea, Lease - with multiple pages and fine print and a rush to get it signed - and NO ONE reminded me about the "language" of the lease - that the ENTIRE month is to be paid. So the "30 days" notice is totally useless - We lost a bunch of money - I would be very very wary of this group. I did call to complain and was told "it is in the lease" - Just WATCH OUT. read more

Hello, if you're reading this trying to find a place to rent, I suggest looking again. My family didn't enjoy this place a lot in our year of renting. It was way too overpriced for what you got. The apartment itself was a pain. Once we were done, we had to pay extra for parts that weren't even there when we arrived. I wished we could have gotten pictures because it was so expensive for things that don't exist. Another thing is the fees. We have a dog and the fees are overwhelming. (On top of the fees, you have to pay rent for each of your pets. $40 I believe) They are not fond of pets even though they are pet friendly unlike most other complexes. They will charge for your dogs messes and when you move out with a pet, they will charge you for a maid to clean. Also, you have to walk and have your pet go on the rocks. My dog didn't do this so we had to figure a way to not get a $50 fine for her. We could tell the people before us at least had a pet because of the condition of the place. Additionally with the fees, of course you have to pay for covered parking (which is not ideal considering the heat) but, paying for the pool would not be worth it because they don't keep it open long enough. Saint George is a very good place to have an all year pool but they keep it closed for most of the year. When it is open though, the bottom cut my feet. The fireplace that is advertised on their website, doesn't work most of the time too! There was a grill and that was nice but you had to put a deposit down and if the place wasn't nice when you left, you didn't get the deposit. That makes sense though. Now for the apartment itself. Definitely outdated and like every other review says, dishwasher and air are SO LOUD! Sound is a problem as well in this complex. The walls weren't just paper thin but the doors were too. We literally couldn't shut our screen door which was annoying and there were often smells of vape, cigarettes, and drugs. It was really expensive for an old fridge, an old dishwasher and a oven that didn't work. We were on the second floor and still had a cockroach problem. Now that's concerning. The bedrooms were pretty small and we got the only 3 bedroom available and it was pretty dirty when we got there. They charged a hefty bill because they said they would replace the appliances and flooring but I doubt that will happen. I saw a lot of complaints about the management and I somewhat agree. They were nice with little kids and sometimes my dog. I went and got the packages and they'd help me find it. We had a tough time reserving the grill sometimes but that's ok I guess. By the way, if you want to find parking on the weekend or at night, it's kind of terrible. They are always so packed and they are full of college people. We constantly got loud neighbors upstairs and speaking of that, we could have sworn that the floors were also paper thin. The people above us were loud and we could hear them walking and just doing stuff in their apartment. Overall, if you are looking for a place to live, please look elsewhere first. Terrible place to live. I would never recommend it to anyone. Walls are paper thin you can hear EVERYTHING, they seem to pick the most inconsiderate people to live there because it's always loud. Parking is terrible. The air conditioning/ heating unit and the dishwasher are so loud you can't hear the tv or even think when one or both of them is on. Horribly and cheaply built something is likely going to break and they'll make you pay for it. We got screwed over when we moved out with all these surprise bills and fees it ended up being $450 statement after we moved out because we stayed 3 days after our lease was up. The staff is also very condescending and rude. They will find any and every excuse to take every dollar they can from you. Even though the complex looks nice and inviting it's really hell. The front office send out these monthly newsletters that come off so rude. The girls working feel so entitled that they treat people like garbage. Rude rude service. I would not recommend this place to anyone. When I moved in the apartment had stains on the carpet and so forth. I told them and they said oh well! Not accommodating, and my parking spot was so far away from my apartment. read more

These apartments are honestly great for the price. You could do far worse in St George. I've had absolutely no issues with staff here (including the girls in the office and the maintenance guys), and the amenities are great. I only wish the second pool also had a hot tub, and that they'd keep at least one of the pools heated year round. Somebody else here complained about the parking spots being far away, which is definitely true for me as well. As much as I might complain to my husband about it though, it's a minor inconvenience at worst. It's never actually been a problem, I'm just lazy. On most days, at least one of us is able to find an un-covered spot right next to the building. As for the carpets (which another reviewer had complaints about), they are definitely on the cheaper side and are prone to staining, so be aware of that. read more

I still live here and I love it except for the carpet. The ladies in the office are great. Jeni and Cathy. Things get fixed fast. The only thing I can say I hate are some of the residents who don't clean up their dog poop, let thier kids run wild and trash the trees and throw garbage everywhere. We pay a little bit more for the pools and other amenities. I just wish everyone cared what we have. A beautiful courtyard, play yard for the kids and a fitness room. The maintainice guys Mike and Shane take pride in thier work. I hear people complain about the application and the fee. I feel comforted knowing they care about the residents and our safety. It is pretty cool that the Apts try to do things to not only get to know the tenants but also the tenants to know each other. I have never lived in an apartment that does things like that. It will cost a fortune to move in here. It is getting run down and most of the apartments are outdated with cheap thin shag or worse carpet and cheaply painted walls that don't cover up previous tenant use. One apartment looked like they tried to spray paint the walls in spots instead of doing a professional job. It was nasty. Will cost you 1500-2500 to move in on top of the deposit fee with the added 300 community fee and other fees you don't expect. Only a few are refundable. Expect to be offered the worst apartment first both inside and location wise. If you want to transfer to another apartment before your lease is up it will cost another $390 fee. Non negotiable. I would wait. The parking is terrible and if you rent a garage it might be on the other side of the complex. Starting March next year or sooner Another part of the company (the sons) are building a brand new 244 unit with all The amenities called "gray hawk" and they will be new. They will be built on the flood path so not sure if that will be a concern. Maybe stick to 2nd level and higher or get good flood insurance. Don't let the model apartment or amenities fool you. All of these apartments need a complete Renovation job and some sound proofing. You can rent a house for the same price and Some of the houses are in communities that have just as many amenities and no one living above or below you. (Just food for thought). The model is the nicest apartment and most apartments pale in comparison. That lush carpet in the model does not exist in most of the other apartments and you can hear every footstep. The wait for the nicer 2 bedrooms is either really long or nonexistent. Not sure if the complex is church connected but maybe the nicer 2 bedrooms are for church people. They say mostly retirees so maybe not good to be having an apartment next to them if they complain a lot. The staff is nice and helpful. At least the current staff. Not always true in the past and who knows what the future holds. Whoever owns these places is cheap and does not plan on revamping anything anytime soon. The appliances are pretty dated and who knows where else they have cut corners to save a buck. Hopefully the sons of the man who owns this place will be a little more thoughtful and generous on how they run the new place. Cause the dad is not dishing out any money to make this place very nice at all. Gets worse every year. read more
